TEE-OFF TIME The Homebuilder Association Vancouver (HAVAN) Annual Fall Classic Golf Tournament, presented by BAKA Communications with partners BELL and Google, was held Sept. 7 at the Swan-e-Set Resort Bay Golf & Country Club. As the province’s largest corporate golf tournament, it was attended by 292 golfers, with 60 industry supplier sponsors and 350 banquet guests, including special guests Neil Moody, CEO of the Canadian Homebuilders’ Association of BC (CHBA BC), and CHBA BC chair, Cassidy deVeer of 3rd Generation Homes. A live auction, hosted by former BC Lions Grey Cup winner, Marco Iannuzzi, raised $10,000 for HAVAN’s British Columbia School of Technology (BCIT) scholarship program. The trophy and green HAVAN Fall Classic hard hats were awarded to the winning team from Miracon Development.

DID YOU KNOW?

The King George Hub in Surrey officially opened Sept. 19, consisting of 738 market condominiums, 371 rental apartments, 130,000 sq. ft. of retail space and 350,000 sq. ft. of office space.

Building partnerships

New residences coming to downtown Surrey

Landa Global Properties acquired its first Surrey property, a 31,000-sq.-ft. site at 135A Street and 106 Avenue, which will soon be home to 404 residential homes. This will not only be the company’s first development in Surrey, but it will also be its largest single 26-storey tower project. The developer says its goal is to contribute to the transformation

Mortgage relief

underway in the rapidly evolving downtown core of Surrey.

“This new development provides walkability and a wide range of housing options for Surrey residents in a great location that is in close proximity to many amenities, recreation facilities, transit, City Hall and the new UBC campus,” says Kevin Cheung, Landa CEO.

Gryphon Development has announced that until Oct. 31, it is offering to pay the mortgage for six months on select homes sold at its westside Vancouver project, Gryphon Nova. In this time of rising interest rates, this cash incentive could assist first-time homebuyers to save money that they could, for example, use to furnish and decorate their new home. Gryphon Nova is a ninestorey mixed-use concrete building featuring 43 residences comprised of one, two and three-bedrooms as well as three townhomes. These new residences are a five-minute walk from the new Marpole-Oakridge Community Centre that the City of Vancouver recently announced.

The Urban Development Institute (UDI) hosted a luncheon on Sept. 22 at the Fairmont Hotel Vancouver with the theme: Building a Strong Partnership with First Nations - A Conversation with MST Development Corporation and Nch’Kay Development Corporation. The inperson and virtual luncheon focused on exploring how to establish, nurture and grow quality partnerships between builders and First Nations to best address current and future housing needs. Moderator Anne McMullin, along with Mindy Wight, interim chief executive officer and chief financial officer with Nch’Kay Development Corporation and David Negrin, chief executive officer of MST Development Corporation, discussed moving forward together, while acknowledging a shared past.

You know exactly what you want in a home: luxurious finishings, worldclass amenities, space to live life large, plus a location that puts you at the heart of everything yet feels quiet and serene. Well now you can have it all as well as sweeping views of the North Shore Mountains, the downtown Vancouver cityscape, and the sparkling waters of Burrard Inlet. Say hello to Tower Six at The Amazing Brentwood by SHAPE. “Every design detail at Tower Six is meticulously curated to create a lifestyle that offers unparalleled sophistication, convenience, and amenities,” says Brenda Parris, marketing director. “With only 369 homes, this will be The Amazing Brentwood’s most exclusive, most boutique residence.”

AMENITIES YOU’LL CELEBRATE EVERY DAY

Long known for their innovative, inviting master-planned communities, at Tower Six, SHAPE has taken onsite amenities to a whole new level, starting with what Brenda describes as “our most impressive lobby yet, a refined interior experience designed for you to connect with friends and neighbours, welcome guests, or simply pause for a moment just to relax.”

Spanning more than 4,500 sq. ft., this hotel-inspired lounge features contemporary wood panelling, a double-sided fireplace, plus the convenience of a full-service concierge. Double- and tripleheight ceilings and windows fill the space with natural light, while a sparkling water feature and

Expecting a delivery or waiting for an Uber? No problem. SHAPE has you covered—literally. “A covered passenger pick-up and drop-off keeps you protected from the elements of our rainy west coast climate,” Brenda explains.

Sure to become the building’s social heart and soul, the fifth floor is where residents will discover a dazzling array of indoor and outdoor amenities available exclusively to the people who call Tower Six home. Ever mindful that amenities are to be enjoyed by all, SHAPE planned each area to enhance life.

Toss out your gym membership because a commercial grade fitness centre is just an elevator ride away and includes premium, state-ofthe-art spin bikes and an outdoor stretching area. Kids have their own

play area craft table, rock climbing wall, and dedicated stroller parking right outside the door, a brilliant idea that’s so logical, it’s a wonder no one else seems to have figured it out.

Meetings or telecommuting are a breeze thanks to a spacious co-working space with boardroom and individual study pods. Because, after all, sometimes you just want to change up the ambience of your home office.

And whether it’s hosting dinner guests indoors or for an al fresco barbecue, there’s a comfortable spot to show off your culinary skills. Perhaps later, a friendly round of bocce ball on the lawn, or settle around the firepit and share a few stories of adventure or a life well lived. Of course, if you prefer to leave the cooking to someone else, there are more than 30 eateries, including Earls, La Taqueria, Neptune Seafood, HaiDiLao Hot Pot, Tap & Barrel, Hello Nori, Small Victory Bakery and its signature casual dining space, TABLES, right outside your door.

DYNAMIC COMMUNITY

“The Amazing Brentwood has already evolved into a community and an urban destination,” Brenda notes. “Global brands like L.L.Bean, H&M Home, and Sporting Life have all chosen Brentwood Town Centre as their first locations in BC because they understand there’s an unmistakable energy here, a magic that’s taking on a life of its own and will just keep getting stronger over time.”

All this, and you’re steps to transit, minutes from SFU and BCIT, and can be on the freeway to interior BC’s famous wine country in a flash.

The Amazing Brentwood’s newly redesigned 15,000-sq.ft. presentation centre with show homes reopens soon at 4567 Lougheed Highway in Burnaby. Register now by visiting theamazingbrentwood.com to be among the first to gain access.

BRENTWOOD BURNABY

A LAID-BACK VIBE

A quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s a place of condos, modest homes, pleasant parks and friendly folks, and the stretch of Hastings St. offers small-business shopping at its best, from bakeries to ramen.

LIFESTYLE

It’s the best of both worlds in Brentwood: you’ve got a mellow residential area bordered on the north

by a nearly corporate-free shopping district. The houses are older—i.e. better looking—and quite compact, with cozy cul-de-sacs here and there. The southern boundary consists of Brentwood Town Centre, which is balanced by the presence of a Skytrain station in the same spot.

THE VIBE

Laid back is the best expression to sum up Brentwood: there’s very little noise north of the town centre, and the mood is sedate. It’s a nice walk to the commercial district on Hastings, where there are lots of places to

chill—and chilling is what you’ll see on a sunny day, with legions of residents enjoying coffee and biscotti outside cafes or ambling leisurely through a grocery trip.

MEET THE NEIGHBOURS

According to the City of Burnaby’s Neighbourhood Profiles, this is a relatively young neighbourhood, with the largest age bracket being 20-44. Second in the age stats is the 45-64 bracket. The area is ethnically diverse, with nearly half the population consisting of immigrants. It’s a middle-class neighbourhood, with

NEIGHBOURHOOD PROFILE
18 New Home + Condo Guide | Oct. 1–15, 2022

families housed in neat condos and little one-level homes.

IN THE AREA

Brentwood Park is a spacious, lush area for a stroll with the dog or fun with the kids; you might happen on some Tai Chi exercising as well. Adjoining it is Brentwood Preschool, and nearby are three places of worship: The Sanctuary, Holy Cross Church and Brentwood Park Alliance Church. Other amenities in the neighbourhood include Beecher Park and Alpha Secondary School.

PLANES, TRAINS & AUTOMOBILES

Lougheed Highway at the south is a major thoroughfare, but Hastings St. up top, while a main street, is quite mellow in terms of traffic, and

HOT SPOTS

CHEZ CHRISTOPHE

Everybody say, “mmmm.” Christophe’s creations are heaven for the taste buds, and as a Swiss-trained chocolatier, he brings expertise and refined taste to his work. The creations are truly inspired.

TAKE SUSHI

This is a cut above your average sushi spot. These guys get creative, with sashimi plates that are as beautiful to look at as they are scrumptious to eat. Special items include a fresh oyster dish—delicious.

Willingdon Ave. isn’t very busy either. Together the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.

THE GOOD, THE BAD & THE REST

What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families (temporary residents and singles, not so much). And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.

BON BON BAKERY

Italian baking! One look at the Wedding Cake Gallery and you know these guys are solid pros. Their pastries are also superb, and they have some very inspired cookie creations.

A PORTABILITY OPTION IN YOUR MORTGAGE

WHAT IS IT AND IS IT IMPORTANT?

Selling your current home and moving into a new one can be stressful enough, let alone worrying about your current mortgage and whether you are able to carry it over to your new residence.

Porting — or transferring — your mortgage enables you to move to another property without having to lose your existing interest rate, mortgage balance and term. And, better yet, a portability option also allows you to increase your mortgage amount without paying a penalty. It’s important to note, however, that not all mortgages are portable.

When it comes to fixed-rate mortgages, you usually have a

portability option. If you require additional funds, there are two ways lenders can do this.

SOME LENDERS WILL DO A BLEND AND EXTEND

This means they will look at the interest rate you currently have and compare it to the rate that is currently available and then blend both rates. That will be the interest rate you will have for the new term. The

amortization period might increase or remain the same.

OTHER LENDERS AND MOST BANKS

Your current mortgage will remain in place and the additional amount you require will be given to you with another mortgage that has the current interest rate, a new amortization period and a new maturity date. The challenge with this method is that you will have two different mortgages renewing at different times and with different amortization periods. If you ever decide to move your mortgage to a new lender, you will have to pay a penalty regardless, as the two mortgages will be renewed at different times. It is always best to explore all your options with a mortgage expert.

If you have a variable-rate mortgage, porting is usually not available. As such, when you break your existing mortgage, a three-month interest penalty will be charged. This charge may or may not be reimbursed with your new mortgage.

While porting typically ensures you will not be charged a penalty when you sell your existing

property and buy a new one, some conditions may apply.

THESE INCLUDE:

• Some lenders allow you to port your mortgage, but only if the sale of your old home and the purchase of a new home happen on the same day. Other lenders offer a week to do this, some a month, and others up to three months.

• Some lenders don’t allow a changed term or force you into a longer term as part of agreeing to port your mortgage.

• Some lenders will, in fact, reimburse your entire penalty whether you’re a fixed or variable borrower if you simply get a new mortgage with the same lender – replacing the one being discharged. Additionally, some lenders will even allow you to move into a brand-new term of your choice and start fresh.

• There are instances where it’s better to pay a penalty at the time of selling and get into a new term at a brand-new rate that could have you saving back your penalty over the course of the new term.

It’s unanimous. Buyers on the quest for a home in a charming seaside community with 20 percent more hours of sunshine than Vancouver have fallen in love with Altus. Located in one of White Rock’s established single-family neighbourhoods, this dazzling condominium boasts eyecatching architecture, an enviable setting, and enjoys more sunshine than Vancouver.

Best of all, these homes are all move-in ready, meaning you’ll be settled in time to enjoy the spectacular fall colours. And, if living on top of the world would be a dream come true, Altus still has one remaining penthouse boasting almost 2,400 sq. ft. and views that officially qualify in the “to die for” category.

“This is such a beautiful community,” says Stan Wong, finance director with Oviedo Properties. “And

our location opposite the Peace Arch Hospital at Russell and Finlay means you’re within walking distance to all the shops and amenities of Uptown district and Semiahmoo Shopping Centre. Plus the famous White Rock Promenade where you’ll find boutiques and restaurants—including some of the best fish’n’chips in the Lower Mainland—is only a short drive away.”

Need one more enticement? How about prices start at under $1 million for a two-bedroom—something unheard of in many other areas of Metro Vancouver.

ALL ABOUT LIFESTYLE

Inside, Altus is thoughtfully designed to create an engaged, luxurious lifestyle. Features include an entertainment-sized island often with display shelving and wine storage,

custom millwork throughout, and plenty of floor-to-ceiling windows to fill your home with natural light.

“We also focused on providing amenities people will actually use,” Stan says. “Swimming pools, for example, are extremely expensive to maintain and have a low margin of usage. Instead, we’ve provided things like a state-of-the-art fitness centre, a fireside lounge with pool table and caterer’s kitchen, an expansive deck with outdoor kitchen, and even a dedicated dog wash because we want to look after the many buyers who include four-footed friends in their family.”

He adds that as online shopping continues to proliferate, it’s become essential to have a secure parcel delivery room. At Altus, this new necessity has been taken one step farther with a full-time concierge to

not only ensure parcels are safely stowed until the owner gets home, but to also look after a myriad of other daily tasks.

And how’s this for an environmentally savvy bonus. “We’re the first residential development in Canada to provide access to EV charging stations for 100 percent of our owners,” Stan says. “Every parking stall comes equipped with its own charging station, so you’re never waiting for someone else to finish.” Plus, for the many people who prefer two wheels to four, there’s the peace of mind that comes with secure bike storage.

Altus has a selection of move-inready, two- and three-bedroom homes above the street-level retail that includes a popular familyrun, artisan coffee shop and a second level of legal and medical services. WHITE ROCK

POSTCARD VIEWS AND LIVING THE BEACH LIFE

This seaside city near the BC/Washington border has blossomed since its early days as a weekend getaway and retirement mecca! Postcard views frame the historic pier and iconic white boulder. Surrounded by Surrey on three sides, White Rock’s boundaries are Bergstrom Rd. (136 St.) west, North Bluff Rd. (16 St.) north, Stayte Rd. (160 St.) east, and Marine Dr. south.

LIFESTYLE

Sunsets and seaside views. Two scoops of gelato. Fish and chip dinners serenaded by a symphony of seagulls. Simply put, White Rock is living the beach life with a dash of prestige. Many locals grew up vacationing here, and stayed to raise their own families. A closeknit, small town

vibe. People shop local, stop to chat on the oceanfront promenade and love annual events like the Sea Festival.

THE VIBE

Truth be told, White Rock was once nicknamed “the town of newlyweds and nearly dead.” While its mild sunny climate continues to attract active retirees, its upmarket real estate has attracted affluent young people. Seniors on scooters claim the sidewalks, while SUVs take to the roads transporting kids to their math tutors and hockey practices.

DOLLARS AND SENSE

Expect to pay more for everything from coffee to dry cleaning. That said, White Rock is a treasure trove of thrift

shops, including World Serve on Johnston and Peace Arch Hospital Auxiliary on Prospect — often selling contents of local estates.

THE GOOD, THE BAD & THE REST

“More sunshine and less rain” mean more days for kayaking, pier jumping or scaling the legendary white rock

(glacier deposit) that sits on the 5km stretch of sandy beach. Locals appreciate the small-town feel, spectacular sunsets and accessibility to neighbouring Ocean Park. What’s not to love? Beach traffic along Marine Dr. on a sunny Sunday afternoon and high property taxes.

HOT SPOTS

WHITE ROCK BEACH, PIER AND PROMENADE

Fly kites, build sandcastles or wave at the passing trains. The promenade spans from the paddle board rentals at East Beach to the souvenir shops and restaurants at West Beach.

Enjoy the panoramic views from the corner of Johnston and Thrift. This newbie serves a yummy iced caffe Americano. Love the building architecture too — best low-rise building of 2014.

At the hub of 152 St. and 16 Ave., this mall is technically in Surrey, but meets the residents’ essential needs — groceries, banks, restaurants, dentists and variety of shops.

SOCO TWO

URBAN LIVING IN SOUTH COQUITLAM

South Coquitlam. It’s one of Metro Vancouver’s most dynamic neighbourhoods, an up-and-coming, walkable community that’s strolling distance to the SkyTrain, shopping delights of Lougheed Town Centre, the Vancouver Golf Club, and schools at all levels–including SFU, BCIT and Douglas College–plus a diverse array of eateries, entertainment venues and parks.

If this is the lifestyle you crave, here’s some news you won’t want to miss.

Anthem is about to unveil SOCO Two, a striking, 28-storey tower with expansive glazing and modern design that is the third of seven towers in its impressive SOCO master-planned community. When complete, this community will include more than 1,800 condominium homes, almost 400 rental homes, plus 72,500 sq. ft. of retail and office space, so all of life’s necessities are within your own neighbourhood. Literally, SOCO will be a city within a city, the perfect blend of form and function.

ANTHEM MASTERPLAN PROGRAM

Hot on the heels of a successful launch of Georgetown 2 in Surrey, SOCO Two is the second community in the Anthem Masterplan Program (AMP™). A first of its kind, AMP™ will bring 1,000 new homes to market this fall across three communities–SOCO Two, Georgetown 2, and South Yards Phase One in Brentwood.

It will also be part of the equally unique One Price Program (OPP™) that allows an exclusive number of suites with identical floorplans, to be offered at the same price. So, whether you like people-watching and being close to a dynamic streetscape or prefer to feel like you’re living in the sky, the price remains constant.

“OPP™ allows us to provide great value to our buyers in a fair and equitable way, which is important to us at Anthem,” says

Erin Towns, Director of sales. “Anthem will be building in these three communities for years to come. So, we want to ensure that buying in an Anthem community makes good sense, no matter when you decide to purchase.”

AMENITIES FOR EVERYONE

As you’d expect from Anthem, amenities are extensive and carefully curated to enhance your lifestyle. In addition to multiple indoor and outdoor lounges and gathering spaces, there’s a tiny tots play area, music studios, a DIY workshop/hobby room, a bike maintenance room, a pup run and wash station, gym plus a yoga/dance studio with recovery zone, a golf simulator, plus a games and theatre room. Everything you need for an active, engaged life is right outside your front door.

BUILDING COMMUNITIES

Founded in the early 1990s, Anthem’s portfolio includes more than 17,500 homes, 8.5 million sq. ft. of commercial property, and more than 7,400 acres of land. Mirroring Coquitlam’s transition into a vibrant urban centre, Anthem’s commitment to the city will span at least 20 years and will create a diverse range of housing types–thousands of homes that will include hundreds of rental homes–and will ultimately make up almost 20 percent of Anthem’s multi-family residential portfolio.

The company is guided by an uncompromising commitment to meet the highest standards of design, quality, and efficiency for real estate that works for everyone.

SOCO Two will offer a diverse selection of homes ranging from sophisticated, studios to distinctly family-friendly three-bedroom homes. Sales begin later this year, so be sure to register today at socobyanthem.com for more information.

After months of a white-hot marketplace where bidding wars were, once again, the de facto standard, Metro Vancouver real estate is finally beginning to experience a slight deceleration.

In this issue of New Home + Condo Guide, we chat with Howard Lok, senior vice-president of sales at SHAPE, about his thoughts on navigating the current transition in Metro Vancouver’s real estate landscape.

new home + condo Guide: is buying during the current market downturn a savvy investment?

howard Lok: I believe there’s never a right or wrong time to buy real estate. Real estate has always moved

in cycles. The variables may change, but historically, the market always rebounds and finds a new equilibrium at a higher level. Increasing demand and growth will continue to drive this.

What matters in any market is that, as a buyer, you gather a depth and breadth of information so you can compare benefits and risks. Considerations like your financial capabilities, lifestyle, where you are in your career, and whether you’re growing a family or downsizing all need to be factored in.

Once you’ve gathered this information, look at what the worst-case scenario would be if you make the purchase. If that potential outcome is acceptable within your parameters, it gives you a green light to proceed.

There’s also the value of time, which is probably the most underrated component of the process, even though it can have a huge impact. For example, if you choose a home where you can walk to the grocery store, dry cleaner and other services, you could get rid of the second car or, potentially, have no car at all.

Assuming you have a car loan payment, by the time you add in gas, insurance and maintenance, you’re probably going to be saving as much as $1,100 a month, which translates into approximately $200,000 more purchasing power on a mortgage by simply adjusting your lifestyle. And if you want to live in an urban centre, that $200,000 could translate into the difference between purchasing a

home in your first or second choice of locations versus your third or fourth choice.

nh+cG: housing starts have remained relatively consistent for some time now. so why is there still a crisis in availability?

hL: Consistent is a relative term in how accurately a market can predict normalized demand. Given real estate’s cyclical nature, the market doesn’t always perform normally, and, in these scenarios, it could over- or under-build. In unpredictable times, economists typically look at homes per capita—the ratio of homes available when compared to a geographic area’s population.

If population increases continue moving upward and stats don’t increase at the same rate, which is what’s been happening for a number of years, supply will fall behind. That in turn can drives prices up and force people to rent or live with mum and dad for longer than they might have planned on.

The Amazing Brentwood in Burnaby

nh+cG: what about inflation?

hL: There’s a psychological reaction that inflation is always a negative. In fact, that’s only true when it’s too aggressive. Think of the flip-side. In a negative economy, wages aren’t growing and if the value of your home goes down, you could end up owing more than the property is worth. Inflation is actually necessary for growth, but the goal is to keep that growth balanced and gradual.

nh+cG: many people, especially first-time buyers, still suffer from FOmO—fear of missing out. Any thoughts on mitigating this?

hL: Presales are a great way to get into the market now, for many reasons.

A large portion of Vancouver’s housing stock is aging, so there is a flock toward new product that offers more energy efficiencies, conveniences and finishings. For example, even a decade ago, most developers wouldn’t think about including air conditioning because of the cost. Now with climate change, we’re getting Las Vegas heat right here. Last summer during the heat dome, I remember seeing that it was 40 degrees in Vegas and 41 in downtown Vancouver.

Financially, you can lock the price and sometimes the mortgage at today’s rates. That’s important because all indicators point to both continuing to rise. You’ve also got two or more years to continue saving. We had many people at the city of Lougheed who locked a two percent mortgage a couple of years ago and will still have that rate when the building’s complete in 2023, when mortgages are predicted to be as high as six percent. Those buyers are going to be golden.

nh+cG: Any final words?

hL: We live in an amazing country and Metro Vancouver as a region will continue to attract people. If buyers think and seek advice from experts, they’re putting themselves on the road to success. As we often say in the office, “amazing takes time.”

Easy ways to incorporate the lush “colourscape” of fall into your bedroom decorAutumnallure

Fall palettes have always intrigued me. Perhaps it’s because I have the pleasure of living in Ontario, where the colours of the season range from bright yellows and stunning reds to moody browns. Our everevolving landscape of autumn leaves decorating tree branches create the perfect colour mix to pull new design ideas from, and sprinkle into, our own interior landscape.

With the change of season quickly approaching, I recently asked William Corbeil, V.P. of product for Maison

Corbeil, how he incorporates fall decor into his bedroom designs. “Fall is the perfect time of year to bring in

cosy, warm textures to your space,” he says. “Think sheepskin and bouclé fabric. This bedroom was made

more welcoming by injecting warm colours like brown and rust. These beautiful fall colours can easily be layered into existing rooms to warm up a space, like we did with this oversized art. For more neutral spaces, try layering in textural elements such as modern art, a plush taupe rug or warm woods to give the space a different feel, such as in a welcoming sitting area.”

Drawing from a seasonal colour inspiration, I am sharing easy ways to incorporate the lush “colourscape” of fall into your bedroom decor because let’s face it, fall evenings generally beckon us to curl up in bed, tea in hand.

1| Invest in a cozy new duvet cover

I appreciate the softness and breathability of linen. The texture of this fabric is also perfectly on trend for the fall.

2| Change up your room scent

Now is the time to burn luxurious candles with deep scents like orange, sandlewood and vanilla.

3| Create a cosy reading corner

Add a plush accent chair, the perfect mix of comfortable and textural interest.

4| Incorporate a mural or wallpaper

This is the perfect cosy backdrop to any bed. Use papers that give the illusion of fabric or being handpainted for extra richness.

5| Paint your walls with a deep colour

If you are brave enough to paint your walls a deep colour to celebrate all things cosy, you will love the bedroom above by designer Christina Cole.

A husband and wife wanted a new bathroom ensuite that was both rejuvenating and tranquil
California INSPIRATION |
43

The owners of this home, former Californians who love purple tones and natural elements, dreamed of a rejuvenating and tranquil space to start and end each day on a good note — the perfect bathroom.

Normally a simple request, in this case, there were two important factors to consider in this bathroom reno: The husband loved taking rejuvenating showers while his wife preferred the tranquillity of a bubble bath. This placed the bathing and showering areas on the top of the priority list.

Key elements

Layering natural textures and manmade finishes were key elements to the design. Durable materials crafted the perfect fit for a rejuvenating space while not compromising on style. By mixing a rain shower head, hand wand and Real Rain by Kohler with built-in mood lighting, the design team created an open-concept space by tucking the showering unit into an alcove and adding floor-to-ceiling, seamless glass. Cute cubbies stretch from left to right of the shower and the length of the water closet, and have a frosted seamless glass panel

to divide the space, creating a unique and hotel suite feel to the principal ensuite.

The colour purple

When we think of bold colours such as blue or purple, a timeless tranquil bathroom space doesn’t always come immediately to mind. Muted colours, mixing with natural and matte, polished, honed and handcrafted textures were key to making the space airy and tranquil. To create this feeling, throughout the space we layered tones and tints of purple in areas such as the vanity, the vanity feature wall tile, natural marble countertop material and porcelain tile throughout the shower and water closet. Adding a fun shape to the backsplash, custom metal vanity legs and custom slatted vanity doors gave the space the unique one-of-a-kind vibe the homeowners craved.

pro-tip

When selecting materials and finishes, note how the textures will play off each other. Playing with more matte, honed and three-dimensional textures will layer a good contrast between polished items such as a polished mirror finish, the glass around your seamless shower and the whole porcelain of your toilet and undermount sink. Layering man-made materials such as large format porcelain tile flooring and shower surround ensures an easy-to-clean and maintained space.

Storage is king

In any size home or bathroom, the trend is to add storage, if possible. Lately, we are seeing the integration of storage into mirrored cabinets, open storage below vanity cabinetry, added exposed shelving for easy access for candles and daily use products.

Storage details are becoming more customized and integrated. For example, the addition of niches and cubbies or a ledge behind the vanity or toilet with a custom mitered detail offer a clean, custom look.
