A live auction, hosted by former BC Lions Grey Cup winner, Marco Iannuzzi, raised $10,000 for HAVAN’s British Columbia School of Technology (BCIT) scholarship program. New residences coming to downtown Surrey
Landa Global Properties acquired its first Surrey property, a 31,000-sq.-ft. site at 135A Street and 106 Avenue, which will soon be home to 404 residential homes. This will not only be the company’s first development in Surrey, but it will also be its largest single 26-storey tower project. The developer says its goal is to contribute to the transformation

Gryphon Development has announced that until Oct. 31, it is offering to pay the mortgage for six months on select homes sold at its westside Vancouver project, Gryphon Nova. In this time of rising interest rates, this cash incentive could assist first-time homebuyers to save money that they could, for example, use to furnish and decorate their new home. Gryphon Nova is a ninestorey mixed-use concrete building featuring 43 residences comprised of one, two and three-bedrooms as well as three townhomes. These new residences are a five-minute walk from the new Marpole-Oakridge Community Centre that the City of Vancouver recently announced.
The Urban Development Institute (UDI) hosted a luncheon on Sept. 22 at the Fairmont Hotel Vancouver with the theme: Building a Strong Partnership with First Nations - A Conversation with MST Development Corporation and Nch’Kay Development Corporation. The inperson and virtual luncheon focused on exploring how to establish, nurture and grow quality partnerships between builders and First Nations to best address current and future housing needs. by MIKE ARCHIBALDA quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s a place of condos, modest homes, pleasant parks and friendly folks, and the stretch of Hastings St. offers small-business shopping at its best, from bakeries to ramen.
LIFESTYLE
It’s the best of both worlds in Brentwood: you’ve got a mellow residential area bordered on the north
by a nearly corporate-free shopping district. The houses are older—i.e. better looking—and quite compact, with cozy cul-de-sacs here and there. The southern boundary consists of Brentwood Town Centre, which is balanced by the presence of a Skytrain station in the same spot.
THE VIBE
Laid back is the best expression to sum up Brentwood: there’s very little noise north of the town centre, and the mood is sedate. It’s a nice walk to the commercial district on Hastings, where there are lots of places to
chill—and chilling is what you’ll see on a sunny day, with legions of residents enjoying coffee and biscotti outside cafes or ambling leisurely through a grocery trip.
MEET THE NEIGHBOURS
According to the City of Burnaby’s Neighbourhood Profiles, this is a relatively young neighbourhood, with the largest age bracket being 20-44. Second in the age stats is the 45-64 bracket. The area is ethnically diverse, with nearly half the population consisting of immigrants. It’s a middle-class neighbourhood, with
families housed in neat condos and little one-level homes.

Brentwood Park is a spacious, lush area for a stroll with the dog or fun with the kids; you might happen on some Tai Chi exercising as well. Willingdon Ave. isn’t very busy either. Together the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.
THE GOOD, THE BAD & THE REST
What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families (temporary residents and singles, not so much). And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.

A PORTABILITY OPTION IN YOUR MORTGAGE
WHAT IS IT AND IS IT IMPORTANT?
Selling your current home and moving into a new one can be stressful enough, let alone worrying about your current mortgage and whether you are able to carry it over to your new residence.
Porting — or transferring — your mortgage enables you to move to another property without having to lose your existing interest rate, mortgage balance and term. And, better yet, a portability option also allows you to increase your mortgage amount without paying a penalty. It’s important to note, however, that not all mortgages are portable.
When it comes to fixed-rate mortgages, you usually have a
portability option. If you require additional funds, there are two ways lenders can do this.
SOME LENDERS WILL DO A BLEND AND EXTEND
This means they will look at the interest rate you currently have and compare it to the rate that is currently available and then blend both rates. That will be the interest rate you will have for the new term. The
amortization period might increase or remain the same.
OTHER LENDERS AND MOST BANKS
Your current mortgage will remain in place and the additional amount you require will be given to you with another mortgage that has the current interest rate, a new amortization period and a new maturity date. The challenge with this method is that you will have two different mortgages renewing at different times and with different amortization periods. If you ever decide to move your mortgage to a new lender, you will have to pay a penalty regardless, as the two mortgages will be renewed at different times. It is always best to explore all your options with a mortgage expert.
If you have a variable-rate mortgage, porting is usually not available. As such, when you break your existing mortgage, a three-month interest penalty will be charged. This charge may or may not be reimbursed with your new mortgage.
While porting typically ensures you will not be charged a penalty when you sell your existing
property and buy a new one, some conditions may apply.
THESE INCLUDE:
• Some lenders allow you to port your mortgage, but only if the sale of your old home and the purchase of a new home happen on the same day. Other lenders offer a week to do this, some a month, and others up to three months.
• Some lenders don’t allow a changed term or force you into a longer term as part of agreeing to port your mortgage.
• Some lenders will, in fact, reimburse your entire penalty whether you’re a fixed or variable borrower if you simply get a new mortgage with the same lender – replacing the one being discharged. Additionally, some lenders will even allow you to move into a brand-new term of your choice and start fresh.
• There are instances where it’s better to pay a penalty at the time of selling and get into a new term at a brand-new rate that could have you saving back your penalty over the course of the new term.

by SuSan M BoyceAfter months of a white-hot marketplace where bidding wars were, once again, the de facto standard, Metro Vancouver real estate is finally beginning to experience a slight deceleration.
In this issue of New Home + Condo Guide, we chat with Howard Lok, senior vice-president of sales at SHAPE, about his thoughts on navigating the current transition in Metro Vancouver’s real estate landscape.
new home + condo Guide: is buying during the current market downturn a savvy investment?
howard Lok: I believe there’s never a right or wrong time to buy real estate. Real estate has always moved
in cycles. The variables may change, but historically, the market always rebounds and finds a new equilibrium at a higher level. Increasing demand and growth will continue to drive this.
What matters in any market is that, as a buyer, you gather a depth and breadth of information so you can compare benefits and risks. Considerations like your financial capabilities, lifestyle, where you are in your career, and whether you’re growing a family or downsizing all need to be factored in.
Once you’ve gathered this information, look at what the worst-case scenario would be if you make the purchase. If that potential outcome is acceptable within your parameters, it gives you a green light to proceed.
There’s also the value of time, which is probably the most underrated component of the process, even though it can have a huge impact. For example, if you choose a home where you can walk to the grocery store, dry cleaner and other services, you could get rid of the second car or, potentially, have no car at all.
Assuming you have a car loan payment, by the time you add in gas, insurance and maintenance, you’re probably going to be saving as much as $1,100 a month, which translates into approximately $200,000 more purchasing power on a mortgage by simply adjusting your lifestyle. And if you want to live in an urban centre, that $200,000 could translate into the difference between purchasing a

nh+cG: housing starts have remained relatively consistent for some time now. so why is there still a crisis in availability?
hL: Consistent is a relative term in how accurately a market can predict normalized demand. Given real estate’s cyclical nature, the market doesn’t always perform normally, and, in these scenarios, it could over- or under-build. In unpredictable times, economists typically look at homes per capita—the ratio of homes available when compared to a geographic area’s population.
If population increases continue moving upward and stats don’t increase at the same rate, which is what’s been happening for a number of years, supply will fall behind. That in turn can drives prices up and force people to rent or live with mum and dad for longer than they might have planned on.

nh+cG: what about inflation?
hL: There’s a psychological reaction that inflation is always a negative. In fact, that’s only true when it’s too aggressive. Think of the flip-side. In a negative economy, wages aren’t growing and if the value of your home goes down, you could end up owing more than the property is worth. Inflation is actually necessary for growth, but the goal is to keep that growth balanced and gradual.
nh+cG: many people, especially first-time buyers, still suffer from FOmO—fear of missing out. Any thoughts on mitigating this?
hL: Presales are a great way to get into the market now, for many reasons.
A large portion of Vancouver’s housing stock is aging, so there is a flock toward new product that offers more energy efficiencies, conveniences and finishings. For example, even a decade ago, most developers wouldn’t think about including air conditioning because of the cost. Now with climate change, we’re getting Las Vegas heat right here. Last summer during the heat dome, I remember seeing that it was 40 degrees in Vegas and 41 in downtown Vancouver.
Financially, you can lock the price and sometimes the mortgage at today’s rates. That’s important because all indicators point to both continuing to rise. You’ve also got two or more years to continue saving. We had many people at the city of Lougheed who locked a two percent mortgage a couple of years ago and will still have that rate when the building’s complete in 2023, when mortgages are predicted to be as high as six percent. Those buyers are going to be golden.
nh+cG: Any final words?
hL: We live in an amazing country and Metro Vancouver as a region will continue to attract people. If buyers think and seek advice from experts, they’re putting themselves on the road to success. As we often say in the office, “amazing takes time.”

The owners of this home, former Californians who love purple tones and natural elements, dreamed of a rejuvenating and tranquil space to start and end each day on a good note — the perfect bathroom.
Normally a simple request, in this case, there were two important factors to consider in this bathroom reno: The husband loved taking rejuvenating showers while his wife preferred the tranquillity of a bubble bath. This placed the bathing and showering areas on the top of the priority list.
Key elements
Layering natural textures and manmade finishes were key elements to the design. Durable materials crafted the perfect fit for a rejuvenating space while not compromising on style. By mixing a rain shower head, hand wand and Real Rain by Kohler with built-in mood lighting, the design team created an open-concept space by tucking the showering unit into an alcove and adding floor-to-ceiling, seamless glass. Cute cubbies stretch from left to right of the shower and the length of the water closet, and have a frosted seamless glass panel
to divide the space, creating a unique and hotel suite feel to the principal ensuite.
The colour purple
When we think of bold colours such as blue or purple, a timeless tranquil bathroom space doesn’t always come immediately to mind. Muted colours, mixing with natural and matte, polished, honed and handcrafted textures were key to making the space airy and tranquil. To create this feeling, throughout the space we layered tones and tints of purple in areas such as the vanity, the vanity feature wall tile, natural marble countertop material and porcelain tile throughout the shower and water closet. Adding a fun shape to the backsplash, custom metal vanity legs and custom slatted vanity doors gave the space the unique one-of-a-kind vibe the homeowners craved.

When selecting materials and finishes, note how the textures will play off each other. Playing with more matte, honed and three-dimensional textures will layer a good contrast between polished items such as a polished mirror finish, the glass around your seamless shower and the whole porcelain of your toilet and undermount sink. Layering man-made materials such as large format porcelain tile flooring and shower surround ensures an easy-to-clean and maintained space.
Storage is king
In any size home or bathroom, the trend is to add storage, if possible. Lately, we are seeing the integration of storage into mirrored cabinets, open storage below vanity cabinetry, added exposed shelving for easy access for candles and daily use products.
Storage details are becoming more customized and integrated. For example, the addition of niches and cubbies or a ledge behind the vanity or toilet with a custom mitered detail offer a clean, custom look.
