SOUTH GRANVILLE by SHAWN CONNER South Granville is an 11-block stretch of shops, restaurants, and more that has become one of the city’s go-to destinations for the best in food, culture and shopping. THE VIBE
South Granville caters to the ladieswho-lunch crowd, and to motherdaughter shopping expeditions. The vibe is definitely well-heeled and upper-class—South Granville borders the expensive, old-money 18

IN THE AREA
While South Granville draws the moneyed class, that’s not necessarily who lives here. It’s not exactly youngfamily friendly, but the bustling retail and arts scene means there’s enough urban activity to draw professionals in no hurry to settle down. Household
South Granville is most notable for its boutique clothing and furniture shops and chains, private art galleries, and restaurants. Other landmarks include the Stanley Theatre, a former movie theatre and one of a number of heritage buildings in the area.

Granville Island is just a hop, skip and a jump away, and a number of parks, two elementary schools, a secondary school and some private schools are in the area. PLANES, TRAINS & AUTOMOBILES
Downtown Vancouver is five minutes north by bus. An express bus at Granville and Broadway whips you as far west as UBC or east to stops along the Canada and Expo SkyTrain lines. There are great bike routes here, too, including the 10th Avenue Bikeway and the Off Broadway Bikeway. Granville turns into a commuter highway that gets folks to and from downtown, Richmond and/or the airport during rush hour. THE GOOD, THE BAD & THE REST
South Granville has evolved into one of Vancouver’s most prestigious
districts. Buildings have been kept down to a sensible height so you won’t see many high-rises. It’s a little antiseptic, a little clean—not a place to rub shoulders with the city’s creative class, unless you’re lucky enough to stumble into an opening night reception at one of the local galleries. South Granville has a 50 percent higher population density than the city average.

A TAX DEDUCTIBLE MORTGAGE CAN INCREASE YOUR NET WORTH

For American homeowners, mortgage interest is automatically tax deductible, but for Canadians, the write-off is not so straightforward. However, there is a way for you to deduct your mortgage interest while increasing your wealth, known as the ‘Smith Manoeuvre’. In order to make your mortgage interest tax deductible, homeowners must be 20 New Home + Condo Guide | Feb. 5–19, 2022
able to prove that the money is being reinvested and is not being used for personal expenses. A properly structured mortgagecentric tax strategy has several key elements – the most important of which is a multi-component mortgage or home equity line of credit (HELOC). You will need a re-advanceable or line-of-credit mortgage that lets you continuously extract equity as you pay your mortgage down. Every time you make a payment and reduce your principal, you then immediately extract that equity and add it to your investment account. Since you have been able to deduct your mortgage interest, at the
end of the year you will generate a tax refund that you can use to make a lump sum payment on your mortgage – which makes even more funds available for investment. It’s best to have a single collateral charge with at least two components – usually a fixed-term mortgage and an open line of credit – that can track and report interest independently. This is essential under Canada Revenue Agency (CRA) rules and guidelines. In addition, for the interest payment to be tax deductible on any money borrowed for investment purposes, it must have a reasonable expectation to be able to produce an income.
Second, the strategy must employ conservative leverage-investment techniques, which is why a financial advisor must be involved to comply with federal regulations. The financial advisor should be a certified financial planner (CFP) who is experienced in leveraged investing and able to actively monitor a homeowner’s portfolio on an ongoing basis. Homeowners who opt for a taxdeductible mortgage interest plan make their monthly or bi-monthly mortgage payments the same way they would when making any type of mortgage payment. The payments go towards reducing the principal amount of the mortgage, creating equity, which is subsequently available to be borrowed on the line of credit. From there, the equity available in the line of credit must be transferred to an investment account, which can be done automatically by your certified financial planner. Essentially, the homeowner is borrowing from the paid
portion of the mortgage for reinvestment purposes. On average, a typical 25-year mortgage can become fully tax deductible in 22.5 years. THE IDEAL CLIENT
Ideal borrowers for an advanced mortgage and tax strategy are typically professionals or other high-income earners who have a conventional mortgage; that have at least 20 percent of the cost of the home to put towards a down payment, or who have built up substantial equity. As high-income earners, their total debt-servicing ratio will be quite low and they will have excellent credit (700+ Beacon scores). These borrowers are financially sophisticated homeowners that are keenly interested in establishing a secure financial future and comfortable retirement. They also have good investment knowledge.
THE RISKS
The financial benefits of taxdeductible mortgage interest are indisputable and justify the risks to the right borrower. That said, a problem can arise if a homeowner spends the funds as opposed to reinvesting them. As well, any tax refunds should be used to pay down the mortgage as quickly as possible, thus creating as much of the interest payment as possible tax deductible. Short-term financial risk is liquidity (sometimes referred to as cash flow risk). Cash flow risk addresses the possibility that interest rates will sharply drive up the cost of borrowing at the same time as markets falter, resulting in a negative client monthly cash flow for a brief period of time. This short-term risk is typically only prevalent in the first two to four years because, after this period of time, the homeowner has stockpiled enough equity through annual tax refunds that other liquidity options exist, and the risk is fully mitigated. Liquidity risk varies widely based on the balance sheet strength of the homeowner. Highly qualified homeowners are easy to manage as these borrowers have no difficulty meeting the short-term cash flow demand should the need arise. Combining this tax-deductible mortgage with a sound investment strategy can significantly increase your net worth over the long term. he year 2021 was certainly an interesting one in interior design. I saw a focus on balance and functionality, as we spent more time in our homes. In 2022, things are going to change. Off the heels of Milan Design Week, exhibitions showcased refined spaces that were skillfully combined with bold colours and geometric forms. In effect, we anticipate 2022 trends to dial into personality and expect to see inspiring spaces that honor the fullness of living, telling a story of sustainability and nostalgia, mixed with an artful blend of colour choices and positivity about the future. MATERIAL MANIA Natural materials, organic textures, and a blend of rich wood, marble, glass and metal combinations are taking centre stage in furniture and decor collections. Rattan and wicker trends continue to thrive, giving a more relaxed and airy feel in our interiors.
POST MODERN DESIGN Reminiscent of the 1970s-90s post-modern design, is a revival of the original style. The bold shapes, colours and pop art that were favoured then have now become muted and softer. Many Canadians set the goal of buying a home. However, the process isn’t always easy to do on your own, especially the first time around. From making a down payment and getting approved for a mortgage to keeping up with rising prices, it’s common for first-time buyers to get discouraged. Fortunately, there are a number of tools available to help you reach the goal of homeownership. DETERMINE AFFORDABILITY WITH PRE-APPROVAL
I can’t tell you how many potential homebuyers come to us at Homewise and discover they can afford a lot more than they expected. Getting pre-approved helps you gain a broader view of your current financial situation and affordability, as well as the potential monthly fees that come with a mortgage.
Sometimes, first-time buyers are unable to make a home purchase because their credit score needs improving or their monthly income isn’t sufficient. Applying with a cosigner is a great solution to these common roadblocks. A co-signer is someone who applies for a mortgage with you, legally agrees to take liability on the loan and is responsible to pay off the debt if you’re unable to make payments. If you currently have too much debt or not enough income to afford a particular home, having a co-signer could increase your home affordability and chances of mortgage approval. GIFTED DOWN PAYMENT
Roughly 30 per cent of Canadian homebuyers get help from a parent or family member when making a down payment – most commonly in the form of a gift. This is considered to be a portion of money that is given to the buyer by a parent or family member to use toward their down payment. You are then required to provide your lender a gift letter that explains who your family member is, the amount they are giving you and an explanation that the money is being used for your home purchase and doesn’t need to be repaid. GOVERNMENT INCENTIVES
Over the years, the Canadian government has introduced many great programs and incentives for firsttime buyers. These include: 1. The Home Buyers’ Plan (HBP) The HBP allows first-time homebuyers to withdraw up to $35,000 tax-free from their Registered Retirement Savings Plans (RRSPs) to buy or build a qualifying home. It gives you the chance to 32

tap into additional funds to pay your required down payment and re-contribute this money back into your RRSP within a 15-year period. If you’re buying a home with someone who also qualifies for the HBP, the two of you will be eligible to double the maximum amount to $70,000 when you apply together. 2. Land Transfer Tax Rebate As a homebuyer, you’ll need to pay for land transfer taxes when you buy a home along with other essential closing costs. Fortunately, for first-time buyers, there’s a Land-Transfer Tax Rebate to offset this additional cost. 3. First-Time Home Buyer Incentive This incentive serves as a great tool for first-time buyers to reach their homeownership goals. It is a shared equity program that offers first-time buyers five per cent on the purchase price of resale properties and 10 per cent on the purchase price of new builds to put toward a down payment. Essentially, the government makes a shared investment in your home and participates in the transaction with you, which is why the amount is registered as a second mortgage on the property. Buyers are then required to pay the money back interest-free to Canada Mortgage and Housing Corp. within 25 years of purchase or once the property is sold.

Finalists are being announced for an impressive list of housing awards at local, provincial, and national levels — the crème de la crème in a vibrant construction industry. In this issue of New Home + Condo Guide, we chat with Lynn Harrison, principal of Harrison Marketing, about what these coveted awards mean for consumers. new home + condo Guide: What can consumers learn from housing awards like the HAVAN Awards of Excellence and the provincial Georgie Awards? Lynn harrison: When a builder or renovator is willing to put a project up to be judged by a panel of their peers, you know they’re confident about the quality of their work. And they’re not just proud of the building itself, they’re proud of everyone who contributed their expertise — tradespeople, architects, interior designers, sales and marketing people. Many bring their whole team to celebrate at the gala when winners are announced. Being a finalist, and even more for the winners, is an indication to consumers that they are dealing with a builder they can trust to be honest, ethical, and knowledgeable. Typically, these companies also have a long history in the industry. Even if the name sounds new, usually the principals have an in-depth knowledge because they’ve worked with well-established companies and then decided to branch out on their own. nh+cG: How are the entries judged? Lh: Judges are independent industry experts chosen from outside the area where the projects are located. They look at everything from photographs to floorplans to written descriptions of a project in order to establish the winner in a given category. Because it would be impossible to visit every site or project, photography plays an important part in the judging process. With today’s technology, that means consumers can access those images, either on the builder’s own website or on the association’s website. So, even if you’re not planning to move or renovate, it’s a great opportunity to see new decorating trends and get fresh, innovative ideas for your own home. 34

DOWN IN SIZE UP IN LUXURY AND CONVENIENCE

There’s nothing like getting older to make you realize what you value in life. And one thing the pandemic has taught all of us is how critical “home” is to our quality of life. Many empty-nesters and seniors talk about “moving down,” when in fact they simply mean moving into a more compact residence. I don’t think of it as “down,” because in many ways, these homebuyers move “up” in luxury – and more importantly, in convenience and quality of life. The benefits of moving to a smaller home or condominium suite are many and varied. Let’s start with what happens beforehand – namely, decluttering. Buyers talk about how freeing it is to give away, throw away or pass down possessions they no longer need or necessarily even want. They know what will fit into their new spaces, and they appreciate how large an uncluttered room looks compared to one that’s full of stuff. They have reached a point in life at which they want to make the most of their surroundings without continually adding items to them. Then there’s the benefit of less maintenance than it takes to keep up a large lowrise home. A lot of seniors opt for small one-storey bungalows with just enough yard to have a garden. Sometimes, these homes include a condominium component for exterior maintenance and snowplowing. It’s nice to hand over those duties to someone else. Of course, the epitome of convenience is the condominium

suite. Purchasers coming from large lowrise homes understand the value they get for the maintenance fees they pay – namely, outsourced tasks such as mowing the lawn and plowing snow. Others are anxious to enjoy life more without having to sweat those outdoor chores. Avid travellers also appreciate the luxury of being able to lock the door and leave, knowing their home will be looked after and protected by security features, including the eyes-on-thestreet of the concierge. These buyers are typically in two distinct groups. First, there are those moving from a more than 3,000-sq.-ft. home to something like a 1,000-sq.-ft. condo, and then using remaining equity from their large home sale to buy a timeshare in Florida or a cottage in Muskoka. The second group is more interested in moving up to more luxury. They tend to stay where they are and purchase a pied-à-terre as their retirement home someday. It may be smaller than what they
have now, but you can bet it will be gorgeous. Whatever your decision, if you buy new, you get the most advanced construction materials and techniques, energy-efficient features and warranty protection. Today’s suite designs are so well planned that they “live” a lot larger than their square footage numbers. When it comes to real estate, buy the best you can at any time. hether you define yourself as a gardener or not, we hope you find the following suggestions helpful. These are our top four ideas for making your yard, which is an integral part of the community around you, an environmentally better place for all:

Hang your laundry Every year, Canadians use an average of 100 kilowatt-hours of energy using the clothes dryer. Your clothes dryer uses as much power as 225 lightbulbs. In total, for all Canadians, this is roughly equivalent to the output of three coal-fired power plants per year. It’s important to note that you can save up to $250 a year by drying your clothes outside.
Buy a rake This suggestion is a not-so-subtle way of saying that you should not buy a gas-powered leaf blower. And if you have one, ignore it and let it hang in the garage until it rots. Giving it away means that someone else might use it, and that would defeat the purpose. If everyone who uses a leaf blower instead used a fan rake (on the lawn) or a broom (on hard surfaces), imagine how much quieter our neighbourhoods would be. And how much more satisfying yard cleaning could be. There is more

Some of our favourites include bee balm (Monarda spp.), purple coneflower (Echinacea spp.), Canadian ginger (Asarum canadense) and Joe Pye weed (Eupatorium spp.).

How to select furniture for by DIANA ROSE
F
urniture can make or break a room but choosing the right pieces for your home doesn’t have to be a mind-bending experience. In fact, with some simple tricks of the trade, furniture shopping can be a transformative experience, for you and your home. Here are some of my key things to consider when selecting furnishings for your home.
FIT Get your measuring tape. Measure the room, but don’t stop there. Measure the doorway into your home and into the room, measure any hallways, stairways and any passages that the furnishings must traverse, and if you live in a condo, measure the elevator. If you have a floorplan of your home, have it handy when shopping. The sales associate will be able to help you choose a size and scale that works for your space. If you’re not experienced in choosing furniture, or even if you are, I recommend noting the measurements of each piece. Now, go home and outline it in tape on your

floor. Do this with every piece of furniture that you intend to have in the room. This should give you a good idea of how everything will fit together, and the negative space around it.
FUNCTION Your needs are important. You need to decide how you will be using this new piece of furniture. Do you want a few individual chairs for casual cocktails or a deep lounge sofa for movie nights? No designer or sales associate can tell you how to use your space, so give it some thought before you start shopping.
FASHION The style of your furnishings should be guided by the overall aesthetic of your home. A good gauge is your current collection of furniture. What do you like or dislike, and why? Do you lean toward straight and square lines, or organic forms? Do you prefer bold colours, or neutrals? Don’t be too trendy, particularly when it comes to the
big-ticket items such as a sofa or dining table. An unusual shape or colour will stand out for all the right reasons, as long as it’s in style, but will stick out like a sore thumb once the trend has passed. For longevity’s sake, invest in classic pieces that you’ll love for many years to come.
QUALITY CONTROL Speaking of longevity, your furniture isn’t the place to skimp on quality. Yes, a well-made, quality piece will cost more, but it will also last longer and withstand daily use. Quality is generally reflected in the type of material, construction (check the joints, drawers, frames, springs and cushions) and upholstery. If you’re shopping online or from a catalogue, I always advise my clients to see the piece in person, if possible. It’s very difficult to gauge quality and comfort from a photo. Be sure to sit, lie down or otherwise “test dive” the piece as you intend to use it. Request if fabric swatches are available, so you can take it home to see the finish/fabric in the light of your space. This may seem like a rigourous process, but trust me, it’s worth every effort. There’s nothing worse than purchasing a piece, paying an arm and a leg for it, waiting weeks (or longer!) for delivery, and having buyer’s remorse because it is not what you expected. Do your due diligence now, and you’ll end up with a collection that you’ll love for decades to come.
