What are your plans for the New Year? If they include buying a new home, you are definitely in luck. There’s a plethora of options coming to market this year, as developers work to meet the demand for new homes in our region. Cameron McNeill is the Executive Director of MLA Canada, and writes our informative and insightful Condo Sense column. This month, he explains that the reason we have such a low supply of homes is because the home market was very slow in 2018 and 2019, and developers put many large projects on hold to wait until the market was better. The pandemic put even more projects on hold, but now the demand is here, it’s going to take a while until the supply catches up. Fortunately, this year we are seeing a wide variety of new developments launching, giving buyers many options from studios in high-rises to single-family homes. This year, we are working with the Homebuilders Association of Vancouver to bring you their extremely useful First-Time Buyers’ Seminars in print form. Each month we’ll be including the information from one of their seminars, perfect to educate you about everything you need to know when buying your first home. Coats for Kids supports Lower Mainland and Surrey Christmas Bureaus, who help families in need to make the holiday season and life a little easier during the cold winter months. Special recognition goes out to Miracon Development Inc., who responded to HAVAN’s lastminute call for action on Friday to help reach the goal of $25,000 with a $1,000 donation, for a grand total of $25,125.00 raised by all!

Qualico BC donates to Ishtar Women’s House When “moving house,” there is often an opportunity to repurpose and donate old belongings. Which is exactly why Qualico’s British Columbia regional office connected with Ishtar Transition House this past summer, when they were moving into their new office building. leaving an abusive relationship. Based in Langley, BC, the charity runs completely on donations and is continually in need of household items including furniture, bedding, and cookware. The Qualico office donated several tables and chairs, a BBQ, and several boxes of plates, glasses, cutlery and various kitchen utensils. The donation also included a festive array of Christmas and Halloween decorations!

The real estate boards of Greater Vancouver and Fraser Valley have released annual sales reports indicating a record year for 2020. The two regions posted a combined 50,870 homes sold amid COVID-19. Last year’s sales surpassed 2019 as the market performed beyond expectations.

Surrey Passes Greener City Bylaws In the final regular Council meeting of 2020, Surrey City Council approved two bylaws that will make for a positive environmental impact on the City. Amendments to the Surrey Tree Protection Bylaw will see penalties substantially increased for the illegal cutting of specimen quality trees from $2,000 to $5,000 and for protected trees from $1,000 to $3,000. Council has also approved

the Plastic Bags and Single-Use Items Bylaw which calls for the ban of plastic shopping bags, foam cups and foam take-out containers. “Surrey has long been a leader among municipalities when it comes to sustainability and we are well poised to be leading from the front come 2021,” said Cllr Allison Patton, Chair of the Agriculture, Environment and Investment Committee.

UNDERSTANDING MORTGAGE DEFAULT INSURANCE

Mortgage default insurance, commonly referred to as mortgage insurance, is often confused with homeowner/property insurance or mortgage/life insurance, but there are big differences. Homeowner/ property insurance protects the individual’s home and possessions 30  New Home + Condo Guide  |   Jan. 23–Feb. 6, 2021

in the home against damages including loss, theft, fire or other unforeseen disasters. Mortgage/life insurance is designed to repay any outstanding mortgage debt in the event of the homeowner’s death or long-term disability. Mortgage default insurance increases the opportunities for homeownership with a low down payment, as saving for a 20 per cent down payment can be difficult in today’s housing market. There are two types of mortgage options: conventional mortgages,

which are loans with a minimum 20 per cent down payment, and high-ratio mortgages, which are loans with less than 20 per cent down payment. In Canada, mortgage insurance is required by the Government of Canada on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by the borrower, and it is not a protection for the homeowner. However, the mortgage insurance enables

insurer. It is possible that the mortgage application can be approved by the lender, but might not be approved by the insurer. The mortgage default insurance premium is a one-time charge and it is paid by the borrower to the lender. The premium can be paid in a single lump sum at the time of closing or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of default insurance is calculated by multiplying the amount of the funds that are being borrowed by the default insurance premium, which typically varies between 0.60 per cent and 5.85 per cent. Premiums vary depending on the amortization period of the mortgage, the loan to value ratio, the size of the down payment and the product.

The lender, and not the borrower, selects the mortgage

Since there are different products available from individual lenders and are subject to lender’s guidelines, it is important to talk to a Mortgage Expert to analyze your situation, present several options and help you decide which product works best for you. 2020’s real estate market, including new home sales, surprised everyone. The assertive developers who decided to go ahead with the sales of their developments were rewarded with a robust demand. New technology has made it safer and easier than ever to shop for a new home remotely, but nothing beats walking through a presentation centre and experiencing the spaces and finishes for yourself. Because of the pandemic many plans were put on hold, including new multi-family home projects, but the New Year, with its brighter outlook and continuing low interest rates, will see a large 36  New Home + Condo Guide  |   Jan. 23–Feb. 6, 2021

number of those developments finally going ahead. This is great news for anyone in the market for a new home! There will be abundant choices and options, with the possibility of great promotions and bonuses as sales teams compete for buyers in a more competitive marketplace. East Vancouver is the home of some of Metro Vancouver’s most exciting new projects, particularly because this sought-after area has been very underrepresented in the market in the last few years. Habitat, a project on East Broadway just past Main Street started sales during the pandemic and is already 60 per cent sold

out. “The right projects in the right areas are really seeing a lot of success right now,” says Framework Real Estate Group’s David Zeigler. Two of the other team members behind Habitat, fabric and Hudson, are also getting ready to launch Assembly Strathcona early this year, offering 40 one- to three-bedroom city homes and at-grade retail, providing a truly integrated mixeduse community. Also coming to East Van early this year are two offerings by Dimex: Templeton and Lakewood. Templeton includes one-, two-, and three-bedroom one-level garden homes and three-bedroom


townhomes, and Lakewood will have one- and three-bedroom townhomes. Located at their respective streets, both family-friendly townhome communities are built to Passive House standards. “This is such a great area that has been underserved,” says Dimex principal Sunny Dhillon. “These Passive Home townhouses and city homes will help meet the demand in a sustainable way.” Dimex is also launching a new boutique project, Nicola, in the West End this spring. Rounding out the East Van selection is The St. George, also on East Broadway, though it’s also launching this spring, check the website for more details as they are released. Moving westward, Vancouver’s West Side also has some new communities launching sales this spring, including Park W29, a collection of 30 threebedroom townhomes on West 29th by Redekop. Gryphon Development has three exciting, upscale new communities on the West Side: Gryphon House in Kerrisdale, and two more on Dunbar and 41st and one at Cambie and West 49th. Check the Gryphon website for updates. Autograph is the name of Pennyfarthing’s latest community, located at Ash Street and McGuigan Avenue. These 64 homes feature a short walk to Queen Elizabeth Park and are located just minutes to both Oakridge and Cambie Village nearby. To the east, Burnaby is home of many of the most highly anticipated new home offerings. Around the Brentwood area, Concord is releasing new homes in their master-planned community, and Shape is poised to announce more homes in The Amazing Brentwood development. Amacon’s next chapter in Burnaby is a beautiful project called Alaska; a boutique tower of 500-plus square-foot one-, two- and threebedroom condos and loft homes. Marcon’s Tailor will be a soaring building on a sculpted base offering high-end finishes and large balconies and a selection of homes from studios to townhomes. Over Metrotown way, Bosa has announced their latest, Central Park House, a 40-storey tower with 356 homes, and Concord Metrotown is starting sales on its first two towers in a huge master plan. Metro Vancouver’s most dynamic new neighbourhood has to be West Coquitlam, also known as Burquitlam. Smith & Farrow by Boffo is a collection of one- to three-bedroom homes within 46 stories that are perfectly positioned on a quiet street, one block from Burquitlam Station. 2020 was the year that most of us will never forget. And now that it is in our rear-view mirror, our minds can shift to 2021, and on the bumpy road ahead. But very likely, it could be a strong breakout year for the residential real estate industry. To best understand the current Greater Metro Vancouver real estate market, we need to look back to 2018 and 2019, where the province of British Columbia had a very weak market with low consumer confidence. And yet, we continued to enjoy a strong economy and record immigration. Because of the slower market and softened real estate values, the development community naturally responded by delaying many planned new real estate projects, which would provide a crucial supply of new housing stock. And because real estate projects take two, three, or up to four years to complete, this supply shortage is showing up now. Then came 2020. The year started with a rapidly improving residential market, significantly rebounding in the single-family sectors and housing stock available for immediate occupancy. Then Covid-19 hit in March. No one ever expected a global pandemic, but, perhaps equally surprising, was the remarkable and robust recovery of the Greater 44  New Home + Condo Guide  |   Jan. 23–Feb. 6, 2021

Metro Vancouver real estate market starting in May. Indeed, the market set many records in sales volumes in the latter half of 2020. In 2021 we will see a unique combination of forces contributing to a healthy and exciting market ahead. As travel and immigration start to flow back into Canada and Vancouver, we will see a large wave of demand seeking new housing options. Canada’s global brand and desirability has risen worldwide, as one of the most preferred destinations to call home and invest capital. This region’s growth will escalate in the years to come. Today we have the opportunity to take advantage of the lowest interest rates in a generation. And for those able to qualify for a mortgage, this extremely low cost to borrow could provide the most affordable buying window. Supply and demand forces are lining up to push values even higher. Due to the low supply levels of completed

products, the only option for many will be pre-sales (Purchasing a home or condo months or years before completion). As demand for new housing increases, the development community will respond by releasing new projects and inventory into the marketplace. The first half of 2021 will be a healthy and competitive market providing the much-needed new supply and choice for the prospective new homeowner or investor.
