ASPAC’S FEAST OF PROSPERITY AT HOLLYBRIDGE
MORE THAN 500 GUESTS WERE IN ATTENDANCE on Sunday, Feb. 2 to take part in a promotional event in which 108 Hollybridge homes were priced at $1,080 per sq. ft. for the Chinese New Year. If one of these homes was purchased during the promotional period between Jan. 26 and Feb. 2, the purchaser would get the chance to choose a lucky lantern. Each lantern corresponded to a prize laid out in a gallery fashion throughout the presentation centre. Prizes ranged in value from $20 - $18,800, covering items from local artisan designers of pottery, housewares, trinkets, books and prints, to cash incentives.

HAVAN’s Legends of Housing dinner Almost 300 building professionals gathered at the Delta Hotel and Conference Centre by Mariott in Burnaby on Wednesday, Feb. 5 to hear three industry legends share their histories and give their takes on the upcoming year. Moderated by Ward McAllister, of Ledingham McAllister, the legends were Neil Chrystal, president and CEO of Polygon Homes; Shayne Ramsay, CEO of BC Housing; and Avtar Bains of Premise Properties. The evening began with cocktails in the lobby, where people mingled
and caught up with colleagues, then after being seated, the speakers were introduced. (For anyone who remembers Much Music in the 1990s, a brief Google of Avtar Bains reveals he is married to Monika Deol, the host of Electric Circus, oh, and he is also a commercial real estate icon.) Everyone spoke about their backgrounds, and then described the projects they have been involved with that they are most proud of. It was an enlightening evening for all.
SFU City Conversations: A city without artists? Artists are cool, and unfortunately often poor, so they tend to find low-rent neighbourhoods. Coolness accidentally makes these places more attractive for people with money, pricing the artists out of the market. About 60 people sat down to talk about this issue at the SFU Downtown Vancouver campus at noon on Jan. 16. While Vancouver has the highest density of artists per capita in Canada, they’ve lost nearly 400,000 sq.
On a drizzly Saturday, Jan. 25, the Paradigm Sales Centre welcomed over 500 visitors who wanted to be the first to view and purchase new condominiums and townhomes in the established master-planned community of River District. Everyone got an inside look into what $500,000 in Vancouver can get you – value, quality and efficiency, with a variety of amenities and perks that are offered with living in a masterplanned community. The first 250 people had the opportunity to choose a red envelope from the lucky money tree, which had a mix of gift cards to each of the River District retailers and two opportunities to win $1,000 cash. DECADE ARRIVES SCOTT BROWN
When Fifth Avenue first started producing its market report, the Fifth Dimension, in 2010 a quarter with 2,500 sales or more and a year with 10,000 units of supply was considered to be stellar. Over the decade, those figures became 3,000 and 12,000, and 4,000 and 16,000 respectively. We envisioned growth, but never imagined an annual sales figure of over 17,000, which was achieved in 2015, and 20,000 in 2016, followed by over 17,000 and 15,000 homes sold in the years to follow. During this time, we also chronicled over two years of consecutive 4,000 units sold per quarter. It is also worth noting the number of consecutive years in which supply concerns were raised. Clearly, this was a chronic issue of the decade that is set to carry over into the 2020’s without a truly collaborative, private, and public intervention. Now that we are into the new year, we must note that the decade ended in a similar fashion to how the previous one ended, with sales of less than 10,000 units sold for the year – 7,758 sales to be exact. However, the underlying story is quite different than it was post-global recession in 2009. Another recurring topic of the decade pertained to government action and inaction. their cautions and criticisms and these voices came to a crescendo in 2019. These included critiques of the numerous taxes and increases in development charges such as the provincial foreign buyer’s tax, the Vancouver empty home tax, the federally mandated stress test, and additional NDP moves including the “school” or “not-so-school tax” and rent controls. A great deal has transpired in the past 10 years. It’s worth a look back. Now, I am not the kind to live in the past. As we enter the 2020’s, I am optimistic, especially with respect to further emergence of the suburban markets and the role these markets will play overall. While I expect a positive decade ahead, I certainly accept the new reality we are in. These times are and will continue to be more volatile. Even with the solid
fundamentals that buoy our market and inform our outlook for 2020, we are prepared for the ups and downs in general and particular market areas that are certain to come. Time will tell. Searching for a newly constructed home can be very exciting. Buyers often visit presentation centres multiple times with various friends and family members both before and after their purchase. The presentation centre is staffed with educated and often licensed individuals who can answer all your questions about the product and walk you through the buying process. It is important to note that although these individuals are capable of getting you through the purchase, they do represent the developer. Therefore, you may feel more comfortable having your own representation who works solely for you. If that is the case, here are a few things to consider when choosing the right Realtor to work with when buying pre-sale. GET TO KNOW THEM
Spend some time with them and get to know them. You need to feel confident in their abilities, feel a personality fit with them, and build trust with them. Trust your gut here and make sure you understand their approach to buying and selling. You can also check the Real Estate Council of B.C.’s website to check on whether they have had their license suspended. ASK QUESTIONS

sales. Have they ever been reprimanded by the board? Can they provide references or testimonials from previous clients? It was an evening that brought together three of Metro Vancouver’s top construction industry influencers: Shayne Ramsay, CEO of BC Housing; Neil Chrystal, president and CEO of Polygon Homes; and Avtar Bains, president of Premise Properties. As he had done in previous years, Ward McAllister, president and CEO of Ledingham McAllister, was the moderator of this esteemed panel. As the province’s largest builder, BC Housing has a mandate to build over 114,000 homes over the next 10 years, and Shane Ramsey has headed up the organization for more than two decades, surviving seven changes of governments. Not surprisingly, he reiterated the widespread industry sentiment that a major solution to the current crisis in housing affordability rests with municipalities finding a way to speed up rezoning times that can currently take two, three, even four years. It’s time when a developer/builder has already invested money, often large sums, and is then forced to simply watch building costs rise while waiting for the requisite approvals. Chrystal agreed, noting that at UBC, where approvals are regulated and granted by the UBC Properties Trust rather than the City of Vancouver, it’s common to get a project approved in seven to nine months.
