When it comes to finding a new home, some people feel it’s best to look around and patiently wait for the right time. Not a bad strategy. However, the tricky part is knowing when it’s the right time. While ‘Good things come to those who wait,’ the flip side of that is ‘He/she who hesitates, is lost.” Here’s the thing: The beauty of the preconstruction housing market in Vancouver is that you can find the home of your dreams by not hesitating and by waiting. How is that possible? Well, right now it’s a buyers’ market. Prices in some sectors are lower than last year and developer incentives are higher. So, it’s best not to hesitate. And the waiting part? Once you have paid the deposit on your new purchase, you will have to wait six months, a year, two years or longer to move in. This waiting game allows you to save for the rest of your down payment, which is due upon closing. And the best part? You will be the happy and proud owner of a beautiful, brand-new, neverbefore-lived-in home. But don’t take my word for it. REBGV’S BLANKET DRIVE

REBGV’S BLANKET DRIVE More than 40,000 Lower Mainland residents received blankets and warm clothing this month thanks to donations collected during the 25th annual REALTORS Care Blanket Drive. “This year we collected and distributed the largest number of donations since 2010,” says Ashley Smith, Real Estate Board of Greater Vancouver president. “Thank you to everyone who donated blankets and warm clothes. The Blanket Drive continues to help thousands of people each year thanks to the generosity of the public and the support of our volunteers.” All donations remain in the same community in which they are collected. More than 70 Lower Mainland charities received donations from the Blanket Drive, including the Richmond House Emergency Shelter, which helps men and women who need emergency accommodation. The program is the largest and longest running blanket drive in British Columbia. Sporting Life opens at the Amazing Brentwood

Surprise donations

On Nov. 7, 2019, the Amazing Brentwood opened the doors to its first large-scale retail outlet, Sporting Life. The line-ups were long, but showed the enthusiasm people have for this brand, as well as how excited people are to start experiencing the full Amazing Brentwood. The store is full of carefully curated premium brands and products that have been

sourced from all over the world. Brentwood’s one-acre plaza is also open with its iconic water feature, programmable lights and digital staircase. A variety of new retailers will open this year, including: A Cineplex VIP Cinema; The Rec Room – Cineplex Entertainment’s new dining and entertainment concept; restaurants and the region’s first H&M Home store.

CHBA winter social On a rainy and dark Dec. 18, there was a cheerful get-together at the Canadian Home Builders’ Association office in Burnaby, where CHBA staff and members chatted while sipping wine and nibbling on an array of snacks and appies. Topics of conversation included the upcoming Vancouver Home + Garden Show and the benefits of using associations to gain relevant information when building or renovating a home.

Staff from Housing BC were also there, providing information about Housing BC’s upcoming initiatives for developing, managing and administering a wide range of subsidized housing options across the province. The new year will see BC Housing work with the ministry to address critical gaps across the housing continuum, which range from emergency shelter and rent assistance in the private market to affordable homeownership.

Five local charities were surprised with donations from the Realtors of Greater Vancouver. The money came from investment income accrued over the years from its charitable fund at the Vancouver Foundation. The Board established this fund approximately 25 years ago to grow over time and to be used to support local charitable activities. The organizations benefiting were: Covenant House, Cythera Transition House, The Lookout Society, Tri-City Transitions, and the YWCA Munroe House.

For the past two years, Jesse Bourgeois has been renting a condo in Port Moody. When his career started to take off, the 25-year-old businessman reached out to a number of developer friends for insight into the local real estate market. “I love Port Moody and it was important that I live near transit,” says Bourgeois. “I trusted the expertise of my friends. There are many considerations when shopping for a new home. Six recommended indicators to look for when walking through a show home are: • FLOORS: Ensure the floors are consistently flat and level. Tip: Check to see if the baseboards are flush to the floor. • WALLS: Ensure the walls are straight and that 90-degree angles are actually 90 degrees. Tip: Put your head close to the wall and look down the wall. This will help you spot any inconsistencies. • PLUMBING: Pipes should be straight, level and organized. Tip: Peek under the cabinets in the kitchen and bathrooms and in the mechanical room, too. • APPLIANCES AND CABINETS:

EXPERIENCE by STEPHANIE MACDONALD New Home + Condo Guide spoke with Sean Hodgins, president of Century Group, about the company’s vision for Southland, a master-planned beach community rooted in farming and food. New Home + Condo Guide: What was your inspiration when designing and planning this large community? Sean Hodgins: When we were researching the

potential of this property, we discovered a place called Serenbe in Georgia, right outside Atlanta. It’s a purpose-built community designed to encourage neighbourly interaction, celebration of wellness and creativity and a connection to nature. We took those principles and used them as inspiration for Southlands. From the Serenbe experience we also learned what doesn’t work so well, like expecting every resident to help with planting and harvesting of crops and that sort of thing. People at Southlands can engage with the farm as much or as little as they want.

When MDM Construction designed Legacy on Park Ave., the luxury condo building’s eye-catching arched shape simply could not be achieved by conventional framing. The only way the builder could accomplish its curved “flying” balconies was to use crosslaminated timber (CLT) panels. Not only does Legacy on Park Ave. have the distinction of being the Fraser Valley’s first CLT residential development, the Canadian Wood Council confirms it is also the first building in Canada to use a laminated wood firewall. “The accuracy of those curves couldn’t be done on site, therefore the use of CLT construction was very much driven by its unique design,” says Marvin Job, president of MDM Construction. “The great by-product of us using the prefabricated engineered wood panels is that it’s an eco-conscious alternative to traditional materials like concrete, which leaves a large carbon footprint.” A STRONG CONTENDER

According to Hardy Wentzel, the CEO of North America’s leading mass timber manufacturer, B.C.based Structurlam Mass Timber Corporation, CLT is made by stacking several sheets of glued engineered wood like a sandwich in alternating layers, which gives it incredible strength. “This cross-lamination provides stability, strength and rigidity,

which is what makes CLT a viable alternative to concrete and steel in many applications,” says Wentzel, adding its wood is sourced from sustainably managed forests. “Think of CLT like the skin of the building. It can be used for walls, roofs, floors, beams and columns. Builders are using CLT more and more in multi-family and mixed high-rise buildings.” CLT was also used to construct the world’s tallest wood structure the University of British Columbia’s Brock Commons, an 18-storey mixed-use student residence, built using Structurlam’s CLT panels. “It was an amazing undertaking in mass-timber design,” says Wentzel. “It took up to 63 days to complete the panels.” SAVINGS TO BE HAD

A key benefit of CLT is the ability to design, model and prefabricate the structural elements of a project offsite, which cuts down on-site production schedules compared to traditional onsite building with steel and concrete. “Legacy’s process was so fast… It took a crew of four to assemble 8,000 sq. ft. of pre-cut CLT panels in one day versus four days with a crew of eight using traditional

concrete or steel methods,” says Job. “That is a huge difference. Although CLT is costlier, you are savings on labour costs. You can even erect CLT panels in freezing temperatures, as opposed to concrete, which has to cure first.” A SUSTAINABLE OPTION

One of CLT’s biggest proponents is Adera Development Corp. “Adera has been using CLT construction for six years,” says Eric Andreasen, senior vice-president of sales and marketing at Adera. “By February, we will have 500 homes under construction using CLT. We made a big commitment to use CLT, so much so that we trademarked our building process SmartWood. We see wood as the building material of the future.” Andreasen went on to explain: “Beyond the superior design capabilities, CLT panels support the environment, reduce the carbon footprint of our structures, which creates healthier homes for the community. In addition to the seismic resilience and positive environmental impact, the CLT panels work to reduce the transfer of heat and noise by approximately 35 per cent the rate of a concrete system.”

One of the biggest misconceptions Adera has addressed several times is the fear of a wood construction and fire. “The fact is, the multi-layered construction provides better fireproofing and soundproofing,” says Andreasen. “From a safety point of view, CLT is superior.” In the end, Wentzel says: “CLT isn’t just a cool, fun fad … some of the oldest buildings in the world are timber structures, some in Japan as old as 1,000 years. I guess you can say that wood is experiencing a Renaissance of sorts.” nexthome.ca  55
