North Vancouver Wins Another Award for The Shipyards The city’s makeover of the waterfront area in Lower Lonsdale has been recognized for a second time this year, taking home another major award. Earlier this month, The Shipyards received top honours in the Waterfront Centre’s Excellence on the Waterfront Awards Program, which was established in 1987 in the United States to recognize top-quality waterfront planning, design, and development work from around the world. In March, the city was

also recognized by the British Columbia Economic Development Association, receiving a community project award for its redevelopment of The Shipyards and commitment to supporting and expanding the local economy. It was back in 2009 that city council endorsed the vision to “create a highly accessible waterfront that transformed the site into a dynamic community amenity and regional tourist attraction while supporting the port industry.”

hen it came to the design of this office, it was all about creating a space for inspiration and healing. My client lost her husband to cancer. As a result, she and her daughter needed a space to feel joy and comfort, even in painful moments. My client hired me to transform a room into a shared office space that could be used with her daughter. The area had to symbolize a new beginning. She needed a space where they could heal and honour her passing husband’s memory. My goal was to create a shared space that would feel feminine and peaceful – which was no small task. The first thing I worked on when developing this area was picking the colour palette. It required thoughtfulness to ensure the colour scheme was comforting and soothing. I chose yellow as the primary hue because it represents optimism. The next focus was on furniture placement, making sure the layout brought a great view of

the outdoors. The work desks were positioned to take advantage of the window and natural lighting. A room with a view and a connection to nature increases a sense of calm. Plants are also a great way to introduce a serene outdoor vibe; they also help absorb toxins. If you don’t have a green thumb, don’t worry – snake plants are a great, durable option. Lighting was next. Adding overhead lighting and wall sconces created visual interest, while bringing balance for a soothing environment. The lighting also places focus on the art in the room, which plays such a significant role. The artwork in this room demonstrates representation; this was important, as the client wanted to make sure her daughter could see herself represented in the artwork. Altogether, the room makes you feel optimistic. And who wouldn’t want this feeling in an office? This space is ideal for our lovely client to connect with her daughter and create memorable moments as they work and engage together.

PROTECTING THE PAST FOR THE FUTURE THE VALUE OF PRESERVING VANCOUVER’S BUILT HISTORY

The floodgates are opening to exciting new developments in Vancouver, but that shouldn’t eliminate our ingrained desire to preserve the heritage architecture that’s found within the region. Like many up-and-coming cities, Vancouver stands as a landscape of potential. However, our relatively young metro area has little in the way of heritage architecture, making it crucial that developers combine a celebration of the past into their future building designs. The city of Vancouver and beyond is a blend of old meets new. From Gastown and Yaletown found in the downtown core, to Steveston in Richmond and Columbia Street in New Westminster, this region has distinct small pockets of history that are important to preserve. Why? It’s all about rarity, uniqueness, and our desire to preserve pasts celebrations found in heritage architecture. Without this, Greater Vancouver would lack an authenticity that many homeowners crave. Without heritage, a city loses its identity. And with no identity, it can lead to an environment that’s not grounded, unable to 30

showcase a real sense of distinct character. When we look at parts of the world that are expanding rapidly with brand new, shiny skylines, they often lack the grit or history that reminds their population of where they once came from. An area of the downtown core that has notable heritage is on the corner of Robson and Cambie. This location has been home to the Northern Electric Building since 1928, occupying an entire city block for close to a century. It represents an early era of the telecommunication industry in downtown Vancouver and was then later home to the Catholic Church. Before renowned developer Amacon acquired this lot, they knew it was crucial to preserve the heritage found there, to which they worked incredibly hard to retain in their development plans. As a result, Vancouver can be excited to welcome a blend of old meets new in this incredibly central spot. Amacon’s upcoming development, Block, embraces the heritage of the Northern Electric Building by preserving its bold brick façade, while intertwining geometric design of the residential tower that honours the traditional architecture at its base. As we look to a future horizon of continued development across Greater Vancouver, the heritage found in our cities should remain respected and become part of our plans moving forward. Authenticity in new designs can be hard to come by. But with rich and rare history nestled inside our region, the development community continues to work hard to make our city one with an authentic story and identity to live by for years ahead. While much of the real estate focus in recent years has been on emerging new downtowns in Metro Vancouver, like Metrotown, Surrey City Centre and Port Moody, there’s been a renewed interest in the OG BC downtown lately. With new towers coming from Westbank, Grosvenor, Bosa Properties, and Landa Global in the luxury market, the public is waiting to find out what else is in store for this iconic area. Below, real estate experts Ryan Lalonde and Cameron McNeill from MLA Canada discuss what we can expect in our near future. WHY DOES DOWNTOWN VANCOUVER CONTINUE TO BE THE TALK OF OUR INDUSTRY? RYAN LALONDE: The last

successful project launched downtown was the Butterfly in December 2017 at only $3,000 a square foot, which is hard to even imagine in today’s market. A total of 745 units were sold that year alone in the downtown core. Since then, the core, like the rest of the Canadian housing market has experienced a real setback.

2019 was a significant real estate reset, and along with a global pandemic, we’ve seen massive shifts in work, lifestyle, and culture. From the beginning of 2019 until today, a total of three projects have come to market, with approximately 200 units pre-sold in the downtown core. Those are still great numbers traditionally but lower than expected. Beginning in early 2021 nearly every submarket throughout the Lower Mainland witnessed unprecedented price growth. This is due to a shift in expectations; a shift in how and where we work. It has resulted in recreating what people love about the downtown core in more of the secondary markets. Affordability has been a big topic of conversation, and something that people hope to find while still maintaining access to amenities that they love seeing downtown.

WHAT ARE THE UPCOMING PROJECTS IN THE DOWNTOWN CORE TODAY? CAMERON MCNEILL: To understand the downtown market, it’s important to look at completions as well as the new pipeline of upcoming developments. However, because projects do take a long time to complete, a stronger focus should be on what is completing right now. The recently completed Smithe by Boffo is one of our projects that we are very excited about. There is also Pacific by Grosvenor. 1335 Howe by Onni, and a few others. We are also going to see a new wave of completions happening in the next six to 12 months downtown. With every one of those projects, there is always a bit of turnover. All of these are sold out projects, but as they reach completion, sometimes a buyer or investor’s nexthome.ca 35

situation changes, or they’ll take advantage of appreciation. It could be expected that we will see 50 to 100 new homes change hand in the next 6 months. And these new vacant pre-sale units will change the downtown dynamic, with a strong, upward pressure on pricing. People are going to trade in the real estate market at higher volumes at higher prices since they’re brand new. WHAT DOES SUPPLY LOOK LIKE DOWNTOWN? RYAN LALONDE: To date, there

are a total of 10 Branded and 5 Unbranded projects in the downtown core. They are approved and awaiting sales launch and equate to over 4,000 new units. However, this number does also include projects that are masterplanned communities that will take years to move into the marketplace. Nonetheless, a typical downtown pipeline has approximately 1,500 to 2,000 homes that are in the process of becoming ready to brand and potentially release into the marketplace. Today, we are sitting on approximately 2 times the amount of regular supply, again with master planned communities as part of our upcoming supply pipeline. The 10-year average for downtown sales is approximately 750 units. When you look at the number of new projects finding their way into this marketplace 36

over the next 12 months, with 750 units being the 10-year benchmark average, it’s hard to imagine how there is not still massive lack of supply in the downtown core. We also need to acknowledge that some of the projects soon ready are ultra-luxury. This caters to a thinner wedge of the market. It will be very interesting to see in the coming years how the ultra-luxury plays into the marketplace.

And with office amenity spaces also becoming part of these plans, it’s evident that the shape of the downtown core will change forever.

WHERE WOULD YOU SAY THE NEW DOWNTOWN CENTRE IS?

CAMERON MCNEILL: New immigration into Canada chooses blue-chip real estate first. Downtown Vancouver, downtown Toronto, and some of the energy centres in Metro Vancouver are all highly demanded. There is going to be great upward pressure seen across downtown Vancouver that will likely surpass some of the high price marks seen in 2016. By 2022 and 2023, we will see high benchmarks again. RYAN LALONDE: What happens as a result is strong upward pressure on rental rates. We know that immigration will play a huge role in this. It’s something we will be paying close attention to in the coming years. With estimated inventory of 4,000 homes, of which 500-750 are estimated to be released each year, it is very likely that we will see many of these new projects convert to rental properties, should the rate of rentals continue to escalate.

RYAN LALONDE: The centre of

downtown is not necessarily in the same place it was 5 years ago. One of MLA Canada’s projects, Block, is an interesting opportunity for us, because of its proximity to the up-and-coming masterplans downtown, it is advantageously situated right in the centre. CAMERON MCNEILL: Downtown is changing quickly, both geographically and in its supply and demand forces. You can’t think about the core without also thinking about immigration and job creation. We have several commercial towers under construction right now with over 2 million square feet of new commercial space. There will be 10,000 employees coming to the downtown core over the next three years, but we do not yet have the housing supply. RYAN LALONDE: The tech giants

Even with housing prices at record highs in many cities across Canada, the desire for homeownership is still strong. According to a recent survey by Ratehub.ca, 71 per cent of Canadians who don’t currently own would like to become a homeowner. And that stat is highest among Millennials, with 81 per cent (those who don’t currently own a home) desiring to become first-time buyers. Canadians are itching to buy soon, too. Twenty-nine per cent who want to purchase a home would like to do so within one year. But before you put your magazine down and start hitting open houses, Maili Wong, a certified financial planner and first vice-president with CIBC Wood Gundy would like you to fully understand the gravity of your decision. “Buying your first home can be one of the most significant financial decisions of your life,” says Wong. “Like any financial decision, you need to consider the pros and cons before you buy. Assess the upfront costs of buying a home: Property transfer taxes, real estate commissions, insurance, moving expenses and legal fees. Review the ongoing costs of maintaining the home: Mortgage payments, strata fees, utility and maintenance costs.” The homebuying process can be

challenging to navigate, especially for first-time homebuyers. James Laird, co-founder of Ratehub Inc. and president of CanWise Financial, wants you to know about the various closing costs that first-time buyers must factor into their purchase process. “Closing costs range from one to four per cent of the home price, depending on where the home is located. Land Transfer Tax is the most significant closing cost. For luxury homebuyers, this amounts to more than $100,000 in major Canadian cities.” Don’t forget the legal fees either. Laird warns: “Buyers can also expect to incur a minimum of $1,500 in legal fees. A lawyer can also help buyers secure Title Insurance, which is usually a lender requirement. Title Insurance protects against losses in the event

of a property ownership dispute and costs between $300 - $1,000.” Remember the home inspection, too. Laird says, “It’s a non-mandatory, but recommended service that buyers can contract as a condition of their Offer to Purchase. A home inspection is performed before a mortgage closes and helps ensure that the property is fit for purchase. You must, however, stay with the original lender for the full initial five-year term or else you will have to pay the down payment back. In March 2019, a $5,000 increase was made to the RRSP Home Buyers’ Plan, meaning first-time homebuyers can now withdraw up to $35,000 from their RRSPs for a down payment – tax- and interest-free. And if you’re part of a couple making a home purchase together, you can each withdraw up to $35,000 from your RRSPs. EDUCATING AND COACHING

There’s an endless amount of information available to prospective homeowners – through the Internet, friends, family members and anyone willing to voice their opinion on a given subject. What you really need, therefore, is education and coaching as

opposed to being bombarded with more information. Speaking to a Mortgage Expert in order to obtain a pre-approval prior to setting out home shopping can help set your mind at ease, because many first-time buyers are overwhelmed by the financing and buying processes, and often don’t know what it truly costs to purchase a home.
