Canadian National Championships comes to Langley

Considered Canada’s fastest man, De Grasse has won six medals in his first two Olympic Games, becoming the country’s most decorated male Olympic medallist.

Market cooling? With another Bank of Canada rate hike this year — the latest one on June 1 — the red-hot Vancouver real estate market has experienced some cooling down. Is it a gamechanger for homebuyers? According to the Royal Bank of Canada, yes. RBC forecasts that benchmark prices will peak this spring, with a modest decline in pricing over the remainder of the year. This downward price trend is expected to be felt in Canada in pricier markets, especially Vancouver and Toronto. RBC predicts average home prices in the province

will hit $1.06 million this year – up 6.8 per cent from a year ago – before falling to $1.02 million by the end of 2023.

HIGH INFLATION TRIGGERS ANOTHER BANK OF CANADA RATE INCREASE

As expected, on Wed., June 1, the Bank of Canada raised its overnight policy rate by another 50 basis points, making it the second consecutive increase and the third increase this year. 22

The Bank of Canada’s top priority is targeting high inflation, which on a global and national level, continues to rise, largely due to higher prices in energy and food. In Canada, the consumer price index (CPI) inflation reached 6.8 percent, which is well above the bank’s target, and is likely to move up even more before easing off. The bank uses its monetary policy tools in an effort to return inflation to target and keep inflation expectations well established.

A RECAP

According to a statement released by the Bank of Canada, “The increase in global inflation is occurring as the global economy slows. The Russian invasion of Ukraine, China’s COVIDrelated lockdowns, and ongoing supply disruptions are all weighing on activity and boosting inflation. The war has increased uncertainty and is putting further upward pressure on prices for energy and agricultural commodities. This is dampening the


outlook, particularly in Europe. In the U.S., private domestic demand remains robust, despite the economy contracting in the first quarter of 2022.” It also stated “the Canadian economy is strong and operating in excess demand. Job vacancies are elevated, companies are reporting widespread labour shortages, and wage growth has been picking up and broadening across sectors. Housing market activity remains strong but is starting to moderate from extraordinarily high levels.” WHAT TO EXPECT

In spite of this increase being the third so far this year, it won’t be the last. The Bank of Canada has indicated there will be another 50 bps (basis points) rate increase again on July 13, and it could even be 75 bps if inflation shows no sign of decelerating. The forecast? If the rates keep increasing significantly this year, this could likely put us into a recession in 2023, which means rates will remain stable or they might even drop next year.

WHAT DOES THIS MEAN FOR YOU?

The lenders prime rate has moved from 3.20 percent to 3.70 percent, which affects variable-rate mortgages, unsecured and secured lines of credit (home equity lines of credit – HELOC). To put it in perspective, if you have a variablerate mortgage, you will experience an increase of $24 for every $100,000. If you are on a fixed-rate mortgage, this increase will not impact you. Even with the recent increase of the prime rate, variable-rate mortgage borrowers are below or around a three percent interest rate compared to current fixed rates that are more than four percent. You can choose to lock in your variable-rate mortgage into a fixed rate. You will be getting a new mortgage with a fixed rate and an equal or longer term than your existing mortgage term. In addition, locking into a fixed rate will result in higher penalties should you pay off the mortgage early. If you are considering locking in your variable-rate mortgage to a fixed rate to purchase a new home, we recommend you get pre-approved right away to protect you from potential higher interest rates. It is always best to contact a mortgage expert who will help you explore the best options based on your individual needs.

HOUSING IN METRO VANCOUVER ARE WE BUILDING ENOUGH HOMES?

The Homebuilders Association Vancouver (HAVAN) recently released a report called Are We Building Enough Housing Supply? The 2022 report looked at the percentage 26

of annual housing surplus and/or shortfall by municipality in relation to Metro Vancouver’s 2040 Regional Growth Strategy projection. What it found was that as of the 2021 census, Metro Vancouver was short more than 68,000 homes. WHY IS THIS IMPORTANT TO PROSPECTIVE HOMEBUYERS?

The bottom line is the cost of housing. Without the necessary

housing supply required to meet the demand for homes in the Lower Mainland, land costs will continue to rise at inflationary rates. Recognizing that global constraints, supply issues, inflationary pressures and employment shortages all add to the challenges of building homes these days, the one area we can look to improve is to deliver housing that streamlines and expedites the approvals process.


THE RIGHT MIX

It is important to note that volume alone is not the key here, but rather, a sufficient supply with the right mix of housing to meet the needs of each municipality. The right mix of housing supply has been identified as a logical equalizer to help stabilize the cost of land. This means encouraging the building of duplexes, multi-plexes, row homes and laneway homes to introduce gentle density that does not denigrate the existing character, streetscape, and scale of any given neighbourhood. The logical place to plan for the proper mix of housing is at the Official Community Plan (OCP) stage. WELCOMING INPUT FROM THE PUBLIC

Inviting input earlier in the process from interested citizen’s groups promotes transparency and avoids costly revisions later in the planning process. Limiting input at the OCP stage can help avoid fragmenting

the approvals process on a lotby-lot, project-by-project basis, which systematically opens the opportunity for small groups, or a single voice to impede construction intended for the betterment of the larger community. Thriving communities offer the right mix of housing for people to live and work close to home, while welcoming new immigrants to help grow our economy, and allow people to remain in their neighbourhoods as they downsize or grow. Some people may think their communities have enough homes, but in the context of Metro Vancouver’s 2040 plan, building homes remains an essential piece of the solution for tomorrow’s generations, today.

Solutions require the partnership and collaboration with local governments and private industry to ensure the right mix of enough homes can be built to meet the needs of all citizens, across all Metro Vancouver municipalities. As we look to municipal elections this fall, it is imperative to understand where local governments are succeeding, or falling short, and to vote for officials who support proactive solutions to meet Metro Vancouver’s housing needs. A GAMBIT MARKET CHAT MICHAEL FERREIRA ADDRESSES THE UDI by SUSAN M BOYCE

It was a packed house on May 26 at the Urban Development Institute when Michael Ferreira, principal of Zonda Urban (formerly Urban Analytics), and respected industry veteran Cathy Grant shared a lively discussion about today’s newhome market and what it could look like moving forward. More than 400 people attended live with an estimated 170 watching virtually in offices and boardrooms across Metro Vancouver.

OVERALL WINNER

The multi-family market was clearly a winner during the pandemic’s second year. Although this was hardly a surprise to most of the audience—many of them developers who had struggled to keep up with demand during 2021—Ferreira’s stats gave new perspective to this anecdotal observation. In 2021, Metro Vancouver saw 26,291 new condo and townhome sales. Total sales during 2018,

2019, and 2020 combined came to approximate 33,000, meaning last year’s sales were just 6,700 less than all three of the previous years’ put together. Ferreira’s analysis also showed that from 2016 to the first quarter of 2022, the average price per square foot for concrete condos rose 73 percent from $719 to $1,240, wood-frame condos 80 percent from $463 to $831, and townhomes increased from $328 to $769 per square foot, a 135 percent increase.

The 2019 shutdowns forced many people to deal with the realities of working from home, with many of them setting up shop on a dining room table in their small, downtown condo or rental apartment near their office. It was a difficult transition, but once this demographic realized the days of traditional nine-to-five were likely gone for good, the lure of bigger, more affordable homes in the Fraser Valley became irresistible. This shift to south of the Fraser was, and continues to be, primarily Surrey driven. “With each new project, buyers were lining up,” Ferreira said. “Investors were back. And they didn’t care about what was happening with prices in New West or Burnaby.” They

Many are leaving the industry and few students are graduating to take their place. Competition for experienced site supervisors is intensifying, and construction costs, according to Statistics Canada, are up 20.9 percent since the last quarter of 2021, although Ferreira said he’s heard numbers as high as 30 percent. As is his tradition, Ferreira closed by offering his personal wish list for 2023. Number one was that this fall’s municipal elections will see an increase in pro-growth councils across the region. “I hope more people will see that if there’s more supply, prices won’t continue to escalate as rapidly because buyers will have more choice.” His final wish? That everyone who lives, works, and plays in Metro Vancouver will continue to appreciate the incredible city where they live.

It’s a safer environment because there’s always someone watching out for your kids as well as theirs. Research has also shown many buyers, especially downsizers, still want to be able to host large birthday parties, baby showers, and other family celebrations. Even if you don’t have room in your home, if you’ve got access to a communal party room or lounge, you don’t have to give up these celebrations. how me a room, and I’ll show you a table put to good use. This indispensable, versatile piece of furniture doesn’t get the credit or consideration it deserves. Tables play a central role in eating areas, such as the dining room and kitchen, but without the omnipresent table, no room would ever feel complete. But with all the different table types, qualities and styles on the furniture market, how do you know what to choose? Here are three things to consider before you hit the showrooms.

Function Yes, it’s a table – coffee, dining, console, bedside. But despite its name, the indispensable table serves more functions than just the one it’s named after. With the rise of remote working, learning and entertaining, we’re really giving the table a run for its money. But before you go shopping, establish your use of the table and determine the criteria. Will you be seated at the table? On chairs, a sofa or kneeling on the floor? Is it functional, decorative or both? Does it need to accommodate any objects or tools, or storage otherwise?

Style Consider material and shape in the context of how the table will be used, and the broader scheme of the space. If the kitchen table will double as a craft and homework area, ensure it’s durable and easy to clean – or better yet, cover it up! Design Tip: If your home is on the smaller size, glass and reflective elements such as polished chrome and mirrors can be your best friend, dramatically lightening the visual impact of the table. Look for “leggy” pieces that don’t block views of the flow of natural light, and create some depth and perspective by positioning a fabulous area rug underneath.

Dimensions This consideration is multi-faceted, so let’s not waste any time.

Consider the size and specs of the space, which should help inform the dimensions of your table. In addition, it should be appropriately scaled to balance the other furnishings in the space. Coffee tables can be the trickiest to “size up,” so to speak. The wrong scale or height can make a living room appear awkward and uninviting. To ensure your physical comfort and a well-scaled look, opt for a coffee table that’s the same height as the cushions on your sofa, or one to two inches lower. Similar to height, your coffee table has to hit the right length in relation to the width of your sofa. Specifically, it should measure approximately twothirds the length of your sofa. So, a 96-inch sofa would accommodate a 64-inch coffee table. One final rule of measurement is in your coffee table’s positioning. The ideal placement is 12 to 18 inches away from your sofa, making it easy to reach but well out of the way. Measure the room, placement of walls, paths of traffic, doorways and windows. Don’t forget to measure doorways and elevators. Now sketch it out, mark the measurements and bring this with you when you hit the showrooms – online or in-person!

Time to Shop If you’re shopping in person, be mindful of the showroom, which is usually a large, bright space with soaring ceilings and lots of “breathing room.” This can be deceiving. Never assume that because it looks like it will fit your space, that it actually will. This is especially the case with a largerscale item, such as a table. Now you’re ready to shop for a table that will meet your household’s needs for years to come – with measurements, purpose and confidence!

Though New West only has one public high school (New Westminster Secondary School, which has close to 2,000 students in Grades 9-12), it has eight elementary schools, and three middle schools. Community centres with activities for the young and old abound in this city, and there’s never far to walk to find a park or playground.

A fairly small suburb, New West is highly walkable, and it’s easy to find what you need in each of its neighbourhouds. This city is also accessible by public transit. Adjacent to Surrey, Burnaby, and Coquitlam, commutes to these cities are fairly swift. A bridge-free commute downtown makes it predictable, if not super fast.

From the River Market (which is home to terrific eats, a circus school, and even hosts music and baking lessons for tots) to a walk along the pier, New Westminster Quay has something for everybody.

THE GOOD, THE BAD & THE REsT DOLLARs & sENsE

New West might be considered the poster city for the housing diversity that Vancouver politicians say the area at large needs to adopt to make room for the ever-growing population. You might find a small condo Uptown or in Sapperton or if you’re shopping for a single-family home, look to Glenbrooke North or

Buildings here reflect the rich history of the former capital, and areas are becoming increasingly gentrified, although some believe the hype that it’s only a matter of time before New West is entirely revitalized. It’s best to do some research before moving here to determine whether or not you’ll be living in a ‘hood on an upward trajectory.

Regardless of its size or the design details, every great outdoor space needs one thing in common – good lighting

C

anada has two seasons – indoor season and outdoor season. At the first signs of spring, we throw open our blinds and windows and return into the great outdoors. And there we’ll stay, until the snow starts to fly again. Our outdoor season has extended beyond Victoria Day weekend and Labour Day as we aim to make the most of every above-zero moment. Thankfully, our outdoors has also evolved from the pared-down patios of the past into full-fledged outdoor living and entertaining “rooms” that are just as impressive and welcoming as its indoor counterparts.

Make a plan Lighting enhances a space’s function and its beauty, but beyond the obvious, it also sets the mood that lures you outside on warm evenings and oftentimes, well into the night. Lighting is often left as a finishing touch, but in my designs, it’s an integral part of the plan from the start. Here’s how to maximize your lighting plan so you can make the most of

your decks, patios and balconies, and squeeze every drop out of the “outdoor season.”

Accent lighting From dusk until dawn, lighting adds drama and dimension to your outdoor living areas and gardens and directs the eye to key strategic points. Some obvious areas to illuminate include walkways and entrances, gardens and trees, water features and any built structures like a fence or pergola. Remember, pathway lighting should be staggered and well balanced to avoid the “landing strip” effect.


tip When applying exterior accent lighting, pay attention to the temperature and brightness of your bulbs! The rule of thumb is to go warmer on architectural lighting and cooler for landscaping.

Think “function” As much as we love to get caught up in the shimmer and shine of great lighting, its primary purpose is to light the way. Proper illumination is key for safety and mobility, including pathway lighting, recessed deck lighting, a security light or those beautiful sconces outside your doorway. And what about ambient lighting? This refers to the general lighting in a room – or in this case, the outdoors. By day, this comes from the sun. By night, try giving your space a sweeping glow with lanterns. Not only do these charming fixtures look totally natural gracing an alfresco area and peeking through the trees, but they also do a fine job of flooding the space with just the right amount of light. Be sure to illuminate the barbecue and dining area, sitting areas, bar and pool — wherever you want to draw the attention and activity.

tip For convenience and cost savings, add in some fun solar lights and some outdoor timers.

Consider integrating accent lighting to the home itself to help illuminate it at night and highlight its architectural features. Focus lights on the front and rear entrances, and the façade overall. Recessed soffit lighting is a popular choice, casting a warm, welcoming glow from the outside in. Don’t forget: When planning your outdoor lighting placement, be sure to consider the view from indoors, too. Ensure you won’t be blinded when you’re inside near the windows.

Lighting is not just a tool for function and style, it also impacts how you feel inside your home and in this case, outside of it. Different types of lights and their arrangements can energize or relax you, start a party or lull you to sleep. Consider how you use your space and how you want to feel when you spend time there. Then, work with a lighting professional or a designer to ensure your lighting plan reflects your vision for your home, inside and out.
