Some people say you have to have luck in life — others say it’s all about recognizing and acting upon the opportunities that come your way. This brings to mind a popular proverb that is appropriate in today’s housing market: when opportunity comes knocking, it’s best to open the door and let it in — especially when you’re looking for your next new home. That is exactly what Marites and Emerson did when they, along with their cousins from Edmonton, toured a show home at Hayer Town Centre in Langley. The two couples immediately saw an opportunity and grabbed it. Writer Susan Boyce spoke with Marites and Emerson, who were happy to share how they fell in love with a two-bedroom top-floor unit that would make a great investment purchase for now, and a good home down the road when they retired and wanted to downsize.

The mortgage default insurance premium is a one-time charge, and it is paid by the borrower to the lender. The premium can be paid in a single lump sum at the time of closing, or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of default insurance is calculated by multiplying the amount of the funds that are being borrowed by the default insurance premium, which typically varies between 0.60 per cent and 5.85 per cent. Premiums vary depending on the amortization period of the mortgage, the loan-to-value ratio, the size of the down payment, and the product.

Mortgage default insurance is provided by insurers such as Canada Mortgage and Housing Corporation (CMHC), Sagen (previously known as Genworth Canada), and Canada Guaranty. Each mortgage insurer has its own criteria for evaluating the borrower and the property, and it decides whether or not a mortgage can be insured. The lender, not the borrower, selects the mortgage insurer, and it’s possible that the mortgage application can be approved by the lender but might not be approved by the insurer.

Mortgage default insurance, however, increases a homebuyer’s opportunity to purchase a home with a low down payment, since saving for a 20 per cent down payment can be difficult in today’s housing market. To clarify, there are two types of mortgage options: conventional mortgages, which are loans with a minimum 20 per cent down payment, and high-ratio mortgages, which are loans with less than 20 per cent down payment.

In Canada, mortgage insurance is required by the government of Canada on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by the borrower, and it is not a protection for the homeowner. However, the mortgage insurance enables borrowers to purchase a home with a minimum down payment of five per cent if the purchase price is less than $500,000. If the purchase price is more than $500,000, you are required to put five per cent on the first $500,000 and 10 per cent on the balance. So, for example, if the purchase price is $650,000 then you must put at least $40,000 as the down payment.

It is important to note that for insured mortgage loans, the maximum purchase price or as-improved property value must be below $1 million. The borrowers can transfer the mortgage loan insurance from an existing home to a new home and may be able to save money by reducing or eliminating the premium on the financing of the new home. Since there are different products available from individual lenders and are subject to a lender’s guidelines, it is important to talk to a mortgage expert who can analyze your situation, present several options, and help you decide which product works best for you.

The couple signed a sales contract on the spot for a top-floor two-bedroom home. Marites’s cousin also purchased on the spot, and a week later, her second cousin bought as well. If anything is noticed, a plan will be put in place by the developer and realtor to execute any changes needed. Always remember, it is not unreasonable to see a few deficiencies in your home upon closing. While the goal is always to avoid deficiencies, individual tastes and unit considerations mean that there are often a couple of items that will require your attention.

• Landscaping and ground surfaces: The outside of your home is as important as the inside. Are the grass and plants to your liking? Are the porch, deck and patio areas what you expected? Check any paving, as it should also be level and free of cracks and chips.

• Doors and windows: All windows and doors should be opening and closing smoothly and securely, with pristine glass.

Once the walkthrough is complete, compare your findings to your contract to ensure that what you requested to be finished is indeed spoken for. We understand that things can be missed, but it’s in your best interest to do your due diligence and cross-reference your list to make specific notes if your requests were not considered.

Most developers schedule the date of a walkthrough over the course of several weeks, but don’t be surprised if your walkthrough is only one or two days before completion. The developer will have either a customer service representative or one of their agents — or both — join the walkthrough. Afterward, they will present you with a list of any noted deficiencies for you to acknowledge. It is always recommended that you bring your realtor along to review the list with you prior to signing.

Many new homebuyers opt for a condominium for the sheer convenience it offers, with exterior maintenance and the cleaning and upkeep of shared amenities handled for them. It means immersing themselves in vibrant, bustling urban surroundings, just a walk or quick bus or subway ride to local amenities. They enjoy walking out of their private cocoon into an animated street life, with shoppers and diners hurrying to their refers to a house on a spacious country lot with room for a playset and a pool. They may choose a large single-family home with back and front yards where they can garden to their heart’s content. Still others prefer suburbia, where kids can ride their bikes along familiar streets to play with their friends. The great news is that nowadays, you can find an array of new homes and condos that fit just about any lifestyle. Then consider design. I know that today’s prices are high, but I still suggest buying as much new home as your wallet will allow. This goes for both investors and end-users. Investors want to appeal to as broad a spectrum as possible when it comes to renters. If you plan to live in your new home, remember that someday you will sell it, so you also want to appeal to the broadest market possible. So, what does this mean when you shop? As an example, if you are looking at a condo, the price between a one-bedroom and one-bedroom plus den is likely fairly small. If you are able, go for the plan with the den, which can someday be someone’s office, studio or nursery. Think about it from the eyes of future potential purchasers. Think about location, as well. New homes and condos in up-and-coming areas that are more financially feasible right now are sure to increase in value once the surroundings are built up, with shopping and other amenities. By all means, shop according to what will fit best with your commute, but think about others, as well. Is public transit and/or access to highways nearby? How about schools for families with children? Proximity to medical care will be important to seniors, so if that is your target market, how close is the nearest hospital or clinic? When you look at new homes and condos, by all means search for the perfect idea of “home” to you. And for the future, give a thought to who else might want to purchase it someday. Regardless, in the long run, real estate will likely be the best investment you ever make.
