Doesn’t the thought of going places again sound amazing? When it’s safe, the first thing I’m going to do is go to Tofino and Victoria to visit my family and friends. It’s not so far away, but for the last year it has seemed like the other side of the world. A FEAST FOR THE EYES This Canadian premiere at the Polygon Gallery in North Vancouver captures the history of photography through the subject of food. Michael Ferreira Predicts Return of Investors At the UDI Virtual on Wednesday February 24, Michael Ferreira of Urban Analytics, which tracks presale statistics and trends, addressed a virtual crowd of over 500 members of the Urban Development Institute, which represents the development industry. Looking at the hard numbers for 2020, new, multi-family or presale condo sales in 2020 were the third-lowest since 2011, but he was very surprised it wasn’t worse, due to the total lockdown in the second quarter of the year. pent-up demand from two years that got released in 2020. The results of that demand were seen with very strong sales in the second half of 2020. Since 2018, he explained, investors had been on the sidelines, and They “took their time to gauge what was going to happen.” Going forward this year and next, he thinks, “We are going to see the investor (buyer) come back into the market, but it’s a much more longer-view investor. It’s not the speculator that we were seeing in 2016 and 2017,” when there were double-digit percentage price gains each year.

Westbank and World Housing build homes for 2,000 in Cambodia As part of the sales of the iconic Vancouver House, Westbank teamed up with World Housing for a pioneering initiative to build one home in Cambodia for each home sold in Vancouver House. This successful partnership has created 375 homes for
Cambodians formerly living in the Stung Meanchey landfill in Phenom Penh. This project has since become a model that has been used in other parts of the world, with a recently completed village in Banteay Srey finished in February 2021.
Broadway Plan The City of Vancouver is completing a comprehensive area plan for Broadway between Clark Dr and Vine St. The 30-year plan will focus on opportunities to integrate new housing, jobs, and amenities around the new Broadway Subway in the neighbourhoods of Mount Pleasant, Fairview, and Kitsilano. The planning and engagement process began in March 2019 and will finish in late-2021, and included an Emerging Directions workshop on March 9th, where
interested community members learned about the major stakeholders, the construction considerations and the planning goals for the project. Participants were asked to contribute their ideas and concerns, which will be incorporated into the next phase of the planning process.
Concert Properties Unveils North Harbour Project
Concert announced last week, seven years after the project was approved by council, that its North Harbour will emerge as a diverse, vibrant neighbourhood that will be built in four phases. When completed, this industryleading, mixed-use, community will span across a half kilometre of the North Shore waterfront. North Harbour will have up to 17 mid-rise buildings that provide a mix of housing types, alongside approximately 290,000 square feet of retail and office space. The residential portion will be made up of approximately 900,000 quare feet of market condominiums, townhomes and independent seniors living with roughly 80,000 quare feet dedicated to rental housing. As planned, there will be over 700 condominium homes, 110 rental homes and 125 seniors living active aging homes built in the North Harbour community. The first phase of the project begins with the development of four buildings at the eastern edge of the community. The first building will include 164 condominiums and townhomes in a nine-storey building. This will be followed by two seven-storey condominium buildings with 59 and 44 homes respectively and a 10-storey rental building with 110 rental homes. The past year has been like no other — some individuals have struggled, and others have celebrated. But regardless, 2020 will certainly be remembered by all. In real estate, one interesting development to come out of the pandemic has become a search for additional living space, due to people spending less time 22 New Home + Condo Guide | Mar. 20–Apr. 3, 2021
travelling and more time at home. Also known as a “flight to space,” this translates into a desire to upsize in the city or seek single family dwellings elsewhere, such as the Fraser Valley. Technology-enabled working from home is resulting in a change in traditional values. The housing opportunities are any marketplace right now where the new value formula is being reimagined. When you’re no longer constrained by a commute, you’re free to push the boundaries on choosing
a place to live, and many are looking east, some are looking north, and some are actually looking west, to the islands. This phenomenon is perfectly exemplified in the Langley townhome market. Demand has exploded as families strive to upgrade to larger, more affordable housing. Last year, 13 new such projects in the area began sales — accounting for half of the total number in the Fraser Valley, far outpacing the seven condominium launches (one concrete and six wood frame) during the same

period. Of the 752 units released to market, 335 of those, or approximately 45 per cent, were already spoken for at year-end. This increase in popularity has driven up costs significantly as well. New construction prices in 2020 rose $100,000 for two-bedroom townhomes, $60,000 for three-bedrooms and $50,000 for four-bedrooms, resulting in a correlating priceper-square-feet jump from just above $400 to $475. Primarily because they simply do not have the density, nor the supply, to be able to maintain the demand metrics that is set to keep pushing into those new neighbourhoods. 2020 will be responsible for one of the most dramatic shifts in lifestyle habits in 40 years. Over the past 12 months, a new value formula has established itself through every marketplace, and the Fraser Valley has been the biggest recipient of this shift. 2021 will be a continuation of the new value formula, growth in the secondary marketplaces, and emphasis on single-family dwellings.

Many Canadians think of retirement as time filled with traveling, spending more time on hobbies and interests. However, in order to be able to do that, there are a lot of factors that need to be taken into consideration. More Canadians are thinking of their current needs and not as much about retirement until the later years. There has been an increase in life expectancy as health care technology is advancing. Canadians are more aware about their health and are taking better care of themselves, which means seniors are living longer. According to Statistics Canada, males have an average life expectancy of 79 and females of 83. On average, there is an increase of 2-3 years of life expectancy for males and females every decade. As a result, seniors now have to save more for their retirement than their predecessors. Four out of ten Canadians age 55+ say there is a serious risk that they will outlive their retirement savings. An additional 40 per cent of seniors will still be in debt after the age of 65, according to The Vanier Institute of the Family. The cost of long-term care is significant. Since life expectancy has increased, long term care costs need to be taken into consideration. Pensions are low and most people are not saving enough for retirement. It is important to have a retirement strategy that works for you by

COMPLETE TRANSIT-ORIENTED DEVELOPMENTS HAVE IT ALL In Metro Vancouver, you are not only lucky, but smart, if you’re part of the “bridge and tunnel crowd.” We can’t take credit for the ocean and the mountains, but a lot about what makes Vancouver so special is an urban planning strategy that is necessitated by a limited amount of buildable land, and an everincreasing population. Metro Vancouver’s commitment to a transitoriented land use approach goes back a long way, with the 1975 Livable Region Plan envisioning a transit-oriented regional community of compact urban centres linked by frequent transit corridors. This approach was reaffirmed in the 1996 Livable Region Strategic Plan and continues to be a key direction in the new Regional Growth Strategy being formulated to go forward into the 2050s. Transit -oriented communities create walkable neighbourhoods with access to transit, services and businesses, the goal being that people drive less, walk

To this end, a partnership of Metro Vancouver, Translink, municipalities, the Province of BC and other stakeholders have created an action plan that is based upon “The Six Ds”: Destinations, Distance, Design, Density, Diversity, and Demand Management. Surrey Mayor Doug McCallum knows that this is the key to Surrey’s long-term strategy for livability. “As one of the fastest growing cities in Canada, building new transit infrastructure is
a massive priority for the city of Surrey,” said McCallum in a statement to media. Recently announced is a 16-kilometre Surrey-Langley rail rapid transit project that will transform the Fraser Valley. This new SkyTrain will travel on an elevated guideway along Fraser Highway, providing a seamless, eastward extension of the existing Expo Line. King George Station will connect to Langley Centre through Fleetwood and Cloverdale/Clayton. There are many new residential projects springing up around these future stations, making this a perfect investment opportunity to get in before the real estate in these neighbourhoods goes through the roof.

More than 20 years after the leaky condo crisis of the early 1990s, building envelope and rainscreen products and procedures have come a long way. NextHome New Home + Condo Guide sat down with Alexander Huckriede, building envelope specialist, SEL Engineering to find out more about leaky homes. New Home + Condo Guide: What rescued Vancouver from the leaky condo crisis? Alexander Huckriede: Before the ‘80s, buildings were not built to be airtight. While this wasn’t very efficient, it allowed any moisture that came in to evaporate before it caused too much damage. After the condo boom in the ‘90s and all the problems that occurred, building science improved wall assembly construction for this climate, so buildings can now be efficient, as well as airtight. If they are built properly, of course. NHCG: So, I’m thinking about buying a pre-sale townhome from a developer. How do I know if they do quality work? NHCG: What are the building types that are most AH: I would look at their past projects, definitely.
Go and take a look at a previous project they have completed, that is similar in scope. Check the resale values compared to similar properties in the area. See how they have aged comparatively. A lot of water damage issues are eventually clearly visible from the outside, for example, as mould on stucco, sagging gutters and evidence of ponding water on flat surfaces. NHCG: What about the buildings themselves? How can you tell quality construction from something that might have problems?

rooftop gardens have had a lot of problems in the past. However, remediation may have taken care of these issues in specific buildings. Built-in gutters often have problems. Also, buildings with lots of floor-line projections, such as balconies over living spaces. The building codes have evolved recently, and are considered effective at preventing problems, but it never hurts to do your research, because you don’t want to end up living with an energy-inefficient, leaky home.
AH: Definitely look for water staining in the corners
of the balcony edges and in the building corners, stains at the roof edge; this indicates bad flashing detailing and water might be getting in. People do learn from their mistakes over time. You don’t want to buy one of those mistakes. 40 New Home + Condo Guide | Mar. 20–Apr. 3, 2021

The format was different, but the zest for Metro Vancouver’s housing industry was as strong as ever when three local experts met virtually on February 11, 2021. This year’s panel was comprised of Beau Jarvis, president of Wesgroup Properties; Deana Grinnell, vice president of real estate (British Columbia and Ontario), Canada Lands Company/ Société Immobilière du Canada; and Ryan Beedie, president of Beedie. Moderator Kirk LaPointe, publisher/editor-in-chief of Business in Vancouver (BIV), kept the pace lively as these three legends gave a rare glimpse into their backgrounds, insights on the market, and shared a few personal philosophies and goals. 48 New Home + Condo Guide | Mar. 20–Apr. 3, 2021
GROWING UP IN CONSTRUCTION
Beedie and Jarvis both had fond memories of growing up on construction sites. “When most kids were going to parks or playgrounds, I was going to jobsites with my parents,” Beedie said. Seeing massive condo buildings reaching skyward and knowing it was his dad who was making it happen left a lasting impression on the boy. “Construction was all we ever talked about around the dinner table,” he added. “That and the Canucks — my dad was a huge hockey fan.” Born and raised in Whistler, Jarvis confessed he “tried really hard not to go into real estate.” After spending many childhood
hours with his mom, who opened the community’s first real estate office, or his dad, a successful custom home builder, by the time Jarvis was in university the dot-com craze was in full swing. A prominent video game development company hired him, but the recent graduate soon discovered tech simply wasn’t a fit as a long-term career, and he returned home to Whistler and construction. Surprisingly, Grinnell’s undergrad was in nutrition although she’d long been fascinated by urbanism. When she got her first job as a coordinator to help develop a cultural centre in her hometown on Vancouver Island, she was hooked and hasn’t looked back since.

First acknowledging the importance of teamwork in any successful business, l1 decided to stir things up by asking each panel member to recall a project where their individual efforts propelled it forward. Grinnell immediately thought back to a project with “a large number stakeholders and a fractious community.” During the approval process, one very upset individual was constantly creating difficulties, even calling the media out at six in the morning in his attempt to block the development. “But one day after it was finished, he stopped me on the street, asked me to lunch, and acknowledged the community was better for what we’d done.” For Jarvis, it was a contentious condo project located at 13th and Lonsdale in North Vancouver. He advocated a very public approach to consumer opposition, often meeting with locals in their living rooms or sitting round the dining room table. “Sharing my perspective so we could find common ground was very challenging.” Beedie said his favourite was an 18,000-squarefoot industrial park in Delta. “At 24 or 25 years old, it brought me joy but gave me confidence too. I still feel that when I see it today.” WORKING WITH INDIGENOUS COMMUNITIES
All three panellists agreed that working with indigenous nations is having a positive effect on the construction industry. “The first time I worked across from First Nations in Fort Langley, I learned how gracious and wise they are,” Grinnell said. “They have such a deep
respect for the land and sustainability. For them, land is precious resource, the root of prosperity, not a commodity. The Nations are thinking about future generations and bringing the wisdom of the past. They understand that things they’ve waiting 100 years to do, can wait a little longer if the situation or timing isn’t right.” She also stressed the need to find a common understanding of the issues and honour First Nation’s traditional work ethics. Jarvis agreed. “Working with indigenous people is absolutely reshaping the industry. But as Deanna said, if you come in with the attitude ‘we’d love to do business with you and here’s how we’re going to do it,’ you’re not going to get very far. PANDEMIC’S POSITIVE CHANGES
Surprisingly, each panelist indicated they’ve experienced some positive changes during the past year. Beedie said the way his entire team pulled together and became even more engaged than pre-pandemic had been gratifying. Jarvis agreed, adding he felt he’d become more patient as his team devised innovative ways to pivot and work within the constantly changing restriction. Grinnell echoed the same sentiments saying she felt more connected to the great team she works with. She also appreciated how working remotely has forced her and her staff to more fully explore the vast array of digital tools available. By the end of the presentation, it was crystal clear that it takes more than a global pandemic to dampen the vibrancy of residential construction in British Columbia. nexthome.ca 49

For 2021, Pantone has chosen not one but two colours to encapsulate the new year: The calming shade of Ultimate Gray 17-5104 and the vibrant yellow colour Illuminating 13-064. These two colours could not be more opposite, and that is precisely the point. “The union of an enduring Ultimate Gray with vibrant yellow illuminating expresses a message of positivity supported by fortitude,” says Leatrice Eiseman, executive director of the Pantone Color Institute. “Practical and rock-solid but at the same time warming and optimistic, this is a colour combination that gives us resilience and hope.
