That gives us two opportunities for a fresh start to not only change our actions, but to also refocus our thoughts and visualize our dreams and intentions. As life gets busy and our lives change, we sometimes forget to ensure that our financial plan changes, too. For that reason, you should consider regularly doing a financial check-up. This will help you know where you are with your credit score and to confirm that it hasn’t been compromised due to fraud. It is critical to make your payments on time to maintain a good credit score and it is also helpful when you keep your account balances below 65 percent of the maximum limit. Doing this will help you keep your credit score higher. Paying the accounts with the highest interest first will help you reduce paying more interest.

Some people believe it is better not to use credit at all, however, if you don’t have any credit accounts reporting to the credit bureaus, there is no way financial institutions would know how responsible you are with your credit obligations, and it can be a challenge obtaining credit cards or loans in the future. • MORTGAGE - A mortgage is one

of the largest loans most people will ever have. For that reason, it is important to ensure that you have the best mortgage and that you have a regular check-up. By choosing the best mortgage with the most favourable terms

A simple way to save is to set up an automatic transfer from your paycheque to a savings account each time you get paid. This way, you save money and you don’t even realize that it came out of your daily account. A tax-free savings account (TFSA) is another great way to get a higher interest rate on your savings instead of just using a regular bank account. If your TFSA is managed properly, you can get a good return on your investment and money earned is tax-free and can be withdrawn at anytime. • RETIREMENT - Saving should be part of your retirement plan. If possible, make contributions to a Registered Retired Savings Plan (RRSP) as part of your monthly budget. A financial advisor will assist you with recommendations as to how you can maximize your RRSPs. Contributing to your RRSP will give you a tax break at the end of each year and you can use your tax refund money to put towards paying down your mortgage or to pay for something that you want, such as a vacation. And when you save, you won’t feel guilty about spending money.

• INSURANCE - It is critical to have

adequate insurance to protect yourself and your family in the event of a crisis or an emergency. A good habit is to review all your insurance coverage at least once a year to make sure you are fully covered to include your home, health, life and long-term disability. Critical illness insurance offers protection should you get one of the approved conditions and is often paid in a lump sum amount once you have survived the specific waiting period. This insurance will give you some peace of mind knowing that the costs of a serious medical condition and your living expenses will be covered. Surprisingly, on average, people change their mortgage every 38 – 42 months. Therefore, it is best to have independent mortgage insurance coverage, compared to taking the insurance coverage offered by the financial institutions or lenders that have your mortgage. This way, if you move your mortgage to a new lender, you won’t have to re-apply for the same coverage at an older age with higher premiums. It is best to talk to a mortgage expert and your financial advisor to ensure you have the proper financial check-up to help you achieve your short- and long-term goals. When you move, you want your belongings to arrive at their destination safely. But there are other forms of safety and security to consider. For example, as items are being transferred to and from the truck, how can you be sure nothing goes missing? Make sure those involved don’t leave vehicles unattended for too long. This is particularly important when moving in or out of an apartment building, when trips

to the elevator may mean those carrying the items are gone from the moving vehicle for extended periods of time. Untrained people who help you move may inadvertently cause damage because they lack the know-how to move certain items. Movers have special packing materials, labels and loading/ unloading techniques in place to protect these cherished pieces. Moving electronic storage equipment and servers can be tricky. Does your mover have a strategy in place with information security as a goal? It’s also a good idea to have specific items appraised and insured personally to protect them. Create an inventory, take photos and provide a copy to the mover.

Tropical plants in a Canadian winter by MARK & BEN CULLEN

H

ere in Canada, we endure a long, cold winter that encourages us to reach for tropical plants for good reason. There is literally no better way to introduce humidity and oxygen into our indoor environment. To garden indoors successfully, especially this time of year, it’s important to provide the best possible growing conditions. With the right care and location, your indoor plants will live a good long life and you will reap many benefits from them.

Light requirements Observing the growth and changes in your tropical plants allows you to determine if they are receiving enough light. Plants that don’t get enough light will usually look pale, have longer than normal stems, and smaller than normal leaves. Sometimes, a plant will look as if it’s reaching for light, stretching its leaves and lengthening the distance between growth nodes toward the nearest window – a sure sign that it needs either to be placed in a sunnier window or the natural light augmented with artificial light. Plants with colourful foliage will often lose colour when they don’t get enough light, and revert to green leaves. It is natural for most flowering plants to stop flowering through the winter months.

Fertilizer Fertilizing indoor plants in winter is necessary only when you see new growth developing or the plant is in bloom. Otherwise, your tropical plants are “resting” this time of year and will not benefit from a fertilizer application. It’s best to err on the side of caution and give plants a little less than the amount the instructions call for. There are several forms of fertilizer available: Granular, slow-release granules, spikes and water soluble. These can be organic or inorganic chemical combinations. In our opinion, the best choice for houseplants is an inorganic, water soluble formula.

The elements in it are readily available for the plant’s use and you will be able to see the effect right away. The final step in choosing your houseplant fertilizer is determined by the plants you have. Some, such as African violets and geraniums, have fertilizers formulated specifically for them. African violet fertilizer, for instance, often is a 10-30-30 ratio with traces of boron, copper, iron, manganese, molybdenum and zinc. If there is no specific formula for your houseplant, a 20-20-20 ratio with trace elements is best.

Rules of fertilizing We follow three rules for successful fertilizing: Do not fertilize plants when: They are wilted, dry or dormant. Plants need nutrients only when they are actively growing or flowering. Fertilizing at other times could cause a build-up of insoluble salts in the soil, which can damage the roots. If white salts build up on the pot rim or soil surface, stop fertilizing and drench the soil a couple of times with generous doses of water (putting them in the shower works!) then, if growth continues, resume feeding in a month or so, using less fertilizer. If the plant stops growing or wilts, despite the proper watering schedule, stop fertilizing, and drench again. Then wait until growth resumes before starting up the fertilizing and use a weaker solution than before.

Maintenance In the winter months, the air in most Canadian homes is dry and conditions are perfect for insects to thrive. To raise the humidity around your plants, place a tray filled with pebbles and water under them. The water should not touch the bottom of the pots. This will create a cooler, humid atmosphere due to evaporation. Routinely inspecting houseplants enables you to observe and correct most problems before they get out of control.

They’ve become ubiquitous in the new-home market, yet misconceptions about how presales actually work remain common. In this issue, we chat with Chris Scully (affectionately known to friends and colleagues as Scully), sales director with Key Marketing, about why this purchase decision has plenty of benefits for consumers. New Home+Condo Guide: What’s the most common misunderstanding consumers have about buying a pre-sale property? Chris Scully: Many buyers think they don’t need an agent, and technically, they’re right. But having a good agent, one who specializes in presales and has a good relationship with the developer, brings plenty of benefits. An agent will know how to negotiate things like upgrades, reduced fees if you decide to assign the property, sometimes even customized changes to the floorplan that will make your home unique and give you an edge if you resell it in the future. They also typically specialize in one or two neighbourhoods, so they know what amenities are available and whether the location is a good match for your needs — something that’s especially important if you’re considering an investment property in a different, perhaps more affordable city. A good agent will also know a developer’s history. Sometimes it looks like a builder is new in the market when actually they have years of experience with bigname companies and have just decided to take that knowledge and branch out on their own. Best of all, this expertise doesn’t cost you anything. Just make sure you interview potential agents the same way you’d interview any other professional you’re considering working with to make sure it’s a good fit. NH+CG: What about all those addendums? CS: People often think that once they’ve paid the deposit, that’s the end of it and nothing will change. But one of the beauties of a presale is that between the time you sign the sales contract and the time you close, your unit is actually an entity that’s carried by the current market and supply chain. For example,

if your home won’t complete for two or three years — which is common in a highrise — a manufacturer might discontinue the model of fridge and stove that was in your contract. So you’ll end up getting the most current, up-to-date model at no extra charge. NH+CG: even though presales are the de-facto standard throughout most metropolitan centres, some consumers still tend to be wary. What’s the greatest hesitation in their minds? CS: Because you can’t see it or touch it yet, there’s a misperception that paying a large amount of money for “air-in-the-sky” is risky. The reality is that all deposits are held in trust by a third party. So in the unlikely situation something did go wrong, your money is still protected. In the meantime, you’ve locked into today’s pricing, your equity is increasing, and you’ve got more time to save up for a larger down payment. Win-win.
