Lucky registrants were treated to a mini high tea, along with delicious mooncakes in a beautiful setting overlooking the spectacular Fraser River. Marine Gateway Community Expands Southward With the proposal for a second phase expansion of Marine Gateway, one of Metro Vancouver’s most successful transit-oriented developments could become even larger. A formal rezoning application has just been submitted to the City of Vancouver to redevelop the Don Docksteader Motors’ Volvo and Subaru car dealership property immediately south of the existing Marine Gateway, and SkyTrain Marine Drive Station and bus
loop. Spanning five acres, this is a larger site than the existing Marine Gateway north of the bus loop. The proposal calls for 40,000 square feet of retail and restaurant space, 280,000 s square feet of office space for over 1,800 workers, and 300,000 square feet of light industrial space within the base of the buildings. The physical form of the project entails five towers, including four residential towers, plus an office tower at the northeast corner.

THE DIFFERENCE BETWEEN GOOD DEBT VS. BAD DEBT

It’s a sad truth, that more and more people are getting swallowed up by debt. I’m sure you have read and heard many of the statistics and stories in the news. One of the keys to financial independence is to get rid of your bad debt and acquire good debt. Bad debt is debt that makes you poor, such as credit card debt, car loans, lines of credit - this is consumer debt. Good debt is debt you acquire that actually works for you. The best example of good debt is a mortgage loan on a rental property that throws off positive cash flow every month. Good debt is money that you borrow to purchase assets that put money in your pocket. Based on the book Rich Dad, Poor Dad by Robert Kiyosaki, a good debt is a debt where someone else is paying off the debt for you while a bad debt is a debt that you are paying for yourself.

Once your money goes into the account, NEVER take it out, until you are ready to invest it. Now instead of just paying creditors - you’re paying yourself for only one type of purchase: assets that give you positive cash flow each month. By adopting this as a consistent habit you will be out of the Rat Race faster than you ever dreamed!

A: One of the great benefits for homeowners is the cohesion of having one vision for the entire project. There’s a synergy you don’t get if several developers are building it out piecemeal. For example, even though Tower 5 at The Amazing Brentwood isn’t built yet, the way it will integrate into Phase I and anchor Phase II have been part of one cohesive, overall plan since the beginning. Something else that’s not immediately apparent is the interconnection between the residential, commercial, and office/service components. For example, in our projects, the concierges in both residential and commercial buildings meet once a week so they all function together as a single unit. If you’re a homeowner, that means it’s much easier for your building’s concierge to book a ticket at the movie theatre or make a reservation for dinner because they’re aware of everything that’s going on. Our homeowners become VIPs and often also get early access to events or celebrations onsite. Q: Do you see this style of community development becoming a future trend? And if so, why isn’t this building form seen more often? A: Despite its efficiency, there are some natural barriers. Not many sites are large enough to accommodate development on this scale. Plus you need a single owner with the resources to finance the project — which is rare — and existing infrastructure
including transit. Rezoning is also even more complex than other master planned developments. But we believe mall revitalization is where the world is going, and we will continue our relentless pursuit to create communities that will truly change Metro Vancouver.
