It’s a first in Canada, one that deserves big-time kudos. TransLink has committed to installing Braille signage on every bus stop pole across the system by the end of 2022. The company will also install tactile walking surface indicators (TWSI) at every bus stop on TransLinkowned property. These raised

surface indicators simplify finding the front door of a bus. Information that will be available in Braille includes bus stop ID number, routes that stop there, bay or bus stop indicators, and a customer service phone number. UDI’s Housing Forecast cautious optimism for 2022 by sUsan M Boyce

Flawlessly executing a last-minute switch to a virtual-only format, the Urban Development’s (UDI) Jan. 27 panel discussion was, once again, a sellout. An estimated 1,400 people gathered in boardrooms and offices to hear four experts in the construction industry discuss what they see coming in 2022. On the panel were Avtar Bains, president of Premise Properties; Ryan Beedie, president of Beedie Group: Colin Bosa, CEO of Bosa Properties Inc.; and Rick Ilich, president of Townline Group of Companies. Ward McAllister, president and CEO of Ledingham McAllister shared moderating duties with Anne McMullin, president and CEO of UDI. ChroniC Under SUpply ContinUeS

Not surprisingly, the combination of chronic undersupply coupled with an unanticipated red-hot market was a top concern. According to a wellcited Scotia Bank study, Canada builds fewer homes per capita than any other G7 country, and McMullin noted the industry will need to build an extra 10,000 homes per year in the Lower Mainland alone just to keep pace with the increasing population — and that concerned all the panelists. “Demand for new housing is insatiable,” said Ilich, pointing out a recent launch in Surrey that sold over 500 units “in a heartbeat.” Like other panelists, he noted municipal red tape that delays rezoning, and permitting remains a significant part of the problem, a situation unlikely to change during a municipal election year. 18

Further exacerbating the long timelines required to complete projects is the ever-escalating lack of skilled tradespeople. “We’ve got to get back to supporting the trades and trade schools so more young people want to swing a hammer again rather than sit in front of a computer screen,” he said. He suggested one possible solution would be to allow students to take a minor in the trades along with a major in subjects deemed more prestigious like science or the arts. “There are some real opportunities in the trades. So this would be like having a Plan B.” intereSt rateS riSing

In a move that surprised many, in the week prior to this event, the Bank of Canada (BoC) announced it would keep its overnight interest rate steady at 0.25 percent. But the panel said they believed this would be temporary,,

and consumers should prepare for an increase of at least 25 to 50 basis points, possibly as much as 150, by the end of 2022. The audience agreed, with more than 40 percent predicting rates would rise over 50 basis points this year. According to Bosa, this anticipated increase in borrowing costs could precipitate a short-term pick up in the housing market as buyers scramble to secure a home at current historic low rates. While it won’t affect new sales, people who opted for a variable mortgage — a number that accounted for half the new mortgages taken out in 2021 — will also likely choose to lock in at current rates. He anticipates this demand will wane somewhat in the second half of the year, creating a much-needed moderation in the market. “I don’t see housing prices going up as much as last year, but I believe we’re still in for a good year.”

Despite the many challenges conventional retail faced during the past two years, Bains said the resilience and fortitude of many mom’n’pop businesses that drive this market sector continues to surprise him. Rephrasing the famous Mark Twain quote, he noted he had been “far too pessimistic in my prediction last year. I now believe reports of the death of retail, especially bricks-and-mortar retail, have been greatly exaggerated.” He also noted this sector has clearly learned a successful retail shopping centre does not have to

include mega shops like The Bay or Sears with their associated “horrific prices,” and predicted the most successful new anchors will be retail outlets like Winners, Indigo, Best Buy, Sport Chek, and Aritzia, tenants, he says, who actually pay rent and don’t tie up the property owner’s land for 100 years. And he singled out The Amazing Brentwood by SHAPE Properties, and Wesbank’s current redevelopment of Oakridge Centre — projects he hopes will be “wildly successful” — as examples of the market’s ability to adapt in new, innovative ways. Twenty-nine percent indicated they aren’t planning to increase their investment along either. • interest rates: Forty-one percent said they anticipate the Bank of Canada raises interest rates by more than 50 basis points this year. • immigration: A majority of 61 percent expects more than 40,000 people will move to BC in 2022.

YOUR CREDIT SCORE AND HOW TO TAKE CARE OF IT

There are several easy steps to take to ensure you have a high credit (beacon) score and always stay in control of your finances. Your credit score (also known as your beacon score) is a three-digit number that lenders use to predict your credit worthiness. Scores can range from 300 to 900 points. The higher the score the better. Credit 26

reporting agencies calculate your score based on your payment history, how much you owe, how long you have had credit and how often you apply for new credit. In general, the higher your score, the lower the risk for the lender that you will become delinquent in your bill payments. Since your credit score and credit report are constantly changing, it’s important to review them on a regular basis — at least once a year. There are two main credit reporting agencies in Canada; Equifax and TransUnion. It’s a good idea to check your records with both companies. When you request your own credit report, it won’t affect your score and by checking it, you

will be able to identify and correct any inaccurate information, detect any fraudulent activity and gauge your overall credit health. COMPONENTS OF THE CREDIT SCORE

• Payment History (35 percent): When you pay your bills on time, it’s a positive mark on your account. You receive bonus points every year you continue to pay your accounts on time. You will lose points if you have a late payment, collections, foreclosure or a judgement placed on your report. • Utilization (30 percent): This refers to the balances you have on each


credit card and is the fastest way to increase your credit score in a short period of time. You get the maximum amount of points when your balance is one percent to nine percent of your available credit line. You gain points for every 10 percent you reduce your debt — if you go from a balance of 80 percent to 40 percent of your credit line, you will also gain points. It’s also important that you only have balances on about half of your credit cards. • History (15 percent): You receive points every year that you have a positive trade line open. • Inquiries (10 percent): If you have too many inquiries you will lose points in your score. Inquires remain on your report for two years, however they stop deducting points for those inquiries after one year. • Mix credit (10 percent): This refers to the different types of credit: mortgages, car loans, credit cards, student loans, etc. You will gain points by diversifying your credit file and using another type of credit.

HOW TO BUILD UP CREDIT HISTORY EASY AND FAST

• Open one or two credit cards. If you can’t get approved for a credit card, try a secured card, which is a credit card that requires a small savings account that will usually secure the entire credit line on your new card. • Use your credit card to make daily purchases instead of using cash or a debit card. Don’t use it as a form of financing, but as way of payment. Pay the total balance at the end of the month to build up your credit and avoid paying interest. • Always pay your other bills on time, especially your cell phone. Cell phone companies are now reporting your cell phone bill to the credit bureaus so make sure you pay them on time. IF YOU ARE PLANNING TO BUY A NEW HOME OR GETTING A LOAN

TIMELINE

If you are planning on applying for a mortgage or a loan, it’s especially important to check your report a few months in advance. To maintain a good credit score or if your score is lower than you would like, here are some tips on how you can raise it.

Credit bureaus update your scores daily based upon the information given by your creditors. If you substantially pay down your debt, make sure you have a good mix of credit, pay on time and don’t open too many new lines of credit at once.

• Pay all your bills on time: Paying late or going into collection can reduce your score. • Make sure your credit limit appears: If your credit card limits aren’t listed, your cards are

assumed to be maxed out, which damages your credit score. • Stay within your credit limit: Staying below 65 percent of your limit will help you maintain a higher credit score. • Pay past due accounts: Delinquent accounts reduce your score more than anything else. Pay these accounts first. • Don’t close credit cards: Credit score software totals your available credit limits across all your cards. If you close an old card, you will suddenly have a lower total limit, which means your credit-to-debt ratio is higher. This drives down your score. Only close old cards if you have no self-control on your spending. • Keep old credit cards active: The longer you have had an account open, the less likely you are to default on it, and the higher your credit score. But it’s not enough to simply keep old accounts open, you have to use the card, even if it’s only once every six months. • Don’t apply for credit you don’t need: Too many inquires over a short period can reduce your score. When using a mortgage expert, only one credit report will be downloaded, and it can be used to go to various lenders. • Correct any inaccuracies on your credit report: This can increase your score. If you have any questions about your credit score or how you can improve it, talk to a mortgage expert. They will be happy to help.

here is a well-known leadership theory that says selecting one word to be your focus for the year will create clarity, passion, power and lifechanging impact. With this in mind, our word for 2022 is: Trees. Trees are the world’s most advanced breathing machines, a miracle of nature that has not been matched for efficiency and economy by anything created by humankind. We need more of them. We have all experienced the many health benefits of getting out into nature or ‘forest bathing’ – breathing clean air, watching wildlife, birds and insects while we enjoy the shade and the quiet. But most importantly, trees efficiently store carbon emissions that help to fight our climate change emergency. While it has always been this way, the number of trees is in decline. We need to act fast to save these miracles of nature and ensure a safe future for people and the planet. Design trends are finding inspiration in nature, sustainability and bringing the outdoors, inside. Perhaps you’ve been considering a landscape project for your home, be it a balcony project or a more ambitious endeavour. We also have some expansion plans. On November 11, 2022, the last tree of the Highway of Heroes Tree Campaign will be planted, marking the completion of a project that has created living tributes to Canadians

who have or who are serving during times of conflict. Seven years and $12 million later, more than two million trees will be planted by this date. This initiative has inspired us to expand our mission through our new national charity, Canadian Trees for Life. Launched in 2021, with $2 million in seed funding from Natural Resources Canada through the federal fovernment’s 2 Billion Trees Committment program, Trees for Life wants to continue the momentum started last year, right across Canada. We planted over 270,000 trees in 2021, and we are aiming to double that number in 2022. Trees for Life’s primary objective is to mobilize community-based tree-planting initiatives across Canada. Using our insights and networks, Trees for Life will provide Canadian tree-planting organizations with the tools, resources, and horticultural trade networks to enable them to grow existing tree-planting initiatives, implement new ones, and educate their communities about the value of trees. WHAT DOES IT COST TO BUILD A NEW HOME?

The Homebuilders’ Association Vancouver (HAVAN) released ‘What Goes into the Cost of a Typical New Home in Metro Vancouver,” a report that breaks down the component costs of building a production home in Metro Vancouver. The report showed that consultant fees, financing, overheads and lot servicing add up to 13.9 percent; the builder profit sits at 7.4 percent; 36

municipal fees and taxes come it at 10.9 percent; with material/labour costs at 29.7 percent. Digging into the numbers, the greatest cost is found in land, averaging 38.1 percent of the total cost. The numbers are based on data from December 2021, and refer to building a 2,600 sq. ft, single-family production home over a 12-month period per the BC building code, with an average MLS selling price of $1.75 million. The report sheds a light on the key costs of homeownership, of which land stands out, and noted adequate housing stock as the key to offsetting land costs, imposed taxes, charges,

and fees. There are many means to increase supply but introducing flexible and innovative zoning regulation is essential to alter the ‘status quo’ and provide for a range of choice and availability. One such means is Blanket, or As of Right zoning to allow for the introduction of accessory dwelling units (ADU), or other means of “gentle densification” through the Official Community Plan (OCP) or Local Area Plan (LAP) to encourage the building of duplexes, multi-plex, row homes, laneway homes, and other forms of ADU’s that do not denigrate the existing character, streetscape, and scale of a neighbourhood. Streamlining and expediting zoning/development without fragmenting approvals on a lot-bylot basis can dramatically reduce approval time, and pre-zoning versus re-zoning contributes to stabilizing land values and reduces

financing and operating costs to the homeowner. Blanket zoning also diffuses NIMBY impact where often a few voices, resistant to change, can derail good proposals that benefit the greater community. The Making H.O.M.E. plan per Vancouver Mayor Kennedy Stewart, and the Permanently Affordable Homeownership concept from Small Housing BC, allows zoning supporting four to six ADUs on existing singlefamily lots, and are an example of inclusive, forward-thinking gentle densification that will decrease land costs per door. A community requires a mix of housing to provide a variety of choices and opportunities to meet the needs for all Metro Vancouver residents. Neighbourhoods that embrace gentle densification versus status quo foster inclusion and ensure a stable base for people working in the city without forcing young

families and future generations to look beyond Metro Vancouver to find affordable housing. Gentle densification also contributes to increasing the municipality’s economic base from which local schools, businesses, amenities, and services can be funded. With rising labour and material costs due to supply chain issues impacted by COVID-19, it is imperative we seek smart housing solutions to offset costs and increase opportunity wherever possible. Solutions will require the partnership of governments and industry to ensure more housing can be built to meet the need across the housing continuum. With municipal elections this fall, it is imperative to understand the true cost of housing, and vote for candidates who support proactive housing solutions for Metro Vancouver.

Home offices are becoming the new norm for businesses and employees everywhere. So, how can we create a space that optimizes productivity within our own homes without taking over our personal space? I’m here to share some tips and tricks for creating an office space that works for you, no matter the size of your dwelling. The very first tip is to work in a space with a table or desk. Duh! I know, it seems obvious, but you’d be surprised how many people work from their sofas. Working from the couch not only sends your mind the wrong message, but it is incredibly hard on your body. Your laptop should never be on your lap (ironic, I know) unless you want to be dealing with severe back issues once this is all over. With your laptop on a desk or table, this allows you to sit in a chair with proper posture and your arms to function at a 90-degree angle. Trust me – your body will thank you later. Now that we know where to set up shop, how can we make this a great space for work during an eight-hour office day? The next thing I would recommend is to create a space that is pleasant to work in. Natural light will help keep you alert. Working all day in a den with no windows can become exhausting, and therefore lower your level of productivity. On the other hand, dens are great for regular life, where you pop in and out for an hour to check email. During an entire day’s work, however, you might want to consider rearranging some furniture to place your desk near a window in such a way that your laptop doesn’t pick up a glare.

If this means setting up a desk in a common area, that’s ok. Just make sure that everything in your office has a home so that at the end of the workday, you can put it all back where it belongs, and you’re not looking at a messy desk for the rest of the evening. This rule goes for any dedicated office spaces, as well. Just because you can close the door and hide the mess doesn’t mean you should. Every day should be started with a clean slate, and that means a clean desk! A de-cluttered space is a decluttered mind. When your mind is clear, you’re not only happier but also more productive. There’s a lot to be said about valuing our mental

health. This is why things such as natural light are so important. Also, consider decorating your home office space with some plants to help purify the air while you work, even if this means moving a little plant from the living room to your workspace during the day and moving it back when you’re done. My final tip is to create a schedule for your workday. This not only keeps you on track with work tasks, but also helps you avoid trips to the fridge every five minutes looking for a snack. Set specific times for lunch and breaks. Set the alarm if you have to. This will get you into a routine and boost your productivity throughout the day.
