GONDOLAS ARE COMING TO BURNABY MOUNTAIN
WHAT’S HAPPENING Burnaby City council is now officially supporting TransLink’s proposed Burnaby Mountain Gondola linking the Production Way University SkyTrain station to SFU. After studying three possible routes, this was the one that emerged as the hands down favourite, and early estimates suggest it will offer lower construction and operating costs than other transit options. Peak capacity will be 3,000 passengers per hour in each direction with cars departing as frequently as every 60 seconds and able to operate in winds up to 100 kilometres/hour. Using renewable energy, the gondola will offset 3,700 tonnes of greenhouse gases from buses and 1,400 tonnes from private vehicles, will enhance accessibility throughout all seasons, and will provide exceptional views as well.
New projects proposed in Surrey and West Coquitlam by Adera Two new projects are being proposed by Adera Development for Surrey and West Coquitlam. SÕL is an exciting master-planned community of new homes in the rapidly developing community of West Coquitlam. This project will be located on the corner of Como Lake Avenue and Robinson Street, and comprise 201 units, 10

Reimagining the Bay downtown
With redevelopment well underway at the Bay in Oakridge, plans are in the works to reimagine its sister store located at 674 Granville Street in downtown Vancouver. The existing six-storey heritage building and façade will be retained and reconfigured into three levels of retail with dining and
entertainment to augment the entire experience. Floors four through six will be transformed into prime office space complemented by a 12-storey office tower that will be added above. Current plans also include direct links to existing SkyTrain and Canada Line stations.

FOR RETIREMENT? ALISA ARAGON-LLOYD Most people believe that being mortgage-free is their plan for retirement. That means paying off their mortgage as fast as possible becomes the priority, with other forms of investments considered only after the property is paid off. If this sounds like you, then it is important to decide what option will give you balanced diversification and protect you from the real estate market and economic fluctuations. 16

One strategy is to be mortgagefree, and that you will have minimal property expenses when you retire and have 100 percent of the value of your home in equity. You will then have extra funds when you decide to downsize to a smaller home. But by putting all of your eggs in one basket, you could be limiting the ability to use other investment options that could give you a higher return on investment, and would help you achieve your retirement goals faster. By focusing on making extra payments and lump sum payments on your mortgage or increasing your payments regularly, you would
shorten the life of your mortgage, yet you are not investing into your RRSP’s or other investments. Here is the best of both worlds: By investing in your RRSP’s, you pay less taxes and get a refund, and with that money, you could make a lump sum payment on your mortgage every year. TAKE ADVANTAGE OF A HELOC
Another option would be to put the equity in your home to work for you by using a HELOC (a home equity line of credit). This will give you access to your equity whenever you need it and would be a perfect investment vehicle.
Having a HELOC separate from your actual mortgage gives you the flexibility to use it for investment purposes, so the interest you pay on funds that are drawn from the home equity line of credit are tax deductible. Here are some investment ideas: Use the funds from the HELOC to purchase an investment property, and with the rental income, you could cover the mortgage payments and property costs. The rental property would then pay for itself and you have a vehicle to help with your retirement goal. Another idea is doing the Smith Manoeuvre. This means using the HELOC for short and long-term investments. If you do short-term, high-return investments that when cashed, help you pay off the line of credit, any extra money you have made will allow you to make a lump sum payment on your original mortgage. SENIORS ARE LIVING LONGER
Many Canadians think of retirement as a time to travel and spend more time
on hobbies and interests. However, in order to be able to do that, there are a lot of factors to consider when planning for retirement. Canadians are more aware about their health and are taking better care of themselves, which means seniors are living longer. According to Statistics Canada, males have an average life expectancy of 79 and females of 83. As a result, seniors now have to save more for their retirement than their predecessors. Four in 10 Canadians age 55+ say there is a serious risk that they will outlive their retirement savings. An additional 40 percent of seniors will still be in debt after the age of 65, according to The Vanier Institute of the Family. The cost of long-term care is significant. Benefitscanada.com reports that baby boomers currently account for 33 percent of the population and 14 percent are over the age of 65. Based on today’s trends and demographics, by 2036, 25 percent of the population will be over the age of 65. Since life expectancy has increased, long term care costs need to be taken into consideration. Pensions are low and most people are not saving enough for retirement. It is important to have a retirement strategy that works for you by exploring different ways that work with your lifestyle and goals. MARPOLE by DIANE DUFLOT
Marpole is a mostly residential neighbourhood on the southern edge of the City of Vancouver. Its borders are Angus Drive to the west, 57th Avenue to the north, Ontario Street to the east and the Fraser to the south. It has seen much change over the years, largely due to the construction of the Oak Street Bridge and the Arthur Laing Bridge, leading to the southern suburbs via Highway 99 and Vancouver International Airport, respectively. have found evidence that Marpole was inhabited as far back as 3500 B.C. This is also one of Vancouver’s oldest settlements, which was called “Eburne Station” in 1860. The area received another boost when the Lulu railway and the BC Electric interurban train were built in 1908, increasing its accessibility to and from other areas of the Lower Mainland. THE VIBE

Tropical plants in a Canadian winter by MARK & BEN CULLEN
H
ere in Canada, we endure a long, cold winter that encourages us to reach for tropical plants for good reason. There is literally no better way to introduce humidity and oxygen into our indoor environment. To garden indoors successfully, especially this time of year, it’s important to provide the best possible growing conditions. With the right care and location, your indoor plants will live a good long life and you will reap many benefits from them.
Light requirements Observing the growth and changes in your tropical plants allows you to determine if they are receiving enough light. Plants that don’t get enough light will usually look pale, have longer than normal stems, and smaller than normal leaves. Sometimes, a plant will look as if it’s reaching for light, stretching its leaves and lengthening the distance between growth nodes toward the nearest window – a sure sign that it needs either to be placed in a sunnier window or the natural light augmented with artificial light. Plants with colourful foliage will often lose colour when they don’t get enough light, and revert to green leaves. It is natural for most flowering plants to stop flowering through the winter months.
Fertilizer Fertilizing indoor plants in winter is necessary only when you see new growth developing or the plant is in bloom. Otherwise, your tropical plants are “resting” this time of year and will not benefit from a fertilizer application. It’s best to err on the side of caution and give plants a little less than the amount the instructions call for. There are several forms of fertilizer available: Granular, slow-release granules, spikes and water soluble. These can be organic or inorganic chemical combinations. In our opinion, the best choice for houseplants is an
inorganic, water soluble formula. The elements in it are readily available for the plant’s use and you will be able to see the effect right away. The final step in choosing your houseplant fertilizer is determined by the plants you have. Some, such as African violets and geraniums, have fertilizers formulated specifically for them. African violet fertilizer, for instance, often is a 10-30-30 ratio with traces of boron, copper, iron, manganese, molybdenum and zinc. If there is no specific formula for your houseplant, a 20-20-20 ratio with trace elements is best.
Rules of fertilizing We follow three rules for successful fertilizing: Do not fertilize plants when: They are wilted, dry or dormant. Plants need nutrients only when they are actively growing or flowering. Fertilizing at other times could cause a build-up of insoluble salts in the soil, which can damage the roots. If white salts build up on the pot rim or soil surface, stop fertilizing and drench the soil a couple of times with generous doses of water (putting them in the shower works!) then, if growth continues, resume feeding in a month or so, using less fertilizer. If the plant stops growing or wilts, despite the proper watering schedule, stop fertilizing, and drench again. Then wait until growth resumes before starting up the fertilizing and use a weaker solution than before.
Maintenance In the winter months, the air in most Canadian homes is dry and conditions are perfect for insects to thrive. To raise the humidity around your plants, place a tray filled with pebbles and water under them. The water should not touch the bottom of the pots. This will create a cooler, humid atmosphere due to evaporation. Routinely inspecting houseplants enables you to observe and correct most problems before they get out of control.

seek additional space, fresh air and a different kind of close-knit community. A 2021 Bloomberg news article reported these sentiments have led to a national trend to shift away from urban centres in favour of the suburbs, a trend we’re seeing play out locally, and expect will continue through 2022 and beyond. Part of what is fueling this trend is the evolution of master-planned communities coupled with new lifestyle and career conveniences such as working from home and the rise of
remote meetings. This is a process that is just getting started and developers and designers should take notice. Suburbanites may lament the loss of their favourite downtown coffee shop, gym or grocery store, but it doesn’t need to be that way. Developers and city planners can address the needs of today’s homebuyers who are seeking space, community-focused living and access to essential amenities through thoughtful, creative and well-designed master-planned communities.
These communities should offer elevated and curated commercial and amenity spaces such as grocery stores, fitness centres and co-working spaces. Daycare spaces and programs would go a long way at expanding the attraction and value of a new project. Master-planned communities should also be strategically built with transit in mind, keeping the community connected to urban centres. As development companies make long-term land-buying decisions, it’s crucial to select sites that are reasonably well connected to suburban hubs in places like West Coquitlam, Surrey City Centre, Langley, and Moody Centre. This will make these communities even more appealing to urbanites who are looking for a change but can take public transit to the city to visit friends or their favourite coffee shop. FLEXIBLE DESIGN
Master-planned communities are suburban neighbourhoods developed as “people-first” from inception. These large-scale communities typically feature thoughtfully designed streets, courtyards, playgrounds and “nice-to-have” amenities such as shopping centres, golf courses and a variety of dining options all steps away from residential dwellings.

There’s nothing like getting older to make you realize what you value in life. And one thing the pandemic has taught all of us is how critical “home” is to our quality of life. Many empty-nesters and seniors talk about “moving down,” when in fact they simply mean moving into a more compact residence. I don’t think of it as “down,” because in many ways, these homebuyers move “up” in luxury – and more importantly, in convenience and quality of life. The benefits of moving to a smaller home or condominium suite are many and varied. Let’s start with what happens beforehand – namely, decluttering. Buyers talk about how freeing it is to give away, throw away or pass down possessions they no longer need or necessarily even want. They know what will fit into their new spaces, and they appreciate how large an uncluttered room looks compared to one that’s full of stuff. They have reached a point in life at which they want to make the most of their surroundings without continually adding items to them. Then there’s the benefit of less maintenance than it takes to keep up a large lowrise home. A lot of seniors opt for small one-storey bungalows with just enough yard to have a garden. Sometimes, these homes include a condominium component for exterior maintenance and snowplowing. It’s nice to hand over those duties to someone else.

Of course, the epitome of convenience is the condominium suite. Purchasers coming from large lowrise homes understand the value they get for the maintenance fees they pay – namely, outsourced tasks such as mowing the lawn and plowing snow. Others are anxious to enjoy life more without having to sweat those outdoor chores. Avid travellers also appreciate the luxury of being able to lock the door and leave, knowing their home will be looked after and protected by security features, including the eyeson-the-street of the concierge. These buyers are typically in two distinct groups. Although it was South Surrey’s first settlement, Crescent Beach remains a bit of a hidden gem. Bounded in the east, west and north by the water of Boundary Bay and to the south by Beecher and Bayview streets, unlike the popular—and populated—beaches downtown, there is usually plenty of room to relax and play on the weekend on this beach. 36

VIBE
Surrey’s only beach community, known affectionately to locals as “CB,” Crescent Beach is a laid-back neighbourhood. Things move at a slow pace here, and the atmosphere is more one of relaxation than of hustle and bustle. There’s not much nightlife here, unless you include taking in a gorgeous sunset and stargazing.
Crescent Beach has an easygoing vibe that’s more about taking naps in the sun than about the quickerpaced lifestyle of Surrey City Centre or Downtown Vancouver. If you own a boat or enjoy any activity on the water—and away from the madding crowd—you might find Crescent Beach to be just about the perfect spot.

MEET THE NEIGHBOURS
South Surrey as a whole is home to the largest population of senior citizens in Surrey, and this beachside community is no exception to that statistic. Who wouldn’t want to retire to a beachfront property with some of the mildest weather in Canada? At the same time, you’re seeing strollers walking the path by the beach on any given day in this community. IN THE AREA
The main attraction here is the beach, which offers fantastic views but there is more to see and do in this area than spend the day at the beach. Blackie Spit, another local park, has a 5-km long nature walk that birdwatchers are sure to love, as well as an off-leash dog park. There are three secondary schools in the area: Earl Mariott, Elgin Park and Semiahmoo. PLANES, TRAINS & AUTOMOBILES
Crescent Beach Road is the only road in and out of Crescent Beach to and from the rest of Surrey, and it crosses the BNSF Railway. A
lot of trains carry freight on the BNSF (about 20 a day). Residents have long been concerned about emergency access to Crescent Beach, as well as the noise and coal-dust that the train emit.
You can feel good about buying and eating the fantastic artisan bread at Fieldstone, which is baked in a French stone-hearth oven and made with top-notch ingredients. Yummy sweets here, too!
THE GOOD, THE BAD, THE REST
Crescent Beach is a gorgeous, laid back place to live, vacation or spend a relaxing day at the beach. Those who need to commute elsewhere in the Lower Mainland, however, might find it a bit far—and hard to get from, given there’s only one road out—to manage day to day. DOLLARS & SENSE
Although there are some fantastic properties nearby (some beachfront homes are drool-worthy), Crescent Beach is not an expensive place to spend the day. It’s not cheap to eat here, but who wants to eat seafood for less than $20 anyway? There’s great espresso and gelato nearby, too, which cost about as much as such things normally do: more than Tim Hortons and soft-serve, but worth every penny.
HOOKED FISH BAR Good eats and cocktails right on the beach. Have a margarita and some fish tacos on this patio and you’ll have to pinch yourself to remember that you’re not in Mexico.
SEAHORSE GRILL Executive chef John Kavanaugh is serious about unique, fresh food. He smokes his own feta, makes his own paté and grows his own herbs out back.

Downsizing. It’s a word laden with emotion, a word that’s been known to strike terror into the hearts of the most stalwart house owner. How will I fit my stuff into my new, luxury condo? I’ve got so many memories. Where do I start? Help! In this issue we aim to calm all of your fears as we chat with Heather Knittel, owner of Good Riddance Professional Organizing Solutions, about how to transform downsizing into a joyful, liberating adventure. 40 New Home + Condo Guide | March 5–19, 2022
new home + condo Guide: What misconceptions trip people up when they start downsizing? heather Knittel: The biggest one is not allowing themselves enough time. People simply don’t realize how much stuff they’ve accumulated over the years. So, they’ll look at the garage or the basement and think, ‘Yeah, I can do this in a couple of hours,’ when, in fact, it’s probably going to take them several days. I tell people to allow at
least twice the amount of time they think each room will take. And, here are two simple tips to start: Make sure you have bags and boxes, so you have an easy way to separate things to be donated, thrown out because they’re broken or unusable, or kept. Don’t pile stuff on the floor because that’s how items get mixed up. nh+cG: Leaving the family home is an emotional experience. How do you decide what to keep? hK: You really need to look at your stuff with a critical eye. Remember, downsizing is about how you live your life now and will live it moving forward into the future. It’s not about how you lived in the past. Sure, when the kids were growing up you might have enjoyed summer camping as a family, but do you really need all that camping gear now?
Probably not, so get rid of it. I often see the same thing with crafts. Clients will look at something like macrame supplies and say, ‘Oh, I used to enjoy doing that in the ’80s.’ But again, it’s unlikely going to be part of your new life, so reclaim that space. nh+cG: What items do people find most difficult to part with? hK: Clothes are hard because they’re often associated with memories of a special event or person. I once had a client with 20 suits from his professional life — all hanging unused in his closet. We decided to keep one to represent that part of his life and donated the rest so somebody else could make use of them. People like to know their clothes are going to a good cause like a church or nonprofit thrift shop, and that makes it easier to relinquish them.

Books are another potential problem area. Just because a book is old, doesn’t mean it’s valuable. They’re also heavy to move — especially those beautiful coffee table books. My suggestion is to keep a few that you love and will actually re-read, then simply deposit the rest into one of the book-drops you find around town. nh+cG: What about family mementoes? hK: Surprisingly, parents are often more attached to memories like their children’s sports trophies, scholastic awards and grade school artwork than the kids are themselves. A great way to keep the memory and not the clutter is to just take a picture — and if it’s digital, you can share it with the whole family.
