Passive House (Passivhaus) design has been around in Europe since the late 1980s, and is now gaining ground in Canada, including here at home in B.C. There are five basic principles of this kind of construction: continuous insulation; high-performance windows and doors; an airtight building envelope; no thermal bridging; and ventilation that provides a constant supply of filtered air paired with a heat recovery system. Passive House technology applies to all construction— recreation and community centres, commercial and industrial buildings, retail, and highrises. CURV, to be built in Vancouver’s West End, will be the world’s tallest building to incorporate these principles. There’s no getting away from it: global warming and the climate change that comes with it are negatively affecting the planet. Extreme weather such as scorching hot summers and super-cold winters are forcing us to become more reliant on heating and cooling systems not only for our homes, but also for the commercial and public buildings in our towns and cities. This, of course, increases greenhouse gas emissions, contributing to the problem.

One solution is for us to build smarter, more energy-efficient buildings, which is the thinking behind the provincial government’s Energy Step Code. Energy performance thresholds for new buildings are assigned to each step, with Step 1 performing 10 per cent better than code, through to Step 5, which is a more than 50 per cent improvement. The target is for all new homes being built to be ‘netzero ready’ (Step 5) by 2032, meaning the building will produce only as much energy as a homeowner uses.

On June 11, members of Townline Homes traded their work boots or suits for beach wear, to take part in a shoreline cleanup day in a region of Tofino that is inaccessible by car. Collaborating with the Rugged Coast Research Society, Townline Homes’ CEO Rick Ilich said it was a perfect fit for the company as it attempts to reduce its use of plastics in its sales centres and job sites. “Our next step is to educate our own internal team about the issue and what they can do as individuals to heal the planet,” said Ilich. “We work with partners Rugged Coast to enrich our volunteer efforts.”

Adera revealed it will be building the first SmartWood mass timber community in Surrey Central’s West Village called PURA. This isn’t the first time Adera has used mass timber construction. In 2018, Adera launched North Vancouver’s Crest, a collection of 161 wood-framed condos and 18 concrete city homes in two sixstorey mass timber and wood-frame buildings. PURA will feature 248 hybrid mass timber condominiums within two six-storey buildings.

Pre-approval is a more in-depth analysis of your financial situation, and you will have to complete an application and consent to access your credit report. At this point, the lender will have more detailed information on your income, assets and liabilities, since your information is being checked and verified. Your credit report has been pulled to learn about your credit score, history and creditworthiness. Based on this information, the lender will issue a pre-approval letter letting you know whether you are likely to be approved for a mortgage and the amount you may be approved for. The preapprovals can also guarantee current mortgage rates for up to 120 days. It is important to acknowledge that you are not guaranteed to get a mortgage if you are pre-qualified or pre-approved. Many things can happen during the process, and some lenders may give a pre-approval

pay BEFORE you start looking for a home. Most homebuyers have a rough idea of how much they would feel comfortable paying every month on their mortgage. However, there is no quick and dirty way to translate that monthly payment into a specific maximum mortgage amount because other factors must be taken into consideration, such as the amount of the down payment, the cost of mortgage default insurance, property taxes, strata fees, (if applicable) and heating costs. You might also be qualified to borrow more or less than you think, depending on your income, debts, and credit history.

These professionals work with banks, credit unions, and mono-lenders, and the only way you have access to these options is through a mortgage expert. The lenders only focus on mortgages, so you’ll keep your day-to-day banking with your current financial institution. With one application and one credit report, a mortgage expert has access to many lenders that offer the best mortgage with the most favourable rates and terms. Another advantage is a mortgage expert will work with your schedule and is open to meeting with you in person if it is more convenient for you.

THE PRE-APPROVAL PROCESS Getting pre-approved might take a bit of work, but it’s relatively easy. You just have to call a mortgage expert, and they will sit down with you to explain the entire process and get some information and documentation in order to provide you with a clear picture of what numbers you have to work with. They can let you know what you can qualify for based on your application, credit report, and supporting documentation. Also, you have to determine what you can realistically afford to pay for a

There’s no denying it: environmental stewardship is on the rise. In this this issue, we chat with Sarah Yada Seto, previously a marketing and communications consultant to Passive House Canada and currently vice-president of marketing with BakerWest Real Estate, about what this building standard means for consumers. New Home + Condo Guide: Passive House design has been around in Europe since the late1980s. Why is it only now gaining attention in North America? Sarah Yada Seto: We’ve reached a point where we simply can’t ignore climate change any longer. Extreme weather conditions like heat domes and atmospheric rivers are all around us. So, the question becomes how are we all going to do our part to reduce greenhouse gas emissions? Passive House design is a key answer to that question. A lot of people don’t realize that globally, buildings of all types create approximately 35 percent of greenhouse gases. Within Vancouver, it’s much higher—about 54 percent. NH+CG: So, what are the principles behind this kind of construction?

SYS: Firstly, it’s a healthier living environment. Since the air is continuously filtered, airborne toxins and germs can be reduced, something that became increasingly important during the pandemic when we were forced to spend more time at It’shome.also quieter because of the superior insulation, a consideration in a highly urban location. But what’s probably the biggest eye-opener for most people is that a Passive House uses about one tenth the energy for heating and cooling. With today’s rising energy costs, that translates to some significant savings over time.

SYS: Passive House is a global standard that’s proven by 30 years of science. It also fits into the city of Vancouver’s mandate to have all new construction be Net Zero ready by 2030, and there are already incentives to build to the Passive House standard. I believe this is the future of building, a collective response to the need to do better for the environment. People of all ages are embracing Passive House because they want to live a healthier, more sustainable lifestyle.

SYS: Studies suggest that currently, Passive House design tends to be approximately two to 10 per cent more expensive to build than conventional methods but offers large energy and greenhouse gas emission savings over time. We’re currently also experiencing supply chain issues that are driving up overall costs throughout the industry in general. MARK AND BEN CULLEN give the extras to friends, family, local horticultural societies or schools. Many gardeners prefer to divide their crowded perennials in the fall versus spring. Dig and divide perennials early enough in the season that the plants will have enough time to get their roots growing well in the new location. Our rule of thumb is to allow at least six weeks in the new location before the first hard frost.

ADVICE | IN THE GARDEN

HOW TO DIVIDE PERENNIALS Plants are usually divided for one or two reasons. First, the plant has outgrown its given space, or secondly, it is fully mature and needs rejuvenating. This becomes noticeable when the centre of the plant begins to deteriorate. Identify the plants that are overgrown, and dig them up. We like using a good quality garden fork as it minimizes root damage. If you have only a spade or shovel, they will work, too. Make sure that you sharpen your tools with a grinder or use a gardener’s file. Drive the fork into the ground around the entire plant, without pushing down on it too much. The idea is to cut some of the roots before levering the root mass out of the ground. After you have completed the

WHAT PERENNIALS ARE SUITABLE FOR DIVIDING?

By the time you have completed your second pass around the plant, chances are pretty good it will lift easily out of the ground, often with a Take“pop.”your time. Once you have the plant – roots and all – out of the ground, decide how many divisions you wish to make. After you have divided the plant in half, do it again, dividing it into quarters. If it is a big plant, divide it again. Now you have several wedges ready to plant. If you can’t plant them right away, place them in a shady spot and water them thoroughly. Keep them wet until you can plant them or give them away. When you plant your new divisions, use good quality soil (triple mix works nicely) and water them well.

YOU NEED A BIG DEPOSIT

This is only true if you buy blind, without doing proper research on the developer and their past projects. In some cases, the developer may use a different construction company to actually build their projects, so that’s a big question to ask before signing on the dotted line. I always take my clients to visit previous projects done by that developer and builder in order to get a better understanding of quality. You can also visit the showrooms of the kitchen and bathroom providers that will be hired for the project you’re considering investing in. This should give you a better idea of the finishes you’d be purchasing. If construction has already begun, don’t hesitate to ask for a tour of the site or even better, the actual property you’re considering. Sometimes, if you’re persuasive enough, the sales staff will go the extra mile and arrange a visit (with all of the super cute protective gear in hand, get ready for helmet-hair!).

When it comes to any big financial decision, buyers interested in pre-construction have many valid concerns and questions, but there are also a lot of preconceived notions about pre-construction purchases that hold consumers back from this type of investment. While buying new is certainly not for everyone, below I’m going to break down some of the most common myths about preconstruction and perhaps alleviate some of your concerns.

While this may be true for some developers, I’ve worked with many who actually care about the final product and their clients’ buying experience.Yes,ultimately turning a profit is the main goal and the reason why they are embarking on the multi-year project. However, keeping a clean reputation is very important to most developers. I’ve seen companies go above and beyond their basic duties to ensure that their purchasers are completely satisfied with the final product and the overall journey. Again, this comes down to doing your own due-diligence at every step of the process, especially before you firm up the sales contract and move forward with your investment. Research, ask for references, and don’t be shy to ask many questions.

G ood things start at the table – plans, decisions, conversations and meals, among other things. Whether for its functional uses, decorative flair or by sheer virtue of its size, a table is an instant focal point in a room, intended or not. Make sure it’s getting noticed for all the right reasons. From table types and material to construction and style, here’s what you should know before you buy.

Function We tend to define a table by its primary purpose: dining, desk, coffee, console, side, bedside, games — you get the idea. But living spaces have evolved to serve multiple functions and table designs have followed suit. It’s the era of multi-functional furniture, so before you go shopping, identify all the activities your table must accommodate and how it will be used. Is it intended as a functional or decorative piece, or both? When in use, will you be standing, or seated on chairs, stools, a sofa, or kneeling on the floor? Does the table need to contain any specific objects or tools (for example, for baking or hobbies) or storage areas? Material Your uses of the table within the context of the space will define the ideal material. For example, if it’s a table intended for eating everyday meals, doing homework and crafts, a material that’s durable and easy to clean will extend the table’s lifespan.

Think solid oak or maple, or a quartz tabletop. In smaller spaces, clear tables such as glass or Lucite are a godsend, allowing light and views to pass through unimpeded, lightening the visual “weight” of the table. By the same principle, I like to add in our designs reflective materials like polished chrome, and slim leggy silhouettes to also achieve the same airy look. Dimensions The measurements of your table need to make sense from two perspectives: the size and specs of the space, and scaled in relation to your other furnishings. The wrong scale or height can make a living room appear awkward, uninviting and uncomfortable. The goal is to achieve decor

In relation to the room, the table should be positioned 36 inches from the wall, to allow movement of dining chairs. When determining your optimal table size, measure the room and sketch the walls, paths of traffic, doorways and windows. Confirm the clearance of doorways, stairwells and around corners, and if you live in a condo, measure the elevator.

Where to locate your office in your home While you can’t deny the flexibility and convenience of working from home, I’m a huge believer in the separation of professional and personal space. This provides privacy while working, and also the opportunity to shut the door on your workday and get some wellearned R&R. For this reason, I always encourage my clients to carve out a dedicated office area in their home. If you have a whole room to spare with a door and a few other key essentials that I’ll get into, all the better. But remember, even where space is limited, you can still have a home office within a larger area of the home that brings function, while meeting your esthetic expectations. When it comes to your home office, location is everything. Try to choose a space that’s separated from foot traffic. Find a quiet area away from the hustle and bustle, such as a spare bedroom, a spot in the basement, or a corner where you can tuck-in and plug-in for your workday.

Consider using multifunctional furniture whenever possible. By not cramming the room with unnecessary furniture, you’ll not only save on floor space (less can be more, people!) but your budget, too.

If you’re setting up in a larger, open-concept living area, you can define your office space by adding a rug that’s large enough to accommodate your desk and a few key pieces of office furniture. This anchors the parameters delineated for office use. Then, create some separation and storage by adding a view-through bookcase between the workspace and living area. This will allow light to flow through, while adding some privacy.

Perhaps it has taken over your dining room table, the kitchen island or a spot in your bedroom, and the chaos of your ad-hoc work area is impacting your life. Office essentials

Lighting This is arguably the most important element in the room. Poor lighting is the culprit behind headaches and strained eyes. Incorporate a layered lighting plan into your design, which includes ambient lighting, task lighting and if you choose, accent lighting.

The desk and chair

The biggest consideration for the desk is its size and height. On the other hand, the desk chair is often underestimated. If you sit for long periods, it would be wise to take the chair for a “test drive” if possible. Even with online reviews, it can be difficult to gauge comfort from a photo and written description. Take a seat and consider support and adjustability, and even how you move as you work (think swivel seat or a chair on wheels.)

Once you’ve figured out the “where” of your home office, determine what you’ll need in order to get the job done. Every office needs a desk and chair, storage, lighting and ideally, a door to close come 5 p.m. However, depending on your role, you may also need to accommodate additional equipment such as multiple computer monitors, a drafting table, and if you host meetings, a sitting area for colleagues or clients.

All that you need Your home office can be everything you need functionally, and everything you want esthetically, regardless of its size. Create your own inspiration board and put your vision into practice. Then, get busy!

And if you have any natural light via a window, maximize that, too. If you’re in a basement or a dark corner, just ensure you have sufficient ambient lighting, which is the general overhead illumination in a space. Task lighting, often in the form of a desk lamp or a floor lamp, would light your work area. Finally, accent lighting isn’t an essential per se, but it is a nice touch that works wonders for the ambience of the space.

Storage space Stuff accumulates quickly, so be sure to declutter regularly, and plan to store the rest. Storage solutions may include shelves, bookcases, filing cabinets and the like.
