ABBOTSFORD A ‘CITY IN THE COUNTRY’

The city of Abbotsford is located on S’ólh téméxw, the unceded, traditional, ancestral shared territory of the Semá:th First Nation and Mathekwi First Nation in the central Fraser Valley, covering approximately 389 square kilometres. With an estimated population of 153,524, it is the largest municipality in the province outside metropolitan Vancouver. Often referred to as a “city in the country”, Abbotsford is bordered by the Township of Langley to the west, the city of Mission to the north, and the city of Chilliwack to the east, with views of Mount Baker to the southeast in Washington and the Coast Mountains to the north.

THE ECONOMY

Abbotsford is surrounded by agricultural lands that anchor the economy, with 1,307 area farms that support a wide range of crops and livestock production, from fruit trees and tree nuts to poultry, eggs, cattle

ranching and dairy. There is also a dynamic business community that continues to expand, with specialized manufacturing and aerospace sectors as well as healthcare, social assistance, retail and construction.

THE OUTDOOR LIFE

If you’re looking to own a home, Abbotsford might be a good option since it happens to be one of the province’s most affordable major cities, with an overall cost of living set at 22 per cent lower than the provincial average. Housing costs in Abbotsford are 11 per cent below the national average and 81 per cent below British Columbia’s average. If you’re thinking of raising a family, the Abbotsford School District has 46 schools — 30 elementary schools, eight middle schools, one combined middle-secondary school, and seven secondary schools.

WHAT IS IT AND WHEN DO YOU NEED IT?

mortgage life insurance. Homeowner/ property insurance protects your home and possessions in your home against damages and loss due to theft, fire, or other unforeseen disasters. Mortgage life insurance is designed to repay any outstanding mortgage debt in the event of your death or you develop a long-term disability.

There are two types of mortgage options available to homebuyers:

Conventional mortgages, which are loans with a minimum 20 per cent down payment, and high-ratio mortgages, which are loans with less than 20 per cent down payment. Mortgage default insurance is in place to help you own a home if you are unable to save that 20 per cent down payment, which can be challenging in today’s housing market.

Mortgage default insurance is commonly referred to as mortgage insurance. It is often mistaken for homeowner/property insurance or

HOW IT WORKS

In Canada, mortgage insurance is required by the federal government on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by you, the borrower, and it is not a protection for you as the homeowner. However, mortgage insurance enables you to purchase a home with a minimum down payment of five per cent if the purchase price is less than $500,000. If the purchase price is more than $500,000, you are required to put five per cent down on the first $500,000 and then 10 per cent on the balance. For example, if the purchase price is $650,000, then you must put at least $40,000 as the down payment.

Example of a premium calculation for a home purchase:

Amortization period 25 years

Loan-to-value ratio 95%

Premium amount $380,000 x 4%

Default insurance cost $15,200

Total mortgage amount $395,200

Mortgage default insurance is provided by insurers such as Canada Mortgage and Housing Corporation (CMHC), Sagen (previously known as Genworth Canada), and Canada Guaranty. Each of these insurers has its own criteria for evaluating you and the property you wish to purchase, and it decides whether or not a mortgage can be insured. Plus, it’s the lender, not you the borrower, that selects the mortgage insurer. It is possible that the mortgage application can be approved by the lender but might not be approved by the insurer.

HOW IT’S CALCULATED

The mortgage default insurance premium is a one-time charge, and it is paid by you to the lender. It can be paid in a single lump sum at the time of closing, or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of what you will pay is calculated by multiplying the amount you are borrowing by the default insurance premium, which typically varies between 0.60 per cent and 5.85 per cent. Premiums vary depending on the amortization period of the mortgage, the loan-to-value

ratio, the size of the down payment, and the product.

It is important to note that for insured mortgage loans, the maximum purchase price or asimproved property value must be below $1 million. The borrowers can port the mortgage loan insurance from an existing home to a new home and may be able to save money by reducing or eliminating the premium on the financing of the new home.

Since there are different products available from individual lenders and are subject to a lender’s guidelines, speak with a mortgage expert to analyze your situation, present several options, and help you decide which product works best for you.

Whether it’s your first home or your forever home, becoming an owner is an emotional process. Features and finishings, size, location, amenities and of course price, all come into play. The sheer number of choices can feel overwhelming.

In this issue of New Home + Condo Guide, we chat with Lynn Harrison, a real estate marketing expert and principal at Harrison Marketing

Resources. She shares her top tips to identify the difference between features you’d dearly love to have and the ones you truly need.

New Home + Condo Guide: There’s no question new homes today are constantly upping the quality and features. How can a buyer navigate the homebuying landscape to find the right fit?

Lynn Harrison: It might sound obvious, but taking a long, hard look at your lifestyle is the starting point. How do you actually live? What features do you need in order to be happy, and what could you give up if you had to? What are your current and future lifestyle and financial priorities?

cases two, became a need for many people. But now, as companies begin calling their employees back to the office, people are reconsidering whether that extra space could be put to better use—perhaps as a guest suite for aging parents—or eliminated altogether.

There are also features such as a balcony that many people consider to be a necessity. But think about it. If the only thing you use your balcony for is to store spare tires and perhaps a couple of bikes you rarely use, you might be better off purchasing a unit without one and either saving some money on the purchase price or increasing your home’s square-footage.

However, a person who barbecues several times a week year-round and spends most balmy evenings outside might well consider it a need, since giving it up would significantly compromise their day-to-day enjoyment.

NH+CG: Okay, if we’re looking at size, is bigger really better or is it just more expensive?

LH: Again, a lot depends on your circumstances and what goals you have for the next year, five or 10 years.

Statistics have shown that a two-bedroom condo will sell faster than a one-bedroom, the same as a one-bedroom will typically out-sell a studio. So, if this is a stepping stone, perhaps while you attend university, or if you know your job may entail a move in the near future, it’s to your advantage to factor in the potential resale value.

Number of bathrooms is another consideration. In a townhouse, it’s easy to think you need three—an ensuite as well as a full bath on the upper floor plus a powder or second full-bath on the main. If you’re a growing family and you’re expecting lots of out-of-town guests, you probably do. But if you’re single or a couple who seldom entertain, you can likely be quite comfortable with just two.

NH+CG: Any advice about beating the Fear of Missing Out (FOMA) or buyer’s regret phenomena?

LH: Sometimes, especially if it’s your first home, it’s easy to get caught up in the FOMA and get so focused on the idea you have to buy something, anything, especially in a hot market like we saw at the beginning of the pandemic, that people simply buy the first home they can. That’s usually a mistake because you may be sacrificing features that contribute to your everyday happiness.

But regardless of market conditions, taking time to consider your goals and lifestyle will help you find the perfect balance no matter how long you plan to live in your new home.

A pre-sale home is worth considering if you are buying your first home, since it gives you the opportunity to be specific about the location and design preferences of your future home.

Do work with a realtor who specializes in pre-sale homes. A realtor knowledgeable about market conditions and industry players can guide you through the search and closing process. He or she will ensure you understand and are comfortable with the steps involved. They will also have helpful insight into promotions

and incentives and will paint a better picture of the final project within its pre-construction context.

Don’t view homes outside your budget. It is essential to determine the maximum loan amount and total monthly payments and factor in all other costs, including but not limited to inspections, insurance, move-in fees, property taxes, maintenance, repairs, renovations, strata fees, and utilities. Viewing homes outside your budget could lead to either making a purchase you cannot afford or creating unfair comparisons with the places initially viewed.

Do research on the area to confirm that living in the community is

a viable long-term option. For example, find out how walkable the neighbourhood is, whether public transit is nearby, whether schools are highly rated, if there is access to amenities such as retail, restaurants, and grocery stores, and will there be further development down the road.

Don’t choose a realtor based solely on the number of listings they have. While an agent with many listings may seem like an indicator of success, they may not have the time to give you the attention you need. Do your due diligence before choosing a realtor. Get a referral from friends or family, read reviews, and go to an open house to gauge compatibility. Also, visit the BC Financial Services Authority’s website to check for any recent license suspensions.

Do get pre-approved for a mortgage. Pre-approval will help you determine your budget and give you an advantage when competing with other buyers for a pre-sale home. It will also ensure you are ready to move forward once you find the right pre-sale home.

Don’t skip the fine print. It is essential to read and understand the contract and disclosure statement. In addition, ensure you understand the deposit structure, the construction timeline, and any cancellation penalties.

Do keep in mind that pre-sale homes have their own unique considerations in the real estate world. You will have to make more decisions, have more variables to consider, and accept a longer timeline from purchase to possession.

Don’t rush the process. Take your time to make an informed decision. Consider getting legal advice before signing the contract.
