The new-home market in Metro Vancouver is rich with many projects offering a great selection of housing options, designs and prices. Single-detached homes surrounded by nature, two-storey townhomes, luxurious condominium apartments, one-bedroom units in buildings with great amenities – it’s not too difficult to find a home in a neighbourhood that makes you feel comfortable. That being said, what’s not always easy is imagining what your new home will look like when it hasn’t even been built yet. Developers construct show suites and new-home models to help with the process, but how does that relate to the kind of home you want, one that will suit your specific needs? According to MLA columnist Cameron McNeill, understanding the floorplan of the home you desire is the first step toward making the right purchase. HORIZON 21 GRAND OPENING On the Coquitlam/New Westminster border, on Blue Mountain Street near Lougheed Highway, the presentation centre for Horizon 21 opened its doors to pre-registered VIPs on Feb. 29. Two-bedroom homes with water views of the Fraser River start from $569,900. It was the last chance to visit the Horizon 21 Presentation Centre before it opened the next day to the public. Door prizes, including discounts, were announced later in the afternoon, and dozens of visitors viewed the model home while snacking on meat and cheese platters and sipping complimentary coffee and tea.

What’s next in mass timber?

HAVAN Awards of Building Excellence finalists’ soirée Formerly known as The Ovation Awards, the HAVAN Awards for Housing Excellence announced this year’s finalists in a sold-out soirée held on March 4 at the Permanent space at 330 West Pender Street. In this writer’s humble opinion, this is always the most fun event on the HAVAN calendar, and that is saying a lot. This year featured sandwich

and charcuterie bars, passed canapés, an ice-cream sundae bar as well as the Trail Appliance café upstairs in the lovely art deco space. The packed room sipped on cocktails and networked as they listened to the finalists being announced. A list of the finalists, as well as images of the projects, can be found on havan.ca/awards.

Kelowna Realtor preview event More than 150 people attended Mission Group’s Realtor event on Feb. 27 for a new project in Kelowna called Bertram. The evening included a presentation of the floorplans, pricing details and also featured presentations by Luke Turri, Mission Group’s executive vice-president, and company CEO Randall Shier. Many high-profile Realtors attended the event, including brokers from the rennie group. Bernard Block is an urban village in the heart

of downtown Kelowna. The site, once complete, will be comprised of two residential towers including Brooklyn, which is currently 97 per cent sold and Bertram, plus one commercial tower, called the Block. The evening fostered several conversations about Kelowna’s maturation into a city that is key to British Columbia’s future prosperity and one that offers the ideal setting for young people to start a business, relocate a company and to raise a family.

On Feb. 26, more than 300 people attended a UDI breakfast at the Pavilion Ballroom at the Pan Pacific in Vancouver to learn about the latest developments in mass timber building practices. The panelists – Russel Acton from Acton Ostry Architects, Paul Fast from Fast + Epp Structural Engineers, and Rocky Sethi from Adera Development – explored how mass timber offers strong, fire-resistant, cost-efficient benefits and addresses key factors of climate change in B.C. Moderated by Katie Dunsworth-Reiach from Talk Shop Media, the panel covered new opportunities presented by the new B.C. building code, which now allows new timber buildings to go from six to 12 stories. As development and construction account for 40 per cent of global gas emissions, it was essential to gather and discuss ways to reduce the carbon footprint of projects and companies in the industry. MODESTLY POSITIVE OUTLOOK FOR 2020 by STEPHANIE MACDONALD

Jason Turcotte, VP of Development at Cressey, explains his company’s 2020 outlook for smaller, boutique projects in upcoming neighbourhoods New Home + Condo Guide: 2018 was not a great year for the building industry, and 2019 marked a bit of a turnaround. What do you see for Cressey and the rest of the industry in the coming year? Jason Turcotte: Well, I would say that I think the first

half of 2018 was actually okay. And 2019 wasn’t a complete recovery either, more of a return to some sort of a more balanced, real market defined by “legitimate” sales to end-users or investors without so much speculation buying. I don’t see going back to the peak of the market anytime soon, but people will always see local real estate as a trusted investment vehicle, and the continued and sustained population growth of our region means that these new people will also need a place to live, whether that is through home ownership or renting. So, the indicators for the near future are positive, but modestly so. NHCG: We have been hearing from many industry

leaders that “demand side” measures taken by the government such as the speculation tax, the empty homes tax and the mortgage stress test have effectively strangled the industry’s ability and desire to build new supply. What do you think? JT: The speculative buyer was blamed for inflating home prices, but this wasn’t entirely the case. Though some were overzealous selling contracts overseas and flipping them, this also created the demand that resulted in the creation of these large, dense projects that are good for our region. The 500-unit towers being built at Brentwood Mall, Surrey, and other places along the Skytrain line are very hard to do without a huge market with a fast selling period, and a large volume of pre-sales. And these homes, once they are completed, provide much-needed rental home supply. In our case, Cressey’s put a pause on any mega-projects we were considering and are focusing on smaller, more community-involved 24

developments including townhomes, as well as a new emphasis on purpose-built rental buildings. NH+CG: Can you tell us a bit more about any new

Cressey projects? JT: We always do detailed demographics on

potential sites and like to pick ones within emerging neighbourhoods. Right now, an example of this is the new community at the old Rona site on Kingsway in East Vancouver. We’re doing a mixed development including a mid-rise, townhomes and retail spaces. It’s built to appeal to people who already live in the neighbourhood as well as a Millennial buyer, or a young family. We are putting an emphasis on building homes that give people flexibility, giving people a number of housing choices for individual situations. Also, though living in the city sometimes means compact spaces, our homes are designed to maximize livability and to value individuality. We’re also in the midst of selling Chelsea, a boutique building on the Cambie corridor, and another great new building in Edmonds we have almost sold out called Kings Crossing. In addition, we have new, purpose-built rental buildings happening in soughtafter neighbourhoods like Commercial Drive as well as Strathcona. Today’s fabulous new patterns, such as herringbone and other linear installations, are a striking design feature being executed with tile and wood alike. I’m partial to a chevron pattern done in a light, neutral wood for a modern and classic look. COLOURED FLOORING

Consider your floor to be a fifth wall. From that perspective, colour is essential. Though a coloured floor seems like a bold and permanent commitment for what is one of the priciest elements in your home, it really does create a statement. Soft creamy white, pale blue or grey can lighten and brighten a small space or a basement. Most of these floors will come in an engineered wood material, which is perfect for a basement or a condo. ASPAC: We loved bringing that element of deep blues to really make it feel quite masculine, like a bachelor pad. Cool, calm, yet bold. However, to switch it up, you could also bring in a nice neutral palette of warmer tones, close to a beige, warm grey, sand or mushroom. NHCG: Can you talk about the pottery adorning the

variety of high-end design and living sources. The pottery is a mix but mainly stoneware, a vitreous or semi-vitreous ceramic. NHCG: The use of jewel tones in the furniture

provides a pop of colour in the living room. Could you also bring colour into the kitchen or would that be too much? ASPAC: The main emphasis of the kitchen

is to be black on black on black, with the luxurious statement 24K gold taps. If you wish to bring colour, we would suggest it be in accessory items or pieces that team nicely with black. Pops of bold colours would work in display jars, pots, or bowls, a colourful coffee machine, toaster etc. NHCG: This is clearly a very luxurious bachelor pad. What changes would you make to turn it into a bachelorette pad? ASPAC: This could be done through the

furnishings and loose elements such as furniture, cushions, rugs, art and decorative lighting; re-selecting items with more feminine elements such as design geometry, texture, colour tone and patterns; furniture with lighter colour fabrics; throws and cushions teamed with artwork that lends towards the feminine direction. 44
