B.C.’S AMAZING HOME-BUILDING INDUSTRY Have you ever noticed that sometimes you are so close to something that you unwittingly take its specialness for granted? It’s the sentiment that is reflected in the saying we “can’t see the forest for the trees.” The build community in British Columbia is a case in point. Many of us know it’s there — after all, there is evidence everywhere of new residential developments — and yet too many of us take for granted the quality and care that goes into building our future homes. Even during the last two-plus years of Pandemic illness, uncertainty and supply-chain issues, the industry has re-invented ways of showing and delivering its projects to the public, working hard to keep everyone healthy and safe. COMING TO A HORIZON NEAR YOU. It’s been almost 15 years since Westbank’s 57-storey Shangri-La tower in downtown Vancouver became the tallest building in Metro Vancouver. Now, there are eight new towers on the horizon hoping to surpass this longstanding record. None are located in Vancouver’s downtown core or are even located within the City of Vancouver. In Burnaby, if approved, Pinnacle Lougheed will set three new benchmarks – Phase 1B presenting an eye-popping 80 storeys, Phase 2 weighing in with 76 storeys, and Phase 1A bringing an additional 73 storeys. Already approved in Surrey, Centre Block’s 47 storeys will claim bragging rights as Metro Van’s tallest office tower. In Surrey, Anthem’s MetroKing, a 66-storey tower, is awaiting approval, while Bosa Properties’ 70-plus-storey tower, currently tagged Bosa Kingsway/Willingdon, is in preliminary design with full details yet to be revealed. Both Onni’s 64-storey Gilmore Place Tower 2 in Brentwood and Concord Metrotown’s Grand Tower – a 65-story residence anticipated to be completed in 2025 – are under construction. 10

Celebrating the new Surrey Since 2005, Tien Sher Group of Companies, led by Charan Sethi, has been sparking redevelopment in Surrey’s historic Whalley district with a series of mixed-use new condominium developments in the blocks around King George Highway and 108th Street. On Monday, May 16, Tien Sher held an official ground-breaking for Flamingo One, a 35-storey tower located on the

site of the once infamous Flamingo Hotel. The first of four iconic towers, the building will create a dynamic, visual welcome and gateway to Surrey City Centre. When complete, the four towers will ultimately be home to 3,000-plus residents and a number of new businesses, creating an inviting, walkable neighbourhood where you can live, shop, work and play.

Island news As Vancouver Island continues attracting attention from Vancouverites looking for a lifestyle change, Esquimalt is emerging as one area to watch. Last month, the Lexi Development Group broke ground on a highly anticipated, nine-storey concrete residence that’s two blocks from the ocean and a short 10-minute bike ride from downtown Victoria. Pacific House will offer great views of the ocean, Inner Harbour, and Olympic Mountains.

Even more to enjoy in the Tri-Cities

Long known for its active, engaged lifestyle, the Tri-Cities are about to get an exciting new community amenity. Coquitlam’s aging Innovation Centre, located adjacent to Lafarge Lake just north of the Evergreen Cultural

Centre, will receive a $5-million update. Currently used by city staff as a worksite, the civic building will be turned into what Lanny Englund, Coquitlam’s general manager of parks, recreation, culture and

facilities, says he hopes will become a “community living room” where residents can take part in arts and recreation programs and stop in for a bite to eat at the new concession. When complete, it’s anticipated the new centre will have drop-in space, two multi-purpose rooms, plus refreshed meeting rooms, social gathering spaces, and lower outdoor patio. Council hopes the facility will become a hot spot for kids’ afterschool activities and summer camps as well as a destination park for outdoor events. Construction is due to start in the spring of 2023 with completion a year later. nexthome.ca

TIPS TO HELP YOU MANAGE HIGHER

The Bank of Canada has increased its overnight policy rate in the past few months, and it is expected that in its upcoming June announcement, there will be another increase that will affect variable interest rates. As well, fixed interest rates have 16

increased dramatically over the last few weeks and months and the expectation is that interest rates will continue to trend upwards. Therefore, it is important to be proactive and prepare yourself for higher interest rates. The following are some tips that can help you. 1. PAY DOWN YOUR MORTGAGE FASTER

To ensure that you don’t overleverage yourself when interest rates continue to increase, start

by making larger or more frequent payments and make lump sum prepayments, when possible, towards your mortgage. This will help you by lowering your principal so you will pay interest on a smaller amount in the future. • A LUMP SUM PAYMENT. Most lenders allow you to pay annually up to 10 to 20 percent of your mortgage without a penalty. The prepayment amount is applied directly to the principal balance, which will help you save money. If


you are getting at tax refund, apply that money to your mortgage to pay it down. This will allow you to increase the equity in your home. • CHANGING YOUR PAYMENT FREQUENCY. This is a great way to

pay off your mortgage faster. You can benefit by paying the same amount per month by just simply splitting your mortgage payments throughout the month to semimonthly or change your payments to bi-weekly or weekly payments.

It is better to become proactive, instead of getting in a tighter situation later, especially when interest rates continue to rise. If you are looking at buying a home, calculate what the payments will be with a higher interest rate and see if you would be comfortable making those payments

4. HAVE A CONTINGENCY FUND

If you are concerned about higher interest rates when your mortgage comes up for renewal, start working on it now. It’s a good idea to create a contingency fund that can be used to cover the increase in mortgage payments or you can use that fund to make a lump-sum payment on your mortgage. If you are on an adjustable mortgage, figure out what your mortgage payments would be if you had a fixed rate and put that extra money aside. By making small changes in your daily spending, you can save more money in the long run. 5. SEEK PROFESSIONAL ADVICE FROM A MORTGAGE EXPERT

A mortgage expert can keep you updated on how the changes in the economy affect you and your mortgage. He or she can help educate you in areas in which you are unfamiliar. Also, if you want to find out how you can leverage what you have and how to grow your financial wealth, they can help you to explore all of your options. On May 17, three local housing industry “legends” met for a lively discussion of topics ranging from adapting to today’s market conditions and COVID-19’s continued disruptions to supply chain challenges and affordability. Once again moderated by Kirk LaPointe, publisher and editor-in-chief of Business in Vancouver, the event brought together Rick Ilich, the CEO of Townline Homes; Robyn Adamache, senior specialist of client relations and multi-unit housing solutions at Canada Mortgage and Housing Corporation (CMHC); and Peter Wood, director of EWP (engineered wood products) 22

With work from home – either full or part-time – now firmly entrenched as a societal norm, many buyers continue to express a greater desire for home as a sanctuary, a safe place with flexibility to accommodate the new life realities. Anecdotal evidence also suggests younger generations have less yearning to own their home until they are well established in a career and ready to begin a family. Plus, many are experiencing an increasing sense of not being able to get into a market with limited availability combined with rising prices and interest rates.

LABOUR SHORTAGE INTENSIFIES

According to Adamache, last year saw the highest number of immigrants arrive in B.C. in 60 years, something she says will likely bode well for homeownership demand, although rising interest rates may somewhat dampen that demand. But even with the also recordbreaking 60,000 new jobs created during the same period, there’s still an alarming shortage of skilled labour. Ilich noted that in the past, Townline would typically have 400 to 500 people working on a tower construction site. Today it’s often less than 300. Wood said part of the problem is that construction practices haven’t changed that much over the past three or four decades, leaving many potential students less than

enamoured with a career in the trades, despite the stability and lucrative nature of these jobs. “This industry is ripe for evolution,” he said, adding it’s estimated B.C. would need to graduate one in every six students into the trades in order to fix the current labour shortage, a far cry from the approximately one in 60 that’s the current reality.

And there’s a further wrinkle, since even if permits and building approvals were fast tracked, there’s still the headache of ongoing supply chain disruptions and skyrocketing price increases. The well-known problem has become so acute, LaPointe said he’s heard more than one builder say that by the time a larger project completes, costs can have ballooned by 30 percent or more.

FAST-TRACK APPROVALS

The panel was, not surprisingly, unanimous that bureaucratic red tape needs to be reduced. “We need more housing, but if permits are held up for months, it creates a bottleneck and means only a certain number of homes can be built,” said Wood. Ilich agreed, adding some municipalities try harder than others while some simply don’t see it as a government issue.

LEADERSHIP LESSONS LEARNED

In closing, LaPointe asked each panelist to share thoughts on how the pandemic has changed their leadership and management style. Consciously focusing more on things that can be controlled and preparing to react quickly was Wood’s insight. He’s also become more aware of how someone’s home dynamics impact the core of a business.

Finding creative ways to retain social interaction and work culture topped Adamache’s list. To replace the water cooler conversations that are integral to keeping teams engaged and connected, she opted for casual gatherings every other Friday, even if the group was simply offering each other a 2-D cheers in front of a computer screen. “The old days are over,” Ilich acknowledged. “Zoom meetings will continue in some form, but it’s my job to instill confidence, respect, and dignity within our corporate culture. It was a night to celebrate innovation, creativity, and unfailing perseverance in the face of challenges unimaginable until the world shut down just over two years ago. And so, on Wednesday, May 11, some 750 industry insiders and experts gathered to celebrate, in person, the visionaries who keep B.C.’s home development industry strong and thriving. “The pandemic imposed incredible hardships on our lives, professions, and economies,” acknowledged Anne McMullin, president and CEO of the Urban Development Institute (UDI) Pacific Region, in her welcoming note. “But COVID-19 didn’t stop our industry. We quickly adapted to the new reality and were one of the few sectors that kept going, keeping job sites open and ensuring British Columbians were employed during some of our province’s darkest days. That is the definition of resiliency, and I have never been more proud as I witnessed this industry’s determination and grit.” 34

Richmond City Centre runs roughly from Blundell Road north to Middle Arm of the Fraser River and from No. 4 Road, west to Gilbert Road, with a small extension at the north end of Gilbert to take in the neighbourhood around the Richmond Olympic Oval. The whole of Richmond has the highest percentage of immigrants of any city in Canada and the second highest percentage of visible minorities (about two-thirds). Those numbers are even more evident in the City Centre. The population of this downtown core is growing rapidly from 38,610 in 2006 to 48,185 in 2011, and is expected to reach 100,000 by 2041. 38

e all want to bring more of that outdoor feel into our interior spaces. Who doesn’t enjoy being surrounded by natural elements? If you can’t live in the middle of nature, let’s bring a little nature into your home.

Natural elements Textural design is all about creating tactile moments that invite touch, drawing all the viewer’s physical and emotional attention to the space, an experience that can help with mental health and rejuvenation. When working with textures, consider placement, such as putting a smooth texture directly next to a rough one. This will enhance the contrast between them more than if you space them apart. And don’t be afraid to mix metals, finishes and textures. Since not everyone has the opportunity to overhaul a full space, if you are looking to add natural textural elements to a smaller space, bring in plants and layer in flowers and add woods that contrast to a natural material flooring such as walnut, and possible deeper tones. It’s okay to mix light and dark woods that have different grains, such as oak and walnut. Layering in blacks, matte texture, vibrant walnut woods,

concrete textured manufactured stone countertops and mixing a colour such as “Hale Navy” would add texture. Matte finishes are a must in any space to ensure that the warm feel of layering through natural textures such as low-sheet veneered woods, concrete finishing, matte tiles and organic metals, create an organic and textured touch instead of a manufactured one.

A variation on a theme When travelling, we are drawn to the outdoors, possibly a favourite beach, hike or viewpoint, and find ourselves drawn to those exotic and unique natural materials, native fibres and metals. Take note of these when you’re at your favourite spot so you can replicate them in some way at home. It might be by adding a textile

on a chair such as a throw blanket or pillow. Or, it might be that harvest table at a local breakfast spot that you loved and can introduce as a charcuterie board to your kitchen as a reminder of that table’s aged and unique lived-in finish.

Buyers of new homes in B.C. are fortunate to be protected by the country’s strongest construction defect insurance. We asked Wendy Acheson from BC Housing about some of the most important things you should know about your New Home Warranty.

Before each expiry date, inspect the home to identify any problems in areas still covered by the warranty. Strata properties may have different expiry dates for their individual unit and common property.

to help make more informed decisions when buying a new home. The registry is a great online resource for homebuyers, Realtors, lawyers, local governments and anyone else who wants to check the status of a new home or a new home under construction. You can search the registry for new homes using the street address and city or its legal description, and filter your search for single-detached homes or multi-unit (including duplex) buildings. You can find out if a new home, or new home under construction, has a home warranty insurance policy and whether it was built by a licensed residential builder. nhcG: how long does this insurance cover the home? w.a.: You need to take note of, and act on, each coverage

expiry date. The home warranty insurance provided on new single-family and multi-family homes built for sale in B.C. protects against different construction defects for specific periods of time: • Two years on labour and materials for defects related to delivery and distribution systems (such as electrical or plumbing). For general materials and labour defects, coverage is for 12 months on detached homes and non-common property in strata units (including fee-simple homes), and for 15 months on common property of strata buildings. • Five years on building envelope defects (including water penetration). This covers components that separate the indoors from the outdoors, such as exterior walls, foundation, roof, windows and doors. 44

• Ten years on labour and materials defects that result in failure of a load-bearing part of the home, or causes structural damage.

w.a.: You should report serious defects immediately to prevent further damage. Smaller defects can be reported together but before your coverage expires. Report possible defects in writing to the warranty provider and the builder. (For strata homes, report problems with the unit to the warranty provider and problems with the common property to the strata council and/or building manager.) Keep copies of all correspondence related to defects and claims. nhcG: how do i know what’s covered and what isn’t? w.a.: Not all aspects of a new home are covered by the warranty. For example, the insurance won’t cover things like normal wear and tear, insect or rodent damage, or acts of nature. Check your policy for exclusions. Did you make any improvements after taking possession of your home? Design, materials or labour supplied by the owner or someone other than the builder, their workers or subtrades may not be covered.
