PREVENTION IS KEY TO PROTECTING YOUR HOME When my partner first suggested we get a second inspection on our brand-new home, I scrunched up my nose and rolled my eyes. “You’re being paranoid,” I insisted. “That is a completely unnecessary expense.” And yet, he persisted. After much back and forth, I acquiesced and told him if it was that important to him, he could arrange the whole thing himself — which was exactly what he did. You can imagine my utter shock and dismay when the inspector handed us a 64-page report listing nearly 100 different concerns. Perhaps the most alarming was not only were the shingles lifting on our roof, but several of our windows and a side door were missing sealant, a nightmare waiting to happen. Although it wasn’t an immediate concern with mild weather, once Mother Nature’s glacial child came out to play for the season, we’d be having a different conversation; only this time, with our insurance company. Hiring a second inspector for our new build was an ideal way of protecting our home. We were able to take our concerns back to our builder to fix. So, what would do you do to protect your home? It’s something to think about when you’ve found your next new home.

THE FUTURE OF OAKRIDGE PARK Hundreds of people crowded into the Fairmont Pacific Rim’s ballroom on Oct. 27 to listen to Ian Gillespie, the founder of Westbank Corp. Gillespie was speaking about his most ambitious project yet — the future of Oakridge Park. The $5-billion luxury redevelopment is set to be the largest private real estate development in North America. “In Oakridge, we are bringing the best of all our work together – the defining designs of our history,” Gillespie told the crowd. The theme was “Collaboration.” At Oakridge Park, Gillespie has partnered with some of the world’s best architects, designers and artists. He introduced his newest collaborator, Tokyo’s esteemed Azuma Makoto, whose haute couture plant and flower exhibitions will adorn the lobby of one of the towers. 12

First Steven Shearer solo exhibition in more than seven years The Polygon Gallery, located in North Vancouver, presents Steven Shearer, Nov. 20, 2021 – Feb. 13, 2022. It’s the Vancouver artist’s first solo show in Canada in over a decade. This marks the first major national survey of the Vancouver artist’s work since 2007, when Shearer’s work was last shown in a solo exhibition in the city. “Steven Shearer is an artist who has received considerable attention internationally, but there have been very few opportunities to see his work locally,” said Reid Shier, director of The Polygon and the curator of the exhibition.
The exhibition highlights Shearer’s extensive archive of more than 74,000 photographic and print materials, and its influence on his larger artistic practice. It includes more than 40 works by the artist, as well as a 19-volume self-published series of books documenting his vast image archive. should rarely (if ever) be based on the state of the current housing market. Yes, this suggestion goes against solid investment principles, but with good reason: We don’t buy homes as an investment. In my book I try to normalize the real reasons why we buy homes and explain how to turn the purchase of a home into a smart financial decision. I don’t claim that homeownership is the only way to achieve financial independence. It isn’t. Nor is it the fastest way. But for any Canadian with a goal of becoming a homeowner, it becomes critical to change how we manage our single largest asset and biggest debt. The more homeowners are strategic about the power of leverage, taxefficiency and value recognition, the better off they will be. Thinking about homeownership strategically is about making smarter decisions when it comes to buying, budgeting, renovating, paying the debt and using equity. NH-NHCG: What is a “smart reno”, why is it important, and how can a homeowner plan for it? RK: Home renovations are an expense — with the potential of being an investment. Smart homeowners need to invest time in planning and researching before the first hole is dug or paintbrush is dipped.
Thinking about homeownership strategically is about making smarter decisions when it comes to buying, budgeting, renovating, paying the debt and using equity.
Renos are an expense because, taken in isolation, virtually every home reno will not offer a dollarfor-dollar payback. For instance, the average return on a bathroom remodel is less than 65 percent; a basement remodel may get a 70 percent return, while adding an upscale master suite returns less than 52 percent. TO FIND SMART RENOS, HOMEOWNERS NEED TO:
1. Make a list of desired renovations 2. Determine the reason of the reno. For instance, is the reno necessary to keep the home functioning properly? Or is the remodel due to personal preference? 3. List the costs. This requires research but will help you decide if the reno fits your budget and plan. Ideally, you want to find renos that cost the least but add the most value. In other words, spend the least to add the most value. But value isn’t a code for cheap. There are times when a good solution costs more than a cheap alternative, such as paying
a professional to help declutter rather than buying more bins, racks and storage buckets. Also, this doesn’t mean you can’t remodel or upgrade to suit your style or desires. Even personal preference renos are justifiable if the cost and results fit your goals. NH-NHCG: What are three or four tips you can offer to future and current homeowners? RK: The book isn’t a step-by-
step strategy for buying a home; it’s a strategy for learning how to turn this asset into a critical part of your overall financial health. To help those aspiring to homeownership, here are some adapted takeaways from Chapter 3 of House Poor No More. INVEST IN YOUR FUTURE.
The key to getting your financial life under control is making a budget. Don’t worry if it’s not 100 percent accurate. The aim is to pay attention. The goal is to learn to make smarter decisions for each dollar you earn, save and spend —including the money allocated to housing costs.
DON’T BE AN OSTRICH.
Homeownership is expensive — plan for it. CASH ISN’T KING.
Cash is good for current expenses and emergencies — nothing more. Holding too much cash, either in a bank account or sitting untapped in an asset, means you’re losing long-term value. SPEND A PENNY, KEEP A POUND.
As a homeowner, expenses can quickly blow a hole through your budget. To prevent this, you need to keep your high-priced wealth-building tool — your home — in good operating condition. Learn how to maintain your home and all its components and complete tasks as they arise. Yes, it will cost you, but you’ll spend far less with consistent maintenance than with a neglect-and-pray strategy.

With over 70,000 divorces in Canada every year, there is a large and growing number of Canadians looking for advice on how to pick up the financial pieces and set out on their own. One of the more important financial issues is the need to maintain a healthy credit rating to help ensure financial independence and, among other things, provide a solid foundation to approach home ownership solo. The following are general tips on how to approach home ownership following separation or divorce: • Know what it takes to qualify for a mortgage. Whether they are planning to buy out the other spouse’s equity or search for a new home, after any property
settlement, those who are divorced or separated must qualify for a new or refinanced mortgage with their own income. Most lenders require a separation agreement before proceeding with a mortgage. Also, alimony and child support payments will impact on mortgage qualification, so consult your mortgage expert to determine your specific situation. • Keep an eye on your credit rating. After a separation or divorce, it is important for an individual to establish credit independently of their spouse, especially if one lacks a credit history. A mortgage expert can offer advice on how to improve a credit score before applying for a mortgage. Debt taken out in joint names is considered to be the responsibility of both parties. If joint debt is not handled in a timely manner during the divorce/separation period, this will impact the credit rating of both parties. • Get a mortgage pre-approval. For those purchasing a home after a separation or divorce, a mortgage pre-approval is vital, as it will indicate clearly how much of a home one can afford. • Look for smart ways to manage extra expenses and personal debt. A separation or divorce can mean numerous added expenses. Getting a new mortgage can be an opportunity to access equity in one’s home or consolidate highinterest credit card debt. Some
borrowers opt for lower monthly payments, which create a larger monthly cash flow. ith the colder months upon us, we all want to find ways to warm up our homes to make them the perfect places to rejuvenate and spend time with our loved ones. My home has always been my sanctuary, and the last few years of pandemic life have just further emphasized the importance. When trying to create the perfect inviting and 34

cozy ambience, focus on shifting the overall feeling rather than just the specific components of your rooms. This can be more challenging to do when working in a smaller space because the number of items we bring into the space needs to be thoughtful and curated to prevent things from feeling too cluttered and busy. Here are three main tips to consider when cozying up a home and even more so for a smaller space:
Focus on lighting OOO There are three main types of categories of light; ambient, task and decorative. Ambient lighting is more “general” lighting (e.g. pot lights, chandeliers, overhead lights). Task lights usually centre around the ability to do a “task” (e.g. table lamps, floor lamps, etc.) and decorative lighting has more of a visual focus (e.g. picture lights, wall sconces

Emphasize texture OOO Updating the textures and colours of decorative items is an easy and cost-effective way to add warmth and shift the overall tone of a home. The key line
of thought here is to substitute as opposed to add, especially in smaller spaces. You have a certain amount of usual real estate for decorative and display items so be thoughtful with what you substitute in. Phase out your linen throw with a cozy one made of boucle or a faux fur for an immediate injection of a cabin vibe. Confidently swap out accent pillows and even rugs to shake things up. The goal is to create the largest amount of impact with the least number of “things”.
Go for groupings OOO Accessorizing in a smaller space is more difficult than in
a larger one. Try and refrain from adding vases, candles and other accessories throughout the house. Instead, opt for purposeful vignettes and cohesive groupings to make an impact. If you’re not quite sure where to start, use groupings of three or five, with an emphasis on balance in scale and size. If you have a larger vase, add in a smaller floral arrangement and picture frames to add a personal sense of depth and richness. Symmetry can be beautiful if you’re working with the right scale. There’s nothing quite like the day you get the keys to your brand-new home. It’s more than the peace of mind that comes with a 2/5/10 warranty or state-ofthe-art appliances and fixtures. It’s a feeling, the sense you’re taking charge of your life and your future. In this issue, we chat with Melanie Briggs, vicepresident of sales and marketing at Townline Homes about some other benefits to buying new. Q: Why does purchasing a brand-new home make sense financially?
— especially since you don’t know what the other people are offering. With a new home, you know exactly what the price is, so the process is more comfortable and transparent. Another thing people get excited about is the opportunity to be involved in the strata as it’s formed. It’s like having a blank canvas for putting forward ideas about how your community will be managed going forward.
A: There are a number of reasons. First, strata fees
are typically lower than resale because there’s less maintenance. It’s also unlikely there will be a special assessment — which can be financially crippling. Finally, you’re buying a presale. You’ll usually have two or three years to continuing saving toward the down payment without worrying whether the price will go up. In a city like Vancouver, where prices continue escalating, this can make a big difference. And during that extra time, you’re also building your credit rating — something that’s especially important for first-time buyers — so getting a mortgage could be easier.
Q: What about amenities? A: Even before the pandemic, most large projects
were including some amazing amenities: media rooms, gyms, bowling alleys, dog parks, bike repair stations, the list goes on. It creates a far more social environment where you can actually meet your neighbours. Q: Any final thoughts? A: A new home gives you the advantage of knowing
