NEW SEASON NEW POSSIBILITIES There is a new batch of snow on the ground as I write this, but underneath it, all the crocus and daffodil shoots are ready for the sun to come out, the days to get longer, and for life to begin again. I think we can all relate! It’s been a year since things were “normal”, and things are finally starting to move in that direction again, so it’s time to make some plans for the future. If our future is going to be as bright as we want it to be, one thing we are going to have to do is confront climate change in a real and practical way. We can take steps on our own, through reducing consumption, driving less, and recycling, but we need civic and federal leadership to be forward thinking when it comes to transit, development, and building standards. The City of Vancouver has professed an ambition to be the “World’s Greenest City”, and though we aren’t there yet, it’s a noble ambition to aspire to. In that spirit, this issue’s feature story is about the innovative developers bringing Passive House design to our region. HAVAN Releases 2020 Economic Benefits Report The Homebuilders Association Vancouver (HAVAN) members and the residential development industry are both builders and employers. As a key part of the economic activity in this region the industry is directly linked to the success of the post-COVID-19 recovery and growth plan. The HAVAN 2019/2020 Housing Industry Economic Benefits Report was released February 22, and is based on data from the Canadian Home Builder’s Association. It breaks down the number of jobs, the total in wages paid, and the direct investment value in each municipality, of the residential
development and construction sector in Metro Vancouver. The report indicates the residential sector creates over 132,000 jobs, $8 billion in wages, and a combined investment value of $18.1 billion. Using two examples, in Maple Ridge, the industry sees over 5,200 jobs, $316 million in wages, and $715 million in investment value; and the City of Vancouver generates over 38,000 jobs, $2.3 billion in wages, and $5.2 billion investment value. Add on the spin-off economies from people who live and work locally in their communities and the numbers will only grow exponentially.

It’s that time of year again: the highly-anticipated list of 2021 Georgie Award finalists has been revealed. And despite the peculiar events of 2020, BC’s residential construction industry proved nothing, not even a pandemic, could put a damper on the trendsetting innovation and design this province is known for. Contenders are vying for top honours in 51 categories that celebrate the sheer diversity of home types found throughout the province — from compact condos and laneway houses to dazzling custom homes and elegant high-rise towers. Best of all, this year, for only the second time in the awards’ 29-history, consumers and industry insiders alike will have the opportunity to watch in real time as the winners are announced on March 20. “Usually only industry people are able 30 New Home + Condo Guide | Mar. 6–20, 2021

PASSIVE HOUSE DESIGN THE FUTURE OF GREEN BUILDING IS HERE The City of Vancouver has been very vocal over the last decade or so about becoming the “Greenest City” in the world. These were deliberately lofty aspirations, and while we are not quite there yet, we have made it into the top ten, according to The Lonely Planet. One of the key pillars of the sustainability plan is transforming our built environment to be carbon neutral. On November 17, 2020, Council approved the Climate Emergency Action Plan, putting Vancouver on track to reduce our carbon pollution by 50 per cent by 2030, in alignment with the findings of the United Nations Intergovernmental Panel on Climate Change to limit global warming to 1.5°C 38 New Home + Condo Guide | Mar. 6–20, 2021
Currently, 54 per cent of carbon pollution generated in Vancouver comes from burning fossil fuels for heat and hot water in our buildings. So, this calls for us to think differently about how we build and renovate in Vancouver. Ron Rapp is the CEO of Vancouver’s Homebuilders Association, HAVAN. “Our members, and the building community as a whole, are embracing emerging technologies and building techniques from a cost effectiveness, a higher performance standard, and sustainability perspective,” he says. “These alternate approaches not only help to meet climate and energy concerns, but are becoming more accessible as traditional construction formats are

under considerable pressure from sharply rising costs and supply chain issues.” In the multi-family realm of building, one of the most dramatic newer technologies being embraced is passive house design. Passive House is a performancebased, holistic building practice engineered to dramatically reduce heat loss in a home and reduce energy consumption up to 90 per cent. Sandra Rohler is a GermanCanadian architect who cofounded Passive House Canada, and who teaches, designs, and promotes Passive House practices all over the country. “It was all about education and policy changing at the beginning,” Rohler says about starting Passive House Canada. “At that point, we couldn’t really build anything, because the building codes did not
recognize many of the materials and techniques we use. We have really come a long way, because Passive House is now enshrined in many Canadian Codes, including Vancouver, where they even have Passive House trained building inspectors designated to Passive House projects from day one.” Five principles that set passive house buildings apart are: super insulated exterior walls, high performance triple-glazed windows, a heat recovery ventilation system, continuous insulation/no thermal bridging and airtight construction. Not only extremely efficient, Passive House buildings are also much healthier to live in, with fresh air being constantly supplied, and no potential for moisture or mold build-up in the structure. They are also delightfully quiet inside, leading to a more tranquil and serene living environment. Avoidance of any cold surface radiation creates a very comfortable indoor air climate. The Passive House standard can be used for any kind of building type, and is perfect for multi-family building, says Rohler, because “the bigger the building is, the ratio
between the building envelope and the interior volume makes it much easier to achieve the standard.” The city of Vancouver is rewarding developers who build to Passive House standards with higher density allowances, so expect to see many new condo and townhome communities built this way in the coming years. At the forefront of the Passive House trend is a North Vancouver project called Neu on 3rd. “I would say it’s a big selling factor,” says Ben Taylor of RareEarth Marketing. “Buyers really like that they are getting a well-built home that will have low utility bills and very little outside noise”. Ben thinks that what’s considered new today will be standard in the future. “We think this is for sure where building design and code requirements are going in the future, so buyers are getting now what will be the norm in seven years.” Dimex Group has two passive house projects coming up in East Vancouver and one in the West End, and the preliminary interest has been very encouraging to Dimex’s Managing Director Sunny Dhillon. “When you combine nexthome.ca 39

We have the expertise to lead in innovative ways and deep understanding on the impact we are making with our three multifamily developments.” On the Westside of Vancouver, only one passive house multifamily project is currently for sale, called LilacHAUS by Dana Development, featuring four units on West 11th. In Coquitlam, the passive House townhome project Skagen sold out quickly, despite the pandemic. Excitingly, in 2020 it was announced that Vancouver would soon be home to the world’s tallest Passive House tower, 1075 Nelson, going up near Nelson Park in the West End. The 60-storey building will be the fourth tallest tower in Vancouver, and will feature two very large

heat, recovery, ventilation units and a centralized system, which is unique for a building of its size and has never been done before. The building has been approved by city council and now is waiting for permits before moving ahead. So it’s clear that whether you are buying a laneway house, a highrise condo or a townhouse, buy something now that will be the standard in the future. The future is passive!

MULTI-FAMILY DEVELOPMENTS AND SUSTAINABILITY BALANCING LIFESTYLE WITH PROTECTING THE ENVIRONMENT

Many ask, “what is sustainability?” Wikipedia defines it as: the ability to be maintained at a certain rate or level. It is often represented diagrammatically, with the thought that there are three pillars of sustainability – economic viability, environmental protection and social equity.

How does sustainability fit with living in a multi-family development? If one looks at the three pillars they can be applied to many different developments, at various levels. ECONOMIC VIABILITY IN MULTI-FAMILY
This can essentially be that the purchase price is viable to you as the potential future homeowner. Looking deeper though, to ensure the home is economically sustainable for you, in more than
just the initial price and monthly mortgage payments, is the cost of the monthly maintenance fee. In addition, this applies to the materials used throughout the building and how durable and cost effective they are. For example, is the lighting high-efficiency to help keep hydro costs down? What is the insulation quality to ensure lower heating costs? Is the siding durable and how long should it last before needing replacing? Are the amenities practical and able to be sustained within the proposed
maintenance fees? (Hint: check the budget in the development’s Disclosure Statement that the maintenance fees are based on.) ENVIRONMENTAL PROTECTION IN MULTI-FAMILY
This pillar in multi-family projects can be looked at from many angles, however, for simplicity, it is mostly in the construction and appliances the home offers. What kind of building materials are used in the construction, and how do they affect the environment? Are the appliances high-efficiency? A lot of the factors that one looks at from the economic pillar will also overlap here, as a savings in hydro or gas will lower your carbon footprint. More environmental practices can lead to a higher purchase price as these materials are generally more expensive than less environmentally-friendly materials. Therefore, there are different levels of environmental certification. Looking at this pillar from a higher-level aspect, such
as the development site itself should also be considered. SOCIAL EQUITY IN MULTI-FAMILY
The third and final pillar again has various levels. This can be as extreme as co-housing-style living with shared kitchens and duties, to as simple as ensuring the unit entitlement used to calculate the maintenance fee towards common facilities is correct and accurate. At a different level, did the developer give back to the community in capacity from the development? Perhaps donating green space, a park or donating a portion of profits to local hospital or nonprofit society. The point of sustainability having three pillars is about balance. Think of sustainability as a stool and the pillars are the legs. In order for any home to be sustainable for any individual the legs should all be the same length or the stool will topple over and
not support them. If the legs are the same or balanced the stool will be sturdy and sustain the weight.
