TIME TO CELEBRATE Ledingham McAllister recently held a “topping off” party for its luxurious new West Coquitlam tower, Sydney, located near the prestigious Vancouver Golf Club. The happy team was joined by city of Coquitlam Mayor Richard Stewart, Councillor Craig Hodge, Councillor Brent Asmundson, and Councillor Steve Kim for a ceremonial final concrete pour on the 25th floor. Sydney is a collection of 160, one-bedroom and den to threebedroom luxury residences and is said to be poised to reshape the skyline of West Coquitlam. Sydney is slated for completion in the fall of 2022.
Rising construction costs The president of Rennie Group, Greg Zayadi, recently spoke at a meeting of the Independent Contractors and Businesses Association about the impact costs are having on the industry. He cited three main reasons for this: the cost of materials, supply chain issues and a building boom. 10

Land prices and construction costs that were both in the $250- to $300-sq.-ft. range a few years ago, today are often closer to $500 per sq. ft. “We’ve seen a 30 percent increase over the past 14 to 16 months, putting a lot of pressure on the real estate market,” he said.

You saved enough money for the down payment for your new home and now you are excited to buy a property. You also spent 18

a considerable amount of time looking for the right home and your mortgage has been approved. However, did you know that significant changes to your finances can affect your mortgage approval? In fact, lenders can cancel your mortgage approval any time before it closes if your financial situation changes. Which brings us to the point of this article: the mortgage

approval process is about more than having the down payment. Some of the other factors lenders also consider are your income, employment history, credit history and property, among other things. Most lenders request that credit bureau reports are pulled within 30 days of the mortgage approval, and they may even request a new one between the mortgage approval and funding date, especially when there is a long period between the two. HELPFUL TIPS
Keep these factors in mind during the time between when your mortgage is approved and when you receive the funds of your mortgage. • Don’t buy a new car or trade-up to a more expensive lease. At this time, it could create an issue, as the car
payments could put you at the top of your debt servicing. An increase/ additional payment may make you ineligible for the mortgage you need. • Don’t quit your job or change jobs. Even if it’s a better-paying job, you still are likely to be on a probationary period. If in doubt, call your mortgage expert and he or she can let you know if this may jeopardize your approval. • Don’t change industries, decide to become self-employed or accept a contract position even if it’s within the same industry. Any changes could definitely jeopardize your mortgage approval. • Don’t transfer large sums of money between bank accounts. Lenders get especially skittish about this one because it looks like you are borrowing money. Be ready to document cash transactions or money movements. • Don’t delay paying your bills on time, even ones that you are disputing. This can be a legitimate deal-breaker. If the lender pulls your credit record just prior to the closing and sees a collection or a delinquent account, the best you can hope for is that they make you pay off the account before they will fund your mortgage. You don’t want to have to scramble to pay off a debt at the last minute or even worse, put your approval at risk! • Don’t open new credit cards or apply for any new type of credit. Just wait until after your funding date. • Don’t co-sign a loan for anyone. You may completely trust the person you are co-signing for and know they can make the payments. However, as a co-signer, you are legally responsible for making any of the payments if they are not made. This could affect your ability to meet your mortgage payments. • Don’t accept a cash gift without properly documenting it – even if this is from proceeds of a wedding.

If you have a bunch of cash to deposit before your funding date, give your mortgage expert a call before you deposit it. • Don’t buy furniture on the “Do not pay for XX number of years plan” until after funding. Even though you don’t have to pay now, it will still be reported on your credit bureau, and will become an issue, especially if your mortgage approval was tight on the debt service ratios to begin with. DUE DILIGENCE
Buying a home and getting approved for a mortgage is not meant to be a difficult process. It is important to do your due diligence and know as much as possible and make informed decisions on your path to homeownership. If you are in doubt, it’s always best to call your mortgage expert before making a move that could jeopardize your approval.

NEIGHBOURHOOD PROFILE
BRENTWOOD A LAID-BACK VIBE by MIKE ARCHIBALD A quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s a place of condos, modest homes, pleasant parks and friendly folks, and the stretch of Hastings St. offers small-business shopping at its best, from bakeries to ramen. LIFESTYLE
It’s the best of both worlds in Brentwood: you’ve got a mellow residential area bordered on the north 26

by a nearly corporate-free shopping district. The houses are older—i.e. better looking—and quite compact, with cozy cul-de-sacs here and there. The southern boundary consists of Brentwood Town Centre, which is balanced by the presence of a Skytrain station in the same spot. THE VIBE
Laid back is the best expression to sum up Brentwood: there’s very little noise north of the town centre, and the mood is sedate. It’s a nice walk to the commercial district on Hastings, where there are lots of places to
chill—and chilling is what you’ll see on a sunny day, with legions of residents enjoying coffee and biscotti outside cafes or ambling leisurely through a grocery trip. MEET THE NEIGHBOURS
According to the City of Burnaby’s Neighbourhood Profiles, this is a relatively young neighbourhood, with the largest age bracket being 20-44. Second in the age stats is the 45-64 bracket. The area is ethnically diverse, with nearly half the population consisting of immigrants. It’s a middle-class neighbourhood, with

Brentwood Park is a spacious, lush area for a stroll with the dog or fun with the kids; you might happen on some Tai Chi exercising as well. Adjoining it is Brentwood Preschool, and nearby are three places of worship: The Sanctuary, Holy Cross Church and Brentwood Park Alliance Church. Other amenities in the neighbourhood include Beecher Park and Alpha Secondary School. PLANES, TRAINS & AUTOMOBILES
Lougheed Highway at the south is a major thoroughfare, but Hastings St. up top, while a main street, is quite mellow in terms of traffic, and
Willingdon Ave. isn’t very busy either. Together the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.
This is a cut above your average sushi spot. These guys get creative, with sashimi plates that are as beautiful to look at as they are scrumptious to eat. Special items include a fresh oyster dish—delicious.
THE GOOD, THE BAD & THE REST
What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families (temporary residents and singles, not so much). And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.
BON BON BAKERY Italian baking! One look at the Wedding Cake Gallery and you know these guys are solid pros. Their pastries are also superb, and they have some very inspired cookie creations.

AffordAble homeownership Through co-ownership By SuSan M Boyce Affordable homeownership — it’s a topic everyone has an opinion about. In this issue, we speak with Noam Dolgin, who weighs in on why he believes co-ownership is an innovative — and more importantly a viable — solution to the housing crunch. And as co-founder of Collaborative Homeownership BC (CoHo BC), he’s helping people of all ages and demographics rediscover the benefits of this time-honoured route to owning their home. 30 New Home + Condo Guide | April 16–30, 2022
new home + condo Guide: In many cultures, co-ownership has a long tradition. What are some of the benefits of this type of purchase? noam dolgin: The two most obvious benefits are the economic advantage and the ability to access different housing types. For example, in many parts of Metro Vancouver, a small, one-bedroom condo is going to cost you at least $600,000. If you got together with two friends or family members, you could purchase
a $1.5-million townhouse with two or three times the square footage, a yard, and a garage for $500,000 each. There’s also another benefit; it’s a huge social value. It’s been well documented that people live longer, happier lives when they don’t feel isolated, but as cities get increasingly dense, people do feel isolated. With co-ownership, you can share meals when you choose to, if there are kids they can play together, and you know there’s someone watching out if you’re away.
nh+cG: Is co-ownership possible if you don’t want to live in the same space with the other co-owners? nd: Absolutely. In fact, most clients I deal with buy suited units or perhaps a laneway house. Just recently in Victoria, two sisters and a close friend—all in their late 50s— purchased a house with a young woman, a stranger, in her 20s. They each owned a quarter share, and the stranger had the self-contained basement suite to herself while the other three had the rest of the house. There were also three lots in Horseshoe Bay that had eight cabins on them. Two couples and six other individuals bought the entire property—meaning they each owned a one-eighth share—and they can live there year-round. nh+cG: Isn’t it risky to purchase a property with someone you don’t know? nd: I compare the process to marriage. Matching the right house
with the right people is like dating. When you’ve found the right match and you’re ready to get engaged, you hire a lawyer to draw up an agreement — like a prenuptial agreement — to lay out each party’s responsibilities. And once that is done, you finally purchase the property. We actually have one woman in our office, Liz, who is our official matchmaker for buyers who are interested in this type of housing. nh+cG: What happens if one owner wants to sell and move on? nd: It’s essential to have a legal agreement drawn up as part of the purchase that clearly defines an exit strategy. Usually, it’s structured with three options: the partner who’s remaining can buy out the other; the partner who’s leaving can sell their shares to another party; or the entire property can be sold. I also recommend a lock-out period. This means the property can’t be sold within the first three years.

The agreement also defines what happens if one party doesn’t pay their share of the agreed upon expenses. nh+cG: Any final thoughts? nd: This type of homeownership isn’t that different from conventional strata. But, how much better is it when you know, trust, and like your neighbours before you buy? Plus, you can define your policies about how things will be run, rather than dealing with ones that could have been written decades ago.

rom dishes and small appliances to pantry items, cleaning supplies and knickknacks, the kitchen houses a million things, with about as many places to store them all. The table, counter and the top of the fridge aren’t among them, and those bins and baskets can only go so far. So, where to put it all? From a designer’s perspective, storage is a critical part of every plan. It is the first step to creating a stylish and more importantly, a functional kitchen. Here are three areas in your kitchen to amp up your storage, and examples of how it was done in this kitchen project.

Cabinets Let’s start here, since these will eat up the biggest chunk of your kitchen space, and account for a considerable visual portion as well. From a use-of-space perspective, I always recommend adding extended uppers to maximize every inch. Typically, the area between the cabinet tops and ceiling only collects dust. Why not put that extra foot of vertical space to good use, with an additional cabinet shelf running the perimeter of your kitchen? While it’s a bit harder to reach, this area provides tons of valuable storage space for occasional use or seasonal items.
Esthetically, extended uppers have a polished, streamlined look, and they don’t even have to run all the way up to the ceiling. In this kitchen, we left a gap above the cabinets, which became a nice visual detail. The cabinets include a combination of solid and glass doors, adding further visual interest and a lovely way to display select kitchen collections. Matching solid panels hide the appliances, giving the space a sleek look. Your lower cabinets can also be customized with drawers, shelves and racks to be easily on hand, neatly and efficiently.
The Island This is the focus of many kitchens today, due to its central positioning in the room and its many functions. Whether it’s used to slice and dice food, to dish it out, or for entertaining and dining, the island is ground zero for much of the action that happens in the kitchen. Your island takes up a significant portion of your kitchen, with lots of potential storage space that can be customized to meet your unique needs. Consider first how you will be using the island, then ensure it’s well-equipped to meet those needs. For example, if you intend to use
it for food prep, your cabinets and shelves should accommodate cutting boards, knives, bowls, spices and anything else you might need for the task. Keep in mind that if you plan to include a sink, cooktop or a pull-out trash bin in your island, those will reduce the amount of storage space available under the counter. Weigh your needs and wants and decide what takes priority.
Furniture This is possibly the simplest way to add storage to your kitchen, and probably the most cost-efficient, too. Kitchen furniture, aside from the
obligatory table and chairs, doesn’t get enough credit – or enough use. Non-permanent pieces such as a sideboard or shelves can help keep extra dishes or small appliances, while adding style without the commitment. Before you buy, ensure your kitchen is big enough, with ample space to move freely around it. The kitchen takes a lot of heat, particularly if it’s not cutting it storagewise. A kitchen redesign or renovation is the perfect opportunity to evaluate your needs and wishes, and “bake” them right into the bones of the space. Work with a design firm to put those plans into action.

A winning small
open-concept kitchen design

his townhouse kitchen with adjacent family room was destined to be the most used space in the home. The room spans the width of the house, but the living area portion was shallow and its relationship with the kitchen was intimate. When you find yourself living in close quarters, you quickly learn that your relationships with those around you are even more important. The same is true for the spaces within a

small, open-plan home. Areas in close proximity are related geographically and in other ways, too. The visual transition from one area to the next needs to be smooth. Colour schemes, materials and the broader esthetic should relate. In an open-concept kitchen and living area such as this one, visual cohesion is critical. In an open-concept home, the kitchen is so much more than a foodprep and eating area. It often doubles as a homework area and home office, triples as an entertaining space and
games room. In addition, a wall-less floorplan means the kitchen is likely the first thing you see when you enter the home, so you want to ensure that a welcoming view greets you. You can create continuity by carrying the same flooring in the living areas and into the kitchen. Consistent hardwood throughout will create the illusion of more space by blurring the boundary between the kitchen, living room and any other adjoining areas. By the same token, use a common colour palette for the whole open
area. This doesn’t necessarily mean you have to use one colour; but rather, make sure your choices are complementary. Remember, the goal is continuous flow. In this connected kitchen and living area, we achieved continuity with a design that prioritized a furniture feel, as opposed to letting the kitchen chaos overwhelm. We integrated all the kitchen appliances with panels and added touch-latch mechanisms to avoid having hardware on most of the kitchen cabinetry. The media wall was designed as part of the kitchen millwork. By repeating elements, such as the black accents on the oak veneers, we created visual balance and unity in the space. The decor was thoughtfully selected with layers of texture and a repetition of tonal taupe and greige that blends with the walls and draperies, leaving the room feeling light and airy. Richly hued, luxurious fabrics on the contrasting toss cushions were inspired by the modern art featured in the room.
The three Kelly Wearstler hanging pendant lamps suspended over the kitchen island feature a curvilinear design that complements the customdesigned range hood, while providing some relief from the modern linear elements throughout the space. The island itself serves as a functional feature and a visual anchor for the space, seamlessly leading us from the living room into the kitchen. Used as a spacious food prep area, serving and dining space, it eliminates the need for a dining table and chairs,
and frees up valuable space for other essentials. Make the most of this essential by investing in a quality countertop and if you’re including a kit, a great sink from a reputable brand like Blanco. Whether spacious or small like this one, the kitchen is the hub of the home. Invest in the best you can afford and work with an experienced designer to ensure your kitchen delivers on function and style, within the greater context of your home and life.
