So, don’t be a baby, grab your candles, blankets, pillows and set up your very own safe outdoor social lounge to hang out with your friends and family. This issue we have two great stories focused on what makes an enticing and engaging outdoor space, and how you can enjoy every drop of our temperate climate well into early winter. The Fraser Valley Real Estate Board (FVREB) recently released very positive sales statistics for September 2020, showing that there were 2,231 home sales over the month, representing an increase of 66.1 per cent compared to September of last year, and an increase of 9.4 per cent compared to August 2020.
Broadway & Commercial Plan walkabout Formwerks Heritage: 16th and Burrard Open House Open for viewing on Sundays in September and October, Heritage: Sixteenth & Burrard has experienced much interest from across Metro Vancouver. Three significant heritage residences breathe new life into the prestigious Fairview community. CHBA Homebuyer Trends Webinar On September 15, over 100 people tuned in to a Canadian Home Builders Association webinar hosted by CHBA CEO Kevin Lee And AVID Ratings Chief Strategy Officer Tim Bailey. The topic was Homebuyer Trends, and the information was gathered in the sixth year of this research study of new home buyers, who were asked to fill out a 190 question survey about their preferences and choices. The pandemic has caused a shift in what people
are looking for and a renewed appreciation for the comforts of home. The information can be found on the CHBA website, and it indicates that people are looking for larger homes, with more flexible floorplans. Energy efficiency is a priority, as is SmartHome technology, as well as the desire for more formal dining and living rooms, seperate home offices and a trend towards more physical separation, likely due to new pandemic lifestyles.
As part of a larger Grandview and Woodland Community plan, the Safeway site adjacent to the Broadway and Commercial Skytrain station is up for redevelopment. The partnership between property owner Crombie REIT and developer Westbank has presented a revised plan and rezoning application to the City of Vancouver, and as a part of this they are conducting tours of the site for interested neighbours and various stakeholders. The new plan incorporates important changes including a greater percentage of rental homes, further design development of the public plaza and animation of 10th Avenue through smallscale retail. We attended one of these walks and met with a representative from Westbank as well as the architect Perkins + Will, along with about ten other interested neighbours to learn about the exciting new plan. THINGS THAT CAN AFFECT YOUR
MORTGAGE APPROVAL ALISA ARAGON
Receiving a mortgage approval is more than having the down payment. Some of the things lenders also consider are your income, employment history, credit history, and property. So, you have saved enough money for the down payment and you are excited to buy a property. You have spent considerable amount of time looking for the right home, and your mortgage has been approved. However, there are certain things that can affect your mortgage approval. Most lenders request the credit bureaus are pulled within 30 days of the approval and they might even request a new one between the mortgage approval and funding date, especially when there is a long period between the two. The following are helpful tips to keep in mind between the time your mortgage is approved and the time you receive the funds of your mortgage. • Don’t buy a new car or trade-up to a more expensive lease.
• Don’t quit your job or change jobs. Even if it’s a better-paying job, you still are likely to be on a probationary period. If in doubt, call your Mortgage Expert and they can let you know if this may jeopardize your approval. • Don’t change industries, decide to become selfemployed or accept a contract position even if it’s within the 22 New Home + Condo Guide | Oct. 17–31, 2020
same industry. Any changes could definably jeopardize your mortgage approval. • Don’t transfer large sums of money between bank accounts. Lenders get especially skittish about this one because it looks like you are borrowing money. Be ready to document cash transactions or money movements.
• Don’t delay payment of your bills, even ones that you are disputing. This can be a legitimate deal-breaker. If the lender pulls your credit bureau prior just to the closing and sees a collection or a delinquent account, the best you can hope for is that they make you pay off the account before they will fund. You don’t want to have to scramble to pay off a debt at the last minute or even worse, put your approval at risk! • Don’t open new credit cards. Just wait until after your funding date. • Don’t accept a cash gift without properly documenting it – even if this is from proceeds
of a wedding. If you have a bunch of cash to deposit before your funding date, give your Mortgage Expert a call before you deposit it. • Don’t buy furniture on the “Do not pay for XX years plan” until after funding. Even though you don’t have to pay now, it will still be reported on your credit bureau, and will become an issue - especially if your mortgage approval was tight on the debt service ratios to begin with. Buying a home and getting approved for a mortgage is not meant to be a difficult process. It is important to do your due diligence and know as much as possible and make informed decisions on your path to homeownership. If you are in doubt, it’s always best to call your Mortgage Expert before making a move that could jeopardize your approval.

In a year of uncertainty, there is one thing, in my opinion, that is a sure thing. Canada, and Metro Vancouver in particular, remain one of the most desirable places in the world to live and to raise a family. Another certainty is that the COVID-19 health pandemic has impacted every facet of our lives. It has changed the way we work, the way we travel, the way we socialize, and the way we engage with our community. It has brought family life and a sense of home back to the forefront and put an emphasis on the importance of a wellfunctioning household. With less than four months to go in the calendar year, I am now being asked what my forecast is for 2021. In my role as Executive Director at MLA Canada, I work intimately with stats and data. I’m in agreement with economists around the world when I tell you there is a great deal of uncertainty in the market. But here at home in Metro Vancouver, confidence remains high. Our region offers one of the most highly-rated lifestyles in the world, economic stability in comparison to our neighbours to the South, plus arguably one of the best strategies for managing COVID-19 from a public health perspective. We know there is economic uncertainty ahead. Real estate prices have not relaxed, and we continue to see transactions climb and supply fall. projects, Paul has done it all, so we asked this expert a few questions about what makes a special outdoor space. NEW HOME + CONDO GUIDE:
When you take on a multifamily project, what are your fundamental goals for the outdoor space? Is it to get people outside? It is aesthetics/curb appeal? PAUL SANGHA: When our team at Paul Sangha Creative takes on a multi-family project, we
have various fundamental goals for the outdoor space. If the project is a new build, we want the overall master plan to attract the prospective buyers and generate excitement. For existing developments, it’s about creating intriguing spaces that encourage prospective and current residents to visit. Our team is always looking at how indoor and outdoor spaces speak to one another and complement each other. It’s
about creating visually pleasing environments that are functional. If the landscape is not engaged with the building, or vice versa, the outdoor space is much less likely to be used. Just as important as usability is the sense of privacy, especially in a multi-family project where there might be increased foot traffic or sightlines into the homes. It is important to understand the hierarchy of outdoor spaces, balancing both intimate spaces for individual units, and central, flexible outdoor areas that serve the larger community. Both must be able to function in harmony with one another. NH+CG: Your work uses a lot of water as a form on the landscape, often in very geometric designs. What is it between the fluidity and the structure that makes for such tranquil ambiance? P.S.: Water can be a powerful visual to draw in the sky and provide a grounding element to an outdoor space. In a quieter courtyard, it creates beautiful reflections, adding a calming, oasis-like ambiance. In urban areas, water becomes a tool to reduce the impact of surrounding
traffic and urban noise that may take place. We believe strongly that the movement between interior and exterior spaces should be fluid — this fluidity is what gives the sense of tranquility. When you move through a project, it is a sinuous flow that is taking place, as if water is moving throughout, it’s that aspect that creates a sense of calmness. NH+CG: In terms of economics, (in a multi-family context) what do you find is the most worthwhile expenditure in a landscape design? What are the most economical in terms of maintenance? nexthome.ca 31
P.S.: Any opportunity to have pots with herbs that can grow for use in your kitchen excites people and allows them to personalize a space. Containers that provide privacy are important as well. Larger trees with more maturity are also a worthwhile expenditure. Trees take a long time to establish and develop character and maturity. If we can accelerate that process, it gives a more instant impact to the projects at a smaller price than what people would expect. Smaller plantings tend to mature

in a shorter amount of time, typically taking two or three years. There is an advantage of using large and small container-grown plants, but trees provide a lot of visual impact and can influence sales. The lowest maintenance are broad leaf evergreen shrubs, trees, and limited use of perennials and annuals. The highest maintenance tends to be a lawn that needs to be cut once a week, however, it does add a more immediate impact. NH+CG: How do you create an outdoor environment for a
building that will appeal to multiple generations, and how do you encourage a vibrant mix of people interacting in the space? P.S.: The aspect of creating timeless spaces is also the aspect of creating spaces that have versatility. A space becomes timeless because it is able to adapt as needs or culture changes over a period of time. The role of the landscape can be quite different: for some the landscape is more visual, for others, more participatory. The way we approach landscape design is to ensure we are always providing opportunities for spaces to be open and adaptable to those uses, regardless of our design. There are also a set of universal qualities that make people feel comfortable in a space, regardless of age – understanding the human scale, how people move through spaces, and what makes them feel comfortable and safe to sit and spend their time. These are important components that allow landscapes in a multi-family environment remain functional or usable for a broad group of people. Creating spaces of calm and simplicity will always have an appeal.

Though fall is upon us, that doesn’t mean we have to retreat into hibernation. Autumn can be a long, mild season in Metro Vancouver, and if you want to make the most of every drop of sunshine to come, there are some simple things you can do to make your patio, deck or porch as hospitable as possible, for as long as possible. We reached out to Nicole Duval, Senior Interior Designer, and Cheryl Broadhead, Principal, both of of BYU Design, to find out about some small 36 New Home + Condo Guide | Oct. 17–31, 2020
outdoor investments that can pay off in a big way when it comes to spending cozy times outdoors. 1. Get some lovely soft throw blankets. It’s really enjoyable reading outside when you are able to wrap up in a nice warm blanket while enjoying a warm coffee. It’s the perfect way to start a weekend! 2. Adding some patio heaters can extend your outdoor time well into the winter. There are some
really nice-looking options that are affordable, try Canadian Tire as well as Home Depot for a good selection. 3. Having a firepit is also a great option if you have a back yard. Check your fire regulations, but it is always nice having a fire in the evening during the fall so you can be warm (and roast marshmallows). 4. If you can’t have a firepit, large candles in hurricane lanterns create a warming glow.
5. Toss cushions on your furniture add to the cozy ambiance. 6. Patio awnings make your space feel enclosed while providing protection from the rain (or snow). 7. Area rugs make the space feel like an extension of the house. There are many carpets that are meant for outdoor use, or you can be diligent about rolling up a nice indoor rug when you go back inside. 8. Floor lamps are also a great addition to the patio, and in
the fall with the sun going down early, it’s always a great idea to have different levels of lighting outside. This rate drop has led to a large decline in interest rates for mortgages, which has increased home affordability among Canadians and spiked considerable activity in the marketplace. With more buyers entering this hot market, it’s important not to lose sight of the financial responsibilities that come with making this investment. If you’re in the process of looking for a home, one of the best ways to be prepared is to understand all of the costs associated with making this purchase. First, how do interest rates impact home aFFordability?
Interest rates impact housing affordability because they dictate how much you can actually borrow for a mortgage. With interest rates as low as they are, this has increased the purchasing power and overall housing affordability among buyers and homeowners in Canada. ANDREW RAMLO AT UDI CHANGE IS THE ONLY NORMAL by SUSAN M BOYCE
It’s an annual extravaganza of housing statistics, data, and predictions: Andrew Ramlo’s September address to the Urban Development Institute (UDI). And although this year was a virtual luncheon, the vice president of consulting services at rennie once again delivered his signature presentation of impeccably researched information. Across the country, by the end of August, 78 per cent of the people who had lost jobs due to C-19 had been rehired — although in BC that number is lower, at 63 per cent, and in Vancouver, only 43 per cent are back to work. Despite these unprecedented numbers, BC posted only 979 out of 657,951 mortgages in arrears (0.15 per cent) as opposed to 0.24 nationwide. To many people’s surprise, housing sales remain a shining star above this new landscape. Although pre-sales were weaker than usual, overall sales were up significantly over last year for both July and August. And even though final numbers for September had yet to be tallied, Ramlo noted totals were already almost 50 per cent higher than 2019. Ramlo stressed that immigration, always a major housing market driver, isn’t gone — it’s simply been delayed. “We still need to plan and build for increasing population, because 48 New Home + Condo Guide | Oct. 17–31, 2020
they will still come — just a little later than anticipated.” He predicts the Lower Mainland still needs to add 920,000 new residences over the next 24 to 25 years — last year he predicted it would be required in the next 20 to 22 years. “That’s the equivalent of another Vancouver plus Burnaby plus New Westminster plus Richmond.” In closing, Ramlo shared a few, more philosophical thoughts about why, in the rennie offices, Covid has become known as “the great revealer.” It’s brought to light many social and racial inequities, including the astonishing statistic that from January to July the overdose crisis claimed 909 lives in BC while from January to September, Covid claimed 227. “But if there is any silver lining to this [situation], it’s that I’m hearing more of those conversations about inequalities — I’m even having them with my kids. It’s also revealed that our human nature as social beings is a very strong thing.” And as a final slide of the famous “EVERYTHING IS GOING TO BE ALRIGHT” neon sign that graces the rennie building’s rooftop deck flashed onto the screen, Ramlo acknowledged what British Columbians know: “Thanks, in large part to Bonnie Henry, I believe we are still in a good place.”
