There are 2,200 member firms spread throughout eight affiliated home building associations representing small- and medium-sized businesses who are builders, renovators, tradespeople, service professionals, and suppliers. On June 4, the CHBA B.C. hosted the annual Georgie Awards to showcase the innovation, creativity, and excellence of new-home construction, renovations, and interior design from across the province by handing out awards to the best of the best. As always, New Home + Condo Guide was proud to attend and report back to you. Concrete towers in the Township of Langley Vesta Properties held a groundbreaking ceremony on June 15 for the historic, first-ever concrete high-rise towers in the Township of Langley. Vancouver to expedite Walker House North Delta’s Townline neighbourhood is poised to building permits become home to a 29-storey residential tower located It’s good news for developers and homebuyers alike. This month, Vancouver’s city council unanimously approved a motion for staff to prepare a study to examine the pros and cons of a guaranteed timeline for processing building permits. you can withdraw up to $35,000 from your registered retirement savings plan (RRSP) without paying any personal taxes. The federal government’s Home Buyers’ Plan allows you to withdraw from your RRSP to use as a down payment and/ or closing costs on a new home, or

to buy or build a qualifying home for yourself or for a person with a disability who is related to you. YOU ARE CONSIDERED A FIRSTTIME HOMEBUYER WHEN…

Typically, you must be a first-time homebuyer to withdraw funds from


you RRSP. However, you are not considered a first-time homebuyer if you or your spouse or commonlaw partner owned a home that you occupied as your principal residence during the period beginning Jan. 1 of the fourth year before the year of the withdrawal and ending 31 days before your withdrawal. For example, if you are withdrawing funds for Mar. 31, 2022, the four-year period would begin Jan. 1, 2018, and end on Feb. 28, 2022 (31 days before the withdrawal date.)

You are exempted from the above condition if you are a person with a disability, or you are helping a relative with a disability buy or build a home. In addition to the above criteria, the following conditions apply: • Neither you nor your spouse or common-law partner owns the qualifying home more than 30 days before the withdrawal. • You are a resident of Canada. • You must enter into a written agreement (contract of purchase) to buy or build a qualifying home. The agreement may be with a builder, contractor, realtor or private seller. • You intend to occupy the qualified home as your principal residence. When you withdraw the funds from your RRSP under the Home Buyers’ Plan, you must occupy the qualified home as your principal residence no later than one year after buying or building it. • Typically, you are not allowed to withdraw funds from a locked-in RRSP or a group RRSP. • You can withdraw a single amount or make several withdrawals throughout the same year and January of the following year, if the total of your withdrawals is not more than $35,000. • Your RRSP contributions must be in a RRSP for at least 90 days before you can withdraw them under the Home Buyers’ Plan. If this is not the case, the contributions may not be deductible for any year. If you are buying a home with your spouse or common-law partner, or other individuals, each person can withdraw up to $35,000 from his or her RRSP, provided each of you meet the Home Buyers’ Program conditions. DID YOUR MARRIAGE OR COMMONLAW PARTNERSHIP END?

In this case, you will be able to use your RRSP up to $35,000 even if you don’t qualify as a first-time homebuyer. You will need to live separately or apart from your spouse or common law partner for a period of at least 90 days after your marriage

or common-law partnership ended. In addition, you can withdraw your RRSP if you are not living together at the time of the withdrawal and began to live separately and apart in the year in which the withdrawal was made. However, if your principal place of residence is a home owned and occupied by a new spouse or common-law partner, you will not be able to withdraw the RRSP as part of the Home Buyers’ Program. You will be required to sell off your previous principal place of residence no later than two years after the end of the year in which the RRSP was withdrawn as part of the Home Buyers’ Program. This requirement will be waived if you buy out the share of the residence owned by your spouse or common-law partner. HOW DOES THE REPAYMENT OF AN RRSP WORK?

Your first repayment is due in the second year following the year in which you made your withdrawal(s). You have up to 15 years to repay the amount that you withdrew under the Home Buyers’ Program. For each year of your repayment period, you must repay 1/15 of the total amount you withdrew until the full amount is repaid to your RRSP. You can repay the full amount into your RRSP at any time. NEIGHBOURHOOD PROFILE

Marpole is a mostly residential neighbourhood on the southern edge of the City of Vancouver. Its borders are Angus Drive to the west, 57th Avenue to the north, Ontario Street to the east and the Fraser to the south. It has seen much change over the years, largely due to the construction of the Oak Street Bridge and the Arthur Laing Bridge, leading to the southern suburbs via Highway 99 and Vancouver International Airport, respectively. LIFESTYLE

This neighbourhood has a strong sense of history, particularly within its aging population. Archaeologists 22

have found evidence that Marpole was inhabited as far back as 3500 B.C. This is also one of Vancouver’s oldest settlements, which was called “Eburne Station” in 1860. The area received another boost when the Lulu railway and the BC Electric interurban train were built in 1908, increasing its accessibility to and from other areas of the Lower Mainland. THE VIBE

Marpole is a juxtaposition of contradictions: not only does the combination of young students and senior citizens contribute to this feeling, but so does the pairing of

quiet residential areas dotted with ample greenspace with the major arterials that run through the city. Plans to bridge the areas that feel somewhat cut off from each other due to being bisected by busy streets are in the works. MEET THE NEIGHBOURS

The 2011 census recorded Marpole’s population as 23,832 and the median age as 41.6. Because this neighbourhood is a high-traffic area, it’s less expensive than most areas of the city, and students and seniors are taking advantage of the prices here, as well as many new Canadians. There are also

There is also plenty of greenspace in Marpole: Winona Park has three terraced fields for football, Ebisu Park boasts a climbing rock and Oak Park features basketball courts and water park.

MARPOLE MIDDEN This ancient Musqueam village and burial site was once inhabited by Coast Salish people from at least 4,000 years ago until about 200 years ago, when smallpox arrived on the Northwest Coast.

AffordAble homeownership Through co-ownership By SuSan M Boyce Affordable homeownership — it’s a topic everyone has an opinion about. In this issue, we speak with Noam Dolgin, who weighs in on why he believes co-ownership is an innovative — and more importantly a viable — solution to the housing crunch. And as co-founder of Collaborative Homeownership BC (CoHo BC), he’s helping people of all ages and demographics rediscover the benefits of this time-honoured route to owning their home. 32

new home + condo Guide: In many cultures, co-ownership has a long tradition. What are some of the benefits of this type of purchase? noam dolgin: The two most obvious benefits are the economic advantage and the ability to access different housing types. For example, in many parts of Metro Vancouver, a small, one-bedroom condo is going to cost you at least $600,000. If you got together with two friends or family members, you could purchase

a $1.5-million townhouse with two or three times the square footage, a yard, and a garage for $500,000 each. There’s also another benefit; it’s a huge social value. It’s been well documented that people live longer, happier lives when they don’t feel isolated, but as cities get increasingly dense, people do feel isolated. With co-ownership, you can share meals when you choose to, if there are kids they can play together, and you know there’s someone watching out if you’re away.


nh+cG: Is co-ownership possible if you don’t want to live in the same space with the other co-owners? nd: Absolutely. In fact, most clients I deal with buy suited units or perhaps a laneway house. Just recently in Victoria, two sisters and a close friend—all in their late 50s— purchased a house with a young woman, a stranger, in her 20s. They each owned a quarter share, and the stranger had the self-contained basement suite to herself while the other three had the rest of the house. There were also three lots in Horseshoe Bay that had eight cabins on them. Two couples and six other individuals bought the entire property—meaning they each owned a one-eighth share—and they can live there year-round. nh+cG: Isn’t it risky to purchase a property with someone you don’t know? nd: I compare the process to marriage. Matching the right house

with the right people is like dating. When you’ve found the right match and you’re ready to get engaged, you hire a lawyer to draw up an agreement — like a prenuptial agreement — to lay out each party’s responsibilities. And once that is done, you finally purchase the property. We actually have one woman in our office, Liz, who is our official matchmaker for buyers who are interested in this type of housing. nh+cG: What happens if one owner wants to sell and move on? nd: It’s essential to have a legal agreement drawn up as part of the purchase that clearly defines an exit strategy. Usually, it’s structured with three options: the partner who’s remaining can buy out the other; the partner who’s leaving can sell their shares to another party; or the entire property can be sold. I also recommend a lock-out period. This means the property can’t be sold within the first three years.

With co-ownership, you can share meals when you choose to, if there are kids they can play together, and you know there’s someone watching out if you’re away.

The agreement also defines what happens if one party doesn’t pay their share of the agreed upon expenses. nh+cG: Any final thoughts? nd: This type of homeownership isn’t that different from conventional strata. But, how much better is it when you know, trust, and like your neighbours before you buy? Plus, you can define your policies about how things will be run, rather than dealing with ones that could have been written decades ago.

Closing the purchase of a pre-sale home can feel intimidating to even the most seasoned of homebuyers — more so for a first-time buyer. There are a few essential steps that each buyer should take and understand to ease the nerves and ensure all the boxes are checked. Here is a simple guideline to follow for a 36

smooth transition into your pre-sale home and so you can focus on the excitement of owning a new home. 1. submit A deposit

Once your offer is accepted, you’ll be asked to submit a deposit that holds the home while you execute your final due diligence. Deposits are typically five to 10 percent of your home’s price, although deposit and payment structures vary based on the development. This deposit is safeguarded by what’s called a recission period. For a period of seven days, your pre-sale home is secured

for you. During this time, you have the right to cancel the purchase before those seven days are up. This is the time for you to double-check all the important details such as financing before officially sealing the deal. 2. speAk with A lAwyer or notAry

A real estate lawyer or notary will help you with the finer and final details of your purchase. They arrange the transfer of funds between yourself and the development and ensure that all legal matters are handled correctly. They should also make sure that you


fully understand your contractual obligations and the obligations of the developer. 3. secure your finAnces

While you likely would have been pre-approved for financing, now is the time to reconnect with your mortgage broker to verify that this specific purchase is approved. Let them know if you’ve had any changes in income or purchasing power. Once your mortgage is approved, it’s time to make note of the deposit and payment schedules and prepare yourself to fulfill your financial obligations. 4. execute the wAlkthrough

A deficiency walkthrough is the crucial last step in a homebuyer’s process before you own your presale home. This is usually your first opportunity to see your nearly ready new home. Prior to completion, you should receive a Notice of Completion date from the developer’s agent. This is usually 10 days prior to

completion, but timing can vary. After the walkthrough, the developer will present you with a list of any noted deficiencies for you to acknowledge. Typically, the developer will then fix these issues before your move-in date. It is always recommended that you bring your realtor and even a trusted friend along to function as a second and third set of eyes to review the list with you prior to signing. It’s also crucial to have your sales documents and deficiency checklist on hand. Having the sales documents with you means you can make sure that all paint colours, upgrades and finishes are what you selected in the sale process. The deficiency checklist helps itemize and outline deficiencies for you to look out for. 5. tAke possession And move into your new home

After the deficiencies are addressed, your new home will be ready for you. A few days prior to the established possession date, reconnect with your lawyer or notary to finalize the

transaction. They will register the property to your name and your mortgage will begin. With these final details completed, you can accept the keys to your new home. Enjoy seeing your pre-sale vision come to life and get ready to move in! hen designer Jaclyn Genovese of Spaces by Jacflash set out to design a nursery for her own baby, she had a clear vision in mind; it had to be tranquil, organic and feel like

a haven. “I knew I wanted to design a space for my son that marries both contemporary and traditional pieces to coincide with the rest of my home,” says Genovese, “but it also needed to be a calm place that felt special to me and my baby.”

To achieve the look, Genovese chose a neutral palette and combined various textures and natural touches. “I mixed woods, leather, faux shearling, wools, linen, paper and more to create interest and bring warmth and character to the space,” she explains.


In addition to the organic elements that are draped around the room, Genovese incorporated beautiful antique zoo paintings from the 1800s that hang above the crib, a nod to her mother who purchased them at an auction when she worked as a zookeeper for the Toronto Zoo. “The images are very sentimental to me,” says Genovese. “They were in the house that I grew up in, in gold frames, so I refurbished them with wood frames to match the neutral and organic vibe of the nursery.” Of course, when designing a nursery, function must be equal to beauty. So, how did Genovese tackle the challenge? “Functional pieces like a change table/dresser can be boring, but if you customize it by swapping out the hardware, it’s an easy way to

elevate the design,” she says. Genovese also suggests making sure there is a place for everything and to combine old with new for a unique look. “For my son’s nursery, I combined an antique dresser that I found on Facebook marketplace, a vintage IKEA pendant lamp that I bought on eBay, a wooden side table from my family’s cottage, the vintage zoo photos, along with modern elements such as the crib and modern rocker from West Coast Kids,” says Genovese. With her savvy shopping skill and keen design eye, all of the elements in the space combine to create a dreamy nursery overflowing with special touches, a perfect place to spend time with her baby. As a designer, I can’t help but get excited at the prospect of a new build. Starting from the ground up brings endless possibilities for incredible style and the ultimate in functionality. The secret to success is engaging the right help, at the right point in the process. From a designer’s perspective, that time is at the very start of the planning process. This ensures these important elements are built right in, rather than becoming an afterthought. A few key AreAs to look At when mAking house plAns

1. The entry The entranceway to a home sets the tone for the whole place to make a great first impression. If your property boasts a great view, try to make sure you can see it from the entry. With today’s open-concept floorplan designs, this is totally achievable. From the interior perspective, I also love to look in on a beautifully styled Great Room.

2. Room size The size of your rooms can make or break your house plan. Rooms that are too large can be a waste of space, while too small lacks function. So, how do you find that comfortable middle ground? I like to place the furniture inside of the plan. Your designer can drop furniture pieces into your construction drawings, even to scale. He or she will also take into consideration the “buffer zone” around furnishings. Take it a step further with 3D renderings for a great representation for fit and flow.

3. Functionality Consider the rooms in your home where chores get done. For example, the laundry room. This room needs to be positioned in a place that is

convenient for you. I often design the laundry room where dirty laundry typically hits the floor — near the bedrooms and bathrooms. This allows for easy distribution to and from your closets. Speaking of which... cabinetry is critical, beyond just the laundry room. Built-in storage throughout your home will increase function and eliminate clutter, making your home appear bigger, brighter and cleaner. Think about the mudroom (kids’ jackets, shoes and schoolwork), the office (books, equipment and paperwork) and of course, the busiest room in the home, the kitchen. There are so many elements that can be tweaked if you take the time to work your daily routines into the design.

4. The future When you build a home, you don’t just build it for today or tomorrow. You build it for your future self and family, years and decades down the road. I am a huge fan of finished basements and bonus rooms above the garage. These are relatively inexpensive spaces to develop in the construction stage, and can provide much-needed separation to keep your future self sane. Those who are thinking even further into the future, especially in areas that have an aging population, are even adding elevators to their homes. Think of things that may come up in your family and plan for them.

5. Outdoor living I recommend hiring a landscape designer in tandem with doing your house plans. This creates a seamless flow of space. Incorporating a pool may change the layout and elevations of your home. An outdoor kitchen or fireplace is another trending addition, which requires gas lines and space planning. If you want some of your outdoor areas covered, this will

change the home’s roof lines. It’s imperative that you take time to think about the space around and outside your home as part of your planning.

6. Style When it comes to your home, no detail is too small. Include as much detail as you can in your plans. I encourage my clients to flip (or for the digitally minded, scroll!) through magazines and design resources to compile a wish

list. If you love floating stairs, now is the time to built them in. Wishing for niches for your sculpture collection? They need to be drawn into your plan. Ceiling details, specialty lighting, spectacular roof overhangs — leave nothing to chance. All of these fine details will become the home you love, for many years to come. Ensure you have a skilled team of professionals to help you through this process and watch your vision emerge!
