‘TIS THE SEASON OF GIVING
ANOTHER SUCCESSFUL COATS FOR KIDS CAMPAIGN We are happy to report an update on HAVAN’s 26th annual Coats for Kids campaign, in support of the Lower Mainland and Surrey Christmas bureaus. Through the generosity of people in the construction industry and a last-minute, late donation, the month-long campaign raised $10,000 (reaching HAVAN’s goal), split equally between both bureaus. Developers came on board in droves to support this deserving initiative, including its top donors Morning Star Homes, MyHouse Design Build Team, and Essence Properties, who all contributed $1,000 each. A 200-metre long wooden trestle bridge over Cave Creek in West Vancouver is now open to the public. The bridge and Upper Mountain Path were built by developer British Pacific Properties to connect the new Uplands neighbourhoods of Rodgers Creek to the future Cypress Village, an upcoming high-density neighbourhood of 3,700 homes.
Caring for the community When DIMEX Group learned about the communities in the Fraser Valley devastated by floods and landslides, the team knew they had to do something. The employees decided to put together care packages, which included gently used clothes, such as warm jackets, gloves and toques, as well as nonperishable food. A team then donated two large boxes to the Greater Vancouver Salvation Army, to be distributed to families whose homes were destroyed or ravaged in the wreckage. And, that’s not all – DIMEX Group also donated all of the children’s bedroom furniture and décor from its display suite at its soldout Burnaby project, Eternity, to a local Afghani refugee family.
Blending the old with the new Vancouver was once home to stately homes, many of which were grand dames celebrated for their Victorian-era architecture. Inspired by the storied past of heritage homes, Crescent Legacy Properties Inc. is committed to restoring them to their former glory. Many of these projects consist of building extensions to the preserved heritage structures by seamlessly fitting in some
new townhouse units and adding standalone strata homes to the back of the property lots. District Flats sells out in hours Southlands’ farm-to-table ethos is a lifestyle that is appealing to a whole lot of people. A few weeks ago, Century Group released District Flats, a collection of 34 condos, which sold in mere hours. More than 40 prospective buyers camped out overnight, many of them spending the night meeting their future neighbours. To the developer’s credit, canopy tents, heaters, and benches were installed at the entrance of the Southlands Discovery Centre. The company also kept the Grange building opened all day and night so that bathrooms were available. Meanwhile, the Coast Hotel Tsawwassen provided snacks and hot beverages to the hardy souls who braved the cold to secure a home. “I guess it’s validation that we are doing something right,” says Sean Hodgins, president of Century Group. “When we designed District Flats, we knew there was a demand for smaller homes at a good price point.” nexthome.ca 11

While the near-term outlook for 2022 must include coping with C19 variants, the economy has, and is, showing signs of recovery with employment levels above pre-COVID thresholds, economic growth tagged at an annualized rate of over five percent, and a housing market that is maintaining a high level of 20 New Home + Condo Guide | Jan. 8–22, 2022
demand in the face of limited and or diminishing supply. The road ahead points to a housing market that is still dealing with a chronic supply shortage. A key factor in affordability of available housing, it has now become a universal understanding with all levels of government and industry that supply-side economics are the key to increasing the availability of rental, below market, and market housing choices for consumers. This has led directly to all levels of government undertaking
meaningful efforts to close the gap between supply and demand. The establishment of a comprehensive National Housing Strategy includes funding for energy related retrofits, and the province and municipalities are looking to streamline approvals and permitting processes and land use policies to unlock all available resources. Following through on these stated intentions will be essential to ensure the industry and governing institutions can serve the housing needs of our growing population in the Lower

The challenge of increasing density to increase availability and offset extremely high land
values is also driving imaginative and varied architectural solutions across the spectrum of the housing continuum. Next year, 2022 will also see dramatic advances in energy conservation and highperformance construction with the adoption of the BC Energy Step Code as a mandated part of the BC Building Code. These initiatives, focused on energy efficiency, will be driving significant changes in building envelope integrity, energy choices, HVAC delivery, indoor air quality, window performance, and the carbon footprint and greenhouse gas intensity generated through the provision of new housing stock. All of these initiatives focus on addressing climate change, which we have all become acutely aware of through the course of the wildfires, heat dome and flooding, that along with C19 characterized our lives in 2021. Home renovations and energy retrofits will also remain at heightened levels of activity with grant and loan programs driving the move to higher performance, and consumers choosing to upgrade their homes by accessing the increased equity they have realized by working and staying close to home over the last two years or more. Many contractors
are reporting that their job calendars are full for the next 24 months, with renovations and home purchases being fueled by a low interest rate environment that will likely continue well into the second quarter of 2022. The concerns of the Homebuilders Association Vancouver will focus on working with local government and industry to deliver the housing required to meet the needs of our communities. Recognizing inflationary pressures, supply chain disruptions, chronic labour shortages, and potential interest rate increases will exert pressure on the supply-side, it becomes imperative for all three levels of government to establish the means to unlock the barriers to home ownership and market rental housing. Whew! Wasn’t that a ride? Tornadoes, floods, fires, gas rationing, and those downright scary “variants of interest.” No wonder there’s a collective sigh of relief now we can officially bid farewell to a year that’s tested our resolve and resilience in ways unimaginable only 24 months ago. Say hello to 2022. CHANGE IS COMING
Despite the challenges, there’s still a distinct, if cautious optimism throughout the building industry. “Kudos to the City of Surrey,” says Charan Sethi, president and CVO (chief visionary officer) of Tien Sher Group of Companies, 30 New Home + Condo Guide | Jan. 8–22, 2022
noting this municipality is now laying out a clear, easy to implement strategy to encourage redevelopment. “Surrey provides a process that allows them to give developers an approximate timeline. So, once you submit your paperwork, you know roughly what month you’ll get your permitting.” It’s a starting point he’s excited about and hopes to see other cities adopt. The BC government has also sent a strong indication it will flex some muscle to ensure more homes are built in 2022. The economy and employment rates are anticipated to continue rebounding. And borders are
now open, bringing a return of immigration and tourism. CONTINUED ROBUST MARKET
“We anticipate the market will continue strong in 2022,” says Michael Ferreira, principal of Zonda Urban. “There is still more demand than supply, so that, along with rising costs of material and labour, will put more pressure on prices. And we’re expecting to see firsttime buyers and investors coming back into the market again.” Tracie McTavish, rennie’s executive director, agrees. “The Bank of Mom and Dad is going to continue fueling the bottom end of the market. But there’s also

the ripple effect. When they help their kids buy a one-bedroom condo, that owner will likely buy a two-bedroom or a townhouse from someone who’s looking for a single-family house.” The biggest stumbling block according to most industry insiders, is the ongoing inability to build enough housing fast enough. For years, the call to speed up the cumbersome permitting process at city halls around the province has been ignored or downplayed. For more than a few developments, it has taken longer to get through the bureaucratic red tape than it has to build the project. And there’s the headache of finding skilled labour. “We don’t have enough trades people —
it’s just that simple,” says Ron Rapp, CEO of the Homebuilders’ Association Vancouver (HAVAN). “We need to find ways to attract more young people. We need more women, more underrepresented groups like Indigenous people, and more already skilled immigrants working in the trades.” But he cautions that no matter how many people take up this challenge, training still requires three to four years, so it’s unlikely there will be a noticeable increase in 2022. RETHINKING HOME
There’s no denying that shuttered offices and social gathering restrictions have changed the way we live in our homes. Most people agree that working from home is here to stay — although in the coming year it may modify to be a couple of days in the office plus three days at home. However it shakes down, though, this new reality is going to have an increasingly significant impact on home design. “People are realizing they need dedicated workspaces, because you can’t keep working on the dining room table indefinitely,” McTavish says. “It could be a compromise like converting a closet. It could be a ‘COVID corner’ that reclaims a previously

THE DEPOSIT AND THE DOWN PAYMENT: HOW ARE THEY DIFFERENT?

A deposit is the money that you put down to secure the property you are purchasing, signalling that you are serious about buying it. There is no set amount on how much the deposit should be, however, most often it will be five percent of the purchase price. When you are writing an offer to purchase with your real estate agent, the deposit will depend on the purchase price as well as how quickly you will be closing on the sale. The deposit is applied against the price of the property when the sale closes and will become part of your down payment. The down payment is the money you put up front when you purchase a property. Down payments typically range from five to 20 percent of the total value of the property. The minimum required to purchase a property is five percent but there are different down payment requirements. For example, as mentioned, you can put as little as a five percent down but if you are purchasing a rental/ investment property, you will need a minimum of 20 percent. The full amount of the down payment is due when the sale closes.
Here are two different examples of how the process works: RESALE
The buyers are purchasing a property for $500,000. They will be putting a 10 percent down payment ($50,000). They removed subjects and it has become a firm offer on Nov. 1. They give a deposit of $25,000 and they close on Jan. 15. The buyers will need to pay the balance of the down payment on the closing date, which will be another $25,000, for the total down payment of $50,000. PRE-CONSTRUCTION
The buyers are buying a property that is under construction and the developer is asking for a 10 percent deposit. The property they are purchasing is $619,900 plus GST. They have given a deposit of $61,990. The final
purchase price with GST is $650,895. The buyers are only putting a down payment of five percent ($32,544.75), therefore, the buyers will get the difference back at the time of closing.
