As we near the end of a tumultuous year, we like to reflect on what happened over the last 12 months, and what we have learned. Because this year had so many unprecedented experiences and lessons, we find that we have so much to cover, that we are devoting two issues to the topic. This is Part One, and our coverage will continue in our yearly double issue that comes out on December 12. I’m personally thankful this year to have gotten to spend lots of close time with my family, and Second Wave notwithstanding, to see British Columbians come together admirably to protect our vulnerable people while riding out the rest of the pandemic. In terms of the new home market here in Metro Vancouver, 2020 wasn’t a bad year at all. With people putting more value on home, re-evaluating their needs, and taking advantage of historically low borrowing rates, the new home market was a bright spot in the British Columbia economy. In the following pages we have many possibilities for your perfect new home, whether you’re a first-time buyer, need more space, or are downsizing for a more carefree lifestyle. We also have an informative story about investing in a presale condo or townhome, which can be a great idea in a robust real estate market. So, let’s stay the course, remember what we’ve learned from the past year, and welcome 2021 with optimistic enthusiasm.

respond to, and recover from, the pandemic. What this kind of policy work demands is a recognition that rectifying inequities and injustices supports common community goals, even for the privileged. In a conversation about how much kindness we should expect in conditions of austerity and resource scarcity, we need to create city structures that make clear that “we are all in this together”.

A large parcel of land that was originally designated for rural housing has now been acquired by Metro Vancouver, in the interest of creating a large, contiguous park. The land, north of the Codd Wetland Ecological Conservancy Area in Pitt Meadows, was purchased last year for $7.3 million.

HAVAN’s Annual Coats for Kids Campaign

IKEA’s Black Friday Buy-Back Event On November 16th, IKEA Canada kicked off its Black Friday campaign, redefining what it means to ‘save’ with a series of initiatives enabling Canadians to not only save money, but also water, energy, waste and resources. From November 16th to December 2nd, IKEA will offer double the assessed value back to customers who give their

gently-used IKEA furniture a second life through its Sell-Back program. Nationwide initiatives also include discounts on some of IKEA Canada’s most sustainable products, incentives for donating furniture and electronics, and more. On Saturday, November 28, select IKEA Canada stores will host donation drives in their parking lots for both furniture and electronics.

UDI U40 Webinar about Creating Master-planned Communities As part of a series of informal webinars for the development community, in late October The Urban Development Institute’s Under-40 division hosted “The Power of Design: Informing and Influencing Master-planned Communities, now available on the UDI website. Speaking were Patrick Cotter from ZGF Architecture, Don Williams from Free Agency, and Maxime Zentner, interior designer at Marcon. It was moderated by Onni’s Morgan Davis and Concert Properties’ Henry McQueen. The topic was

integrating the design process across all creative partners to create ultimately livable masterplanned communities that offer real benefits to residents as well as surrounding communities. Speakers identified key areas where collaboration is beneficial from the very beginning. Maxime spoke of the story and design narrative, including architecture and the design of amenities, to create person-centred spaces that are connected to the users. The Homebuilders Association Vancouver (HAVAN) is launching the 25th annual Coats for Kids campaign on Thursday, November 12, 2020, in support of the Lower Mainland and Surrey Christmas Bureaus, two groups whose many initiatives help to provide a warmer winter and brighter holiday season for families in need. To celebrate 25 years, in addition to collecting Coats for Kids, HAVAN is holding a $25 for 25 Years Fundraising Campaign, with the goal of reaching $25,000.00! It is estimated over the past 25 years, members have gathered 75,000+ coats for kids and teenagers, along with new toys and cash donations. However, with Covid-19, Coats for Kids is facing some challenges. With so many people working from home, access to drop off locations is significantly down. From now until December 12th new or gently used winter jackets, hoodies, scarves, and mittens can be dropped off at a location near you. CELEBRATING THE RIVERSIDE LIFESTYLE by SUSAN M BOYCE When Cathy and Davinder discovered Port Royal in Queensborough a few years ago, they knew they’d found the neighbourhood they want to call home forever. They bought a sundrenched, two-bedroom condo beside the river from a co-worker, and in no time were settled in. Then their family grew to include Armaan, whose sunny smile instantly captivates all who meet him, and the couple realized they would need a larger home. “I’ll be working part-time from home during the pandemic,” Cathy says. “Davinder is a teacher and does comic art on side, so our home office isn’t really a kid-friendly zone. And, besides, Armaan needs his own space.” But Cathy and Davinder just couldn’t see themselves moving away from Port Royal. “We love the lifestyle here,” Cathy explains. “Being beside a working river is something you don’t find every day. And it’s so important to us that Armaan can enjoy green spaces all around as he grows up.” When they saw the signs go up for Lighthouse, only a block away, everything simply fell into place. “We both love the huge, open-concept floorplan with the living, dining, and kitchen areas all flowing together. AN “INTERESTING” YEAR IN REVIEW HIGHLIGHTS OF 2020 AND THE CHANGES THAT HAVE IMPACTED HOMEOWNERS AND PURCHASERS

Well, we started the year with relatively low interest rates, that were projected to be slowly moving upwards. Everyone was 32  New Home + Condo Guide  |   Nov. 28–Dec. 12, 2020

looking forward to the typical spring housing market. And then COVID-19 happened, which was something that we could never have imagined would happen in our lifetime. Everyone has had to adjust how we do things, yet it has brought to many the opportunity to re-focus and give time to slow down and reflect on what is important in their lives.

When we went into lockdown, Canadian financial institutions provided mortgage payment deferrals for up to six months to assist homeowners with their mortgages during COVID-19, as well as other creditors such as credit card companies and car loans. Many home buyers wanting to get into the market, and homeowners wanting to make


a move, decided to hold off and wait — which slowed the housing market. Both the provincial and federal governments rolled out programs to assist Canadians personally and with their businesses. The Bank of Canada made two unscheduled announcements reducing the overnight rate from 1.75 per cent at the beginning of March to 0.75 per cent, with another cut to 0.25 per cent. This was done to cushion the effects of the COVID-19 crisis on the economy in efforts to support the credit and financial system. This was the sharpest decline in the economy since the global economic crisis of 2008/2009 when the overnight rate was last at 0.25 per cent. After businesses started reopening, the housing market

began to pick up. Many home buyers resumed their home searches, and homeowners looking at upsizing to a larger home started listing their homes for sale. Interest rates started to come down to historical lows. Tiff Macklem; the new governor of the Bank of Canada, was “unusually clear” that interest rates will remain low for a long time. That there were no plans to raise rates until capacity was absorbed, and inflation fits its two per cent target on a sustainable basis, which they estimated would take at least two years. This means the prime rate will remain unchanged, which ultimately affects variable mortgages and lines of credit. Also, the qualifying interest rate (Benchmark of Canada) was reduced from 4.94 per cent to

4.79 per cent which, to borrowers, meant an increase in their borrowing power. The announcement of Pfizer that they have a highly effective vaccine in the works and Moderna stating that the COIVD-19 vaccine as 94.5 per cent effective in their preliminary analysis, has pushed up the US and Canadian bond yield, leading many to suggest a slight increase in fixed mortgage rates, and that discounts on variable rates may be reduced in the near future. Rugs are a tricky business. Finding the right rug can literally transform your entire space for the better. Select the wrong one? It throws everything off-kilter. Another important factor is price. They can be expensive, and often they’re one of the bigger investments you make with your home furnishings. So, understanding how to choose the right rug is paramount – and it doesn’t have to be stressful. There are very simple rules to consider when you’re out on a buying trip. Here are my fail-proof tips! COLOUR

Pretty obvious starter, but finding the right rug comes to colour first. If you already have a lot going on in your space in terms of colour (or pattern), then you may want to stick with a singlecolour rug (in a neutral shade) to balance everything out. If you desire a patterned rug with many shades, then it’s much easier to choose your rug first, then add in the furniture and accessories afterwards so everything in the room coordinates. 36  New Home + Condo Guide  |   Nov. 28–Dec. 12, 2020

TEXTURE

NATURAL

This isn’t something that immediately comes to mind for people, but texture is important, too – especially given it will be directly under your feet. I love texture and its ability to make a room feel rich and layered, and it’s an easy way to set the intention for the tone or vibe you want your space to give off. From velvet to sisal or a much fluffier pile or shag, there is so much to choose from. Don’t forget traffic volume, either. For high-traffic areas, I recommend a stronger weave in a more durable fabric. For bedrooms, you can go for cosy materials such as a lovely viscose or shag.

Natural rugs made from sisal, jute or seagrass are also durable, making them great in hightraffic areas. These tend to come in more neutral palettes or are dyed a colour, and are usually very affordable.

HERE ARE SOME POPULAR STYLES: KILIMS

Kilims have become incredibly popular lately for their flat weave, bright tones and graphic patterns. Made out of woven wool and cotton, the rugs are easy to clean, durable and versatile.

OVERDYED

The overdyed rugs create a wonderful unique, distressed look and suit spaces with a moderate amount of traffic.


TUFTED

Tufted wool rugs are a great way to introduce warmth, luxury and subtle texture to your space. These tend to last longer in spaces where there isn’t as much traffic, limiting the wear and tear. SIZE

A rug should fit the size of your seating area and not necessarily your entire room. What you want is that when you’re sitting on your couch or a chair, your feet are still on the fabric, not the floor. Leave at least six inches of rug space on each side of the furniture; make sure there is at least one inch of exposed floor between the rug and the walls (this further anchors an arrangement rather than looking like wall-to-wall carpet). For a much larger room, opt for a rug that is big enough to contain all four legs of couches, chairs, coffee tables or side tables. Consider a rug in your dining room; if you were to pull your chairs back, the chair legs should still be sitting on the rug itself. For your bedroom, place the rug under the front two-thirds of your bed, or under the entire bed and nightstands. Allow two to three inches on each side of the bed to have a soft place for your feet to land when you get out of your bed. Alternatively, you could also

place a runner on each side of the bed, or a single runner at the foot of the bed. Again, this all depends on your personal preference. WHERE TO BUY

Shop with your eyes first. I love looking through my favourite decor magazines, as well as

online, for ideas on interior spaces, colour stories and trends. Recognize that antique rugs are very expensive, so if you happen to see a popular vintage style you like, there may be a possibility it has been reproduced at a lower price point by a retailer. Although I typically have nothing against department stores, they tend to have selections that are also mass-produced. Go to the retail level instead: Pottery Barn and Elte always have great options.

2020: The Year No oNE PrEdICtEd

When the clock struck 12:00am on January 1st, 2020, we had no idea of the impact COVID-19 would have on our local economy. We first felt the impact of the pandemic on local Chinese New Year celebrations, back in January. In real estate, Chinese New Year is always an occasion to be celebrated at local presentation centres as Vancouver’s Chinese community plays such a major role in fueling the local market. When those events were cancelled, to curb the spread of the virus, that was the first time we have seen a naturally occurring external factor, such as a virus, impact our local real estate market. As we continued into spring, protocols were put in place to ensure safety measures were implemented at presentation centres and open houses. And on March 14th, shock and uncertainty arrived in Metro Vancouver’s real estate market as the region went into lock down. This forced project delays or cancellations while activity ceased for both buyers and sellers. Many stakeholders took a step back to wait and see how the next few months would unfold. As we waited for the situation to normalize, one thing became clear: Vancouver and British Columbia were handling the pandemic better than most jurisdictions around the world. The

New York Times even featured B.C. Provincial Health Officer Dr. Bonnie Henry for the outstanding work she and her team had done to flatten our curve. Vancouver was put on the global map once again as one of the best places in the world to live. As the situation normalized, so did our real estate market. Activity returned in the summer — and September and October saw record-breaking months for both the pre-sale and resale markets. Part of this can be attributed to pent-up buyer demand from previous months, but part of this activity further affirmed Vancouver and British Columbia as the best places to live, work, and raise a family. As we navigate our second wave of COVID-19, and see our daily case numbers continue to

rise, a small level of uncertainty has returned to our local economy. However, seeing this pandemic through the first wave there is no denying that an increased value has been place on Vancouver’s real estate market, a sense of place, and the importance of feeling secure in where you choose to call home.
