From cherry blossomlined streets to the scent of seawater and beautiful mountain and ocean vistas, it is arguably the best time of the year to be outside — and looking for your new home. The longer days are perfect for walking or driving through the neighbourhoods you want to live in to discover new-home developments and projects. If you’re not sure you want to purchase a pre-sale home that hasn’t yet been built, you’re not alone. Many new homebuyers are hesitant to put their hard-earned dollars into what is essentially a hole in the ground. To clear up any misconceptions you may have, turn to page 38 and read what our industry expert, Irina Popova, has to say. She addresses a lot of preconceived notions surrounding buying a pre-construction home and breaks down some common myths so you can better understand if this kind of home is for you. BRENTWOOD A LAID-BACK VIBE by MIKE ARCHIBALD A quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s a place of condos, modest homes, pleasant parks and friendly folks, and the stretch of Hastings St. offers small-business shopping at its best, from bakeries to ramen. LIFESTYLE

It’s the best of both worlds in Brentwood: you’ve got a mellow residential area bordered on the north 16

Lougheed Highway at the south is a major thoroughfare, but Hastings St. up top, while a main street, is quite mellow in terms of traffic, and

Willingdon Ave. isn’t very busy either. Together the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.

This is a cut above your average sushi spot. These guys get creative, with sashimi plates that are as beautiful to look at as they are scrumptious to eat. Special items include a fresh oyster dish—delicious.

THE GOOD, THE BAD & THE REST

What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families (temporary residents and singles, not so much). And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.

OPTIONS FOR PRE-SALE HOMEBUYERS TO SAVE FOR A DEPOSIT AND DOWN PAYMENT

For pre-sale homebuyers, financial clarity is key. It’s crucial to develop and follow a clear financial plan that factors in income and expenses when purchasing any home. Just 18

as homebuyers should seek a full understanding of their mortgage structure and insurance details, they should also be aware of the options available to help them prepare for deposit and mortgage payments. In order to see the full picture, homebuyers can seek help from a variety of financial professionals and resources to proceed with confidence in both the big picture and in the finer details.

UP-FRONT EXPENSES: THE PRE-SALE DEPOSIT

When purchasing a pre-sale home, you will be asked for a deposit to secure the sale. Rather than paying an upfront sum in the form of a down payment as in a re-sale purchase, the pre-sale deposit is comprised of a few smaller amounts paid on an established schedule. Usually, the pre-sale deposit makes up 15 to 25 percent of the total


purchase price, paid in installments at pre-determined stages. Typically, a first payment is requested upon the creation of a sale offer. This first payment triggers the beginning of the mandated seven-day rescission period, which means you can review the purchase agreement document in detail for seven days and if you change your mind, rescind on the signed contract of purchase and sale. The pre-sale deposit does not supersede a down payment. Paying a deposit to the developer and paying a down payment to qualify for a mortgage loan are usually two unrelated pieces, as a mortgage lender may request additional funds outside of the pre-sale deposit. While it can seem overwhelming, there are options to support saving for deposits and mortgage down payments. THE HOMEBUYER’S PLAN FOR AN RRSP

More and more first-time buyers are using registered retirement savings plans (RRSP) to save up their deposit dollars. The federal government’s Home Buyer’s Plan allows Canadians to remove up to $35,000 per person from their RRSP to support a purchase of a home. To do so, you must provide a signed agreement

demonstrating you are eligible. This withdrawal is tax free, as long as it is repaid to the RRSP over 15 years with set minimum yearly payments. This program allows you to draw from your existing resources in a tax-free deduction, but you must be diligent about re-payment to avoid penalties. It’s also important to consider the future tax-sheltered growth potential you will sacrifice when removing funds from the RRSP. TAX-FREE SAVINGS ACCOUNTS

When saving for a deposit, taxfree savings accounts (TFSAs) are the preferred choice of many Canadians. Withdrawals are taxfree, and you may remove funds without penalty and replenish them later on your own schedule. While the Home Buyer’s Plan has a limit of a $35,000 withdrawal, TFSAs do not have a limit. Ultimately, they are more flexible than RRSPs when it comes to withdrawing for a down payment or deposit. TFSAs can be accessed at any time and under any circumstances. However, money in a TFSA may see a higher return rate than money in an RRSP, and because a TFSA is more easily accessed, it may make sense to leave TFSA funds ready for emergencies.

CONSOLIDATION OF DEBT

A debt consolidation mortgage is a long-term loan that gives you the ability to pay off multiple debts at one time by borrowing additional funds from a new mortgage. This leaves you with one loan to pay, rather than several. This option is particularly useful for those holding high-interest loans, such as credit cards. The mortgage lender will usually settle all debts with creditors upfront and collect payments for that amount after. Debt consolidation is a great way to streamline your finances and pay off high-interest loans to save on interest rates and monthly payments. FINANCIAL PROFESSIONALS AS DEPOSIT RESOURCES

Pre-sale homebuyers, especially first-time purchasers, need not make their financial plans alone. Many financial experts are available as valuable resources in the path to a pre-sale purchase. Of course, it’s always wise to seek multiple opinions. Set an appointment with your bank (or multiple banks) to see what their financial advisors recommend for your individual situation. Speak with your realtor to discover how their other clients have navigated the deposit and mortgage structure. Ultimately, total clarity of options available to pre-sale homebuyers is a crucial first step to setting a realistic and effective plan for any pre-sale purchase.

CONSIDER THE PENALTY ON A DISCOUNTED MORTGAGE RATE WHY WOULD YOU NEED A NEW MORTGAGE?

ALISA ARAGON-LLOYD Even though mortgage interest rates have increased, they are still at historical lows. So, when you look for a new mortgage, it is important to see beyond the rates being offered and pay attention to how much it will cost you to break your mortgage. 22

Even though you may have planned to live in your home for the term of the mortgage, life events can get in the way. Perhaps you will need a larger home as your family grows or an opportunity arises to move to another city for a new job. Or, maybe you want to take equity out of your home, you end up divorcing or there are health reasons involved. The penalty to get out of your mortgage

early will vary depending on the type of mortgage that you have and the lender that holds your mortgage. TWO FACTORS

Your lender will consider two variables to determine the amount of the penalty you will pay: is your mortgage a variable rate or a fixed rate? If you are in a variable rate, the maximum you would pay most likely is a three-month penalty interest. However, if it is a fixed mortgage,


HOW THE IRD CAN HAVE A HUGE IMPACT ON WHAT YOUR PENALTY WILL BE

you will pay the greater of either the interest rate differential (IRD) or the three-month interest. INTEREST RATE DIFFERENTIAL

The IRD is calculated by determining the difference between your current mortgage rate in effect and the rate available at the time of the prepayment, multiplied by the term remaining on the mortgage. The interest rate differential is meant to compensate the lender for having the mortgage paid early. Most lenders have different ways of calculating their pre-payment penalties, therefore, it is critical that you find out how they will be calculated upfront before signing your mortgage, even more so if you think you might need to get out early.

A client was looking to refinance their mortgage as they wanted to take equity from their home for investment purposes. Their current mortgage was held by one of the big banks. When they signed their original mortgage, the bank had offered them a discounted rate of 2.99 percent and their mortgage was up for maturity in July 2024. One would think that the interest rate differential penalty might be considerably low because of the effective rate of 2.99 percent. However, the rate of the original mortgage was discounted from 5.34 percent (posted rate at that time). Therefore, it was 5.34 percent that was used when the IRD penalty was calculated. To the surprise of the clients, instead of paying $3,813 in penalty, they had to pay more than $24,000 to break their mortgage with the bank. From the example above, you can see that as mortgage interest rates are still low, the posted rates offered by the big banks have remained much higher. That means if you receive substantial discounts from the posted rates, it can work against you when calculating the interest rate differential when a big bank determines how much the penalty would be to break the mortgage. There are monoline lenders (lenders that only work with mortgage experts) and there are many who use the contract or effective rate when they calculate the IRD penalty on a fixed rate mortgages, unlike the banks. Since they use the actual contract rate, the penalty would have been much lower for the clients mentioned above. A MONEY-SAVING SOLUTION

In Canada, six out of 10 households break their existing five-year fixed term at the 38-month point. This leaves an average of 22 months’ penalty against the outstanding balance. With a mortgage of $300,000, the penalty would be approximately $15,337 from a bank. The very same mortgage with a

monoline lender would be about $3,788. This is a savings of $11,549. Whether you are dealing with a mortgage expert or your bank at the time of negotiating your mortgage, you should have them walk you through the penalty calculation so that you fully understand how much it will cost if you need to get out of your mortgage early. If you are not happy with the mortgage that you are presented with, you can walk away before signing and find an option that you are comfortable with. Focusing on the rate may save you a few dollars on your monthly mortgage payments, but if you don’t pay attention to the penalty fees, it could end up costing you thousands of dollars more if you have to get out of the mortgage early. A mortgage expert will develop a financial strategy to find you the best mortgage options and guide you throughout the decision-making process to ensure that you consider your current situation and make sure you look at future scenarios as well. FinAlists Announced for HAVAn’s

2022 AwArds for Housing excellence by SuSan M Boyce

On March 17, the Homebuilders Association Vancouver (HAVAN) rolled out the red carpet and announced the 233 finalists in this year’s Awards for Housing Excellence. The event was held at the Cineplex Cinemas in Coquitlam and was a lively, fun-filled evening complete with popcorn, a hotly contested trivia contest, plus a private showing of the movie, The Batman. “After over two years, it’s great to be able to gather in-person once again,” said Ron Rapp, CEO of HAVAN. Attendees agreed, and the ambience was definitely festive. The night’s runaway leader was White Rock-based Forge Properties with an impressive 15 finalist spots — seven more than its nearest competition — that put it firmly in the running for the Multi-Family Home Builder of the Year Grand Award for its wildly innovative, totally dazzling Fantom mid-rise. Langley-based Vesta Properties snagged eight finalist nominations and will be winner of the Single-Family Homebuilder of the Year by acclamation. Hot on Vesta’s heels with seven nominations apiece were Adera, Essence Properties, and Miracon Developments. Included in those counts, Adera and Essence will be going toe-to-toe in the competition for Best Multi-Family Residential Community along with Infinity Properties and Parkridge Homes. Essence and Infinity will also compete against Forge Properties and Zenterra Developments to become Multi-Family Home Builder of the Year. The 61 winners of the 2022 Awards for Housing Excellence will be announced at a live gala on April 30 at the JW Marriott Parq Hotel in downtown Vancouver. For me, I’m most intrigued by the triangular water feature, although it takes me a moment to realize its shape is a subtle nod to the Hayer Builders logo — cool. Between the public and private spaces is a free-standing amenity building where owners will be able to enjoy a fireside lounge with entertainment kitchen, a media room, and a pool table — gathering with friends just got easier.

WHAT IS A HIGH-PERFORMANCE HOME AND WHY

SHOULD WE CARE? RON RAPP

“High-performance home” is a commonly seen tag in the residential construction sector. Stated simply, it is a home that is built over and above the basic requirements of the BC Building Code and optimizes the performance of a structure for increased energy efficiencies and comfort, health, and safety levels. To build higher performing homes in BC, the pathway that has been 32

adopted is based on the BC Energy Step Code. Energy performance thresholds are assigned to each step, with Step 1 performing 10 percent better than code, through to Step 5, reflecting a more than 50 percent improvement. The target in BC is for all new homes being built to be ‘net-zero ready’ (Step 5) by 2032, meaning the home is ‘’ready’’ to produce as much energy as a homeowner consumes by having an energy source such as geothermal or solar panels. High-performance homes are constructed with enhanced wall assemblies, increased insulation

values, and reduced “air change” rates, making the home more airtight and the heating and cooling more efficient. Combined with efficient mechanical systems, air is exchanged and circulated through the home for higher indoor air quality, a benefit to anyone dealing with allergies, asthma, and coping with hotter summers, and pollutants such as wildfire smoke. The benefits of a high-performance home include better built doors and windows for enhanced thermal performance, adding to increased year-round comfort, and noise abatement. Durability and security are also enhanced with better-built

hardware and frames. Add automated Wi-Fi-based control systems, and you can monitor your property, manage lighting, operate locks and more from anywhere via your phone. Residential construction today involves building science and high technology that requires trained and knowledgeable consultants, builders, and their trades. A professional licensed builder will assure that your new home purchase meets code, is properly constructed, maintains warranties, and delivers the best value for your family. All builders of wood frame single-family, and multi-unit homes will have to meet Step Code 3 in 2022, but some municipalities are requiring homes to be built to Step 4 or Step 5 now, while others have yet to mandate Step 3 or less. by KATE DAVIDSON hen it comes to interior design, function and fashion go hand in hand. While it’s certainly possible to achieve each independently of the other, without both, the space falls short. Contrary to popular belief, you can have your cake and eat it, too – particularly with regard to the kitchen. In this room especially, each design decision requires thoughtful consideration of beauty and brawn. Here are three key areas that we focussed on in this recent project for a busy family of six.


Colour palette Black and white are a classic combination with a strong, modern sensibility. While one might typically consider it for its esthetic qualities, it has a practical purpose, too. Black and white rooms have a timelessness that won’t soon get dated. Despite this, they somehow manage to maintain their trendy appeal. This bodes well for a kitchen renovation, which can be expensive and hard to live through. Once your kitchen reno is over and done with, you won’t

want to do it again for a very long time. With a black and white palette, you won’t have to. This kitchen features a classic white backdrop, which acts as our “neutral” hue. Then we added punctuation via the black range hood and lower cabinets, which become focal points and attract the eye. To offset the white and black cabinetry, we chose warm-toned quartz countertops and floor tiles, which soften the space. We then added further interest and warmth by combining brass and black fixtures.

The cooking area is the focus of most kitchens, and rightfully so. Here, we made the range and hood fan a focal point by centring them in the space and finishing the cooking area with a strong, square-shaped hood cover, in a bold black hue of course!

Functional finishes Finishes are another typical esthetic focus, but don’t forget to weigh their practicality before you commit. If you live a busy life, as most of us do, look for finishes that require minimal maintenance on a regular basis, are easy to clean (when you get around to it) and are durable enough to survive daily wear and tear with grace. Our clients specifically requested surfaces and finishes that were hard wearing and efficient, to meet and

Storage space

withstand the demands of this family with four teenaged boys. Given the option (and with all the amazing products on the market these days, there’s always an option) I always recommend choosing something that meets your functional needs while fulfilling your style goals.

Contrary to colour and finishes, storage is typically considered purely for its functionality, but don’t discount its many esthetic attributes. Overall, having a sufficient, smartly designed storage system makes it easy to keep your kitchen neat and tidy without too much effort. But in terms of the storage elements themselves, explore different options to up your style game. For example, in this kitchen, every drawer and shelf was accounted for in our design, which included dual-purpose pieces that maximized

every inch in this family-style kitchen. We added interest with contrasting floating wood shelves and a built-in China cabinet unit, complete with a small drawer for placemats. The kitchen can be a real pressure cooker, both from a design perspective and when it comes to daily demands. For a truly seamless and high-functioning kitchen, be sure to factor your overall lifestyle in at the design stage. YOU DON’T REALLY KNOW WHAT YOU’RE GOING TO GET

When it comes to any big financial decision, buyers interested in pre-construction have many valid concerns and questions, but there are also a lot of preconceived notions about pre-construction purchases that hold consumers back from this type of investment. While buying new is certainly not for everyone, below I’m going to break down some of the most common myths about preconstruction and perhaps alleviate some of your concerns. 38

This is only true if you buy blind, without doing proper research on the developer and their past projects. In some cases, the developer may use a different construction company to actually build their projects, so that’s a big question to ask before signing on the dotted line. I always take my clients to visit previous projects done by that developer and builder in order to get a better understanding of quality. You can also visit the showrooms of the kitchen and bathroom providers that will be hired for the project you’re considering investing in. This should give you a better idea of the finishes you’d be purchasing.

If construction has already begun, don’t hesitate to ask for a tour of the site or even better, the actual property you’re considering. Sometimes, if you’re persuasive enough, the sales staff will go the extra mile and arrange a visit (with all of the super cute protective gear in hand, get ready for helmet-hair!). YOU NEED A BIG DEPOSIT

This really depends on which stage in the process you get involved in. If the developer is still waiting to reach a certain percentage of units sold in order to obtain construction financing (typically around 60 percent), then yes, usually a 20 percent deposit is required. However, if you’re purchasing later on

All deposits must be held in trust, in most cases by the solicitor of the developer. In the event that the project is cancelled (which we have seen happen recently with rising construction costs) you are entitled to receive your full deposit back within 10 days following the termination of the agreement. DEVELOPERS ONLY CARE ABOUT PROFITS

If construction has already begun, don’t hesitate to ask for a tour of the site or even better, the actual property you’re considering. Sometimes, if you’re persuasive enough, the sales staff will go the extra mile and arrange a visit.

in the process, then you can negotiate a lower deposit! I’ve seen companies agree to as low as five percent, given of course that the market conditions are on the buyer’s side. Keep in mind that even if a 20 percent deposit is required, it’s

typically broken down into four payments, staggered over a long period of time, with the last payment due on the occupancy date, which could be years away. This could very well give you the time to save up or liquidate other assets.

While this may be true for some developers, I’ve worked with many who actually care about the final product and their clients’ buying experience. Yes, ultimately turning a profit is the main goal and the reason why they are embarking on the multi-year project. However, keeping a clean reputation is very important to most developers. I’ve seen companies go above and beyond their basic duties to ensure that their purchasers are completely satisfied with the final product and the overall journey. Again, this comes down to doing your own due-diligence at every step of the process, especially before you firm up the sales contract and move forward with your investment.
