Visual artists and artisans of all stripes opened their East Vancouver studios to the public, and with more than 50,000 attendees, the event just keeps on getting more successful each year.

The Audain Art Museum’s Emily Carr exhibition Up in Whistler, discover the fascinating “Emily Carr: Fresh Seeing – French Modernism and the West Coast” exhibition, sponsored by Cressey, along with RBC. The exhibition of more than 50 paintings, watercolours and sketches investigates the fertile period of Carr’s life when she visited England and France with her sister, and studied with various instructors, including Henry William Phelan Gibb, who influenced her and broke her bonds with her previously conservative training. 14  New Home + Condo Guide  |   Nov. 30–Dec. 14, 2019

This fascinating exhibition joins the Audain Art Museum’s incredible permanent collection of the art of British Columbia from the late 18th century to the present, including an important collection of 19th and 20th century First Nations’ masks. Founded by Polygon founder Michael Audain, this can’t-bemissed art collection is housed in a stunningly modern floating wooden building designed by Patkau Architects. The Emily Carr: Fresh Seeing exhibition runs until Jan. 19, 2020.

Inspire Jericho On the evening of Nov. 7, a packed crowd joined together at the Arts Club’s Granville Island Stage for the fourth of the “Inspire Jericho Talks” series sponsored by the City of Vancouver and the MST Corporation. The series aims to offer potential solutions to urban challenges in the context of planning the 90-acre parcel of land known as the Jericho Lands, currently jointly owned by the Musqueam, Squamish and Tsleil-Waututh First Nations. This talk featured keynote speaker Magnus Schön of Kod Arkitekter of Stockholm,

who explained examples of urban developments in Sweden and abroad that combine landscape and architecture to support resilient, inclusive and sustainable communities. He emphasized using natural materials, such as wood, and employing complex adaptive systems that can evolve to meet a population’s changing needs while respecting the environment. His Seven Principles of Resilience include prioritizing walking and cycling over driving, clever storm-water management and a carbon neutral building strategy.

The Holland grand opening Holland Park is a jewel in Surrey Centre, right at the end of the Skytrain route connecting Surrey City Centre to the rest of the Metro Vancouver area. On a sunny Nov. 9, Townline’s newest project, The Holland, was unveiled at the top of Holland Park. Visitors to the new presentation centre enjoyed espresso, grilled cheese sandwiches and tacos from

the food trucks outside, before touring the new show home, and hearing the exciting details of the new development. Since the opening, the presentation centre has welcomed more than 800 prospective homebuyers intrigued by the central location, proximity to greenspaces and urban amenities, and an elegant and functional design.

Holiday Cheer HAVAN coat drive. The Homebuilders Association Vancouver members have been providing drop-off locations for people to donate lightly used and new coats since 1995, in support of the Lower Mainland and Surrey Christmas bureaus. This year, the campaign runs until Dec. 1, with 48 HAVAN member companies offering 63 drop-off locations across 13 municipalities. Drop-off locations can be found at https://havan.ca/ event/coatsforkids/ The Gryphon Living toy drive supports the Lower Mainland Christmas Bureau (LMCB), a local registered non-profit organization that distributes toys, clothes and food vouchers to more than 1,000 low-income families in Vancouver during the holiday season. Celebrated for its spectacular lifestyle and temperate climate, Metro Vancouver’s high cost of housing remains a contentious issue: The water cooler conversation that’s tough to resist yet often the source of confrontation and conflict. Where is the elusive “missing middle,” the sweet spot between single-family homes and the largescale multi-family developments? This was the issue that a panel of three industry experts — Jake Fry, principal of Smallworks; Gordon Price, well-known speaker and a fellow of SFU; and Daniel Oleksiuk, a lawyer and member of Abundant Housing Vancouver — tackled head-on at the November meeting of the Homebuilders Association Vancouver (HAVAN). Price noted that while the single-family era in Vancouver came to an end in the 1980s, the missing middle is still very much with us… it’s just no longer located 28  New Home + Condo Guide  |   Nov. 30–Dec. 14, 2019

where we expect it to be. Today, it’s found in the outlying suburbs like Langley and Surrey. These are the areas that have embraced low- to mid-rise development, the gentle densification that practically defines the missing middle. However, Oleksiuk pointed out that Vancouver does have plenty of examples. Some, like the stillattractive apartment building on a double lot that’s located at 11th Avenue and Quebec Street, are as old as 100. Fry believes one key to making densification more palatable to neighbours in predominantly single-family areas is to simply keep development below the treeline. By retaining the same scale of character, it’s easier to accept. He’s excited that there have been several examples of single-family heritage homes being converted into two marketvalue homes, two that are offered at below market but when resold

would command market price, and one that will retain its affordable designation in perpetuity. There was also spirited discussion about what happens to a neighbourhood like Shaughnessy, where populations are declining — a decline in vibrancy and diversity. Creating missing middle density would re-attract the young families with children who require schools and make use of amenities like rec centres, athletic fields and parks. This demographic also spends more than any other, so it breathes new life into retail and services. While overall the outlooks seemed mostly positive, Price did offer one cautionary note: “Single family remains an iconic form of housing in almost every culture from Little House on the Prairie to Downton Abbey.” But he cited North Vancouver’s emerging Moodyville as an “extraordinary neighbourhood,” a shining, current day example of how the desire to create more homes within a limited area can result in a winwin situation. “We hear about the failures, but we don’t celebrate our successes often enough,” he says. Surprisingly, in a room filled with builders and renovators, few had heard of Moodyville. And the over-riding message? We need to move away from NIMBYism (Not In My Back Yard) and BANANAism (Build Absolutely Nothing Anywhere Near Anything) and adopt a more YIMBYist attitude — Yes In My Back Yard. And that will be cause for celebration.

We spoke to Marion Nordin, principal of Area 3 Design about how they made the presentation home so inviting. New HoMe + CoNdo Guide: In this design you use

a lot of graphic art, specifically writing. How do you choose the kind of graphic art you want and where is a good place to find it?

MN: Dark paint colours can be overwhelming, which is why I like to put light art on the wall to soften the colour. We only tend to do one accent wall with the dark colours. We choose our paint colour to work with the other elements in the room, such as the headboard, bedding and sectional. NHCG: When choosing a colour for the walls, do you use the same ones throughout the home, or do you treat each room like a separate entity?

MarioN NordiN: I wanted to do a travel-themed

model home, without it being overpowering. I found the line art online and liked the simplicity of the images.

MN: We treat the entire unit with the same colour

NHCG: When using dramatic paint colours, how do you make sure you don’t overwhelm the room? Do you use the colours that are trendy, or do you make paint decisions based on other factors?

NHCG: What are the design principles of coordinating paint and wallpaper? The bathroom in the show home is a great example of this done really well.

MN: Our job is to complement the tiles chosen for the bathroom. We tend to use beautiful papers that have lots of texture and no pattern. We make sure that they work well with the trim colour and flooring. NHCG: When you are designing a show home, how do you create a space that seems like a blank canvas for people to project their own lives on to, while also being an aspirational vision for them? MN: We try to create a space that remains fairly neutral and will appeal to different age groups. We try to stay away from “themed” rooms but include enough personal items that relate to how a prospective buyer might live in the space – using fabrics with texture, keeping the art abstract but not overly colourful, choosing furniture that has simple lines, area rugs, and drapery panels that are neutral. Ask any realtor and they will tell you that conventional real estate wisdom states that spring, and to a lesser extent summer, are the prime seasons for house hunting. One of the reasons for this is simply because people are more likely to get out and shop when the weather is nice. Yet there are some very compelling reasons for braving the cold dark days of winter. According to the Real Estate Investment Network (REIN), buying in December can translate into more money in your pocket. “In Vancouver, the typical seasonality effect is 0.3 per cent in average price drops every December,” says Jennifer Hunt, vice-president, REIN research and investor relations at REIN 34  New Home + Condo Guide  |   Nov. 30–Dec. 14, 2019

Although no statistics are available only for new builds, Hunt went on to say, “A 0.3 per cent price drop may not be a huge figure if you think about it, but that might mean thousands of dollars in high-priced markets like British Columbia.” According to Zolo, the average price for a Vancouver home as of November 2019 was $1.2 million. Taking into account a seasonal 0.3 per cent drop, that same property purchased in the winter could translate to $3,600 worth of savings. However, that may not be enough of a savings, so developers are also offering up all forms of imaginative incentives to attract purchasers.

Adil Dinani, who sells new builds, has heard of a variety of winter enticements, including some headline-grabbing ones like free avocado toast, a year’s worth of free wine, free flights, ski and golf packages. Although these incentives are creative, the principal at Dinani Group Royal LePage doesn’t think they are likely to get serious homebuyers to leave the comfort of their cozy home in the dead of winter. The majority of information reported to new multi-family homebuyers is actually data on resales or previously owned homes. It is not uncommon for developers and builders to list a small fraction of supply on the multiple listing service. This makes it challenging for potential newhome buyers to get the latest on new projects, pricing and the newhome market. In response to this need, Fifth Avenue Real Estate Marketing Limited produces and shares a quarterly report entitled The Fifth Dimension. The supporting data for this report is objectively collected and presented by Urban Analytics (UA), a leading provider of advisory services on the new multi-family home market. UA has been tracking this market in Metropolitan Vancouver since 1994. In the recently released edition, overall sales activity in Metro Vancouver’s new-home market continues to be less than robust compared to previous years but is showing signs of improvement. In the third quarter of 2019, 1,826 new-home sales were recorded, down 47 per cent from the same quarter last year but up eight per cent from last quarter. Lowrise and townhome sectors performed particularly well compared to the last quarter, both up 11 per cent. 38  New Home + Condo Guide  |   Nov. 30–Dec. 14, 2019

Market conditions have resulted in a lack of new high-rise project launches, which we predict will eventually lead to lower overall inventory levels in the coming year. High-rise projects that sold in the third quarter either offered a unique product, were well-priced, or had significant short-term buyer incentives. The low-rise condominium sector continued to show signs of improvement compared to earlier in the year. A total of 646 low-rise condominiums were sold in the third quarter, down 46 per cent compared to the third quarter of 2018 but up 11 per cent from last quarter and up 156 per cent from the first quarter of 2019. Notable sales activity recently occurred at the following projects: Dawson + Sawyer’s Fleetwood Village Condos (Fleetwood); Mosaic’s Parker (Surrey City Centre); Vesta Properties’ Latimer Village Condos (Langley); Polygon’s Elmstone at Westerleigh (Abbotsford); and Realco Properties’ Scott & Nicholson (North Delta). The townhome sector has also shown noticeable signs of improvement over the past six months. A total of 563 new townhome sales were recorded in the third quarter of 2019, up 27 per cent from last quarter and up 17 per cent from the same quarter last year. The recovery and forthcoming stability overall are driven by investor and end-user demand in suburban markets in the Valley and Tri Cities. Product in all suburban

markets between $300,000 and $550,000 continues to absorb quickly. Adjusted townhome prices in Langley/Surrey are absorbing extremely well, too. While condominiums above $750,000 are moving slower, there are first signs of improvement in the large townhome niche. The primary detractor has been consumer concerns about the resale value of their current property and how long it will take to sell. All in all, prices have stabilized and volume levels will improve. We project a fourth quarter result of 2,500+ units and foresee a probable 11,000 to 13,000 salesyear in 2020. HomeownersHip before marriage by AmAnDA pereirA My partner M and I lived with his family for two years before deciding it was time for us to spread our proverbial wings and leave the nest. After a few months of looking, settling on a new build, and solidifying our buy by signing on the dotted line, the agent representing our builder looked at my partner seriously, pointed a finger at him and said: “You got her the house, now it’s time you made an honest woman out of her.” I gave him a weak smile in response. The statement, though perhaps well-intentioned, was completely out of this century. Still, it made me consider just how much the trend has shifted in terms of the order of life’s traditional milestones. A decade ago, my ultraconservative, very traditional Portuguese grandmother might have erupted into histrionics while collapsing to the floor at the idea of me living out of wedlock – never mind buying real estate without a ring on my finger. When I told her in 2017 that M and I had bought our first home, she touched my hand and said, “Parabéns.” – congratulations. She was proud of our accomplishment in a landscape that makes it challenging for Millennials to get into the market to begin with. According to two recent reports, we are not alone in choosing to buy a home before committing to matrimony. A study in 2018 of homebuyers conducted by the Canada Mortgage and Housing

Corporation found that less than half of Millennial first-time homebuyers surveyed were married, compared to Gen Xers, based on a survey in which nine per cent of responders were firsttime homebuyers. A 2019 report by Pew Research Center substantiates this claim, noting that not only are Millennials less financially secure next to their predecessors, but the trend for getting married later in life has been going on for nearly two generations. Only 46 per cent of surveyed Millennials between the ages of 25 and 37 were married, compared to 67 per cent of Baby Boomers and 57 per cent of Gen Xers at the same age. It’s not just the perception of marriage that’s changing, it’s the size of home desired by Millennials, too. First-time homebuyers are purchasing

smaller homes, with 61 per cent having purchased a singledetached home in 2018. Long gone are the days of aspiring to own a home like the McCallister’s à la Home Alone: Pew Research Center notes that Millennials are experiencing a shift in priorities with a renewed focus on convenience and minimalism. McMansions are now a thing of holidays’ past. The emphasis on marriage before buying real estate isn’t what it once was. Call it a change in trends, a shift in priorities, or financial and emotional maturity. The only thing that is for certain is while we may be delaying exchanging vows, we aren’t giving up on our aspirations for homeownership – we’re just delaying the nuptials in exchange for the keys and the satisfaction of saying ‘home sweet home.’
