CYCLING FOR CHARITY: The sun shone and the crowd was enthusiastic as more than 150 athletes and more than 4,000 cycling aficionados gathered on June 30 to celebrate an afternoon of two-wheeling prowess and speed. Presented by Concord Pacific, contestants from different age groups competed on a temporary, 800-metre track outside Concord’s presentation centre and head office for cash prizes and accolades. Winning the $5,000 Charity Race was a member of the well-known Glotman•Simpson Cycling Club, a team that has raised millions for the BC Cancer Foundation to help change the outcome of pancreatic cancer. And, during the 20-minute community ride, a tiny tyke of probably no more than three won a round of applause as he pushed his way around under his dad’s watchful eye—proving it’s never too early to hone your cycling skills.

At the Core As the second largest municipality in the province, Surrey City Centre is fast transforming into Metro Vancouver’s newest downtown, with a number of large-scale projects underway. The newest concrete building coming soon to the downtown hub is Westland Living’s Core, a 49-storey residential tower with 429 homes. RATE INCREASE WHAT DOES THIS MEAN FOR YOU?

The Bank of Canada raised its overnight policy rate yet again on July 13, this time with a bit of a surprise as it was increased by a full 100 basis points, which is the largest increase since 1998. 20 New Home + Condo Guide |   July 23–Aug. 6, 2022

The Bank of Canada says more increases will be needed in order to keep up with inflation, which is at a 40-year high. It is expected that the bank will hike rates by another one percent or a bit higher by the end of the year. The bank is also continuing its policy of quantitative tightening (QT) that is reducing its hold on government of Canada bonds, which puts additional upward pressure on long-term interest rates.

WHAT DOES THIS MEAN FOR YOU?

The lenders’ prime rate has moved from 3.70 percent to 4.70 percent, which affects variable rate mortgages, as well as unsecured and secured lines of credit (home equity lines of credit – HELOC). To put it into perspective, if you have a variable rate mortgage, that is an increase of $48 for every $100,000. If you are on a fixed-rate mortgage, this increase will not impact you.


WHAT SHOULD I DO IF I AM BUYING A HOME IN THE NEXT FEW MONTHS?

It is highly recommended that you get a rate hold. Especially now with rising interest rates, a rate hold will help you by qualifying for a higher property value, have the benefit of a lower interest rate and it can also help you save thousands of dollars in interest. Rate holds are a bit different for a fixed-rate and a variable rate. A rate hold for a fixed rate means you are holding the contract rate (the rate that you will be paying) for up to 120 days. With a rate hold for a variable rate, you only hold the discount that the lender is offering for up 120 days. The discount is what the lender is holding for you; it’s not prime rate. Currently, the prime rate is 4.70 percent so with a discount of 0.90 percent, the rate you will be paying is 3.80 percent. However, as prime rate keeps moving up, lenders are reducing the discount they offer

borrowers. And that is another reason why it is important to get a rate hold. Also, not all lenders offer rate holds, some do for both fixed and variable rates while other lenders only do a rate hold for fixed rates. That is why it is an advantage to work with a mortgage expert, because they have access to multiple lenders. When you have an accepted offer, if there is a lender that is offering a better mortgage with a better rate and terms, then a mortgage broker can send your application to that lender. WHAT SHOULD I DO IF MY MORTGAGE IS COMING UP FOR RENEWAL IN THE NEXT YEAR?

If your mortgage is coming up for renewal in the next year, it would be worth exploring the option of renewing your mortgage early. In most cases, it would make sense to break your mortgage early, as your penalty will be minimal since the penalty is based on how much time is

left on the term of your mortgage. As rates continue to increase, you will be securing a lower interest rate today. If you are thinking of purchasing a new home, your mortgage is coming up for renewal or you are considering locking in your variable rate mortgage to a fixed rate, we recommend you get a rate hold right away to protect you from higher interest rates.

THE FUTURE OF TRANSIT AND RIDERSHIP IN METRO VAN by SUSAN M BOYCE

TransLink’s new CEO, Kevin Quinn.

The message TransLink’s new CEO, Kevin Quinn, recently sent out to members of the Urban Development Institute (UDI) was that it’s time for a change. Quinn, who is poised, calm, and possesses a gentle sense of humour, stepped into his CEO position last summer when ridership was plummeting at a previously unimaginable rate. But despite unprecedented, pandemic-driven challenges, he noted that unlike most jurisdictions across North America, Metro Vancouver’s ridership has rebounded to 71 percent of pre-COVID numbers — some 300,000 people per day — thanks in large part to Metro Van’s focus on coordinated regional planning and consumers’ aboveaverage transit literacy. Not surprisingly, Quinn says he believes the Broadway Millennium Line Extension will be “an absolute game-changer.” Current predictions suggest daily ridership on this single route will reach up to 163,000 by

2030, a number anticipated to expand to as much as 191,000 by 2045. Fundamental to the region’s bold Transport 2050 plan, Quinn expects 300 kilometres of rapid transit routes will be added over the next 30 years. Looking at just the first decade, he says consumers can expect to see more than 150 new rapid transit lines, a doubling of the regional bus service levels, and 450 kilometres of new, traffic-separated bicycle lanes plus 200 new bike lockers and six new bike parkades. But he also said we need a different approach to dealing with climate change and increasing traffic congestion, citing Bus Rapid Transit (BRT) as a solution. To be clear, he stressed BRT is not a Rapid Bus nor a SkyTrain alternative. BRT’s three distinguishing traits are dedicated, single-priority lanes with integrated technology to enhance unimpeded travel; level boarding stations with prepayment (like current SkyTrain/SeaBus routes); and comfortable, spacious compartments.

Pioneered in Bogota, Colombia, BRT’s economic logistics are nothing short of astonishing. Every kilometre of BRT routing cost approximately $15 million compared to a whopping $400 million per kilometre for SkyTrain. It’s almost six times faster to build — 13 kilometres per year versus SkyTrain’s 2.3 kilometres per year. And it’s been proven to spur economic development. In Cleveland, Ohio, it created more than $10 billion in real estate investment and within just four years of opening, surrounding property values skyrocketed 30-100 percent. Quinn also noted that we need to change how we define a successful transit system. Ridership numbers can no longer be the sole matrix. Today we need to find ways of enhancing the customer experience — a challenge he’s clearly delighted to accept. BEST PRACTICE DESIGN GUIDELINES FOR TRANSITORIENTED COMMUNITIES OF THE FUTURE:

• Destination: coordinate land use • Distance: well-coordinated streets networks • Design: spaces designed for people • Density: expand housing options, including rentals, around transit stations • Diversity: create a dynamic multi-purpose community around transit hubs • Demand management: increase frequency and accessibly to enhance the ability to live, work and play in one community and reduce reliance on cars.

homebuyers can be particularly sensitive to colour scheme selections. Purchasing a pre-sale home has many benefits, including colour scheme options, customizations, the possibility to spread out deposits and much more. Pre-sale also provides you the opportunity to plan ahead, allowing you the time to budget. 4. WhaT does The deposiT schedule look like?

Generally speaking, you need a deposit to secure your unit. The good news is your deposit structure is paid out over time, so you won’t need to have it all available upfront. Before you sign an agreement to purchase, ask if you’re able to rescind your offer with no fear of penalties. If a timeline is given, most people take this time to have their lawyer review the contract and to get pre-approval from a mortgage lender, which is usually a requirement from the builder. 5. WhaT are The sTraTa fees?

Your monthly strata fee is an amount that the strata corporation uses to pay the common expenses of the development. Your individual fee is assessed by taking the total cost of the strata’s expenses and dividing that by the unit entitlement of your strata lot. Be sure to inquire, so you’re able to budget effectively for your new home. icking the colours to paint or accent the areas of a home is a small part of the work a designer puts into planning your home, but what you choose can make a world of difference to how your home looks and makes you feel. Sarah Gallop, owner and director of design at Sarah Gallop Design Inc. sheds some light on the use and application of colour. For Gallop, it should be approached holistically. “There are certainly areas where more or less colour can be applied based on usage of the space, but

to achieve a professional design esthetic, the entire colour scheme of a house should be considered early in the planning.”

A look and a feel When you have a blank slate to work with, such as with a new home, Gallop suggests looking at the things you love and consider how you want the house to feel. “Colours inspire moods – tranquil neutrals will bring serenity, cool hues may lend a fresh beachy energy, deep earth tones a more intense romantic

or moody vibe. If you are timid about using colour, visit a paint store and collect some chips that you like. You aren’t committing to anything by taking these home and allowing them to grow on you. They can also travel with you as you contemplate other elements and plan your palette.”

which other hues and shades can be added, and considered your accents that may be applied in the form of paint, wall coverings, draperies, or furnishings. “Often, repeating accent colours in a few different rooms helps with connecting spaces and achieving an overall flow,” explains Gallop. “For example, if you wanted a soft, serene

scheme, you may choose to accent with pastel blues and greens. Perhaps the main paint is an off-white or soft taupe. You may add some drapery in your living room that has some soft green, while your dining chairs are a soft blue to bring it all together.” She suggests looking for something that ties the accents to

one another. Patterned throw pillows on a sofa or a rug in the living room with some of the main shade and some of the accent colours, can pull it all together. Also consider ceilings and trims (window, doors and crown mouldings) and doors. These are often painted white, although they don’t have to be. If white is used, be as consistent with it as possible.

Bringing it all together Gallop also points out that interior and exterior colours should also tie together. “You don’t have to use the exact same colours inside that you used outside, but they should certainly complement each other for a well put together home.” Professionally designed spaces are identifiable by their inclusion of everything that is present in the space — tones of wood and architectural details such as beams, mantles, window frames and brick carried throughout. These permanent aspects should be taken into consideration from the start, as they won’t be replaced as often as accessories. In this issue, we chat with Clare Linton, director of sales and marketing at Alabaster Homes, about trends in what homeowners expect from the spaces they live in and challenges the industry faces in meeting these expectations. 36

New Home + Condo Guide: The past two years have put even more pressure on designing homes that enhance our lifestyles. What are some changes you’ve seen, especially as technology becomes increasingly integrated into everyday living? Clare Linton: Tech is definitely becoming more multifunctional. For example, art TVs like Samsung’s The Frame can transition to look like a painting when not in use. So now, your living room or family room is about more than entertainment. There’s also an emphasis on simplifying the tech experience to make it more intuitive. We have so

much information coming at us all the time that being able to control multiple devices from your phone means you no longer need bulky keys or fobs. Even 15 years ago, most people would never have imagined that everything from home security to music to interior temperature could be controlled through devices like Alexis or Sonos and accessed from anywhere in the world through your iPhone. NH+CG: But what about people who resist technology? C.L.: As builders, we need to educate buyers about the benefits, the ways technology can help them live more

easily in their homes. Technology shouldn’t be there just for the sake of it. Think about how often most people shop online now. If you’re not home when those purchases arrive, being able to see the delivery driver’s identification and then open a secure storage space and relock it when they’ve gone makes the whole process more seamless and convenient. NH+CG: Functionality has become one of the housing industry’s buzz words. What type of features help create highly functional spaces? C.L.: Little nuances often have a big impact. Putting a bench and shoe storage in the foyer, making sure there’s an unobtrusive place to hang your keys and charge your phone, incorporating a variety of storage options, a kitchen island with a twosided bar that seats four people — all these things are small details, but when combined, the extra efficiency is amazing.

And, of course, open-concept floorplans that maximize the flow between different areas like the kitchen and living room make even small condos feel larger. NH+CG: A discussion about efficiency in a home would not be complete without talking about the new work-from-home reality. How is design getting people off the dining room table and into a space that feels like a real office? C.L.: The main thing people want in a home office is the ability to tuck it away, so it becomes its own, defined area. Having a den that could double as a guest room is one solution, but in a smaller home, that’s not always possible. So, we’re starting to see more plans that incorporate a niche with a built-in desk in a corner of the living room or a flip-down desk in the kitchen. Another idea is to put a narrow work surface and maybe a small filing cabinet inside a closet. 38

Then at the end of your workday, you just close the doors and your office vanishes. Another increasingly popular feature showing up in multi-family developments is co-working spaces or work pods. We’re social creatures and sometimes we just want to be motivated by being around other people, probably one of the reasons working in coffeeshops has such a long history in urban centres. NH+CG: Any final thoughts? C.L.: The last two-and-a-half years has taught us a lot about how we live as individuals and as families. I think one of our biggest challenges going forward will be to continue finding creative new ways to ensure our homes function at even greater efficiency.
