When you think of buying a home, do you first focus on the type? If you do, you’re among good company. But just as important as your home, the neighbourhood you choose should perfectly suit you and your family’s lifestyle now, and over the years.
You may think choosing the right neighbourhood is easy, but you’d be surprised at the many factors to consider, especially if you are downsizing or intend on staying in your home for many years. FIRST & ROYALBucci Developments submitted a new proposal for Fleetwood Orion, the first major transitoriented development along the future SurreyLangley SkyTrain extension east of King George Station, for a total of 1,130 residences.
Intergulf recently launched Arbour, its fifth project at Burnaby’s UniverCity. The developer has been part of the evolution of Burnaby Mountain’s SFU UniverCity since its planning stages more than three decades ago, with its first two towers, Novo 1 and 2 in 2004, The Peak in 2019 and the Terraces at The Peak in 2020.

Construction of one of Metrotown’s tallest residential towers, Highline Metrotown, is underway and the developer, Thind, is now launching its Sky Estates collection. Consisting of 327 one-, two- and three-bedroom homes rising from floors 33 to 48, each condo offers large patios with unobstructed views of the mountains, central Burnaby, and the water.
Highline Metrotown is steps away from numerous cafes, parks, schools, and Metropolis at Metrotown, which is the province’s largest shopping mall. The development is scheduled to be completed in 2023.
Anthem Properties recently unveiled Fordite, a new art installation by acclaimed artist and writer Douglas Coupland. Located at Station Square in Metrotown, Forbite is a nod to the site’s transformation from the former Ford Motor Company assembly plant, which was in operation from 1938 to 1988, to Station Square, a mixed-use residential development. Fordite is an agate made from old automotive paint that has hardened sufficiently to be cut and polished.
“For the Station Square site, I created stacks of polished fordite gems that are deliberately bold to remind people in a jubilant way that we once, not even long ago, lived in a world where car colours were used as they still are in fashion, to hasten a vehicle’s shortened lifespan and to build expectation for newer and more differently coloured cars,” says Coupland.

Maple Ridge is located in the northeastern section of Greater Vancouver between the Fraser River and the Golden Ears, a group of mountain summits that are the southernmost of the Garibaldi Ranges of the Coast Mountains.

Neighbourhood residents are mainly car dependent, however, Translink provides public transit services to Maple Ridge via buses and the West Coast Express. Haney Place Exchange is the main bus exchange, with every bus line in Maple Ridge stopping there at some point along its route.
Real estate in Maple Ridge consists of townhomes and single-family homes and low-rise condominium apartments.

There are four major types of homeownership. While there is not a right or wrong choice, before you decide to look for your dream home, it’s a good idea to understand the different types and what each of them entails, so see what best suits your specific situation.
Freehold or fee-simple properties are one of the strongest forms of homeownership in Canada. The owner of a freehold interest property has the full use and control of the land and the buildings on it, subject to the use of the property that originated from the zoning bylaws and permit restrictions set in place by the local city or municipality. A freehold property remains with the title holder unless it is transferred out of their name through a sale or if the owner dies.
Leasehold ownership most commonly occurs on University Endowment Lands, First Nation Lands and other areas where the city owns the land. The leasehold interest in an area of land means that you have the exclusive use of the property occupying that land for a designated period of time. Normally, the original leasehold ownership in B.C. is set for 99 years. It is important to note that this time period is not reset with each new buyer of the property.
When buying a leasehold property, it is extremely important to check how much time is remaining on the lease. This is particularly important at the end of the lease, as the owner of the property can choose to resell the leasehold interest, redevelop the land entirely or leave the land vacant.
There has been an increase in the number of condos and townhomes now available to purchase in the Metro Vancouver and strata ownership is quickly becoming
one of the most common forms of homeownership. The strata title form of ownership is designed to provide the exclusive use and ownership of a specific unit or lot within a larger building or development. While the owner of that strata title has full ownership of all the interior elements of the unit, they also share ownership of common areas such as halls, grounds, parkades, elevators, and more. This type of ownership is used for duplexes, apartment blocks, townhome complexes, buildings with residential and retail units (mixed-
use properties), warehouses and many other types of buildings. There are some single-family properties that are part of a bare-land strata development because the owners share the common space and expenses for maintaining those areas that are shared.
Co-operative ownership is very similar to strata title in which the owner owns a property containing a number of housing units along with its common area of which some or all members can utilize. The major difference between a strata title and a co-operative ownership is that in co-operative ownership, individuals own shares of the entire building and each shareholder is assigned one particular unit in which to reside.

Living in a small space has plenty of benefits (less maintenance, mess and money), but condos don’t always bless homeowners with ample kitchen space. Frequently, it’s the opposite. Thankfully, many small kitchen ideas can maximize your functionality and storage. It’s all about thinking creatively about how to make the most of your real estate so you can enjoy cooking and socializing.
Here are seven design tips that will create your dream kitchen in your condo space.
You may not have the space to add a whole island, so think about a rolling kitchen or bar cart to serve as a table for food prep or as extra counter space. The best part about rolling is that you can move it to anywhere in your kitchen that fits for you, or cart it out to your living room when it’s time for happy hour.
Not only are open shelves extremely functional, they also make easy work of grabbing your plates and glasses. They don’t eat up nearly as much space as cabinetry, giving the illusion of a bigger room because they’re so light and open.
TO CREATE A DREAM KITCHEN IN YOUR CONDO
The fewer objects, colour (and hardware) your kitchen space has, the less cluttered and tiny it will feel. Less hardware and more integrated pulls or touch-to-open cabinetry increases the efficiency levels, and gives a minimalist, no-fuss feel to your surfaces.
Every small room requires real attention to organization, because you can’t afford to waste any space. Stock up on spice-sorting systems, a Lazy Susan, lid organizers for your pots and pans, cutlery trays, and compact dish racks to keep things sorted without having to take up essential counter or drawer space. Two of my favourite hacks? Install some hooks for your coffee mugs under a shelf or cabinet, hang them by their handles, and get a cutting board that fits over your sink to create extra space for chopping and food prep. One step further? Make your entire counter space a cutting board. That way, you can work efficiently from anywhere in your kitchen.
Opting for light colours will make the room feel larger for any room, not just the kitchen. Keep a neutral palette on countertops, backsplashes, walls and even your pots, pans and linens. Everything in that cohesive, minimalist colourway will lift the room and make it feel more spacious.
A genius invention, a pegboard gives you space when you think you had none left. There are many options to be found online, and use it to hang everything from colanders to measuring cups, cookware to utensils.
Woven baskets are not only gorgeous to look at, but they work wonders for storage. Find baskets that fit into your decor and tuck them out of the way in a corner, lower shelf of an island, or on the top of cabinets.

For the most part, homeowners want to leave a presentation centre armed with the information they need to continue their purchasing journey, but often, many don’t know the right questions to ask to be fully informed.
A visit to a presentation centre provides a potential homebuyer with the vision of a project. Presentation centres are professionally designed to communicate the lifestyle that a new development will provide, presenting a better understanding than documents alone can of the vision in both internal and external features and layouts.
What you’ll see is the pre-sale project as a whole, individual example show
Bring a trusted friend or family member with you on your visit to share in the experience and help in the decision-making process. In addition, bring a realtor with you as chances are, he or she can assist you in making the best choices for your specific list of wants and needs.
Don’t forget a pen and paper. Ask questions, take notes and discuss it all with your companions to make sure you’re maximizing your best options.
Knowing what to ask is key to establishing better peace of mind as a potential homebuyer. Here are some questions to help you get the information you need.
You probably have a budget in mind before stepping into the presentation centre, so don’t be afraid to ask about pricing right off the bat. When it comes to starting prices, you also need to know which features and finishes your new home will come with. There’s a good chance the sales centre will have a model suite or suite vignettes, or it may actually be located in a model home. If you have the opportunity to tour a model, ask whether the finishes seen are upgrades or standard.
If you’re at a relatively new presentation centre opening, the answer will likely be “all of them.”
However, it’s still a good idea to inquire, especially if you have a certain plan in mind or are a novice homebuyer. This information will help you determine whether or not you need to stick around at the site. If what you’re looking for is available, then jump on it. If not, continue your home hunt.
Nine times out of 10, you have a colour scheme in mind before you even step foot inside a presentation centre, so again, go ahead and ask what’s available. Although it may seem like a relatively easy change, homebuyers can be particularly sensitive to colour scheme selections. Purchasing a pre-sale home has many benefits, including colour scheme options, customizations, the possibility to
spread out deposits and much more. Pre-sale also provides you the opportunity to plan ahead, allowing you the time to budget.
Generally speaking, you need a deposit to secure your unit. The good news is your deposit structure is paid out over time, so you won’t need to have it all available upfront. Before you sign an agreement to purchase, ask if you’re able to rescind your offer with no fear of penalties. If a timeline is given, most people take this time to have their lawyer review the contract and to get pre-approval from a mortgage lender, which is usually a requirement from the builder.
Your monthly strata fee is an amount that the strata corporation uses to pay the common expenses of the development. Your individual fee is assessed by taking the total cost of the strata’s expenses and dividing that by the unit entitlement of your strata lot. Be sure to inquire, so you’re able to budget effectively for your new home.

Depending on your financial situation and needs, you may be more suited for one more than the other. Here are some key differences between buying pre-sale or a re-sale home, all of which are worth keeping in mind before you start your search for a home.
In 2018 and 2019, B.C. saw a 5.6 percent increase in first-time homebuyers. Homes in pre-sale developments are popular among first-time buyers because the financial structure is one of the best asset classes to purchase and lock in with today’s price.
With pre-sale, you can purchase a home and pay for the deposit only, with each development having its own unique deposit structure, often in staggered payments. The mortgage payments do not start until the project is move-in ready, which can be a benefit if you are looking to build your savings until then.
On the other hand, with resale, since the home is already built, waiting times are reduced and you know exactly what you’re getting. This means that payments are made sooner than with presale, but you will have a much shorter waiting time to move into your home. Beyond this, mortgage payments start upon closing.
If you choose to buy a unit in a presale development, you will have to pay a five percent GST tax, which can be used toward your mortgage. While the property transfer tax (PTT) will have you paying straight out of pocket, the B.C. government can reduce or waive this completely for homes with a fair market value of $800,000 or less, with other requirements.
For any re-sale homes, a property transfer tax applies for all taxable transactions and is based on the property’s fair market value, varying from one percent to three percent, depending on the price point. Any home with the fair market value of $3 million will have an additional property transfer tax of five percent. Additional property tax can be applied if the buyer is a foreign national or foreign corporation. Taxes can catch you off guard, so it’s crucial to know which tax will apply to the property type you wish to purchase.
The cooling-off period, also known as the rescission period, allows you to withdraw from a purchase agreement within a specified period. Earlier this year, the B.C. government announced a three-day coolingoff period for re-sale homes in an effort to protect buyers in a highly competitive housing market. This cooling-off period will be mandatory and comes into effect on Jan. 1, 2023. Currently, the cooling-off period for re-sale homes comes with a .25 percent cancellation fee on the agreed price, enabling you to get out of the contract at a cost. This differs from the penalty-free sevenday cooling-off period you have to withdraw offers on pre-sale homes. This cooling-off period helps you consider if the timeline, price, and all
the other factors will be an issue for you in the future.
THE KNOWN AND THE UNKNOWN Many unexpected factors contribute to the real estate market, especially in today’s economic landscape where we are faced with daily labour and supply shortages. If you are considering buying a pre-sale home, flexibility is key. For example, should the development timeline be extended, you must be prepared to have somewhere to stay until the project is completed, or if it finishes earlier, be able to move in.
Buying pre-sale means you will be moving into a brand-new, neverbefore-lived-in unit, choosing the colour and design aspects so you can personalize your home. You also have the protection of the newhome warranty of 2-5-10 years that covers specific construction defects. On the flip side, keep in mind that show suites and floorplans in a presentation centre may vary slightly from the finished product. In contrast, with resale, you can view the exact property you wish to purchase and ask questions in real-time, reducing the chance of surprises when you move in. While buying a home involves many factors, you can make informed decisions by understanding the risks and benefits of a pre-sale home versus a re-sale property. There is no right or wrong answer; it all depends on you, your financial situation, and your needs.

But a home is so much more than four walls and a roof over your head. It’s a place where you celebrate life, family, and friendships, a setting where you become part of a community. And finding the neighbourhood that fits you perfectly is every bit as important as finding the perfect home.
In this issue of New Home + Condo Guide, we chat with Agata Webster, marketing manager at Foxridge Homes, about some of the ways to ensure you love your ’hood a much as your home.
New Home + Condo Guide: What are some of the considerations buyers need to take into account when they’re moving to a new neighbourhood?
Agata Webster: Probably the most obvious is what kind of amenities are nearby and whether those amenities fit their lifestyle. If they’re downsizing, having easy access to schools won’t be an important as they are for couples just starting a family. If they love live theatre and eating out at high-end restaurants on a regular basis, a rural setting might not work. On the other hand, easy access to amenities like skiing, fishing, or camping is likely going to be a big factor for outdoor enthusiasts.
They’ll also want to look at the mix of housing types. Do they like being in a condo where there may be a gym and an entertainment lounge on site? Or would they prefer an area that is predominantly single-family but has a great rec centre?
NH+CG: Neighbourhoods, even when they’re close geographically, can have very different personalities. Downtown Vancouver, for example, feels nothing like Shaughnessy or The Drive. What’s your advice on figuring out if a community is the right fit?
AW: A person can do lots of preliminary research online. Many
neighbourhoods now have Facebook community groups, and developers typically do extensive research that’s easy to access in the presentation centre or online.
But nothing beats actually spending time in a neighbourhood they’re considering in order to get a sense of the vibe there. I like to walk, so before I bought my home last year, I spent time just wandering through the area talking to locals. Dog owners are usually quite friendly and standing in line at a coffee shop is a great place to meet people. It’s also important to visit on different days and at different times. Somewhere that’s quiet on the weekends may be uncomfortably noisy during the week.
NH+CG: We hear a lot about consumers looking for ways to live a more sustainable lifestyle. Has access to transit become more important in the buying decision?
AW: Transit is definitely becoming more important now that people are going back to the office, so yes, proximity to SkyTrain and reliable, frequent transit is something many homeowners want.
During the past couple of years, there’s also been an increasing shift toward cycling, whether that’s peddle power or an e-bike. It’s another trend I believe will continue, meaning buyers want cycling routes that are safe and easy to access.
AW: There are so many fantastic neighbourhoods to choose from in Metro Vancouver, and many are evolving far more rapidly than people realize. For example, Langley’s grown almost 15 percent in the last five years alone. Don’t just look at a map and say, ‘I think I’d like to live there.’ Check out the shops, have dinner at a few of the restaurants, walk through the parks, find out about local schools’ reputations. Most of all, talk to people who already live there. People will learn far more than they could just looking online.

in the renovation plans. Ultimately, by way of the principles of harmony and balance, visual hierarchy, and thoughtful decisions on where to splurge and save, we were able to create an intimate and chic five-star haven for our homeowners.

As a result, careful thought and consideration needs to be placed around each material being introduced to the space. With such a limited arsenal of design tools, establishing visual hierarchy is critical. Visual hierarchy is simply a way of ensuring the eyes know where to start and finish. Consider a featured article in a magazine (perhaps this one); there is a headline, sub-headline and body text. These components are clearly defined in form, colour or scale, which ultimately help us better appreciate and digest the story. If it were filled with multiple headlines, we wouldn’t know where to look, causing confusion and greatly diminishing its cohesion and impact. This is the same principle applied in designing a well designed room like this ensuite
Very early on in the design process, we fell in love over luminous slabs of large format Calacatta gold porcelain tiles. Our original intention was to run them floor-to-ceiling on the main shower, vanity and bathtub walls. However, as our designs came to fruition, it became increasingly clear that we would achieve a far more impactful and cohesive story by limiting it’s usage. As a result, we reduced it’s quantity down to one-third on both the vanity and tub walls, and focused our efforts on fully cladding the feature wall in the glass panelled shower.
Although it may seem counterintuitive, sometimes limiting the use of a special material in certain areas can lead to an elevated sense of appreciation when seen in its full application. Following the principles of visual hierarchy, we chose a natural grey tile in a concrete finish and classic white wall panelling as supporting and foundational elements to the room. By establishing a thoughtful sense of ranking, we not only created a more dynamic and fluid space, but also managed to save drastically on budget, making for very happy homeowners and designers.
At my firm LDH Designs, we’ve always placed a huge emphasis on lighting in rooms, but it’s especially important in conjuring up a showstopping bathroom. In a room with a rather narrow set of decorative parameters, lighting is what will take it from good to gorgeous. It’s the frosting to the room and has the power to completely skew the same space in completely different directions.
In this space, we used black metal and brushed nickel in our lighting fixtures to conjure a subtle sense of luxury. However, simply switching
to gold or brass accents would have skewed the same room in a more traditional direction, amping up the opulence and volume levels. In addition, with our freestanding tub being four in. left of the middle due to plumbing challenges, we cheated the placement of the chandelier above to be centred to the tub, creating the illusion of a fully balanced and centred vignette (designer tip: Light fixtures are an easy way to trick the eye and reset a midpoint).
The last few years significantly changed the way we live, travel and where we spend our time. The only thing better than spending the weekend in a boutique hotel bath, is having 24/7 access to one in the comfort of your own home. When my house is feeling hectic and filled with screaming children, there’s nothing more relaxing than the thought of wrapping myself in a bathrobe and losing myself in a serene and lavender scented ensuite retreat. To be able to kick back, relax and let the day melt without the need to step out the door is a five-star experience that certainly hits close to home.
SHAKE EXCESS SNOW [especially heavy, wet snow] from the branches of trees, shrubs and hedges. This will ensure your plants keep their desired shape.
A re you looking for the best insulation there is for your plants? One that is free? We have the answer for you – snow. That’s
right. Snow acts as an insulator and protects your garden from the cold and hard frost. However, it is important to remember that a heavy snowfall can also cause branches to break and damage delicate plants.
Salt is very toxic and can be a gardener’s nightmare. It can cause winter injury and dieback. Salt spray can desiccate foliage and runoff saturated in road salt can injure roots. We use Alaskan Ice Melter to clear ice and prevent salt damage to garden plants.
Clearing snow and ice from your driveway and walkways can be a lot of work. Many municipalities have by-laws that state snow must be cleared within 24 hours following a snowfall. Invest in a great snow shovel that is designed for pushing snow rather than lifting.
WRAP CONIFERS [evergreens] WITH STRING to support the branches. Once a branch has been stretched out of shape under the weight of snow, it will not return to its original form.
AVOID WALKING ON YOUR LAWN when it is covered with snow. This can damage the grass and leave impressions of your boots, which become visible in the spring. Driving across the lawn during the winter can also cause damage.
WRAP BURLAP around cedars and evergreens that are exposed to wind, especially westerly winds. Two layers of inexpensive burlap around all evergreens will help to prevent damage from the weight of snow and sun scald in late winter, when the sun reflects off a clean, white layer of snow onto evergreen foliage.
WRAP UPRIGHT EVERGREENS, especially cedars, on the east side of a busy road with two layers of burlap to avoid the inevitable salt drift that occurs when traffic kicks the salt solution or brine up off the road. The prevailing winds push it in the direction of your prized evergreens. The two layers of natural burlap will insulate them from the damage that will surely occur from the burning effects of the salt.
APPLY WILT-PRUF, an ‘anti-desiccant’, to all broad-leaved evergreens like boxwood and holly to prevent winter desiccation. Apply when temperatures are above freezing. This ready-to-use liquid is magic on boxwood, yews and cedars that are exposed to wind and road-salt spray, and rhododendrons. The humidity in our winter air drops to less than 10 per cent some days, causing the moisture in the foliage of tender evergreens to evaporate. The result is browning in the extreme.
