The Sea2City Design Challenge will create a vision to guide urban development and ecological revitalization in False Creek and along the Fraser River Foreshore. The project will engage multidisciplinary teams to work cooperatively with the City of Vancouver and project partners to: • Increase public awareness of climate change and sea level rise

Popolo Preview and Limited Release in Grandview There’s a new place to live coming to the lively and historic Grandview community on Commercial Drive. Two major challenges homeowners are facing right now are working from home and finding the room for a dedicated office space. You don’t need a big space to have a good set-up. All you need is some peace and quiet, a little storage and work surface, and a lot of creativity. DOWN PAYMENT VS DEPOSIT ALISA ARAGON
The deposit is the money that you put down to secure the property that you are purchasing. In other words, you are proving that you are serious about buying the property. There is no set amount on how much the deposit amount is. However, most often the deposit is five per cent of the purchase price. When you are writing an offer to purchase with your real estate agent, they will require a deposit amount. That amount depends on the purchase price and how quickly you will be closing on the sale. The deposit is applied against the purchase price of the property when the sale closes. The deposit will become part of the down payment. The down payment is the money that you put up front when you purchase a property. Down payments typically range from five per cent to 20 per cent of the total value of the property. The minimum down payment required to purchase a property is five per cent. There are different down payment requirements when you are purchasing. You can put as little as five per cent down payment, but if you are purchasing a rental or investment property you will need to put a minimum of 20 per cent down payment. DESIGN FOR A NEW WAY OF LIFE TIM BONTKES ON THE WAY COVID HAS CHANGED OUR HOMES by SUSAN M BOYCE The times they are definitely a’changin. As we navigate this strange new reality, the housing industry, like every business, is pivoting and adapting. This issue, we chat with Tim Bontkes, president of Infinity Properties, about how the pandemic is accelerating new trends in the places we choose to call home. Q: How is the need to stay home affecting the features homebuyers put on their “must have” list? A: In general, people have a renewed appreciation
for space — both indoor and outdoor space — which translates into increasing demand for townhomes and single-family, detached houses. But it’s not just the type of housing, it’s also important to have choices about how you use different areas within your home — especially now with technology making it easier and more acceptable to telecommute. It’s often subtle things like tucking a built-in computer desk into what would previously have been an unusable niche opposite the kitchen. Let’s face it, today everyone has a laptop. So you’ve got mom and dad and the two kids all working on their computer. They don’t necessarily need a formal office, but they do need some segregated, breakout spaces. Q: Has the pandemic accelerated this quest for more spacious homes? A: In a word, yes. Although it was a growing trend
long before Covid hit. Q: Why is that? A: Being able to work from home most of the time,
perhaps only going into your downtown Vancouver office once or twice a week, makes places like the Fraser Valley even more appealing. You can purchase a large townhome or a single-family home for the price of a downtown Vancouver condo, you’ve still got all the urban amenities like shopping and restaurants, and the homes themselves are so much more sophisticated than they were 10 years ago. 32 New Home + Condo Guide | Oct. 31–Nov. 14, 2020
Yes, it’s a trade-off living a two- or three-hour commute from your work, but not having to do it every day is what’s changing people’s perceptions. Q: The term “master-planned community” now seems to be applied to almost any multi-family development. Do you see true master-planned communities or mixed-use developments gaining further popularity as we rely ever more heavily on technology? A: I believe so. For example, we are in development
stages of a 19-acre, mixed-use site in Abbotsford. Ultimately it will have a broad range of housing types, a variety of commercial and retail spaces, walking trails and outdoor amenities, new schools, plus excellent connections to transit. And you can walk to all of it. There’s also a different feel out here. People are more casual, less stressed. I think this is a great time to be in the Valley.

Watchers of our Vancouver and provincial real estate data reports are missing part of the story, every month. When the Real Estate Board of Greater Vancouver (REBGV) and British Columbia Real Estate Association (BCREA) release data on how the market is performing, the monthly reports mainly look at sales volumes, listings figures and prices. Did the number of deals increase month over month, and year over year? And are listings and prices going up, or are they going down? This data is clearly important and shows homeowners how their assets are performing while giving buyers a sense of market direction. But these reports fail to review the regional and provincial presale home figures. The pre-sale market tells the other part of the story, and that data shouldn’t be ignored when analyzing the health of our local market, and in turn, the health of our local economy. Every month, our team at MLA Canada produces a monthly PreSale Pulse Report. This report tells us the rest of the story. Our data looks at the number of projects and the number of units that are released for pre-sale. For instance, in September 2020, developers 34 New Home + Condo Guide | Oct. 31–Nov. 14, 2020
released six projects, bringing 583 units to the market. The month before, developers released nine projects for a total of 506 units. These projects were not exclusive to Vancouver, but rather across the Lower Mainland, ranging from West Vancouver to Port Coquitlam. Meanwhile, in September, 35.8 per cent of newly released presale inventory sold. This means September marked the highest monthly absorption rate over the previous 12 months. While part of the reason for a strong month of sales can be attributed to residual effects of pent-up demand from when the market was put on hold this past spring, the activity also speaks to the health of the market, which we saw in data released in mid-October from the BCREA. As the BCREA report explained, the number of real estate sales in B.C. year-over-year in September
increased 63 per cent. The average price of a home in B.C. increased by 15.3 per cent when compared to last year. And it’s this report, in addition to the report on the presale market, that must be analyzed when studying our local market. Buyers and sellers need the full story when making such important decisions, and having a full understanding of the presale market is part of that story. Since the beginning of March, the Bank of Canada’s overnight rate has been on a steady decline, hitting a record low of 0.25 per cent. This rate drop has led to a large decline in interest rates for mortgages, which has increased home affordability among Canadians and spiked considerable activity in the marketplace. With more buyers entering this hot market, it’s important not to lose sight of the financial responsibilities that come with making this investment. If you’re in the process of looking for a home, one of the best ways to be prepared is to understand all of the costs associated with making this purchase. FIRST, HOW DO INTEREST RATES IMPACT HOME AFFORDABILITY?
Interest rates impact housing affordability because they dictate how much you can actually borrow for a mortgage. With interest rates as low as they are, this has increased the purchasing power and overall housing affordability among buyers and homeowners in Canada. Some buyers just walk into a show suite, or do their research online, and they confidently choose the place for them, as is. Some people want bare bones, and some care more about the neighbourhood and amenities. And then there are some people who want things perfectly suited to them personally. There are a few levels of customization we are seeing, from the standard two-colour choice, to fixture, lighting, flooring and appliance upgrades, to custom cabinetry and closet systems. Lastly there’s choosing the whole layout of your space, including where the walls go.
