Last year, the Bank of Canada increased interest rates multiple times, making the prospect of owning a home feel rather bleak for some people. The questions on everyone’s minds were: Would the rate increases ever stop, and more importantly, would they ever go down?
Well, there is good news on the horizon. Columnist Jesse Abrams says he is ‘cautiously optimistic’ and points out that the rates have held steady since July 2023. Other positive indicators are a sense that the rate increases could be on the downswing, and as the market eases toward a more tempered pricing environment, home prices are dropping in many cities. A LAID-BACK VIBE
A quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s a place of condos, modest homes, pleasant parks and friendly folks, and the stretch of Hastings St. offers small-business shopping at its best, from bakeries to ramen.
LIFESTYLE
It’s the best of both worlds in Brentwood: You’ve got a mellow residential area bordered on the north
by a nearly corporate-free shopping district. The houses are older—i.e. better looking—and quite compact, with cozy cul-de-sacs here and there. The southern boundary consists of Brentwood Town Centre, which is balanced by the presence of a Skytrain station in the same spot.
THE VIBE
Laid back is the best expression to sum up Brentwood: There’s very little noise north of the town centre, and the mood is sedate. It’s a nice walk to the commercial district on Hastings, where there are lots of places to
chill—and chilling is what you’ll see on a sunny day, with legions of residents enjoying coffee and biscotti outside cafes or ambling leisurely through a grocery trip.
MEET THE NEIGHBOURS
According to the City of Burnaby’s neighbourhood profiles, this is a relatively young community, with the largest age bracket being 20-44. Second in the age stats is the 45-64 bracket. Other amenities in the neighbourhood include Beecher Park and Alpha Secondary School.
PLANES, TRAINS & AUTOMOBILES
Lougheed Highway at the south is a major thoroughfare, but Hastings St. up top, while a main street, is quite mellow in terms of traffic,
and Willingdon Ave. isn’t very busy either. Together, the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.
THE GOOD, THE BAD & THE REST
What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families. And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.

We are in tax season and many people have already started planning on how they will use their tax refund. With so many things on the list, it can be a real challenge to spend money wisely, especially tax refunds, which
may feel like free money. With the average Canadian receiving a tax refund of approximately $2,262, it is tempting to spend it on something fun. However, every astute financial planner, adviser, mortgage broker, or financial journalist will tell you that you should not aim for a large refund.
By definition, a tax return means you have given the government an interest-free loan. If you want to get less of a refund, you should reduce the amount of money the
government withholds from your pay cheque. To do so, you can increase the number of exemptions you claim. It’s usually smarter to save the extra money all year long and earn interest for yourself.
While it is very tempting to use your tax refund on things such as a vacation, a down payment on a new car, or a big-screen TV, there are many other ways to generate future value and accelerate your progress toward financial freedom.

• Contribute to your Registered Retirement Savings Plan (RRSP). Not only will you make that money tax free, but you can also use up to $35,000 of your RRSPs towards a down payment as a first-time homebuyer. As long as you put back 1/15 every year of the funds you withdraw, you will not pay taxes on that money.
• Contribute to your Tax-Free Savings Account (TFSA). Here is another great opportunity to earn investment income, tax-free. Any interest, capital gains, or dividend income you earn within the account is not subject to tax.

• Invest in your personal or professional development. Take a course or attend a conference that will help advance your career or yourself. YOU will always be your best investment.
• Do a home renovation. Investing strategically in your home by doing renovations will bring a higher
return when it comes time to sell. It will significantly boost the value of the house and increase your net worth while transforming your living space into the dream home you have always wanted.
• Pay down debt. Pay down credit cards or loans to relieve some of that financial stress. While putting money in savings is important, high-interest debt can counteract those efforts. By using your refund to lower your debt, you can start putting more money into savings.
• Start a contingency fund. If you don’t already have one, start a contingency fund or add more money to the one you do have. It is recommended to have at least three months of your pay cheque saved. Entering into 2024, Canadian homebuyers have several reasons to be cautiously optimistic, given the shifting economic landscape. With rates held relatively steady since
July 2023, there is a sense that rate increases could finally be easing, with the potential for modest declines on the horizon. Furthermore, home prices have been dropping across many cities, as the market eases towards a more tempered pricing environment.
So, there may be a lot more that you can look forward to this year, especially if you are a first-time homebuyer waiting on the sidelines.
A POTENTIAL CORRECTION IN THE MARKET
Over the last two years, the Canadian housing market has experienced consistent interest rate hikes, in an effort to combat inflation. With the rising cost of living, it’s been difficult for Canadian buyers and homeowners to come up for air.
The good news is that we could be looking at a potential easing in the market this year. With most central

banks pausing rate hikes across the board, this could offer some relief to existing homeowners whose mortgage rates have skyrocketed, as well as a ray of hope for new buyers.
The high interest rate environment has left many prospective buyers unable to enter the market due to higher borrowing costs. While it is unlikely that rates will return to the lows they once were, even modest rate cuts will level the playing field for first-time homebuyers and create a more suitable entry point for a home purchase.

VARIABLE RATE MORTGAGES MAY BE AN OPTION AGAIN
Going into this new year, variablerate mortgages might be a worthy consideration for homebuyers, especially if interest rates begin to lower.
Variable rate mortgages were appealing when rates were low and offered greater savings compared to fixed rates. However, as rates increased, the predictability of fixed rates became almost a necessity for Canadians to manage the continual interest rate increases. Now, with the potential for rates to decrease, the variable option could be back on the table.
If you’re comfortable with some uncertainty and can handle a potential increase in rates, a variable mortgage could be beneficial. We are not expecting dramatic shifts in rates like we experienced during the COVID era, but rather gradual declines. For potential buyers, it’s worth keeping an eye on these shifts. Should rates start to decline, a variable rate mortgage could be beneficial depending on your circumstances.
FURTHER DECLINES IN HOUSING PRICES
Homebuyers have plenty of reasons to be optimistic going into 2024. The trend in dropping housing prices is
a significant factor. There’s already been an 18-per-cent decrease in prices since the peak in March 2022, as reported by the Canadian Real Estate Association. But that’s not all – this trend appears to be more than just a short-term dip. In 2023, we saw home sales fall by 11 per cent from the previous year, marking the lowest level since the 2008 financial crisis.
Additionally, the Bank of Canada has maintained its prime rate at five per cent. This combination of a steady interest rate and the ongoing decline in housing prices suggests that buying a home could become more accessible this year.
Heading into 2024, you can anticipate more accessibility in the market, marked by potentially easing interest rates and a continued downward trend in housing prices. This offers a ray of hope for first-time buyers and a welcome relief for those affected by the rising rates, setting the stage for a more promising year.

This year, there is an emphasis on sustainability, with repurposing gaining prominence, challenging the conventional notion of trend-driven consumption.
