With a puppy at home, it seemed like a no-brainer to get a camera to check up on her while we are out of the house. There are dozens of at-home security systems with service charges, but we preferred a camera system that provided us with the features we wanted without the outrageous monthly fee. We ended up buying two: one for our puppy, and one to keep surveillance on the front of our home. The app sends notifications to our smart device when it detects motion, and also keeps a feed saved to an SD card. I didn’t realize how important this camera would be until months after we bought it. I was home alone one evening and about to take a shower when I realized I had left the towels downstairs. When I turned the hallway light on, I stopped dead in my tracks as I thought I heard someone in the house. My blood ran cold and my fight-or-flight response went into overdrive. I took quick steps backwards and sent a flurry of panicked texts to my partner and best friends. I tiptoed back into the bathroom and sifted through our camera feed. Two shadowy figures loomed by our front door before taking off down the porch steps when I turned on the light. Now I wasn’t just afraid, I was livid. I stormed downstairs with my hairbrush in tow (in hindsight, not the smartest weapon of choice,) turning every light on in my path. I blanched when I got to the front door. Stuck in the door seam was a flyer advertising window treatments. A mix of elation and anger swept over me as I let out a squeak of relief. I wrestled the pamphlet out of the door frame, re-creating the sound that had scared the wits out of me 10 minutes earlier. The camera had given me the confidence I needed to get my body down the stairs and the evidence to confirm the departure of the night-time delivery guys. COMING SOON TO ALDERGROVE

MARPOLE

Marpole is a mostly residential neighbourhood on the southern edge of the City of Vancouver. Its borders are Angus Drive to the west, 57th Avenue to the north, Ontario Street to the east and the Fraser to the south. It has seen much change over the years, largely due to the construction of the Oak Street Bridge and the Arthur Laing Bridge, leading to the southern suburbs via Highway 99 and Vancouver International Airport, respectively.

MEET THE NEIGHBOURS:

This neighbourhood has a strong sense of history, particularly within its aging population. Archaeologists have found evidence that Marpole was inhabited as far back as 3500 B.C. This is also one of Vancouver’s oldest settlements, which was called “Eburne Station” in 1860. The area received another boost when the Lulu railway and the BC Electric interurban train were built in 1908, increasing its accessibility to and from other areas of the Lower Mainland.

The 2011 census recorded Marpole’s population as 23,832 and the median age as 41.6. Because this neighbourhood is a high-traffic area, it’s less expensive than most areas of the city, and students and seniors are taking advantage of the prices here, as well as many new Canadians. There are also several seniors’ homes in the neighbourhood. The area appeals to the “day trippers” and “night owls” who enjoy the proximity to not only the downtown core but also the vibrancy of nearby

Marpole is a juxtaposition of contradictions: not only does the combination of young students and senior citizens contribute to this feeling, but so does the pairing of quiet residential areas dotted with ample greenspace with the major arterials that run through the city. Plans to bridge the areas that feel somewhat cut off from each other due to being bisected by busy streets are in the works.

There is also plenty of greenspace in Marpole: Winona Park has three terraced fields for football, Ebisu Park boasts a climbing rock and Oak Park features basketball courts and water park.

MARPOLE MIDDEN This ancient Musqueam village and burial site was once inhabited by Coast Salish people from at least 4,000 years ago until about 200 years ago, when smallpox arrived on the Northwest Coast.

Louis Duncan-He shares insight on decorating with yellow and grey and why it’s a timely colour combination

t came as no surprise when Pantone released its two colours of the year – Ultimate Grey and Illuminated Yellow. Although the combination has been quite a popular pairing through the decades, they couldn’t be more different in terms of the feelings and emotions they conjure. Yellow, with its bright,

effervescent sheen, directly contrasts to the monotonous and monochromatic dullness of grey. One symbolizes joy and optimism, while the other elicits an almost sterile sense of the familiar. As a result of these naturally opposing qualities, they’re not the most straightforward combination to execute. But with an understanding of how to balance

their inherent characteristics, they can be a fresh and elegant accent to any home. The effect that yellow has on a space is similar to the impact turmeric has on food; a little goes a long way. Yellow by nature is an attention-drawing hue – we don’t use it as a highlighter because it fades into the background. Because of this, it’s most effective


when used with confidence and a sense of purpose. Our homeowners wanted a serene and contemporary retreat, with the elegance and gravitas of the Guggenheim. They wanted fresh, contemporary, understated yet compelling... which naturally led to the idea of yellow as an accent. To make sure the home didn’t get too loud and vibrant, we used grey as a key element and diffuser. We used it to upholster the custom sectional and as a base note in rugs, artwork and decor. In a way, grey is like a chameleon – it can take on the tint and hue of nearby colours. When mixing grey and yellow, think about the vibrancy and contrast levels. To hit the perfect curated note in this home, we mixed in an abundance of texture, shapes and sheen throughout. Our starting point in the formal dining room was a custom-designed trio of yellow, black and grey abstract art pieces. Understanding the impact of their dominating presence, we turned up the collective volume of the rest of the room. Using a high-gloss white lacquer table, creamy and natural chairs, and modern and structural white Pantone chairs as table ends,

we brought up the energy and interest level of the remaining space, which mellowed out the attention-drawing artwork. When trying to round out your space, think about the varying stylistic differences between your two loudest pieces. While turning up the volume can be used as a balancing tool in some cases, never underestimate the power of mother nature. At Louis Duncan-He Designs, that natural West Coast perspective is embedded in our DNA. In the Great Room, we added natural driftwood tables; ombre textured throw pillows, canary kissed florals and a large-scale rug with a fluid water motif in a golden spectrum of yellow and greys. With the room’s sheer size, openness and ceiling height, the best way to add serenity and tone down our striking accent colour

was to go natural. Introducing more stylized and sculptural pieces would have skewed the space more dramatic and daring, which would have taken the room in an entirely different direction. You can never go wrong with the addition of natural and organic elements to a home, and by doing so in this space, we were able to hit that perfect note straddling high-end design and relaxing oasis. Thinking about the past year, and looking forward to the future, grey and yellow seem to be the exact combination of colours that accurately reflect the emotional state of the rest of the world. While I can certainly appreciate the symbolism that lives within this powerful colour combination, I marvel at the transformative powers they can have in our hearts and home.

Whew! It’s been a hot market all year, especially this past summer and even now as we are fully in gear for fall. Demand for new homes is at an all-time high, even without foreign buyers due to the Covid-19 restrictions in place. Sales were slightly slower in September compared to August, though an anomaly. If you look at the numbers, it isn’t due to a slowdown in the market, but a lack of inventory. Everywhere sales have slowed there has been little to no new product or listings added to meet the demand. With less product available, the correlation to fewer sales makes sense, especially as prices have further increased over September and October to try and slow the high demand on the small number of homes available for sale. This will most likely persist as restrictions lift, borders open and immigration gets back on track. How do you get into the market when there is very little inventory so you can make a long-term plan to grow your equity? Whether you qualify for the space you need today or for a space too small that you can’t use, you can still get in with the smaller space and rent it out until it gains enough equity to enable you to buy a home at a size you need. This can take anywhere from five to 10 years on average, however, in a market like it is now, it may take significantly less time. One of the best ways to get in is to purchase a new home by presale.

This allows you to put your down payment on a home yet to be built so your equity can grow before any mortgage payment is ever due. Plus, if you need to rent the space, the rent typically covers the mortgage and other costs associated so you can further your equity growth as required based on your household income and space requirements. Watch for pre-sale developments marketed as ‘Coming Soon’ or ‘Register Today’ and ensure you go online to register. If you have a realtor, note it on the registration form. You should also tell your realtor to register on their own as well just in case there are early Realtor packages that may be sent that they can share with you. Then watch your email and phone for further information from the development’s representative sales team on news, release timing updates etc. Finally, in a market like this, if an available home meets your criteria and you know the development is busy, choose your home quickly so you don’t miss out. Some new developments will have a selection process. Each one is different, so be sure to follow the instructions carefully, yet quickly. In most selection processes there will be an online form that will be date and time

stamped with your submission, typically allowing anywhere from two to five, if not more selection choices. This is so that if your first (or second, etc.) selection is not available when it is your selection form’s turn (based on the date and time stamp received), the developer’s team can still assign you a home to write on. onochromatic spaces are trendy, yet timeless, effortless in their aesthetic, and strategic in their execution. There’s no doubt this chic look requires a thoughtful approach, and a commitment to see it

through. Of course, a few tips from a professional designer will go a long way to mastering this classic look. Here’s how you can add interest to a monochromatic interior, while staying true to this one-hue wonder. Colour is often an easy way to add personality and warmth to a home. It brings the eye

where you want it, and even in small doses, it can have a strong impact. When you’re working with just one colour option within a monochromatic motif, you can create the same effect using contrast and vibrancy. Crank up the brightness and saturation of your colour of choice and use it to highlight


the focal points in the room, and take the eye where you want it to focus. When your colour palette centres around light neutrals or white, add pops of black in small but powerful punches. You can also achieve a different level of contrast using materials and texture. Incorporate wood and stone and other natural elements into your space, with items such as glass and reflective metallics. Each of these is different from the others in terms of texture, but they’re all neutral by style standards, so they won’t compromise your overall monochromatic aesthetic. What about the “soft” elements in your space? Pillows and throws, window treatments, upholstery and the rug beneath your feet can all go a long way in adding warmth and texture to a monochromatic space. Linen, silk, cotton, corduroy, wool, faux fur, chunky knits and other options

Lighting also plays a key role in bringing depth and dimension to a space, and should include a combination of ambient, task and accent lighting. Task lighting is intended to illuminate a specific area, such as a kitchen countertop or desk. Last but not least, accent lighting is decorative and is used to highlight features such as architectural elements, artwork or other focal points. Together, your lighting plan will enhance your home’s function, while adding a sense of warmth and welcome. Monochromatic interiors can get a bad rap for their limited colour palette, but one colour doesn’t have to be one-
