The strong market conditions of 2021 made for an unusually hot summer, metaphorically (as well as literally). While the numbers for resale are levelling off to some extent, interest rate levels, returning immigration numbers and lower-than-average inventory has made for an exceptionally busy autumn market for pre-sales in Metro Vancouver. High-rise projects in Surrey, such as Melrose by ML Emporio, have sold out in a weekend, and in downtown Vancouver, Block by Amacon was over 50 per cent sold after its opening weekend. The demand is strong, and many new developments are coming in 2022 to create the supply needed to keep up. A large variety of new home types are currently for sale, and sometimes these occur in the same development, as in a master-planned project. “Master-planned” can be defined in a few different ways, whether it’s a large piece of undeveloped land planned out by the municipality and developed by various developers, such as the village hubs in North Vancouver, or an ageing mall being developed into a residential/retail centre by the owner and a developer, such as the CF at RC Richmond Centre in Richmond. There are also big projects, envisioned by a single developer, like LedMac’s Southgate City in Burnaby and Concert’s North Harbour in North Van. The Pacific Unveils “Personnages” Public Art

Belford Sun Towers Building Ceremony Friday, October 1st marked the beginning of October, and it also marked the closing of sales for the elegant Sun Tower in Metrotown, the first of Belford Properties’ five planned towers in the dynamic Metrotown neighbourhood. Invited guests were treated to champagne in the spacious lobby of the recently-completed tower, before heading outside to take in the public art on the Beresford Art Walk, and listen to

speakers from Belford, like Jay Lin, the company’s Vice President Development, as well as Burnaby’s mayor Mike Hurley, who praised the project and their vision for a livable, beautiful city. Then the ribbon was cut, marking the grand opening occasion. Guests were then invited upstairs for canapes and refreshments. It was a lovely event at a beautiful new building which will soon be welcoming its first lucky homeowners.

New Community in the Works for Cypress Mountain Does the mountain life call to you? Well there could soon be a new neighbourhood to take in the views and enjoy the trails. A new high-density neighbourhood with a major retail village component along Cypress Bowl Road has entered a new phase of consultation with the West Vancouver municipality. The Cypress Village concept is a masterplanned community of about 3,700

planned residential units to be built in phases by 2045, including approximately 250 single-family dwellings, 200 townhomes, and 3,300 apartment homes, including 180 affordable rental apartment units, 550 market rental apartment units, and 2,580 condominiums. These homes would be built in a mix of low-rise and mid-rise buildings, as well as taller buildings between 15 storeys and 25 storeys.

On September 24th, close contacts of artist Lyse Lemieux and Grosvenor Americas celebrated the official unveiling of ‘Personnages’ at The Pacific residential tower located at the corner of Hornby and Pacific Streets in downtown Vancouver. The invitation-only event took place at 889 Pacific Street where ‘Personnages’ is installed. A reception followed in a private rooftop deck of one of The Pacific’s penthouses. Remarks were made by Lyse, architect of The Pacific, Maxime Frappier of ACDF Architecture, Senior Development Manager at Grosvenor Americas, Michael Burak, and City of Vancouver’s Head of Public Art, Eric Frederickson. ‘Personnages’ was inspired by the lives of those who lived and worked in the Leslie House, one of the oldest heritage homes in Vancouver. There’s nothing like getting older to make you realize what you value in life. And one thing the pandemic has taught all of us is how critical “home” is to our quality of life. Many emptynesters and seniors talk about “moving down,” when in fact they simply mean moving into a more compact residence. I don’t think of it as “down,” because in many ways, these homebuyers move “up” in luxury – and more importantly, in convenience and quality of life. The benefits of moving to a smaller home or condominium suite are many and varied. Let’s start with what happens beforehand – namely, decluttering. Buyers talk about how freeing it is to give away, throw away or pass down possessions they no longer need or necessarily even want. They know what will fit into their new spaces, and they appreciate how large an uncluttered room looks compared to one that’s full of stuff. They have reached a point in life at which they want to make the most of their surroundings without continually adding items to them. Then there’s the benefit of less maintenance than it takes to keep up a large lowrise home. A lot of seniors opt for small one-storey bungalows with just enough yard to have a garden. Sometimes, these homes include a condominium component 40

for exterior maintenance and snowplowing. It’s nice to hand over those duties to someone else. Of course, the epitome of convenience is the condominium suite. Purchasers coming from large lowrise homes understand the value they get for the maintenance fees they pay – namely, outsourced tasks such as mowing the lawn and plowing snow. Others are anxious to enjoy life more without having to sweat those outdoor chores. Avid travellers also appreciate the luxury of being able to lock the door and leave, knowing their home will be looked after and protected by security features, including the eyes-on-the-street of the concierge. These buyers are typically in two distinct groups. First, there are those moving from a more than 3,000-sq.-ft. home to something like a 1,000-sq.-ft. condo, and then using remaining equity from their large home sale to buy a time-share in Florida or a cottage in Muskoka. The second group is more interested in moving up to more luxury. They tend to stay where they are

and purchase a pied-à-terre as their retirement home someday. It may be smaller than what they have now, but you can bet it will be gorgeous. Whatever your decision, if you buy new, you get the most advanced construction materials and techniques, energy-efficient features and warranty protection. Today’s suite designs are so well planned that they “live” a lot larger than their square footage numbers. When it comes to real estate, buy the best you can at any time. If you are thinking of moving to a more compact residential option, go for it. Spend the rest of your life in comfort and beauty.

MORTGAGE APPROVAL ALISA ARAGON-LLOYD

Receiving a mortgage approval is more than having the down payment. Some of the things lenders also consider are your income, employment history, credit history, and property. So, you have saved enough money for the down payment and you are excited to buy a property. You have spent considerable amount of time looking for the right home, and your mortgage has been approved. However, there are certain things that can affect your mortgage approval. Most lenders request the credit bureaus are pulled within 30 days of the approval and they might even request a new one between

the mortgage approval and funding date, especially when there is a long period between the two. The following are helpful tips to keep in mind between the time your mortgage is approved and the time you receive the funds of your mortgage. Ŕ Don’t buy a new car or trade-up to a more expensive lease.

Ŕ Don’t quit your job or change jobs. Even if it’s a better-paying job, you still are likely to be on a probationary period. If in doubt, call your Mortgage Expert and they can let you know if this may jeopardize your approval. Ŕ Don’t change industries, decide to become selfemployed or accept a contract position even if it’s within the same industry. Any changes could definably jeopardize your mortgage approval. Ŕ Don’t transfer large sums of money between bank accounts. Lenders get especially skittish about this one because it looks like you are borrowing money. Be ready to document cash transactions or money movements. Ŕ Don’t delay payment of your bills, even ones that you are disputing. This can be a legitimate deal-breaker. If the lender pulls your credit bureau prior just to the closing and sees a collection or a delinquent account, the best you can hope for is that they make you pay off the account before they will fund. You don’t want to have to scramble to pay off a debt at the last minute or even worse, put your approval at risk!

Ŕ Don’t open new credit cards. Just wait until after your funding date. Ŕ Don’t accept a cash gift without properly documenting it – even if this is from proceeds of a wedding. If you have a bunch of cash to deposit before your funding date, give your Mortgage Expert a call before you deposit it. Ŕ Don’t buy furniture on the “Do not pay for XX years plan” until after funding. Even though you don’t have to pay now, it will still be reported on your credit bureau, and will become an issue - especially if your mortgage approval was tight on the debt service ratios to begin with. Buying a home and getting approved for a mortgage is not meant to be a difficult process. It is important to do your due diligence and know as much as possible and make informed decisions on your path to homeownership. If you are in doubt, it’s always best to call your Mortgage Expert before making a move that could jeopardize your approval.
