This year is predicted to be fortunate for some, like Tigers, Rats and Roosters, and less so for others, like Oxen, and Horses. Whether you are blessed by fortune or bedevilled by frustrations, you will definitely be happier and more content riding out whatever 2021 will bring in a brand-new home, so read on for lots of amazing options in our pages ahead. Pre-sales are the most popular way to sell and buy newbuild multi-family projects, but this method is not the only way. In this issue, our intrepid development expert Susan Boyce looks at a few communities in Metro Vancouver that are bucking the trend and building first, selling after. UDI Virtual 2021 Forecast Luncheon On January 20th, a capacity Zoom crowd tuned in to the annual UDI 2021 Forecast Luncheon, an eagerly anticipated event in any given year, and this was no exception. Moderated by Ward McAllister, from Ledingham McAllister, the speakers were Avtar Bains of Premise Properties, Todd Yuen from Beedie Industrial, and Neil Chrystal of Polygon Properties. would be short-term challenges, there is lots of optimism for the region going forward. In terms of the residential new home market, Neil Chrystal noted the popularity of single-family homes in the Fraser Valley during the pandemic, but advised that the new tech companies setting up shop, as well as a backlog of delayed immigrants, is setting the stage for downtown Vancouver and other “forgotten urban area” properties to heat back up again, after quite a few years of being sidelined.

Pop-Up Parks under Bridges With rain and colder weather upon us, there is a growing need for rain protected public spaces to support outdoor activity and community life. In recognition of this, the City of Vancouver is piloting four new “rain friendly” pop-up plazas, with seating and ping pong tables (bring your own gear). Three are located underneath the Cambie Bridge and one is at the North end of the Burrard Bridge. Public feedback on the rain-friendly pop-up plazas will

When you own your own home, you are not restricted by your landlord’s rules, and your mortgage payments are going towards building equity. Buying a home is a big step. Here are some things to consider in advance. • How long do you plan to live there? The transaction costs of buying a house that you have to take into consideration include legal fees, appraisals (if required), inspection fees, moving expenses, etc. If you don’t plan to live in your new home for at least 3-5 years, you may not gain enough equity to make selling worthwhile. In that case, you are probably better off not buying in the first place. • How much house do you need? Buying a cheaper, smaller house can end up costing you extra if you have to sell right away due to a growing family. On the other hand, buying more house than you need incurs extra maintenance, energy and tax costs. • What is your credit rating? The higher your credit score, the lower your mortgage rate will be and the more you

Whether it’s your first time or your tenth, nothing compares to the feeling of being handed the keys to your brand new home and stepping inside. The shiny stainless steel appliances, the rich hardwood flooring, the luxurious ensuite soaker tub. It’s an “Ahhhh” moment as you realize the months of waiting for your presale purchase to be built has been totally worth it. Yet it’s a well-documented fact that most people have difficulty translating a floorplan into a vision of what that long-anticipated new home will actually look like when they cross the threshold. Which is one of the reasons a handful of developers are taking a different 30 New Home + Condo Guide | Feb. 6–20, 2021
approach: commencing sales only after all homes are complete and move in ready. It’s a more difficult strategy financially. Since most lending agencies require 75 and sometimes as much 90 percent or more in presales before they’ll provide construction funding, a developer needs deep pockets combined with an impeccable relationship with their financial institution to pull it off. While it’s unlikely to become the norm, one trendsetter, Aragon Properties, did successfully launch two, fully built out projects recently — Amber and Shift — both located in Vancouver’s Little Mountain neighbourhood.
“Most people who are planning to actually move into their new home, want to move in sooner rather than later,” says Luke Ramsay, development manager. “When you’re buying a property that’s already complete, there’s no waiting, no uncertainty about possible delays. You just call the moving truck.” More importantly, he notes, buyers are able to see and experience unique features that simply don’t show on a floorplan. He cites Aragon’s signature, floorto-ceiling reclaimed brick feature walls as just one example. Several years ago in Langley, Legacy on Park Avenue’s developer, MDG Construction,

In addition to the seeing the distinctive architectural design in real life, Ben Gauer of Royal LePage, who headed up the sales and marketing, notes the cutting-edge CLT (cross laminate timber) construction made far more sense when buyers could walk through the building and experience the superior quality firsthand. Although financial logistics mean few builders deviate from the presale model, providing move-in ready offerings isn’t an all-or-nothing decision. Like an increasing number of developers, Vancouverbased Alabaster Homes incorporates a hybrid of this strategy by holding back select homes in each development — releasing them only when the entire project is finished. “This strategy allows us to showcase all the planning and hard work that goes into our homes — the crème de la creme of the features we’re passionate about as builders,” says Yosh Kasahara, Alabaster’s executive vice president. Like Ramsay, he stresses the value of being able to experience the final reality. “It’s always more impactful and breathtaking when you can touch the cabinets and countertops or see how different spaces connect and how the sunlight streams through your windows. It just makes it that much easier to visualize yourself living in the home.” At Yukon Residences, their most recent collection of Vancouver townhomes, there’s yet another compelling reason to wait. “One of this project’s most unique attributes is that it fronts onto Winona Park,”

It’s one of life’s biggest, most exciting milestones — buying a home. Where to put the sofa and hang your art? What to cook for that first day celebration? Will you repaint or hang wallpaper? But a home isn’t just about a roof over your head; it’s also about being part of a neighbourhood. So due diligence to determine whether your new community is the right “fit” is every bit as essential as hiring a building inspector. This issue, Lynn Harrison, principal of Harrison Marketing Resources, shares her insights about finding the perfect neighbourhood. Q: How do you figure out if a neighbourhood is the right “fit” for you? A: Start by thinking about your lifestyle. Often people jump right to the end goal, which is to buy a home. But you also need to consider whether a community has the amenities that will make you happy. I always suggest making an “A” list and a “B” list. If a neighbourhood has most, or preferably all, of your “A” list items, it’s definitely worth checking out more closely. Q: What kinds of amenities are on those two lists? A: Everything you do on a regular basis. If you enjoy outdoor activities like hiking and mountain biking, downtown may not be ideal. If nightclubs and theatre are top of your list, a suburban neighbourhood may put you too far away from those activities. Often, lengthy commuting times to work or family become dealbreakers, while proximity to reliable transit is increasingly a dealmaker. Schools are important for young families, but not necessarily downsizers. And if you’re a latté afficionado, will you be able to walk to the local coffee shop? Q: So you’ve narrowed it down to two or three choices. Now what? A: Take a walk around each neighbourhood at different times of day. Can you envision yourself living here? Does it feel safe? Lively? People out walking their dog are often a wealth of information about the area’s pros and cons, and they’re usually delighted to chat for a few minutes. Go for a hike on the trail system, spend an hour at the coffee shop, see how long it takes to get to places you need to go. And don’t forget to take seasonal issues like heavy summer traffic in an area with lot of tourism into account. Yes, it sounds like a lot of work, but the payoff in your long-term happiness is worth the effort. And your realtor will thank you for making their job easier too.
