We all remember the thrill and freedom of our first car, but these days, heavy traffic, long commutes, and high gas prices have taken the joy out of the “joy ride”. These artfully designed communities are being built near transit hubs and bicycle-friendly pathways, while also incorporating convenient retail and commercial services within walking distance of your new home. A growing interest There are many new multi-family projects vying for the attention of homebuyers, several of which offer great locations, nice architecture, lots of amenities and thoughtfully designed interiors. Urban garden allotment plots were popular before the pandemic and now is one amenity that has skyrocketed in interest. The most obvious reason is
when you have your own garden, you are picking your produce at its peak, making your food more nutrientpacked and tastier than what you find in the grocery store. Essence Properties understands this growing trend and will be offering garden allotment plots at some of its newest multi-family projects, including Eastin in Langley.
Pre-sale incentives More than 150 people lined up down the street on July 23 for Contour Metrotown’s public grand opening. Attendees took advantage of incentives such as a 10 per cent deposit due in the first 24 months, and a 10 per cent discount on all homes, with savings up to $150,000. In addition, refreshments and prizes were given away and the first 50 people in line received a $25 Visa gift card. The 24-storey mixed use tower featuring 120 junior, one-, twoand three-bedroom homes is set to complete in spring 2025. Contour is a partnership between SVM Homes and Kirpal Group, and activity at the event surpassed its target sales projection for the weekend.
Wesgroup Properties recently launched a unique new pilot program. Once it sells out the homes of its new projects, the developer will donate display kitchens from its presentation centres. So far, the project has brought company volunteers together to help dismantle and load kitchen appliances, countertops and more, to help two charities — Habitat for Humanity and the North Shore Women’s Centre, a drop-in centre where women from different backgrounds come to access resources and other muchneeded support. Wesgroup Properties would like to continue to find ways to give back when it has valuable and useful pieces for the home that it no longer needs when the pre-sale process is complete. nexthome.ca

NEIGHBOURHOOD PROFILE
BRENTWOOD BURNABY A LAID-BACK VIBE by MIKE ARCHIBALD A quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s a place of condos, modest homes, pleasant parks and friendly folks, and the stretch of Hastings St. offers small-business shopping at its best, from bakeries to ramen. LIFESTYLE
It’s the best of both worlds in Brentwood: you’ve got a mellow residential area bordered on the north 16

by a nearly corporate-free shopping district. The houses are older—i.e. better looking—and quite compact, with cozy cul-de-sacs here and there. The southern boundary consists of Brentwood Town Centre, which is balanced by the presence of a Skytrain station in the same spot. THE VIBE
Laid back is the best expression to sum up Brentwood: there’s very little noise north of the town centre, and the mood is sedate. It’s a nice walk to the commercial district on Hastings, where there are lots of places to
chill—and chilling is what you’ll see on a sunny day, with legions of residents enjoying coffee and biscotti outside cafes or ambling leisurely through a grocery trip. MEET THE NEIGHBOURS
According to the City of Burnaby’s Neighbourhood Profiles, this is a relatively young neighbourhood, with the largest age bracket being 20-44. Second in the age stats is the 45-64 bracket. The area is ethnically diverse, with nearly half the population consisting of immigrants. It’s a middle-class neighbourhood, with

Adjoining it is Brentwood Preschool, and nearby are three places of worship: The Sanctuary, Holy Cross Church and Brentwood Park Alliance Church. Other amenities in the neighbourhood include Beecher Park and Alpha Secondary School. PLANES, TRAINS & AUTOMOBILES
Lougheed Highway at the south is a major thoroughfare, but Hastings St. up top, while a main street, is quite mellow in terms of traffic, and
Willingdon Ave. isn’t very busy either. Together the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.
This is a cut above your average sushi spot. These guys get creative, with sashimi plates that are as beautiful to look at as they are scrumptious to eat. Special items include a fresh oyster dish—delicious.
THE GOOD, THE BAD & THE REST
What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families (temporary residents and singles, not so much). And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.

On June 21, 2022, Vancouver City Council voted in favour of the new Broadway Plan that lays out the nature and direction of development and redevelopment along the Broadway rapid transit line currently under construction. This plan has been in the making for more than four years and will establish a baseline
for growth in this area over the next 30 years, bringing in as many as 50,000 new residents. This plan was controversial, hotly debated, and involved many hours over several days of public hearings to listen to arguments from proponents and opponents. It was also subject to more than 40 amendments

In every major urban centre across the globe where mass transit lines have been established, there has been the building of higher density and mixed-use developments that grow and thrive in a symbiotic fashion with the residents, becoming successful, vibrant, and sustainable communities that complement the existing lower density neighbourhoods adjacent. Change is the only constant, and in this instance, these changes are well precedented, will address urgent needs, and will build sustainable communities to the benefit of all.

Every teen longed for the freedom of having their own set of wheels. For less than five bucks per fill, these gas guzzlers were the ultimate in cool. Buses? Today, transit is the new cool, two wheels are the preferred commuting vehicle for legions of people of all generations, and EVs are taking over roads and parkades everywhere. THE NEW URBAN LIFESTYLE
For savvy developers, this paradigm shift is radically changing the way they design neighbourhoods. Transitoriented developments (TODs) are, according to many, the way of the future, a welcome return to a 22

more socially engaged, active, and sustainable lifestyle. “As our lives get busier, transitoriented communities offer a new level of convenience, accessibility, and urban living,” says Brenda Parris, director of residential marketing with SHAPE Properties. “By developing communities that include shops, restaurants, entertainment and social spaces, with homes that are seamlessly connected to rapid transit, you have easy access to the entire region without the burden of traffic. You get to experience the best of the city within steps of your front door.” TODs, Parris says, are increasingly attractive to new buyers who value social experiences, environmental sustainability, personal well-being, and the luxury of convenience. Homeowners who invest in these communities also typically enjoy an exponential return on their investment and their lifestyle for generations to come. AUTO LIBERATION
Bob Ransford, Century Group’s vicepresident of development, could well be considered a poster boy for the TOD lifestyle. “I haven’t owned a car for six years,” he says. “Being auto-liberated gives you a sense of freedom you often don’t think about until you experience it.” Ransford uses his three-hour daily commute productively attending to emails, paperwork, research or reading, and feeling grateful he’s not one of the folks stuck in the traffic jams he cruises past.
“Designing TODs is always about the benefits of having services and amenities close enough so you don’t actually need a car. For example, at Century City Holland Park in Surrey, we advertised the number of minutes it took to walk to things like pubs, shops, and transit.” He adds that all were less than 10 minutes, and most were under five. Another significant benefit he says many people don’t think about is enhanced buying power. “When you don’t have auto expenses like insurance, gas, repairs, and, in most cases, a loan payment, that’s extra money you have available. So you could purchase a larger or more premium home, or you might decide to bank those funds toward goals like travel, education, or starting a business.” Transit-oriented developments — living in one helps you to stay cool and enjoy the journey. Keep your eyes on the many beautiful, sustainable, and connected TODs coming your way.
2. DISTANCE: Well-integrated street networks that encourage walking or cycling and provide easy connection to transit routes. 3. DESIGN: Lively, animated streetscapes that create spaces for people to gather, socialize and enjoy a safe, inviting public realm. Parking, if it’s provided, is tucked away from the sidewalk and plaza interfaces. 4. DENSITY: Concentrate growth and density within 800 metres of transit, allowing more frequent service. 5. DIVERSITY: Incorporate different housing types, retail, and services to create vibrant, resilient neighbourhoods for every generation. 6. DEMAND MANAGEMENT: Create incentives that encourage people to find alternatives to private vehicle use, such as segregated bike lanes, shady pedestrian walkways, outdoor patios and plazas.

HOW TRANSIT PLAYS A VITAL ROLE IN THE FUTURE OF DEVELOPMENT

Access to public transit plays a vital role in many peoples’ lives. That is why TransLink has committed to quadrupling rapid transit offerings, expanding bike lanes and more in the Transport 2050 strategy laying out plans for the next 30 years. Developers continue to respond to the demand by homebuyers to develop in areas that provide access to everything they need within walking, cycling and public transit distance and increasing development in dense communities. At an Urban Development Institute (a non-profit organization representing those in all facets of land development and planning) luncheon hosted in April, TransLink CEO Kevin Quinn spoke on the future of transit and how it affects real estate, and vice versa. “We can’t ignore that transit plays a vital role in keeping the region moving and that there is an opportunity to do something different, to innovate and work with the construction industry, while addressing shared goals,” said Quinn. Other highlights in the report included doubling regional bus service levels; expanding shared mobility options, for example cars, bikes and e-scooters; managing the transition to smart EVs; and promoting multimodal mobility where people can make trips easily using multiple forms of transport. Hundreds of kilometres of traffic-separated cycling paths will be built as well.
The expansion of major public transit presents many opportunities for development in the Greater Vancouver area. We’re seeing new initiatives coming into play that speak directly to the need for increased density and affordability in the housing market. One notable example is the Broadway Plan, which aims to combat the lack of affordable housing in Vancouver by integrating housing, jobs, and amenities by the new Broadway Station – spanning from Mount Pleasant to Kitsilano. The good news is that there is already pre-sale housing ready to go in convenient neighbourhoods. Frame, consisting of 217 concrete one- to three-bedroom homes, by Coromandel Properties & Peterson Group, is located at the corner of Kingsway and Earles Street, nestled between downtown and Metrotown. The 29th Avenue SkyTrain Station is only a 10-minute stroll away, while Metropolis, with its 330 stores, is just a 10-minute drive away. And anytime residents are hungry, popular restaurants like Do Chay, Xing Fu Tang
and House of Dosa are all right on the doorstep. For those who want to be even closer to B.C.’s largest shopping centre, O2 Metrotown by Keltic at Sussex Avenue and Beresford Street is virtually next door. The 32-storey condominium is also 350 metres from Metrotown Station that can get riders into the heart of Vancouver in 20 minutes. There are plenty of additional amenities easily walkable or bike-able to: Bonsor Recreation Complex has a pool, weight room and yoga and racquet sports facilities; and Central Park houses a pitch & putt course, playground, and picnic spots, among other things. new home + condo Guide: Prepaid strata fees used to be a fairly common incentive. Are these making a comeback? Jamie squires: They are. Prepaid strata fees for one or two years have always been popular with buyers. The developer puts the money in a trust fund and the money is paid directly to the strata every month. The other option is to take an equivalent, lump sum payment that’s applied against the purchase price, which is a good option for many first-time buyers since it lowers the required down payment.
nh+cG: What about mortgage buy-downs now that interest rates are climbing far more rapidly than most people predicted? Js: Again, we’re definitely seeing buy-downs return to the market. It’s important,however, to put this in perspective. Rising rates reduce buying power, but we’ve enjoyed historically low interest rates for a number of years, so there was only one way for them to go. A variable mortgage has always been a gamble. One thing we’re encouraging buyers to do right now is get a

blanket appraisal that locks in the rate until completion rather than just for three or four months. It’s not really a buyer incentive, but it is something people should be aware of. nh+cG: What are some of the other incentives you’re seeing in the market? Js: Parking stalls prewired for an EV, a free air conditioning upgrade, appliance upgrades, and reduced or completely eliminating assignment fees are several incentives people seem to like. There was also one developer who gave every homeowner free avocado toast for a year in the coffee shop on the street-

level retail. That was a funny one, but buyers liked it. nh+cG: What’s the most innovative incentive you’ve seen? Js: There’s a condo development in Maple Ridge that’s offering a $1.00 deposit. Full details aren’t available yet, but I do find this one a bit concerning. Right now, it appears that to qualify, you need to own another home. I’d be worried buyers might have to take out a collateral or second mortgage on their first home. It’s definitely something you would need to be very, very cautious of and have an experienced real estate lawyer on board.
nh+cG: Any final thoughts? Js: Even with rising interest rates, now is a good time to be shopping for a new home. Developers are more open to negotiating. So, no matter what the advertised incentives are, when you go into a sales centre, think about asking for extras. And if there are two things you really want, for sample an EV parking space and air conditioning, ask for several other items, too. No wonder we migrate naturally to the shade to read a book, have a picnic or take a nap. Trees not only provides shade; the moisture that they transpire has a cooling effect.

A shady deal Now is the time to begin thinking about what goes on under your trees and on the north side of your house, where you will find some interesting opportunities to plant a ‘shade’ garden. The following is our short list of favourites for dappled shade, plants that prefer a sun/shade mix. They
shade
generally do not like the hot, dry midafternoon sun.
Astilbe
Also known as False Spirea and Feather Flower, this plant provides vivid colour for a long stretch of time, beginning in late spring right through the summer. The 30- to 80-cm-high blossoms are always a delight and the colours almost look plugged-in or
to help acidify the soil. Keep in mind that you are not fertilizing them per se; you are changing the pH of the soil. For fool-proof garden performance, we recommend the winter tough ‘PJM’ varieties if you live in Ottawa.
Boxwood (Buxus) electrified in their intensity. They like to grow in an open, peaty soil. Once they dry out, they do not rehydrate well, so to prevent drying, be sure to mulch with five cm of shredded cedar bark.
Rhododendrons Rhodies, as they are affectionately known in the business, have a special place in the shade garden. They love an acid soil, which is opposite to the alkaline stuff most of us put up, if you live in Southern Ontario. Always plant your rhododendrons in an open, sandy soil mixed with finely ground-up pine bark, about 30 per cent by volume. Add about four tablespoons of garden sulfur every six weeks throughout the summer and early fall
Here is a broad-leafed evergreen that performs very well in Ottawa and Montreal. Since boxwood is an evergreen, treat it as such with a humus-based soil of peat or compost, and fertilize with an evergreen food such as 30-10-10 every month or so until the middle of the summer. Check out the many boxwood hybrids that have been introduced over the years. You will get a deeper colour and more finely textured foliage with these versus the original version of Korean Boxwood.
Oregon Grape (Mahonia aquifolium)
Native to B.C., this plant features holly-like leaves that remain on the plant all winter and are replaced each
spring as new growth occurs. They have a delightful yellow flower in spring and a dense, shrubby growth habit. Oregon grape matures to about one metre or so high and equally wide. We like it best when planted on the fringe of a hardwood bush or under the shade of tall deciduous trees and shrubs.
Now, about those shade trees If you have trees on your property that were planted within the last three years, watering is of critical importance this time of year. A mature 20-metre-high maple tree transpires over 500 litres of water on a hot day. That is why it is important to get water on its roots. Apply water to the root zone of your young and mature trees by placing a hose at the base of the tree with just a trickle of water coming out at the end of it. Leave it there for three or four hours. The water needs to seep deeply into the root zone for it to be of any benefit.

VARIABLE VERSUS AN ADJUSTABLE-RATE
MORTGAGE ALISA ARAGON-LLOYD
It’s more commonly known that there are two types of mortgages: fixed rate and variable rate. However, you may not aware that there are two types of mortgages where the interest rate can change depending on the lender’s prime rate. These are known as a variable-rate mortgage and an adjustable-rate mortgage. It’s good to know the difference, since most people are currently opting to go with a variable rate or adjustable-rate versus a fixed rate. AN ADJUSTABLE-RATE MORTGAGE (ARM OR FLOATING RATE):
Your mortgage payments will automatically adjust based on your lender’s prime rate to ensure that you maintain the original amortization schedule of your mortgage (the number of years it will take to pay it off). When the Bank of Canada makes any changes to its overnight key lending rate, it affects your lender’s prime rate, which in turn affects the changes in your interest rate. This means that when the prime rate increases, your mortgage payments increase, and if the prime rate decreases, your mortgage payments will decrease. A VARIABLE RATE MORTGAGE (VRM):
A variable rate mortgage is one where the interest rates change with the market but your monthly payments are always the same. So, the difference between a variable
rate and an adjustable-rate mortgage is that with a VRM, your payments will remain the same regardless of what happens to your lender’s prime rate during the term of your mortgage. If the prime rate increases, your payments will not change, yet you will be paying more interest and less principal. If the prime rate decreases, you will be paying more principal and less interest. However, it is important to be aware that your amortization period maybe longer if interest rates (prime rate) increase or shorter if the prime rate decreases. COMMONALITIES BETWEEN VARIABLE AND ADJUSTABLERATE MORTGAGES
With both types of mortgages, if you choose to pay out your mortgage early, your penalty will only be a three-month interest penalty. You can also lock your variable or adjustable mortgage into a fixed rate at any time during the term without paying a penalty. However, you will need to lock into a longer
term compared to what your current term is. For example, if you have three years and five months left on your term, you will need to lock into a four year or higher term. If you do choose to lock in, you must be aware that you will be subject to much higher penalties. If you are not sure of whether to go with a variable or an adjustable mortgage or if you are concerned with the with prime rate increasing, talk to a mortgage expert and they will help you find the best option for your individual needs.

ou’ve undoubtedly heard the term “forever home,” but does it actually exist? Every few years in our lifetime, whether on purpose or not, our circumstances change – a new job, a new spouse, a new child, a change of scenery. All this to say, our lives change and in turn, so do our homes. At least, that’s what should happen. Think about all the milestones you’ve enjoyed through the last 10 to 15 years, big and small. If your home hasn’t changed in that time, then it’s probably not working for you anymore. Our homes should evolve, whether in its style, function or more likely, a combination of both. How do you endure all that change? And more importantly, how does your budget survive? Whether you’re building, renovating or updating, here are my two tips to lead your home through life’s paces.
›››Timeless appeal
The most painless way of surviving change is by choosing timeless finishes and furnishings for your home from the get-go. Neutrals never seem to go out of style, and there’s a very good reason for that. Neutral colours have universal appeal because, if you think about it, there’s not much about this palette to offend. It is subtle, simple and frankly, it doesn’t have a lot to say. While this last point might sound somewhat negative, it’s actually a good thing — especially in relation to longevity. Rather than making a bold statement, neutral hues tend to hang back and let the other elements do all the talking. Focal points and pops of colour can come in small but potent doses, and then when it’s no longer in style, it’s relatively easy and cheap to update. Think upholstery and bedding, window coverings, area rugs, artwork, and small pieces of furniture. Meanwhile, go neutral for larger-scale elements that are also generally more expensive, including flooring, countertops and cabinets, backsplash, appliances, walls and even larger pieces of furniture. By going neutral, you won’t have to update these any time soon.
›››But change does happen
Whether you like it or not, change happens. Some of my clients’ first instinct is to resist change, and that never works out well. Instead, it’s best to embrace it. The “timeless” tip above admittedly requires some forethought when planning, designing and outfitting your home. But if you haven’t thought quite that far ahead in the past, don’t be afraid to make some changes as life happens, to enhance your home’s function and ensure it performs the way you
need and want it to. This is the main reason the home decor and renovation business is such a booming one. Try to get ahead of life’s changes. We don’t always know what’s coming down the pipe, so when purchasing something new for the home, always look for a multifunctional option. Aside from performing its primary function, multi-purpose pieces will always give you a lot more mileage by virtue of their design. For example, an ottoman that doubles as storage and triples as extra seating or a table-type surface gives the standard foot-rest-only ottoman a run for its money. The great news is, multifunctional design has found its way into every room, so there’s no excuse! I believe the “forever home” is more about adaptability than a particular property with a set style. As our tastes evolve and our household structure changes and grows, a home’s interior needs to bend to meet those needs. A welldesigned home can meet every need, and look great at the same time.

Furniture and design trends to watch for
osy palettes, inspiration from past decades, and a bold expression in design that highlights an awakening we have all experienced as we slowly slip out of the pandemic — these are the drivers behind the trends to expect this fall. While we move toward embracing comfort, sustainability continues to be a focus in the supply chain. We will need to be intentional about spaces that will impact how we live while emphasizing our well-being and productivity. As we say goodbye to all-white kitchens, fast furniture, minimalism, and open floorplans, we are excited about the optimism and revival these trends are offering in everything from colours and material to furniture and design. Most importantly, as we move into the subsequent seasons and infuse our homes with personality, there will be a return to lasting style. Consumers are ready to purchase one-of-akind, beautifully well-made items for timeless design that will look great no matter what the decade.
