Your credit score begins the moment you pay — or don’t pay — your first bill or credit card balance and continues throughout your life as a consumer of goods and services. Westbank’s Oakridge Park will soon have the largest food court in the world. Operated by the international Time Out Market chain, Time Out Market Vancouver is slated to open in 2024 with a 69,000 sq. ft. food and cultural market spanning over two levels and offering a curated collection of 17 cooking kitchens, three bars, and a coffee shop. A 1,400-seat food hall within the indoor and outdoor dining spaces will also feature a stage and art and cultural spaces. The mezzanine and the upper indoor level will include a signature cocktail lounge, an event space, and a demonstration kitchen. It will open up to the nine-acre public park on the mall’s rooftop.
FOODIES’ DELIGHTTransLink is eyeing a redevelopment of the parkand-ride facility and bus loop currently at Coquitlam Central Station — a site spanning 9.3 acres at the southwest corner of Lougheed Highway and Barnet Highway, just south of Coquitlam Centre mall.
A new Surrey West Village project
After its success with Surrey’s Oak & Onyx, which was sold out within 24 hours, ML Emporio Properties recently unveiled Sequoia, its newest Surrey West Village project. The 36-storey tower with an eight-storey podium will include six, two-storey townhomes, 380 condos, ranging from studios to family-size three-bedroom suites, as well as a 125-space childcare facility. Sequoia will be close to three SkyTrain stations (and a future LRT stop), and provide 20,000 sq. ft. of amenities, including multi-purpose rooms, a fitness space, steam and sauna rooms, a community garden, outdoor dining area, and rooftop viewing decks. Sequoia is expected to be completed in early 2023.
A final offering
Polygon Properties’ Westhampton is gearing up to open its doors for sales. Located in Ladner’s master-planned community of Hampton Cove, Westhampton is the final offering of executive, family-size townhomes. This waterfront collection is offering 134, three-storey townhomes featuring three- and four-bedroom homes with a side-by-side double
car garage. As part of the community, Westhampton residents will have access to The Hampton Club, a private clubhouse featuring more than 12,000 sq. ft. of resort-style amenities. TO MANAGE AND TAKE CARE OF YOUR CREDIT SCORE
delinquent on credit. Credit reporting agencies calculate your score based on your payment history, how much you owe, how long you have had credit and how often you apply for new credit.
The following are several steps to help you have a high credit score and to stay in control of your finances.
1. COMPONENTS OF THE CREDIT SCORE.
Due to inflation, the cost of living has increased significantly and has affected the monthly cash flow in many households. As a result, some individuals are using their credit cards to help them manage costs.
Your credit score (also known as your beacon score) is a three-digit number that lenders use to predict your creditworthiness. Credit scores range from 300 to 900 points. The higher the score, the better, as it represents to the lender a lower risk and that you are less likely to become
Since your credit score and credit report are constantly changing, it’s important to review them on a regular basis, at least once a year. There are two main credit reporting agencies in Canada — Equifax and TransUnion — and it’s a good idea to check your records with both companies. When you request your own credit report, it won’t affect your credit score. By checking it, it will help you identify and correct any inaccurate information, detect any fraudulent activity and gauge your overall credit health.
• Payment history (35 per cent): Each month you pay your bills on time is positive to your account. You receive bonus points every year that you continue to pay your accounts on time. You will lose points if you have a late payment, collections, a foreclosure or a judgement placed on your report.
• Utilization (30 per cent): This refers to the balances you have on each credit card. This is the fastest way to increase your credit score in a short period of time. You get the maximum amount of points when
your balance is one to nine per cent of your available credit line. You gain points for every 10 per cent you reduce your debt, so if you go from a balance of 80 per cent to 40 per cent of your credit line, you will also gain points. It’s also important that you only have balances on about half of your credit cards.
• History (15 per cent): You receive points every year that you have a positive trade line open.
• Inquiries (10 per cent) If you have too many inquiries into your credit score, you will lose points in your score. Inquires remain on your report for two years, however they stop deducting points for those inquiries after one year.
• Mix credit (10 per cent): This refers to the different types of credit: Mortgages, car loans, credit cards, and student loans. You will gain points by diversifying your credit file and using another type of credit.
2. TIMELINE
Credit bureaus update your scores daily based upon the information
given by your creditors. Therefore, if you substantially pay down your debt, make sure you have a good mix of credit, pay on time and don’t open too many new lines of credit at once.
3. HOW TO BUILD UP CREDIT HISTORY EASY AND FAST.
• Open one or two credit cards. If you can’t get approved for a credit card, try a secured card. It’s easy. Secured credit cards require a small savings account that will usually secure the entire credit line on your new card.
• Use your credit card to make daily purchases instead of using cash or debit card. Don’t use it as a form of financing, but as way of payment. Pay the total balance at the end of the month to build up your credit and avoid paying interest.
• Always pay your other bills on time such as hydro, rent, and especially your cell phone. Cell phone companies report your cell phone bill to the credit bureaus, so make sure you pay them on time.
4. HOW TO IMPROVE YOUR BEACON SCORE.
• Pay off any outstanding balances immediately on loans and credit cards. If you have a lot of debt and want to pay some of it off, you should consider debt consolidation.
• Always pay your credit cards and other loans on time. A late payment on a $10 bill will have same impact on your credit as not making a $1,000 payment will. Credit is based on trust, no matter what the amount is.
• Never exceed your credit limit.
5. PLANNING ON BUYING A NEW HOME OR GETTING A LOAN?
If you are planning on applying for a mortgage or a loan, it’s especially important to check your report a few months in advance. To maintain a good credit score or if your score is lower than you would like, here is how to raise it.
• Pay all your bills on time. Paying late or going into collection can reduce your score.
• Make sure your credit limit appears. If your credit card limits aren’t listed, your cards are assumed to be maxed out, which damages your credit score.
• Staying within your credit limit. By staying below 65 per cent of your limit, it will help you maintain a higher credit score.
• Pay past due accounts. Delinquent accounts reduce your score more than anything else. Pay these accounts first.
• Don’t close credit cards. Credit score software totals your available credit limits across all your cards. If you close an old card, suddenly you have a lower total limit, which means your credit-to-debt ratio is higher. This drives down your score. Only close old cards if you have no self-control.
• Keep old credit cards active. The longer you have had an account open, the less likely you are to default on it, and the higher your credit score. But it’s not enough to simply keep old accounts open, you must use the card, even if it’s only once every six months.
• Don’t apply for credit you don’t need. Too many inquires over a short period can reduce your score. When using a mortgage expert, only one credit report will be pulled, and it can be used to go to various lenders.
• Correct any negative inaccuracies on your credit report. Inaccuracies can increase your score.

That was the norm until climate change became impossible to ignore. Greta Thunberg and the Paris Accord were suddenly part of the everyday vernacular, and an entire generation can no longer imagine a home without recycling bins and blue boxes.
Today, transit is the new cool, two wheels are the preferred commuting vehicle for legions of people of all generations, and EVs are taking over roads and parkades everywhere.

So you could purchase a larger or more premium home, or you might decide to bank those funds toward goals like travel, education, or starting a business.”

New Home + Condo Guide: It’s no secret that location is king when it comes to real estate in general. But is finding the perfect location different for a revenue property than for one where you’re going to live?
Rob Delves: Many of the same considerations still apply—proximity to services and amenities, easy access to transit and schools, and an attractive outlook. However, purchasing in a community
with strong fundamentals and development potential rather than in a major urban centre — so Coquitlam rather than downtown Vancouver, for example — has the obvious advantage of being less expensive. And since rents tend to be almost the same, your property should yield a greater rate of return on your investment dollar.

RD: I tend to favour smaller units, especially for condos. Rather than a two-bedroom, a one-bedroom with den offers flexibility for couples and small families at a more affordable price point plus it’s easier to finance and in high demand across all markets.
In a wood frame building, try for the top floor. You’ll have fewer tenant complaints about noise because there’s no one upstairs. Penthouse suites are also more appealing to people who are
concerned about security. Many single women simply don’t like living on the ground floor.
Right now, vacancy rates are so low, renters will take almost anything they can find. But that can change, so it’s important to pay attention to features that will make your property stand out in good times and bad. Storage is a huge issue for most people, so if the suite has a locker and a linen closet rather than just a couple of tiny bedroom closets, it will be more attractive. I believe it’s always good to get a locker, even if you have to pay extra for it.
Then there’s location within the building. Is the front door opposite the elevator, meaning it could be noisy when people are coming home at 2 a.m. after a party?
In an urban area where people are increasingly likely to go car-free, you could probably forego the expense of a parking stall, especially if there’s plenty of secure bicycle parking. In outlying areas like Abbotsford or
Chilliwack, though, many people still need a vehicle, so that extra expense is worth it to keep your tenants happy.
NH+CG: We’ve probably all heard stories about the “tenant from hell.” What steps should a landlord take to prevent this from happening.
RD: The most important thing is to check an applicant’s references. It takes time, but our property management department often talks to as many as eight people, including employers, previous landlords and personal references.
History is important, so we like to contact at least two of the most recent landlords. Take current landlord references with a grain of salt, because they may have hidden motivation to remove a bad tenant and give a false good reference in order to facilitate this.
Questions to ask include whether there were complaints from neighbours or the strata, was the tenant late paying rent on more than two occasions, and are they breaking a lease early.
We also ask whether the security deposit was or will be returned and if the landlord would rent to the individual again. These last two are somewhat non-intuitive but can provide some telling insights.
Questions for employers are fairly straightforward: Was the person reliable, punctual, respectful. But you also want to check for discrepancies
in timelines, even if you can’t ask for specifics. For example, an unexplained gap in employment could mean the person took an extended vacation or it could mean they were in rehab.
When you’re calling personal references, you know the applicant won’t list people they think will provide a poor character reference, so you need to trust your instincts a bit more. Interestingly, however, parents usually make excellent contacts because they can be, and often are, brutally honest.
NH+CG: Any final advice?
RD: Get rental loss insurance, especially if you have a lower risk tolerance. A lot of new landlords aren’t aware this is available, but typically it’s reasonably affordable and can save a lot of potential stress, especially if you’re relying on that income as part of your retirement plan.
Remember, it’s not just applicable to times when you can’t find a tenant. A number of years ago, there was an apartment near our office that burned down and took almost three years to rebuild. So those investors had no rental income for that entire period. I’m guessing every one of them now carries rental loss insurance, but it was a hard way to learn.

by SUSAN M BOYCEIt was a sellout crowd of builders, renovators, and other industry watchers on Nov. 9 when Burnaby’s re-elected Mayor Michael Hurley addressed the Homebuilders Association Vancouver (HAVAN).
COLLABORATIVE EFFORTS
The mayor’s dominant theme was the need for meaningful change. He stressed, however, that change can only be achieved with cooperation from the entire community, which he said included residents, businesses of all sizes, organizations, non-profits,
and of course, the building industry.
“No one knows building like the people in this room,” he acknowledged. “To achieve our goals, it is imperative that we work with the building community as partners, not adversaries.”
Municipalities, he noted, are currently “caught between a rock and a hard place. Housing is a provincial and a federal responsibility, but when others don’t take action, our residents suffer. When those governments can’t or won’t address the issues under their responsibility, municipalities are
forced to step up,” adding he is proud of the way Burnaby has made strides to do exactly that.
“Not even a global pandemic slowed growth in Burnaby,” he said. “While most of the world went on pause, Burnaby staff continued to process applications and develop plans to guide the future.” Since 2017, he said, Burnaby has issued more than 100,000 permits per year—well above the regional average—but during 2022, building permits have “gone through the roof.” To date, those permits represent some $1.7
billion of investment. By the end of the year, he anticipates that number will be over $2 billion.
To increase efficiencies and cut bureaucratic red tape at City Hall, Hurley said next year the municipality will be rolling out an automated service that provides the construction industry 24-hour service, 365 days per year. The move will reduce processing time by approximately 60 per cent, save the city an anticipated half million dollars over the first five years, and will free up staff for other tasks. Burnaby is also considering a temporary-use permit that would allow non-conforming use on a property for up to six years.
CELEBRATING DIVERSITY
Hurley said he is also committed to creating growth that reflects Burnaby’s diversity. This has prompted the city to take a multi-faceted approach to development by partnering with developers and nonprofits to create housing specifically designed to be accessible for young people, people with lower incomes, seniors, and families.
He suggested one viable solution is creating more infill housing. “Like other municipalities, Burnaby has an abundance of single-family housing. People told us they want new types of housing in these neighbourhoods. We know not all neighbourhoods are suited to highrise development, but we also know single-family is out of reach for many people.”
So starting immediately, there will be a greater emphasis on laneway homes and secondary suites. “We expect to have new bylaws in effect early next year to make this happen,” he said. The city is also looking for ways to incorporate triplexes, fourplexes, row-homes, cottage clusters, and low-rise apartments into an updated Official Community Plan (OCP). “These are small changes, but they represent the start of a larger shift forward.”
LOOKING AHEAD
Hurley is also excited about the increasing emphasis on masterplanned communities. One particularly innovative project is a 40-acre development to be located at 3405 Willingdon. It will be jointly owned by Aquilini Developments and the Musqueam and TsleilWaututh First Nations and will include some 5,000 homes as well as a 450,000-sq.-ft. film studio expected to bring 3,000 new jobs to the area.
Just approved is a new Brentwood development comprised of six towers
incorporating strata plus market and below-market rentals. The car-free above-ground design will allow nearly three acres of greenspace, retail opportunities and animated public spaces all focused around a 100,000 sq. ft. city-owned community centre. Also in the works are communities in the Bainbridge, Royal Oak/Edmonds and Sunset neighbourhoods.
OVERALL VISION
Hurley’s over-arching goal may be straightforward to express, but complex to achieve. He says he would like a city, “where everyone can find a home, afford a home, raise a family, and more importantly, feel at home. To get there, it isn’t enough just to build homes. In fact, it isn’t enough to build affordable homes. For our community to thrive, we need to make sure we continue to build a livable community even as we rapidly expand the availability of housing. That means supporting the growth of well-paying jobs in our community and encouraging our businesses.”
