Benchmark interest rate increase and you On March 2, the Bank of Canada raised the benchmark interest rate by a quarter percentage (.25 basis points) to 0.50 per cent. How does that affect prospective buyers? Patrick Francey, CEO of the Real Estate Investment Network (REIN), says the hike is only “a small piece of the puzzle. The uncertainty around the world, price fatigue and other variables play a bigger role in people’s decision to buy.” 11

Buying pre-sale homes can sometimes seem daunting given it is not yet built and you can’t walk through the actual home. That is why developers and home builders make significant investments into the presentation centre experience to ensure people can receive the information they need to make a buying decision. As a prospective buyer, you may have the opportunity to view a vignette (kitchen or bathroom display) of the home or a full show home or display unit. Although you may not be being able to physically walk through your future space, being savvy about your needs and scouting a floorplan accurately will certainly help. Floorplans can vary between neighbourhoods, with each new development catering to different homebuyers. Areas like Mt. Pleasant or Metrotown may feature smaller units to attract first-time homebuyers. Floorplans in these developments are often open concept, with purchasers not wanting to pay for extra square footage in dead corners and hallways. Alternatively, the Westside often attracts a high number of downsizers. Efforts are taken in new developments to make the floorplan reflect their former dwelling. Larger units often feature laundry rooms, grand kitchens and foyers, amenities that are reminiscent of their previous single-family homes such as private storage units, private garages and large outdoor spaces. parking, bike and storage facilities, and amenities. Buying a new home sightunseen is relatively common in the Lower Mainland. Things to consider include entry closet by the front door, strategically placed storage, easy access to washer and dryer, positioning of pantry and kitchen appliances, bedroom placement, and patio size and locale to suit your needs. Ask about the ceiling height and orientation of the desired unit; do you prefer morning or afternoon sun or perhaps not having direct sun exposure will offer a comfortable climate year-round. After aligning a preferred neighbourhood with a floorplan that works for you and your family, you will review the building’s floor plate. This main plan shows the location of the unit you’re interested in, in relation to others on the floor. Be sure to inquire about the location of elevators, stairs, garbage and recycling room,

THE BANK OF CANADA RATE INCREASE

On March 2, the Bank of Canada raised its overnight policy rate by a 20 New Home + Condo Guide | March 19–April 2, 2022
quarter percentage point (25 basis points), bringing it to 0.50 per cent, which was expected. While this is the first rate increase since 2018, the bank indicated that more hikes would be coming. In a recent press release, bank officials said the major new source of uncertainly fueling the increase
was the invasion of the Ukraine by Russia, which added substantial pressure on inflation. Prices have skyrocketed for major commodities such as oil, metals, wheat and other grains. “Financial market volatility has increased,” it stated, adding that it will be keeping a close eye on the situation as it develops.
But the big question is – how will this change impact you? HIGH MORTGAGE PAYMENTS FOR CLIENTS WHO HAVE VARIABLE OR ADJUSTABLE INTEREST RATE MORTGAGES
Since variable and adjustable-rate mortgages are determined by the prime interest rate, they are linked to the overnight policy rate set by the Bank of Canada. How this impacts you will also be dependent on individual lenders and how much they will increase their own prime interest rate. This means that a lender’s prime rate has moved up by 0.25 per cent to 2.70 per cent. If your mortgage has a fixed interest rate, you will not see a
change on your monthly payments. However, people who are taking a new fixed-rate mortgage or renewing their old one right now have already seen that interest rates are much higher compared to variable rates. The reason is because fixed mortgage rates are dependent on the bond market. To put it in prospective, if you have a mortgage with a variable rate, your mortgage payments will be increasing by 0.25 per cent. This would be roughly about $12 more for every $100,000. Therefore, for a mortgage of $500,000, you will be seeing an increase in your payments of about $60 per month. The question that might come to mind is, ‘Should I look at locking into
a fixed rate since prime went up?’ If you compare where fixed rates are right now, the prime rate will have to go up at least six more times to be at the same place. This would mean an increase of $71 for every $100,000. UNSECURED LINES OF CREDIT AND SECURED LINES OF CREDIT (HOME EQUITY LINES OF CREDIT - HELOC)
Like the variable and adjustable mortgages, these lines of credit are normally linked to the bank’s prime interest rate that is linked to the Bank of Canada’s overnight rate. This means if you are borrowing money from a line of credit, the cost of borrowing will increase. Many lenders have already increased their bank’s prime interest rate. SAVING ACCOUNTS
With the Bank of Canada changing the overnight rate, it will affect the interest you will get from having money in a traditional savings account. There won’t be a huge change, but if you were earning some interest before, you will be earning a bit more now. Even though it has gone up, it might be worth it to explore other savings or investment options. This is a perfect time to talk to a mortgage expert if your mortgage is coming up for renewal. If you are thinking of refinancing or looking at purchasing a new home, a mortgage expert will explore all your options based on your specific needs.

Buyers of new homes in B.C. are fortunate to be protected by the country’s strongest construction defect insurance. We asked Wendy Acheson from BC Housing about some of the most important things you should know about your New Home Warranty. New Home + Condo Guide: How does a person know if their home is covered by a home warranty? Wendy Acheson: Start by visiting our new-homes registry
to help make more informed decisions when buying a new home. The registry is a great online resource for homebuyers, realtors, lawyers, local governments and anyone else who wants to check the status of a new home or a new home under construction. You can search the registry for new homes using the street address and city or its legal description, and filtre your search for single-detached homes or multi-unit (including duplex) buildings. You can find out if a new home, or new home under construction, has a home warranty insurance policy and whether it was built by a licensed residential builder.

homes), and for 15 months on common property of strata buildings. • Five years on building envelope defects (including water penetration). This covers components that separate the indoors from the outdoors, such as exterior walls, foundation, roof, windows and doors. • Ten years on labour and materials defects that result in failure of a load-bearing part of the home, or causes structural damage. Before each expiry date, inspect the home to identify any problems in areas still covered by the warranty. Strata properties may have different expiry dates for their individual unit and common property. NHCG: How long do I have to claim construction flaws? W.A.: You should report serious defects immediately to prevent further damage. Smaller defects can be reported together but before your coverage expires. Report possible defects in writing to the warranty provider and the builder. (For strata homes, report problems with the unit to the warranty provider and problems with the common property to the strata council and/or building manager.) Keep copies of all correspondence related to defects and claims. NHCG: How do I know what’s covered and what isn’t? W.A.: Not all aspects of a new home are covered by the warranty. For example, the insurance won’t cover things like normal wear and tear, insect or rodent damage, or acts of nature. Check your policy for exclusions. Did you make any improvements after taking possession of your home? Design, materials or labour supplied by the owner or someone other than the builder, their workers or subtrades may not be covered.
NHCG: How long does this insurance cover the home? W.A.: You need to take note of, and act on, each coverage
expiry date. The home warranty insurance provided on new single-family and multi-family homes built for sale in B.C. protects against different construction defects for specific periods of time: • Two years on labour and materials for defects related to delivery and distribution systems (such as electrical or plumbing). For general materials and labour defects, coverage is for 12 months on detached homes and noncommon property in strata units (including fee-simple 22

As home prices continue to rise, reverse mortgages are gaining in popularity. Tens of thousands of 55-plus Canadians are now utilizing reverse mortgages for themselves and their family. Why? Because many older homeowners are realizing that they are over-invested in real estate, and they can afford to unlock a portion of that wealth to live well in retirement. 24

You might have heard about this type of financial product in the past, but its new iteration makes it an ideal solution for financial flexibility in retirement. Reverse mortgages are becoming increasingly common among seniors who realize there is a tremendous amount of equity in their current home. A reverse mortgage can do a lot – provide income in retirement, fund a new home purchase, home modifications to include a secondary suite for a caregiver or family member, accessibility renovations to age-in-place, provide the ability to purchase a second property or even provide a “living inheritance” to adult
kids to enter the property market to buy a home of their own. How DoEs It work?
If you’re more than 55 years of age and own a home in Canada, you are likely eligible for a reverse mortgage. A reverse mortgage allows you to access tax-free cash from the value in your home, without having to sell. Canadian seniors can access up to 55 per cent of the value of their home, while continuing to own 100 per cent and retaining control. Unlike a traditional mortgage, a reverse mortgage requires no regular principal or interest payments. Instead, interest is simply added to
the mortgage balance over time. The loan becomes due when you and your spouse no longer occupy the home. wHAt CAn you usE tHE FunDs For?
Funds from a reverse mortgage loan are being used for a variety of lifestyle improvements, such as: • Boosting retirement income and overall standard of living • Home renovations • Purchasing a new home or vacation property • Paying off debts • Paying for travel or leisure experiences • Providing a living inheritance to loved ones • Financing health and live-in care expenses With many Canadians now approaching retirement, a popular use of reverse mortgages is for aging-in-place accessibility modification to ensure their home is safe for them in the future. Improving lighting, flooring and bathroom features and even elevators are just some of the features being added. With the cost of living and inflation on the rise, financially savvy older homeowners are using reverse mortgages to fund the construction of secondary suites within their homes. These can be multi-purpose units – for extended family members, short or long-term rentals or even for a live-in caregiver. You control how much and where reverse mortgages proceeds are used. GIVInG A Down pAymEnt to FAmIly
Many older Canadians are now taking out a reverse mortgage for what’s referred to as a living inheritance. This is the increasingly common practice of starting the process of helping out children and grandchildren while parents and grandparents are there to see their loved ones benefit from it. This has become a more frequent occurrence for two reasons, especially
as home prices have risen dramatically over the past several years: First, 55-plus customers, most of whom entered the housing market decades ago, have more wealth built up in their homes than they ever expected.
Second, their children and grandchildren are finding it harder to break into the housing market themselves. And the longer they must wait to try to save up for an increasingly large down payment, the harder it will be for them to have the

same opportunity for wealth creation their parents and grandparents had. A reverse mortgage is an unbelievably powerful solution and allows Canadians to assist their kids without compromising their own financial situation or having to move and sell their home. In most cases, children usually inherit home equity after their parents
have passed away, which could be two, three or four decades from now. Alternatively, by taking even a small amount of equity out through a reverse mortgage today, and gifting that to a child or grandchild, they can use that for their down payment, add a traditional mortgage of their own, and enter the housing market today. The best part, this entire process
can happen tax-free. Through this manoeuvre, your loved ones could be more wealthy after you pass away, than if they were just to receive their full inheritance at that time. wHAt ElsE CAn A rEVErsE mortGAGE bE usED For?
Some wealthier seniors are using a reverse mortgage loan as an investment tool for down markets, using it as an alternative source of retirement income when needed, rather than drawing down on investments at deflated values. Financial advisors now more than ever are recommending reverse mortgages to their older clients for the financial flexibility it provides. wHErE CAn you GEt A rEVErsE mortGAGE?

Times are changing, and there’s no question the last two years have brought new focus and challenges to how we live, work and play. Home offices, even if they’re just a desk tucked into a corner, have become the norm. “Zooming” is firmly entrenched in the global vernacular, and amenities are commanding ever more attention in the competitive multi-family marketplace. In this issue, we chat with Grant Murray, senior vice-president, sales, with Concord Pacific, about new trends and innovations in the masterplanned condos and townhouse developments we call home. New Home + Condo Guide: Concord Pacific has always been a leader in creating innovative, people-centric amenities. What’s your philosophy about amenities? Grant Murray: We design our amenities to help create micro communities for people with like minds. It’s about wellness — social as well as physical. We’re fortunate to be developing on a large scale at 30 New Home + Condo Guide | March 19–April 2, 2022
Concord Metrotown and Oasis at Concord Brentwood, so we have room for 70,000 and 135,000 sq. ft. that we can dedicate to a diverse range of amenities, something not many companies have the opportunity to do. NH+CG: Entertainment lounges, usually with a kitchen attached, have been a de facto standard for years, especially for downsizers who still want to have the kids and grandkids over for family celebrations. But what are some of the new standards people are looking for in an amenities package?
GM: Two extremely popular amenities are secure bike storage rooms and pet spas. During the pandemic, many people got a pet. Having a place where you can walk your dog and a washing/grooming area is a huge convenience. Likewise, with more people riding bikes, you need somewhere secure to store them. Now take it up a notch with a dedicated gear room equipped with all the tools you need to maintain and repair your bike — even the tools you may only use once — as well as private bicycle storage rooms and EV plugs. Plus, there’s

the social aspect of meeting your neighbours and perhaps ending up going for a ride together. And even if you don’t know how to fix a flat, frequently another cyclist is happy to help you out. Who knows, a couple of single people could meet and end up getting married. Neither of these features take much space, so they’re feasible even in a smaller development. NH+CG: What about fitness facilities? How have they changed? GM: It’s no longer just about cardio and weights. For example, most fitness centres now have spin bikes and dedicated yoga/stretching rooms. A larger project, like the ones we usually build, will often incorporate half-courts for things like volleyball or pickleball. We’ve also built a number of communities with private bowling alleys. Even 10 years later, the one we put in at Coopers Point in Yaletown is still booked almost every night. Again, there’s a social component because people often have gatherings and parties there. Golf simulators and private putting greens are two innovations residents tell us they love. At Concord Metrotown and Oasis, two of our newest communities, the 400-metre, outdoor running tracks have been a hug hit. Interestingly, one of the things people say they appreciate most is the security. Because the tracks are located on the podium level and are private, people feel safe at any time of day even if they’re jogging alone.
NH+CG: Are there some amenities that are falling out of favour? GM: In the new employment landscape, having one person working on a laptop in the middle of a large meeting room isn’t optimal use of space. A more efficient solution is to create four or five smaller rooms, or pods, that people can use for zoom calls and when they just want to have some privacy. We’re also now putting Wi-Fi in the elevators to give seamless connectivity right from your suite. It’s a subtle amenity but it means you don’t have to tell a client you’ll call back in five minutes while you go downstairs.

NH+CG: What other outsidethe-box amenities are there that enhance lifestyle? GM: Soundproofed karaoke lounges and music rooms can be a lot of fun. We even put in a set of drums in one of our music rooms. At Oasis, we’re adding a suntanning “beach” adjacent to the indoor swimming pool area — no need to travel to get the resort experience. And at Metrotown, we’ve built outdoor sauna barrels and work pods so you feel like you’re outside in the garden, surrounded by fresh air. NH+CG: Any final thoughts? GM: Having so many amenities just an elevator ride away gives you a luxury many people don’t think about — the luxury of time. You don’t have to travel to a coffee shop or the gym or rent a music studio. It’s all right there, and it’s all state-of-the-art too, which is another bonus.

Depending on your style, you can go big and bold with large patterns and blooms or you can stay understated with less imposing prints. I love floral wallpaper functioning as an accent wall in a powder room or the bedroom. Complement the paper by finding soft furnishings and accessories that bring some of the featured colours into the space. TRY CITRUS CENTREPIECES
Build your own seasonal centrepiece with a quick trip to the grocers: Buy a bunch of tangerines, lemons or limes and fill a clear glass vase to place in the centre of your dining table. There’s something about wood that makes it so appealing. It’s warm, inviting and lends itself to any decor style. Wood has personality and character; and decorating with a variety of wood finishes has a way of adding a certain richness to a space. The organic movement of some grains can often have an art-like influence in a room, reaching well beyond its traditional usages. From simple accessories, to lighting, beautiful contemporary bathroom faucets, wall and ceiling cladding, furniture, kitchen accents and more, incorporating wood in your home, outside of flooring, is only limited by your creativity. Whether you’re more in line with a light, airy and modern vibe, or love the rich, dark more formal woods, I’m sure you can agree that adding wood accents to your home creates depth in your design. However, working with wood is not just about simply incorporating it in your decor or using it creatively, it’s also about mixing wood tones to create a more stylish and elevated space. When looking to mix and match your woods, the approach is no different than when you blend anything else, such as colour, textures 42
or styles. It’s all about creating continuity – a story, of sorts. You need to pay attention to key details such as grain, undertones, and finish to successfully blend your woods, as well as the overall style of the space and how the placement, usage and proportion of your wood accents balance within the room. Another great way of mixing multiple wood tones can be by introducing contrasting colours. For example, a room with several shades of warm-toned woods can be pulled together and punctuated with a high-contrasting wood stained in a dark, almost black finish. This can complete the space by adding more depth to the design, while adding visual interest. Once you put together the palette that works for you, then all you really need to do is ensure you repeat the shades, at least two times, throughout to maintain continuity and structure within your space; this will make your room look well “pulledtogether” without a lot of effort. Mixing wood tones and decorating with wood, in general, is not as difficult as you may think – you’re creating a truly lovely and stylish space. Whether you decide to keep it simple by incorporating a few wood accessories, or perhaps barstools, or are a little more adventurous and you’re looking to create more drama in your space with a beautiful walnut grain wall panelling, the addition of
wood elements will undoubtedly create a totally chic space for you. Here are a few tips to keep in mind: • If you can, keep your tones consistent when mixing wood. Work in all warm, cool or neutral tones. • Select one principal wood tone and one or two secondary wood tones when blending. The principal wood tone is usually the one that will occupy the most space, for example, flooring, wall feature or dining table. • If there is a drastic difference between your floor colour and other furniture tones, the introduction of a patterned rug can help them to blend better together. • Don’t place similar tones of wood close to each other – it’s all about balance, consistency and harmony. Placement and moderation are key. Remember, ultimately, decorating with wood and mixing different types or tones is great and encouraged, but it’s only a part of the overall design of the space. Colour, texture and pattern all still play an important role.
