South Village Releases Phase 2 There was much excitement in Grandview Heights on September 12th, as the highly-anticipated second phase of the popular South Village community opened to the public. Over 80 people showed up to tour the show home, and snack on Japa Dogs with the South Village team. Looking well into the future, the North Shore municipalities are researching the best route to link up with the Skytrain system. There are five different routes to choose from, four involving a tunnel and one using the Second Narrows Bridge.
Urban Analytics’ Real Estate Prognosis: Going Strong! Voyce Has Its Grand Grand Opening! Over 100 groups of people toured the newly opened Voyce presentation centre on Saturday, September 12th across the street from Queen Elizabeth Park. With more than 30 already spoken for, the project is now well over 40 per cent sold. Though there were long line-ups during the whole event (from the entrance
of the Voyce Presentation Centre, north along Cambie and around the corner along 24th Avenue), the Voyce team provided a safe touring experience and ensured proper hygiene. Afterwards, visitors enjoyed delicious catering from Landmark Hotpot House, who opened their doors at lunchtime just for this special event.
Southlands Tsawwassen Open House Weekend On a typically sunny Tsawwassen Autumn day, on Saturday September 19th, hundreds of people abided by social distancing protocols while touring Tsawwassen’s most exciting new master-planned community. Bringing agriculture and community together in one spot, Southlands is blocks from the beach, and is home to the largest publicly-owned farm in North America. Construction on what will eventually be 950 homes is underway, and visitors could tour the show homes, visit the Discovery
Centre, grab a coffee at the newly opened Prado Café, or tour the historic barn, cycle the trails, or tour The Grange community food amenity. There was a mini-market, food trucks, and live music to complete the experience.
The development community always looks forward to the Urban Development Institute’s annual luncheon featuring Urban analytics’ Michael Perreira, and his data-based outlook on the state of the industry and where we are headed. On September 9th, UA’s Jon Bennest and Michael Ferreira presented “Retreat or Resilience”, which went through the sales numbers of the pandemic so far. Though the market experienced a 32 per cent decline, these numbers are impressive considering the massive economic slowdown in most other segments of the economy. The strong rebound in the townhome sector, as well as the sustained demand in the low-rise condo market, has been driven by a younger, end-user buyer, and Michael and Jon predicted a rebound of investor activity in late 2020 or early 2021. With very few high-rise products released during the COVID lockdown, and a lower number of presales across the board, the strong demand that has withstood the pandemic tests means there is a low level of unsold units, and no concern of over-supply. This, in addition to low borrowing rates means that the market seems strong and stable for the near future. nexthome.ca 15

AlisA ArAgon Mortgage rates are at historic lows, yet when looking for a mortgage, it is important to look beyond the rates you are being offered and pay attention on how much it will cost to break the mortgage. The lender will have two options to determine how much you will pay depending on the type of mortgage that you have. If you are in a variable rate mortgage, the maximum you would pay most likely is threemonth penalty interest. However, if it is a fixed mortgage, you will pay the greater of either the Interest Rate Differential (IRD) or three-month interest. The IRD is calculated by determining the difference between the mortgage rate in effect and the rate available at the time of the pre-payment multiplied by the term remaining on the mortgage. The interest rate differential is meant to compensate the lender for having the mortgage paid early. Lenders have several different ways of calculating their pre-payment penalties, therefore, it is critical that you find out how they will be calculated upfront, before signing your mortgage, even more so if you think you might need to get out early. Here is how the IRD can have a huge impact on what your penalty will be. A client was looking to
refinance their mortgage, as they wanted to take equity from their home for investment purposes. Their current mortgage was held by one of the big banks. When they signed their original mortgage, the bank had offered them a discounted rate of 2.99 per cent and their mortgage was up for maturity in August 2023. One would think that the Interest Rate Differential (IRD) penalty might seem to be very low because of the effective rate of 2.99 per cent. Except the rate of the original mortgage was discounted from 5.27 per cent (posted rate at that time). Therefore, 5.27 per cent was used when calculating the IRD penalty. To the client’s big surprise, instead of paying $2,228 in penalty, they had to pay over $15,000 in order to break their mortgage with the bank. Since the penalty was substantial, the clients decided to
wait until their mortgage was up for renewal. “Monoline” lenders only work with Mortgage Experts, and many of them use the contract or effective rate when they calculate the IRD penalty on fixed rate mortgages, unlike the banks. Since they use actual contract rate, the penalty would have been much lower for the clients mentioned above. As Mortgage Experts, we will develop a financial strategy to find you the best mortgage options and will guide you throughout the decision making process, to ensure that you not only consider your current situation but make sure you look at future scenarios as well.

As the days shorten and the majestic seasonal transitions of nature are once again in full display, I find myself reflecting back on the summer that was – or was not - and cautiously but optimistically look ahead. This summer began with the sudden tragic death of my friend 32 New Home + Condo Guide | Oct. 3–17, 2020

A funeral for such an outstanding man is hard enough without having to endure the health and safety related protocols made necessary by the global pandemic. He will be missed. Our team and the Epic team are committed to carrying out his vision. I make the statement “or was not” because the month of July, August and September typically are slower sales months and thus present an opportunity for rest
and recreation. Not so much this year, as the pandemic frozen demand of Spring melted, leading to accelerated sales month over month for a number of months in a row, and more surprisingly, year over year growth. Yes, the summer of 2020 was a hotter market than 2019. I remember in late April/early May telling our clients that June could be like May, June like July, July like August and August only half as slow as normal. This materialized, but in a fashion beyond my

optimism and it has continued through Labour Day and into the early days of fall. It is worth noting that the Metro Vancouver market did recover from the Global Recession of 2008 in a truly remarkable fashion. It appears history is repeating itself partially due to historically low interest rates, combined with current and projected population growth, and chronically restricted supply of re-sale and new homes. COVID-19 certainly hampered the predicted market acceleration
for 2020. However, starting in June, both new and re-sale markets significantly improved and it is quite probable that all the losses will be recovered by Christmas posting a flat or moderately increased year over year market growth. The pandemic had brought some relief to upward pressure on inflation and price appreciation. Now given the levels of supply and pace of absorptions, prices are rising again, and given the positive sales growth in the new home market, expect higher prices soon. The market overall is likely to remain undersupplied and is unlikely to keep pace with population growth, changing end user trends, extra provincial migration, intra- provincial migration, and foreign immigration. Looking to what’s next we do see the suburban markets offering the most significant and attainable opportunities for first time homebuyers and low-cost, lowrisk opportunities for investors. From a more micro perspective, we are expecting success at highrise developments in Burnaby, Coquitlam, Port Moody, North Vancouver, Richmond, Surrey City Centre and Guildford, as well as in wood frame developments near
transit offering a value play, and townhomes almost everywhere. Finally, is it me or does the last few months of any year seem to slip away much faster than the first ones? Soon the holidays will be upon us. As we look forward from here to there, please keep in mind that COVID-19 is not going away anytime soon. We have all had to adapt and will likely continue to have to. As lockdown restrictions ease up and provinces enter new phases of reopening, we’re seeing the Canadian housing market experience the momentum of a delayed “hot spring market” into the summer. With more people listing their homes and resuming home searches, we saw one of the hottest June markets nation-wide in a really long time. According to the Canadian Real Estate Association, national home sales shot up a total of 63 per cent month-over-month in June, with an increase of 15.2 per cent in overall activity year-over-year. As restrictions for open houses are being lifted, we can expect this trend to continue into the later summer months. So, how can buyers best prepare for this hot housing market? 1 DETERMINE YOUR DOWN PAYMENT
A down payment is the amount of money a homebuyer pays up front when purchasing a home. Knowing what your down payment is from the get-go will make for a more productive home search. Who doesn’t love a brand-new home; a house that no one has ever lived in before? Your dream home, a fresh, clean slate with nary a fingerprint on the walls. Sometimes, though, you get so caught up in the excitement of buying that new home, you might gloss over key details that could cost you money. So says Patrick Francey, CEO of the Real Estate Investment Network (REIN). “Your best defense against making costly mistakes is due diligence… be excited about your new construction, but don’t be so swept up in the emotions,” Francey says. “Do your research, take the time it takes so in the end, it takes less time and less stress.” 42 New Home + Condo Guide | Oct. 3–17, 2020
HERE ARE FRANCEY’S TOP SEVEN COSTLY MISTAKES TO AVOID: 1. Not choosing a qualified real estate agent and mortgage broker who specialize in new builds
You want to hire those who work exclusively with a developer or are well versed in new builds. The best source for finding a specialized realtor/mortgage broker is referrals. Then, don’t be afraid to ask them questions about their experience. 2. Not vetting the builder
Not all builders are created equal. If you have never bought a new build before, one of the first things is to check the builder’s credentials: How long he/she

has been in business, are there complaints against them, do they owe money to their trades people? If he is legitimate, he will be happy to provide references. Then call past clients who can vouch for them. Never sign a contract until you have checked the builder out. 3. Making an offer without conditions clearly stated in the legal documents
For example, never buy a home without first having a “subject to finance” and “subject to satisfactory review” written in the documents filed by a lawyer. Also, read the contract so you know exactly what is included in the price … is landscaping included? What about light fixtures? 4. Not being clear on what upgrades are included in the price
Some people think that if they buy the show home, they get every upgrade included in the price. Unless it’s clearly stated and in written form by the builder, you need to ask. People get a surprise when changes they’ve asked for come with a cost. Maybe in the middle of the build, you’ve decided you want to change the paint colours or you want better quality or more a powerful electrical supply. All of a sudden, you have added $1,000 more to the cost of your new home. Unless the builder stipulates in writing that the upgrades will be done without incurring a cost, assume you will be charged.

Every province has new-home warranties but what about your builder’s warranties? This also goes back to references and referrals. You must ask the builder what warranties he offers. Builders sometimes offer an “express” warranty, which has more precise wording on what is covered, and cut-off times for varying parts of a new build. A builder’s warranty spells out the remedies a builder is responsible for if there are any issues during or after the build, as well as the duration of the warranty and a mechanism for disputing issues.
When you have a house built, you need to know in advance what your financing obligations are. What if through the course of the build, a new stress test is applied or interest rates go up? Or what advances are required and when? Ask! 7. Move-in date delays
Delays happen and that’s why you want a lawyer involved to spell out terms in the agreement about what the builder is prepared to pay for and what you are prepared to accept, like a hotel room(s) if you have to be out of your home, and moving charges. nexthome.ca 43

There are many advantages to buying an investment property in today’s market. This column will explore some of the things you need to be aware of when purchasing that rental condominium or house. EXTRA CASH ON CLOSING
When renting a residential property from the get-go you are not entitled to the ‘New Home Buyers Rebate’ from the government at the time of closing. You will need to front the money and collect the rebate back as part of your income tax filings. YOU BECOME A LANDLORD
As soon as your property is rented you are a landlord and must comply with the Residential Tenancies Act, 2006. There are several rules and regulations you’ll have to follow and familiarize yourself with, including but not limited to, the form of the lease, eviction processes, and a landlord’s obligations for maintenance. You will also have to deal with tenant issues and concerns on an ongoing basis. While hiring a property manager may alleviate some of these issues, their salary becomes an additional cost.

If you are a first-time homebuyer and counting on the Land Transfer Tax rebate for example, then you must occupy the home as your principal residence within nine months of the date of transfer in order to qualify. With a new construction rental property you will also be responsible to pay HST on the property upfront and apply for a rebate from the Canada Revenue Agency yourself, rather than have the builder take care of it. This adds significant upfront costs to the purchase of a rental property.

Some cities require that a short-term rental be a principal residence. This is significant because it prohibits a person from purchasing a property with the intent that it be used for shortterm rentals year-round. There are also a number of other cost prohibitive regulations including licensing and registration requirements and a 4 per cent Municipal Accommodation Tax on all rentals for a period of less than 28 consecutive days. While these pitfalls are important to be aware of, with proper planning and the help of your real estate lawyer and other professionals, a rental property can be a fantastic investment.
