The robust market for real estate in Metro Vancouver is big news these days. The rising prices reflect the low supply, as well as the pent-up demand from the pandemic; a condition that will only be exacerbated as immigration levels return to historical average. Developers will build to meet this supply, but projects take time, so this situation may continue for a while. Our industry experts, MLA’s Cameron MacNeill and Fifth Avenue’s Jamie Squires, both have very insightful columns in this issue about what to expect going forward, and where you can expect the most real estate action to be (hint: it’s everywhere in Metro Vancouver). April is always the month where you finally feel safe leaving the raincoat at home (a pocket umbrella will do), and the time of year when you feel gung-ho about planting the seeds for a fruitful – or veggieful summer. Massive Lansdowne Centre Redevelopment gets Approval Lansdowne’s long-term owner, Vanprop, is proposing a redevelopment of the current Richmond mall that aspires to meet every challenge set out in Richmond’s City Centre Area Plan (CCAP). It will create a worldclass gateway to a vibrant retail, culture and entertainment centre, including new parks and public space for the whole city, and a complete, pedestrian friendly residential village, with a light environmental footprint. The new Lansdowne master-planned community will be located at No. 3
Road, on the Canada Line, and will feature an expansive Civic Plaza, the perfect place to meet up with neighbours, to celebrate special events, to eat, shop, play and be entertained – an ideal place for residents or visitors to begin a Richmond adventure.
Fortis teams up with Metro Vancouver’s Climate Action Plan
Today, Metro Vancouver and FortisBC Energy Inc. announced they’ve agreed to work together to achieve regional climate-action goals and to showcase a new facility that will recover more energy from liquid wastewater treatment. The new Lulu Island Renewable Natural Gas Facility, located in Richmond, B.C., at Metro Vancouver’s Lulu Island Wastewater Treatment Plant site, now allows
Beedie Luminaries Foundation Launches Education Program for Single Parents
the unused biogas to be cleaned, stored and sold to purchasers such as FortisBC as Renewable Natural Gas (RNG). Renewable Natural Gas can blend seamlessly in existing gas infrastructure running throughout the province. As a low carbon substitute, increasing the amount of RNG in the FortisBC natural gas system helps reduce net greenhouse gas (GHG) emissions versus conventional natural gas.
Ryan Beedie, a Vancouverborn real estate developer and philanthropist, has launched a new scholarship program to help single parents pursue further education, announced on Single Parents’ Day, March 21. The Beedie Luminaries foundation will grant ten scholarship awards worth up to $40,000 each to single parents struggling to make ends meet. The funds can be used towards full-time or part-time studies at any public post-secondary institution or trade school in the province, as well as the Native Education College, according to a news release. “Given this and the additional hardships brought on by the pandemic, we wanted to expand the Beedie Luminaries scholarship program to help provide much-needed support to single parents so they can upgrade their skills and open more doors for themselves and their children,” explained Beedie. nexthome.ca 13

CREDIT CARD RULES HOW TO WEAN YOURSELF OFF CREDIT CARD DEBT

The Canadian government has implemented credit card regulations, which it says increase transparency and protect consumers. Here are some of the new regulations now in place: • Credit contracts and application forms must have a “summary box” that clearly explains interest rates, fees, and how long it would take to fully repay a balance if only minimum monthly payments are made. • Banks must give advance disclosure of interest rate increases, even if this information is already in the credit contract. • You must give your consent before your credit limit can be increased. • If you transfer your balance to a lower-interest card, your
payments now have to be allocated in your favour. • There’s now a limit on certain debt collection practices used by financial institutions. • Banks can’t charge over-thelimit fees resulting from holds placed by merchants. • One of the most significant changes you’ll have a minimum 21-day interest-free grace period on all new purchases if you pay your outstanding balance in full by the due date. Critics of the new rules say they don’t go far enough. However, at least the government is trying to make an effort to help consumers avoid predatory lending practices. And that’s a good thing. However, an even better strategy is to start weaning yourself off of credit card debt. Unlike taking out a mortgage to buy a home or revenue property, buying stuff with your credit card at high interest rates doesn’t yield any returns - it simply gets you deeper in debt.
The following are some tips to help you use your credit card responsibly so you don’t pay unnecessary charges and get in trouble with credit card debt: • When you pay for something with a credit card, you are taking out a loan and you have to pay it back. • Pay the balance in full each month • If you can’t pay it in full, pay as much as you can • Don’t make only the minimum payment • If you always carry a balance, get a low rate card • Pay a few days before the due date • If you have a line of credit, transfer the balance to your line of credit with a lower rate. The goal is to pay down your debt and not go further into debt. Put yourself on a budget, take a part-time job (or start a home business) and eventually get your credit cards paid off. You will be astonished how much extra money you will have to invest in assets that actually appreciate in value and put cash in your pocket! Three was the magic number at the 29th Annual Georgie Awards. Competition was stiff as finalists vied for top honours in more than 50 categories at a virtual gala held on March 20th, 2021, and when the winners were announced, five companies tied as frontrunners with three of the coveted golds statues a piece. As always, this year’s Georgie Awards were a showcase of innovation and dedication to craft with some extra challenges never before faced in the 29-year history of this competition. Before the pandemic hit last year, there had been a decline in activity when it came to new home purchases in the Downtown Core. Employers will open offices again, and the lure of urban life will soon draw residents back to the city. The sparks of rejuvenation are already lighting up the seemingly slow downtown Vancouver condo market, with the Downtown luxury market feeling rumbles of activity brewing for the first time in 2021. A Sub-Penthouse in The Pacific tower on Pacific Street recently sold for $9 million at $3,300/sq. ft. This latest sale may predict a return of the high-end market that has been recently stagnant in Vancouver. However, what becomes concerning about an increase in buyer demand in the city is the potential lack of supply available in the market. With the expected 1.3 million new Canadians to arrive within the next three years and the addition of enterprise-level companies like Amazon accommodating up to 10,000 employees with their new Canadian headquarters — government and city processes should find solutions to speed up
the development timeframes of new projects. With the average new development taking anywhere from 2 to 6 years to complete, this could mean a shortage of supply to new homeowners. We must never forget; the accessibility and amenities will always make the city a desirable location to live and work within. WOOD BUILDINGS PROMOTE SUSTAINABILITY AND LIVABILITY
The Canadian Wood Council defines cross-laminated timber (CLT) as “a proprietary engineered wood product that is prefabricated using several layers of kiln-dried lumber, laid flat-wise, and glued together on their wide faces”. Despite being five-times lighter than concrete, CLT has comparable strength per weight ratio to concrete, along with exhibiting advantages for structural, fire, thermal and acoustic performance. As opposed to concrete, building with CLT, or “mass timber”, has a number of environmental benefits. Life cycle assessments show that wood outperforms both steel and concrete in terms of energy, air pollution and water pollution. Carbon storage is another important component of building with CLT. A healthy tree in a forest will release oxygen and store carbon dioxide. Using mass timber as a building product reduces the carbon footprint by also storing carbon dioxide in the same way a healthy tree would. Adera Developments is a world leader in building with CLT, and they have a lot of great information about this material on their website. They explain the benefits this way, “To put it into perspective, it is believed a single five-storey, cross-laminated timber building will cut emissions by levels equivalent to removing up to 600 cars from the road for a year”. Adera has created a proprietary product called

DIRTY IN THE CITY THE HEALTH, ENVIRONMENTAL, AND SOCIAL BENEFITS OF URBAN GARDENS Just because you live in a tower in the sky, or in a bustling urban neighbourhood, doesn’t mean you can’t go and pick your own salad for lunch, or grab a few herbs and some tomatoes for your chef’s special spaghetti sauce, right from your own dirt. Benefits of gardening are well documented – it creates healthy food, involves people in active recreation for all ages, engages people in their community, provides mental relaxation, and creates green spaces for everyone to enjoy. In urban areas there are three main ways to get your hands in the dirt: community gardens on city land, community gardens in your strata, and balcony gardening. development plan for the Olympic Village neighbourhood over twenty years ago. That project became a laboratory for how urban agriculture can be designed into high-density developments. In particular, it required shared garden plots for the residential units that lack access to balconies or patios of at least 100 square feet. Some of the larger patios and balconies included planters to provide residents with the opportunity to grow food. Rhubarb is very tolerant of cold and comes back every year • Pots of herbs brighten up your balcony as well as your meals. Perennials include sage, rosemary and thyme, and they produce beautiful flowers as well. Basil is great if you have lots of sun • Cherry tomatoes are the best bet to consistently ripen in our climate, and different varieties can produce all summer • Make the most of any walls by planting runner beans and peas. They add greenery and the pea shoots are also edible

Home sales continue at a frenzied pace in Metro Vancouver, and beyond in British Columbia, despite, or perhaps due to, the Covid-19 pandemic. With the borders closed, in addition to taxes brought in to fend off the “foreign buyer,” this begs the question how much foreign buying ever was a significant factor prior to the pandemic, as home prices soar higher than ever seen in our province before. Homes are a product that are produced and sell at a market price, based on supply and demand. The pandemic has shown how undersupplied our home market is, especially in metropolitan and suburban areas. Buyers in this particular real estate ‘wave’ are local buyers, pushing the market up, due to the rules of the pandemic itself. This is clearly not a foreign buyer issue as politicians have tried to have us all believe prior to the pandemic. If this was the case the market would and could not be rising as it is today. More and more industries realize that productivity has increased, despite the new “work from home” mandates for many companies. People are realizing the daily commute is no longer needed and can look for more space to enable working from home, farther
from their place of work, to allow more affordable prices within their budget is now possible. Those living with parents want their own space, even a simple condo, for added privacy. Those with families are looking for townhomes and single-family homes instead of condos. Each person’s needs are different but what they all have in common is looking for real estate they can call their home and live more comfortably and safely during this unprecedented time. The effects are seen in multiple offers in re-sale homes, especially single-family homes across Metro Vancouver and the Fraser Valley alike, and even the Okanagan. This pattern has also emerged in townhomes and multifamily homes including new homes due to the low supply available in almost every area. Multiple offers on new homes were rarely seen until this past year. Much of the supply issue is due to slower
approval processes at the city and municipal level across the province. This is one of the many down sides of the pandemic as city staff and councils do their best with online meetings. helf styling has become a favourite way to not just add storage to a room, but bring in some personality, too. A great shelf display creates points of interest and tells a story that words can’t convey. The trend has become even more relevant lately, with our homes becoming ground zero for work, play, relaxation and inspiration. Of course, there’s the all-important Zoom meeting background – the little snapshot behind you that your professional and casual contacts get to see. This brings us to the topic of shelf styling, otherwise known as “shelfies.” Your bookshelf is

a great opportunity to show yourself and your style. Whether you’re accessorizing a large custom built-in or a small, “big box” bookcase, here are some styling tips to achieve a thoughtful and curated look.
Furthermore, you’ll want the overall display to be balanced, as well. Evaluate the visual weight of the large items and the overall arrangements. Is the display too top-heavy, skewed to one side or evenly distributed?
Aim for equilibrium

Balance is soothing and somehow satisfying. It’s “right.” We naturally tend toward equilibrium in our interiors, from our rooms and the furnishings in them, right down to our bookshelf accessories. Start by arranging larger pieces, such as books, photos and art, toward the back of the shelf. Then, layer in your smaller pieces in front.
Taking balance a step further, odd-numbered groupings of items are pleasing to the eye and the mind, allowing us to naturally create symmetry that people are naturally drawn to. Arrange your collections in groups of three or five on shelves, or on any surface for that matter – tabletop, desk or mantle.
These groupings create little “landscapes,” and when done correctly, they become landmarks in the room. The eye naturally gravitates to the largest item in the centre and takes in the details around it. When it comes to the items you choose to display, I believe in the holy trinity of shelf styling: Books, art/accessories and plants. These offer an effortless and intriguing mix of colour, texture and shape, which keeps the eye moving from one grouping to the next. Alternate your accessories to keep your shelves interesting. This can include seasonal additions, trendy new buys or a rotation of existing collections. Just remember: For every new item you bring in, take one out. You don’t have to display everything – rather, be selective. In the case of a bookcase, less really is more.
Lighting Can you actually see the items that you’ve carefully selected and thoughtfully arranged? Or are these treasures hidden in the shadows? If you’re designing a room from scratch or renovating a space, plan your shelves and display areas together with your
lighting plan. A built-in bookcase with strategically placed, focused pot lights can instantly elevate your collections from mere accessories to artfully displayed treasures. If you’re styling an existing bookshelf but want to enhance the light around it, consider adding sconces or overhead upper embedded shelf lighting (electrician recommended!) or, as a DIY option, small table lamps or light strings arranged on your shelves can do the trick.
Perhaps right now, you are seeking inspiration to style your own shelves. But those very same shelves could soon serve as inspiration in your home and a sneak peek into your own interests and indulgences. Shelf styling is an art, and it takes time. THINKING OF
AGEING IN PLACE? HERE ARE SOME KEY FACTORS TO CONSIDER
DAVE WILKES A recent survey conducted by the National Institute on Ageing at Toronto’s Ryerson University indicated that COVID-19 has more people thinking about aging in place. The survey of 1,517 Canadians suggests more seniors want to continue living at home as they age, rather than move to a retirement home or long-term care facility. Sixty per cent of respondents said the pandemic had changed their opinions on whether they would arrange for themselves or an older loved one to live in a nursing or retirement home. Seventy per cent of respondents aged 65 and older said they would try to live safely and independently in their own home as long as possible. Do you feel the same about your own ageing process? The good news is, you can stay in your present home as long as you want, if you design it to meet your future lifestyle needs. Here are some things to consider. BATHROOMS
You can make your washrooms safer and help prevent falls by having smooth transitions between floor finishes. Installing a curbless or roll-in shower is a great idea if you want to remain independent. You might want to have a seat in the shower and
install a hand-held spout lower on the wall for easier access. Another idea is to have a floating vanity for easy wheelchair access. ACCESS
Consider wider doorways and hallways to accommodate wheelchairs. Think about stair lifts and elevators for the future. When it comes to the kitchen, you can install upper cabinets that lower with a slight pull on a handle for easier access. Lastly, think about a dual-height kitchen island or counter to accommodate those both in a wheelchair and everyone else in the family. TAX CREDITS
The provincial government recently announced the Seniors’ Home Safety Tax Credit that can help you make your home safer and more accessible. The tax credit is worth 25 per cent of up to $10,000 in eligible expenses for a senior’s principal residence in Ontario. The maximum credit is $2,500.
This is only a short list of what you need to consider. There are other considerations, such as addressing lighting quality to help with visual impairments, or other potential situations that need special consideration.
