SPARKLING LIGHTS Renowned Vancouver artist Rodney Graham’s huge spinning chandelier is a sparkling, twirling 3,400-kilogram sculpture incongruously hanging under the Granville Street Bridge, beside Westbank’s Vancouver House. On Wednesday, Nov. 27, hundreds of people gathered to witness the first of daily lowering and raising of the spectacular, rotating piece of art.

City Conversations at SFU On Nov. 21, a group of urban planning enthusiasts and SFU students sat with their lunches to hear about the future of two of Vancouver’s historic amenities, Granville Bridge and Granville Island. Granville Bridge is in need of significant structural safety work, and though Granville Island may be one of Vancouver’s premier attractions, it is notoriously hard to get to, and hasn’t had any new upgrades in many years. Conversations event at SFU about the future of these Vancouver icons featured David Beers, founding editor of The Tyee; Bethany Dobson, planner for Granville Island; Dale McClanaghan, past chair of the Granville Island Trust and member of the Granville Island Council, and Paul Krueger, Transportation and Public Space Planner, City of Vancouver. They spoke about the plan to place a green walking and cycling path on the bridge, as well as the possibility of an elevator from the bridge down to the island.

Last month, home sales were up 1.3 per cent from September and 16 per cent year-over-year to a seasonally adjusted 7,304 units. This was a fourth straight monthly gain, and a seventh over the past eight months. Momentum since the spring has lifted activity to the highest level since January 2018.

Shift Little Mountain penthouse release

Nightshift Ministries 15th birthday gala A wonderful evening was had for a very good cause at the Nightshift Ministries 15th birthday gala, where more than 200 people from its generous donor community gathered for an amazing evening of inspiration and fundraising on Nov. 22 at the Sky Hangar in Pitt Meadows. There was a live band, incredible nibbles and a spectacular dessert table, as well as a silent auction. Supported by many of the development and

real estate marketing companies in the Fraser Valley, including Infinity Properties, Vesta Properties and Fifth Avenue Marketing, the evening raised $269,000 to continue to reach out to vulnerable people in the valley communities who are struggling with homelessness, poverty, addiction and mental illness. The funds will also contribute to the launch of a new Mobile Outreach Unit in 2020.

UDI Craig Wright luncheon Over 300 people escaped the chilly autumn air into the posh BC Ballroom at the Fairmont Hotel Vancouver at lunchtime on Nov. 21 for the latest of the Urban Development Institute’s luncheon series. While enjoying the always delicious Fairmont chicken or fish entrées, RBC Chief Economist and Senior VP, Craig Wright, enlightened the room with his global and national outlook for the upcoming year. Predicting

moderate growth of 1.5-to-two per cent, he touched on a number of risks to our economy such as a potential American recession and global trade wars that may indirectly impact Canada. Using an abundance of facts and graphs, he illustrated his cautious optimism that our economy is sufficiently buoyant to weather any challenges coming our way in the short term. Looking up towards Queen Elizabeth Park near Hillcrest Centre, Talk Shop Media and Aragon Development hosted an event releasing the spectacular, two-level penthouse homes at Shift Little Mountain, featuring spacious rooftop decks complete with views and full outdoor kitchens. Guests sipped hot chocolate or coffee and enjoyed warming bites like hot hummous and pita and Middle Eastern shwarma fillings hot out of the oven. Eric Andreasen, VP of Marketing and Sales at Adera Development, is an expert on building sustainable and superior quality wood homes. NHCG: What exactly is SmartWood™, and why did Adera decide to start using this technology for housing in B.C.? E.A.: Adera had been perfecting the highestquality wood buildings since we started, and on the eve of the 50th year, we decided to take this technology to the next level, so we patented the name SmartWood™ for our cross-laminated timber products. The views have been maximized, and the modern architecture is really distinctive, including a stunning sail out of one side of the building that gives a dramatic line that echoes the mountain and ocean location. Next year will feel much like last year on the housing front according to Craig Wright, chief economist with Royal Bank, at a recent address to the Urban Development Institute in Vancouver. Growth will moderate, although he predicts B.C. will be topof-the-pack for 2020 capital investment intentions, with a projected 12.9 per cent increase from 2018. The next closest province, Quebec, is projected to show a 5.7 per cent increase. The quesTion of supply

Not surprisingly, the issue of affordability was up-front-andcentre for a large part of Wright’s stats-filled presentation. “This is not a demand issue, it’s a supply issue: We don’t build enough new homes or offer enough alternatives like purpose-built rentals,” he emphasized. It’s a familiar refrain, but one he noted politicians still seem to prefer to ignore. He cited a recent meeting between 18 developers, two economists, and “several” local politicians. When city officials posed the question, “How to fix the affordability problem?” the developers were unanimous: Increase supply. To which the politicians replied, “Well, of course you’d say increase supply — you’re builders.” When both economists immediately gave the same answer, however, it caused city officials some consternation — although whether they will take

the recommendation to heart remains unknown at this point. Although bureaucratic red tape, especially at the municipal level, continues to create delays bringing the needed new product to market, it’s the shortage of skilled trades people that’s of even greater concern to many developers and builders. “It’s difficult to attract top people in this kind of market,” said Wright. Brace for a recession

“We’re also hearing the recession word creeping into conversations,” Wright noted. Brexit plus the escalating U.S. and China trade wars are at least partially to blame. He anticipates Canada will experience its 11th recession since 1930 sometime in the next seven to 48 months.

Nor can Canadians look forward to a balanced federal budget any time soon. With a projected $115-billion deficit, the country can expect to remain in the red for a long time. On a more positive note, Wright acknowledged that the housing market recovered more quickly than he expected from the financial impact of the infamous stress test. “In combination with a number of other initiatives, we actually achieved a soft landing. We do need to revisit it, but it’s too soon right now. Let’s watch and observe a bit longer to see if low interest rates continue.” UDI is the voice of B.C.’s construction industry. The holidays – a time of

overindulgence and leisure. Around this time of year, many people find themselves sprawled out on the couch by a roaring fire toting an oversized bowl of popcorn while watching one of the season’s holiday classic films. These movie storylines are usually as memorable as their characters, but have you ever bothered to consider the setting of those films? As a kid I didn’t, but as an adult and Millennial first-time homeowner who is juggling mortgage payments, chores and all the other bits that come with homeownership, I can’t help but wonder: Just how did these people afford those homes?

1. Home Alone

“This is my house; I have to defend it.” The 671 Lincoln Ave. address has become an iconic landmark in Chicago thanks to the 1990’s film Home Alone, starring Macauley Culkin. By Toronto and Vancouver pricing standards, this infamous red brick Winnetka, Illinois-based two-storey Georgian home almost seems attainable if you have a little over $1.585 million (as of 2015) burning a hole in your pocket. At six bedrooms, 3.5 bathrooms and 4,234-sq. ft., this home has retained its original floorplan, but has received a much-needed facelift to fit modern standards. (Goodbye green tiled kitchen counters and red floor runners.) Reality aside,

what exactly did the McCallisters do for a living that would allow them to be globetrotters and own a then-$874,000 home (based on 1990s prices)? Todd Strasser’s novelization of the film depicted Peter McCallister as a prominent businessmen (vague), and Kate McCallister as a fashion designer (which would explain the sharp 90’s fashion sense.) 2. A CHristmAs story

“Fra-GEE-leh… it must be Italian!” The address at 3159 W 11th St. in Cleveland, Ohio is home to an incredible 19th century Victorian house that was the setting of the 1983 film A Christmas Story, which takes place in the early 1940’s. The home was bought in 2004 on

eBay by a fan for a paltry $150,000. The house, which had previously been reconfigured to incorporate modern windows and wood siding to cover the original vinyl, was returned to its near-replica film glory. In addition, the home across the street was purchased and converted into a museum that features many notable props from the film. While it’s never been entirely clear what the Old Man did for a living outside of fight with the coal furnace, the median yearly salary for men in the 1940’s was $956 as per the census – imagine buying a home on that? (What mortgage stress-test?)

“I need to get out of town. You know, I think I need some peace and quiet…or whatever it is that people go away for.” The premise of this 2006 rom-com movie is based on a concept that Airbnb has come to dominate since its inception in 2008. House swappers, Iris and Amanda, exchange homes during the holiday season in pursuit of R&R and soul searching. Whether you prefer a whimsical English cottage, or an opulent, practically palatial L.A. villa – the settings of this film fulfilled the best of both worlds. Here’s a fun fact, though: only one of these properties existed. The other was entirely constructed for the purpose of the film. In two weeks’ time, the Rosehill Cottage based in Surrey, England was erected and ready for exterior shooting. The interiors for the cottage were created entirely on a soundstage in Culver City, California. Its fictional inhabitant, a society columnist editor for the Daily Telegraph, is portrayed

by Kate Winslet. A comparable cottage of the same price in Surrey today goes north of £600,000 (about £422,000 in 2006) – next to a one-bedroom London flat at £350,000 (£246,000 in 2006.) Based off similar salaries available on Glassdoor U.K., one can wager Winslet’s character earned approximately £40,000 per annum. Across the pond is Amanda, portrayed by Cameron Diaz, an affluent and newly single owner of a thriving production company that specializes in movie trailer creation. She resides in a Mediterranean-style mansion that is not only very real, but sold for an estimated $9.5 million in 2019 (approximately $7.4 million in 2006.) Located at 1883 Orlando Rd., much of the interior of Amanda’s home was constructed on a separate soundstage to the very inexpensive tune of a $1

million – and that’s without any utilities or exterior walls. While it’s entirely plausible that Amanda could have afforded to rent a more luxurious home in the English countryside, the film’s house-swap premise has less to do with exerting one’s affluence, and more to do with what the experience of adopting something new provides its leading ladies with: an opportunity to get away from their problems for a bit, and find a new lease on life along the way. Whether you aspire to own a red-bricked two-storey Georgian mansion, a nearly 100-year-old Victorian house, a cottage in the English countryside, or an extravagant L.A. villa – these homes and their inhabitants all have one theme in common: they all evoke the spirit and warmth of the holiday season. nexthome.ca  33

Moving from a single-family or rental home into your newly purchased condo or townhome could be your first introduction to strata fees. Naturally, you may question any monthly fee that’s made in addition to your mortgage payments. But this one comes with huge benefits – just like owning a home. WHAT IS A STRATA FEE?

The strata fee is comprised of two separate funds – an Operating Fund and a Contingency Reserve Fund (CRF). These are mandatory for all strata corporations in British Columbia. The Operating Fund covers everyday expenses, such as building insurance, property management fees, landscaping, garbage collection, upkeep of common property and amenities, cleaning, and ordinary repairs. The CRF takes care of more infrequent expenses, or those occurring less than once a year, including upgrades to the lobby or amenities and a new roof or elevator. Understandably, more luxurious developments, with amenities like pools, hot tubs, and a 24-hour concierge, will typically ask for higher strata fees. HOW IS THE STRATA FEE CALCULATED?

The amount of your strata fee is based on the size of your

home – the more sq. ft. you own, the higher your fee. In a new development or presale, the operating budget and strata fee schedule are determined by a property management company hired by the developer. Once the total expenses are estimated, they are divided by the unit entitlement of each strata lot to arrive at individual fees. After a Strata Council is formed, these expenses and resulting fees can be re-examined, and then approved by a majority vote at the Annual General Meeting (AGM). The strata corporation must inform owners of new strata fees within two weeks of the budget passing. HOW DO STRATA FEES BENEFIT THE HOMEOWNER?

Strata fees remove responsibilities from the homeowner. Gone are the days of shovelling driveways, raking leaves, and clearing your own gutters. You don’t need to worry about the maintenance that goes hand-in-hand with single-

It’s been “an interesting year” according to many Metro Vancouver real estate insiders and developers. No secret among buyers and sellers alike, prices across all housing types experienced a muchneeded correction in 2019. The most recent report from the Real Estate Board of Greater Vancouver (REBGV) indicates the average price of a home in October was $992,900, down 6.4 per cent from October 2018. Single-family detached homes showed the steepest drop, falling 7.5 per cent to $1.4 million, while townhouses and condos both declined just under six per cent to $771,600 and $652,500, respectively. However, REBGV numbers also indicate sales across the region were up 45 per

cent from last October and 10 per cent above the 10-year sales average.
