In 2017, the provincial government introduced the B.C. Energy Step Code to help new-home builders meet energy-efficient standards to be Net Zero-ready by 2032. Net Zero means that a home is neutral in terms of its energy consumption and greenhouse gas emissions output. The Code is voluntary, rather than prescriptive, which means that while the onus is on builders to reach the required energy-efficiency targets, they are free to use whichever tools necessary to do it. For anyone invested in reducing their carbon footprint and still dream of owning a newly constructed home, there are many builders who have already reached Level 2 and Level 3 status in their projects. To find out more about the Code and how it works, read Michelle Hopkins’ story on page 40. If you are looking for a forever home that’s bigger than a condo, on page 56, HAVAN’s Ron Rapp discusses the benefits of buying a townhome. NEW EXHIBIT AT THE RENNIE MUSEUM The Rennie museum opens up the 2020 season with the exciting exhibition of Barkley L. Hendricks and Lorna Simpson: Collected Works. This is the first major presentation of either artist in Canada and it marks the first time the two towering figures have exhibited together. Onni celebrates Year of the Rat Onni’s Cambie Gardens and Gilmore Place presentation centres were filled with red lanterns, red and yellow centrepieces and the smell of delicious food for the Lunar New Year celebration events to welcome in the Year of the Rat. Guests enjoyed a delicious lunch from Heritage Asian Eatery and were entered into a draw for $888 dollars, while they listened

to a broadcast from AM1320. At 1:30 p.m., everyone was treated to an amazing lion dance set to drumming by a talented cast of young performers. Northeast False Creek Plan information session Interested parties and residents met at the downtown campus of Vancouver Community College on Saturday, Jan. 25 to learn about and discuss the Northeast False Creek Plan (NEFC Plan). This plan sets the long-term vision for the last remaining piece of large undeveloped land in the downtown along False Creek. The final plan for Northeast False Creek proposes a new vibrant waterfront destination

with amenities including childcare, social housing, artist space, plazas, an ice rink, and a cultural centre; opportunities for community and social development, including 1,800 units of social housing; 32 acres of new and renewed parks and open space; and the replacement of the viaducts with an at-grade street network that will connect Northeast False Creek to the downtown core.

More than 250 people were welcomed into the Holland’s Lunar New Year event that took place at the Holland Presentation Centre in Surrey last weekend. Visitors enjoyed taking photographs with the God of Fortune, watching the Lion Dance, and selecting a lucky red envelope with winnings of up to $500. Looking forward in 2020, visitors were especially interested to learn more about the rapid growth and advancement of downtown Surrey. After receiving so much interest, the Townline team decided to extend its Lunar New Year incentive for a limited time – $5,000 off all one-bedrooms and $6,000 off all two-bedroom homes. FAITH AND ALLEN DISCOVER GEORGE

Faith and Allen are passionate about Port Moody. “We’ve lived here for more than 20 years and we still love it,” Faith says. “In fact, when we realized it was time to move from our 50-year-old, five-bedroom house, the number-one criteria was that it had to be in Port Moody.” After months of looking, the couple discovered George… and fell in love. “There wasn’t a lot of development happening when we started looking, and at first we thought we’d have to settle for a condo — which neither of us wanted,” Faith recalls. “Then low and behold, we were out one day and saw the Marcon sign for new townhouses. It was like the universe had listened and responded.” The floorplan that captured their hearts was different than most — designed wide rather than narrow with more of the singlefamily ambiance they were used to. The only problem was it hadn’t technically been released yet. “But the sales team were wonderful and so accommodating,” Faith says. “They made it work for us even though we knew we’d have to wait a little longer.” She admits that after a bad experience with another developer several years earlier, she and Allen were both a bit nervous when it came time for the final walkthrough. “This was completely different. sure we were happy about every detail. They even showed us how to clean the furnace filter.” THE BEST MOVE

The couple moved into their three-bedroom and flex townhome just before Christmas and couldn’t be happier. “Our daughter initially thought we’d made a mistake downsizing, but when she came for a visit, she said she immediately felt at home.” Best of all, Allen and Faith say now that they aren’t spending all their time on chores like mowing

TAKING STEPS TOWARD ENERGY-EFFICIENT HOMES by MICHELLE HOPKINS Looking at the renderings for Garcha Properties newest enclave, Clayton Street, one sees homes showcased by marble, quartz and gourmet kitchens. However, Clayton Street is much more than its contemporary interiors. Once completed, it will achieve B.C.’s Energy Step Code’s level 3. What does that mean? Implemented in 2017, the voluntary B.C. Energy Step Code changes the way houses are built in order to make new homes more energy efficient. “The B.C. Energy Step Code is a graduated process that is 40  New Home + Condo Guide  |   Feb. 8–22, 2020

performance-based rather than prescriptive to arrive at an energy performance standard for newhome construction that would be Net Zero-ready by 2032,” explains Ron Rapp, CEO of HAVAN, the Homebuilders Association Vancouver. “Net Zero means that the home is effectively neutral in terms of energy consumption and GHG (greenhouse gas emissions) footprint.” Rather than the prescriptive approach of the current building code, the Step Code doesn’t mandate how a builder constructs the home. Instead, the onus is

on reaching the required energyefficiency targets but lets builders figure out how to meet it. The Step Code takes a gradual five-prong approach: Step 1 requires the home to perform 10 per cent better than a Base Code (prescriptive) house; Step 2 increases to 20 per cent; Step 3 at 30 per cent; Step 4 at 40 per cent; and the Step 5 house should be capable of meeting its heating needs with equipment equivalent to less than a third of the output of a typical gas fireplace. “These steps are measurable, performance-based energy-

efficiency requirements for construction that builders can follow and communities can adopt in bylaws and policies,” says Rapp, adding Steps can be achieved through better insulation, choices of windows, all the way to how a home is designed. “Not only will these net-zero energy-ready homes be more comfortable, they will be healthier, more affordable to heat and about 80 per cent more energy efficient than those built today.” According to a July 2019 report by the B.C. Housing’s Research Centre and the Community Energy Association, 14 local governments have already adopted the B.C. Energy Step Code, while another 17 are in the process of enactment. A proponent of the program, Justin Garcha, president of Garcha Properties, says its Clayton Street project, “Is built to Energy Star

Standards, which is comparable to Step Code 3. “This means there is an effective control of the flow of air, heat and moisture through the homes,” Garcha explains. “Plus, these homes are 20 per cent more cost effective and produce fewer greenhouse gas emissions, which is good for you and the environment.” Adera Development has a long track record of sustainable building practices. “We have embraced sustainability and have exceeded the Step Code requirements all along,” says Eric Andreasen, senior vice-president of sales and marketing at Adera. “Since we began 50 years ago, we have focused on wood construction, wood that is sustainably harvested.” Its newest project, North Shore’s Crest, will achieve Step 3 level. “This is ahead of the Code,

which in North Vancouver is at level two,” adds Andreasen. Although Steve Mills, construction manager for Vesta Properties agrees with much of what Garcha and Andreasen say, he’s concerned the B.C. Step Code is moving along at a pace builders and homeowners might find too fast. “It is a huge learning curve for builders who have been building the same way for years,” says Mills, adding Vesta Properties voluntarily went to Step Code 2 in Latimer Heights townhomes eight months prior to the Step Code being regulated in Langley. “It is also more expensive. At Latimer Heights, the cost to reach Step Code 2 is an increase of $10 per square foot.” In the end, all agree that the Step Code “is the right thing to do.” nexthome.ca  41

We spoke with Wesgroup’s interior designer, Allison Marks, about how to create an ambiance like this in your own home. NEW HOME + CONDO GUIDE:

What do you think of when you think of West Coast colours and textures? How would that differ from East Coast? ALLISON MARK: West Coast

colours and textures are influenced by our natural surroundings. We easily relate to the coastal mountains and outdoor landscape which are reflected upon the spaces within our homes. The look and feel are streamlined with 50  New Home + Condo Guide  |   Feb. 8–22, 2020

neutral tones complemented by warm textures and finishes. East coast colours and textures tend to lean more towards a more traditional feel; rich tones and textures contrasted by crisp whites, making interiors appear more distinct and full of character. NHCG: How do you create a space where the investment pieces like large furniture and artwork are distinctive, yet it’s easy to change up the feeling of the home throughout the seasons? AM: For larger investment pieces

such as a sofa, I tend to focus on a timeless design that won’t date itself quickly. Consider the scale of these pieces within the space and how they can maximize function and everyday use. Artwork is your chance to reflect your personal taste. Don’t be afraid to invest in pieces you

love. Seasonally, it is easy to switch things up with different soft furnishings, accessories and greenery. These small changes can make a big impact on the overall look and feel of your home. NHCG: There is a very distinctive darkly painted wall in the show home. Why did you choose this colour, and when do you think dark paint adds to the relaxed feeling of a room? AM: I’ve always leaned towards

incorporating contrast within my designs. While working off a neutral palette, it is an easy way to create a bold statement, without intimidating the room. Dark walls showcase best in an open space that is hit with natural light. NHCG: There’s a geometric print on the back wall of the bedroom that is beautiful, and somehow


does not clash with the rest of the textures and prints in the room. How do you mix and match using graphic wall coverings like this? AM: By mixing materials and

textures, different finishes are able to play off one another. While selecting this specific wallcovering, I considered the other tones and colours within the bedding and furnishings. The goal was to create a memory point while still being cohesive within the space. NHCG: How can you use plants in a Westcoast-modern design to freshen things up? AM: Plants are another creative

layer to makes spaces feel fresh and alive. Smaller plants can easily be placed on shelves or tabletops, while larger floor plants enhance the room’s overall look, making it feel inviting and connected with nature.
