The 28th Annual Georgie Awards® Gala was held on June 26, 2020 for the first-time ever via a virtual format hosted by Todd Talbot, cohost of Love It or List It Vancouver. KATELIN AND ALEX DISCOVER CLAYTON STREET by SUSAN M BOYCE

Katelin and Alex are enjoying their weekends a lot more since mid-May. That was when the couple DocuSigned the contract to purchase a home that ticked every box on their homebuying wishlist — a three-bedroom, corner townhouse at Clayton Street in Surrey. “We’d been looking seriously for about six months,” Katelin says. “Initially, we thought we’d get a resale. But at the beginning of the year the market was really hot, and things were selling well above the list price. We put in an offer on one place for $25,000 over asking: it had 10 offers and sold for $75,000 over asking. It was so disheartening.” Then their realtor suggested they take a look at Clayton Station. “We’d just seen a 13-year-old property sell for $625,000,” Katelin says. “At Clayton, we could get something brand new for $650,000. In the grand scheme of things, that extra $25,000 is nothing.” “Most of the townhouses we’d seen were long and narrow with a tandem garage.” Alex grins. “I’m a car guy. I can’t work on cars in a tandem garage, so having a side-by-side was important. Plus it means the floor plans are far more open and spacious — way more options for configuring each part of the house.” “Clayton Station has no wasted space either,” Katelin adds. “We’d seen a few developments where the bedrooms seemed like they’re just slightly larger than a closet. Not here. There’s a great feel to these homes.” The couple agree that Covid actually helped in their buying process since it slowed the market. “We could take more time, and we weren’t running from open house to open house every weekend,” Katelin says. “We were fortunate because both our jobs are considered essential services,” she says. “Banks were definitely more cautious about who they would lend to. We had to provide a lot more information than when we’d prequalified earlier including a letter explaining how we would pay our mortgage.” The letter worked, and now Alex and Katelin are counting down the days till August 17th, the anticipated date of possession. “Finally, we’ll be able to just relax in our own home,” Katelin says. “We can’t wait.”

The Scott Riddell Band played live sets, viewers participated in the Best Dance and Best Dressed competitions, and the four winners of the Predict the Winners Game were announced to round out a very fun and interactive online Gala. This is such a talented group of people, so it’s really a validation of all the hard work that we all do.” Ron Rapp sums it up when he says, “The HAVAN Awards are a recognized brand within the residential industry, and one to trust.” Over 400 entries were juried by a peer-reviewed panel of awardwinning builders, renovators, and designers from outside the Metro Vancouver area. It’s no secret. Covid-19 is changing our lives and activities in a host of unanticipated ways. As we adapt to the new normal, developers are rising to the challenge of how to showcase their projects — and some say this new normal offers unanticipated benefits as well. This issue, Mary Kotyakova, sales manager with MLA Canada, weighs in on a few of them. Q: You’re currently working with two projects in Langley — Verge and Tribute. How did you replicate the sales experience during the lockdown? A: We started by creating videos

that give an overview of the homes and zoom in on features you might not notice. Then, when a buyer expressed interest, one of our staff set up a 3D walk-through so the customer could see the model, the display suites, and things like colour boards. It was really just like taking a personal tour, only done virtually.

Q: How did people respond? A: We had a great response. One

interesting benefit was that we had inquiries from all across the country. Several people from outside BC even purchased because they felt like they’d been inside the display suite. I believe this trend will continue since it’s a very efficient way of doing business. Q: Now that the presentation centres are open, what’s changed in the way you work with potential homebuyers? A: Customer service is still the big priority — making people feel comfortable and safe. For

example, we provide masks and gloves as well as hand sanitizer. People appreciate details like this because they know their concerns are being heard and addressed. We’re also booking private viewings of at least 45 minutes. That way, the customer never feels rushed, and they actually have a more individualized sales experience. Telecommuting: it’s the new norm for a rapidly expanding segment of the working population. Even before Covid-19 sent thousands of people into their home office fulltime, working remotely had been gain popularity among employers and employees alike. Forward-looking developers were already finding creative ways to make working at home more appealing and comfortable by adding a new feature to their amenity areas: the trend for co-working spaces was underway. CANADIAN REAL ESTATE MARKETS TO LEAD THE WORLD IN POST-COVID-19 RECOVERY: REMAX Canada’s real estate markets will be among the strongest in the world in a post COVID-19 recovery, according to a new report from ReMax Canada. A Leger survey conducted on behalf of ReMax indicates that 56 per cent of Canadians who are planning to engage in the real estate market expect to do so in less than a year, showing an eagerness to get back to buying and selling. 40  New Home + Condo Guide  |   July 11–25, 2020

Almost half (44 per cent) of Canadians believe the real estate market will bounce back to the strength it was before COVID-19 by 2021. Moreover, 29 per cent believe that before the end of 2020, the market in Canada will return to its pre-pandemic strength. “While the Canadian market has seen a steep year-overyear decline in the volume of transactions during the peak

of COVID-19 this spring, transactions have been happening and prices in particular have been resilient in much of Canada,” Christopher Alexander, executive vicepresident and regional director, ReMax of Ontario-Atlantic Canada, told New Home & Condo Guide, Ottawa. Alexander points to data from the Canadian Real Estate Association (CREA), showing that

national home sales in May were up 59.6 per cent from April. “Now that economies are beginning to reopen across the country, and in light of some of the recent activity we’ve seen in various cities across Canada, we anticipate that demand could begin to improve much faster than we initially anticipated at the beginning of COVID-19.” “Canada’s housing market was strong before COVID-19 hit, and despite the tragic impacts of the pandemic, we are optimistic that housing market could be restored much sooner than initially expected,” says Elton Ash, regional executive vice-president, ReMax of Western Canada. “As we saw in our 2020 Liveability Report, Canadian communities are resilient and people love their neighbourhoods, showing a collective commitment to bounce back.”

Pre-existing pent-up demand for homes in hot markets such as Ottawa, Toronto and Vancouver may help mitigate the decline in buyers who are suffering pandemic-related job losses, ReMax says. Exceptionally low inventory in much of Canada may also contribute to upward price pressure as restrictions ease and demand increases further. In line with economists’ predictions, ReMax Canada estimates relative price stability by the end of 2020, with a possible price correction in the single digits. Exceptions include regions such as Alberta and Newfoundland, which are still struggling to rebound from a host of shocks, the dive in resource revenues, and the potential for a second wave of COVID-19.

The pandemic has pushed the global real estate industry to embrace a variety of technology tools that were previously available but not always adopted to facilitate a transaction. Now, professionals are integrating 3D home tours and virtual open houses into their listing and selling practices. Given that almost half of Canadians (46 per cent) say that in a post-COVID-19 landscape, they’d prefer to work with real estate agents who use technology and virtual services in order to adhere to social distancing guidelines, agents will need to adapt in order to secure and build their businesses. This sentiment is shared across both the U.S. and Europe, which have witnessed a shift in consumer wants toward a more digitalized homebuying and selling experience, such as e-signatures, virtual meetings and digital paperwork. It is important to note that in some instances, buyers are still requesting inperson home tours before completing a transaction.

MODERN ALPINE ARCHITECTURE AND INTERIORS IN SQUAMISH by STEPHANIE MACDONALD

Squamish: where the only thing more dramatic than the mountain views is the stunning alpine architecture. This is especially true of Holborn University Heights, a new development being built in the Squamish Highlands near Quest University. Modern, sophisticated design by Dutch Architect Frits De Vries is complemented by understated, classic interior design in the show home. We asked Holborn’s design team how they balanced the indoor and outdoor settings for a harmonious home feeling.

Our goal for the interior staging was to highlight the unique millwork, open layouts, and modern fixtures without creating visual clutter that would compete with the scenery outside. When we were staging our show home, we wanted the interiors to reflect a balance between active living and sophisticated aesthetics. The furniture, textiles and accessories are modern, streamlined and fresh, yet robust enough to withstand the rigors of daily life.

NH+CG: There is a very Zen quality to these interiors. How do you create warmth in a modern space like this? HDT: The staging of our show home was kept intentionally minimal to allow the architectural/interior design details to shine; a greater focus was placed on the interplay between textures, textile weaves and decorative finishes. Our homes’ oversized windows allow for the

arching design concept for this home? HOLBORN DESIGN TEAM: When we designed these

homes, we wanted to ensure that the architecture and interiors emphasized the surrounding landscape. Patios and balconies at both the front and rear of the homes, and open floorplans with oversized windows allowed us to create a strong visual connection between the 44  New Home + Condo Guide  |   July 11–25, 2020


interiors to be bathed in an abundance of natural light. We chose light off-white sheers for the main floor and master bedroom curtains because they give the rooms a beautiful airy quality when the sun shines through them. The children’s rooms each feature their own theme and color palette. Intentionally styled to stand out from the design themes of the rest of the home, these rooms use colour and vibrant patterns to create a heightened sense of play and whimsy. This enables the buyers to see the versatility of each space, thereby reinforcing the choice of interior design elements forming a simple, neutral canvas.

NH+CG: With such dramatic views outside, how do you choose decorative items that don’t compete with the views? HDT: We went with a deliberately minimalist approach to selecting decorative items for the show home. “Less is more” becomes an important motto when you can look out any window in your home and see such a breathtaking and vast landscape. Rather than try to compete with the mountains, we opted for modern decorative pieces with organic lines and colours that complemented (but didn’t mirror) the natural palette of the surrounding views. nexthome.ca  45
