A PARTNERSHIP BETWEEN TWO WELL-KNOWN DEVELOPERS. Beedie Living and British Pacific Properties will bring 72 new residences to the slopes of West Vancouver. Nestled on the side of a mountain in West Vancouver’s Uplands, Hawksley will feature one-, two- and three-bedroom executive-style condos and townhomes. This is the first of two developments that the two powerhouses are collaborating on in this enclave. It is a rare offering indeed, because West Vancouver is not known for multi-family developments.
Nine years in the making Port Moody council has finally opened the door to Wesgroup Properties’ Coronation Park, a transit-oriented community featuring six towers, plus various mid-rise buildings, for a combined 2,655 new homes, including 2,560 condominium homes and 105 market rental homes. preparing the rezoning application and had to hit pause due to potential significant changes to the plan from council (for example, built form, park layout, density, among others). With the official community plan being enacted, we have our consulting team moving full speed and are aiming to submit our rezoning application in the next couple of months.”

BE SMART PUT YOUR TAX REFUND MONEY TO WORK

We are in tax season and many people have already started planning on how they will be using their tax refund this year. In general, it can be a real challenge to spend our money wisely, especially tax refunds, which may seem like free money. With the average Canadian getting a tax refund of approximately $1,573, it is tempting to spend it on something fun. However, every astute financial planner, adviser, broker or financial journalist will tell you that you should not plan on getting a large refund.

By definition, a tax return means you are giving the government an interest-free loan. Basically, you are getting back money that you overpaid and didn’t actually owe. You’ve been without that cash for months as you waited to file your tax return. If you want to receive less of a refund, you should reduce the amount of money the government withholds from your paycheque. To do so, you can increase the number of exemptions you claim. That way, you can save the extra money all year long and earn interest for yourself. IT’S BETTER TO RE-INVEST THAT REFUND
While it is very tempting to use your tax refund on things such as a vacation, put a down payment on
a new car or a big screen TV, there are many other ways to generate future value and accelerate your progress to financial freedom. • Contribute to your Registered Retirement Savings Plan. Not only will you make that money tax free, but you can also use up to $35,000 of your RRSP towards a down payment as a first-time homebuyer. As long as you put 1/15 of the funds that you withdraw back every year, you will not pay taxes on that money. • Contribute to your Tax-Free Savings Account. A TFSA is another great opportunity to earn investment income, tax-free. Any interest, capital gains or dividend income you earn within the account is not subject to tax.
• Start saving for a down payment for an investment property. By choosing the right property, the rental revenue will cover your mortgage payments and your equity will increase month after month, in addition to the forced appreciation by owning the property. • Make a lump sum payment on your mortgage. This is a great opportunity to pay down your mortgage quickly by making a lump sum payment. By doing so, you will reduce the amount you pay in interest as your payment will go directly toward the outstanding principal. While your mortgage payments will remain the same, you will be closer to paying off your mortgage. • Invest in your personal or professional development. Take a course or attend a conference that will help advance your career or yourself. YOU will always be your best investment. • Do a home renovation. Investing in your home strategically when doing renovations will bring a higher return. It can also significantly boost the value of the house and increase your
net worth, while transforming your living space into the dream home you have always wanted. • Make a charitable contribution. Not only will you be helping a worthy cause, you will also lower you tax bill next year. • Pay down debt. While putting money in savings is important, high-interest debt can counteract those efforts. By using your refund to pay down some credit card balances or loans to reduce that financial stress, you can start putting more money into savings. • Start a contingency fund. If you don’t have one, start a contingency fund or add more money to the one you already have. Realistically, you should have at least three months of your paycheque saved. It can take a while to save, but your refund can help you get there. You will be glad to have that money available when the unexpected happens. • Start your own business. Have you been thinking of starting your own business? Your refund can help you jumpstart it. A little extra cash is a great way to get your new venture moving in the right direction. As you generate more income, you can claim some
small business tax deductions on your next year’s tax return. • Don’t forget to treat yourself. Remember to treat yourself when you make smart financial decisions. It will help you develop a positive relationship with money. If you spend all your refunds on debt or savings, you will leave yourself feeling hopeless. Use a reasonable amount to treat yourself after you have already allocated the rest of the funds wisely. MAKE YOUR MONEY WORK FOR YOU
Whatever you decide to do with your refund, keep in mind how hard you worked for that money, and make sure it’s working just as hard for you!

There’s nothing like getting older to make you realize what you value in life. And one thing the pandemic has taught all of us is how critical “home” is to our quality of life. Many empty-nesters and seniors talk about “moving down,” when in fact they simply mean moving into a more compact residence. I don’t think of it as “down,” because in many ways, these homebuyers move “up” in luxury – and more importantly, in convenience and quality of life. The benefits of moving to a smaller home or condominium suite are many and varied. Let’s start with what happens beforehand – namely, decluttering. Buyers talk about how freeing it is to give away, throw away or pass down possessions they no longer need or necessarily even want. They know what will fit into their new spaces, and they appreciate how large an uncluttered room looks compared to one that’s full of stuff. They have reached a point in life at which they want to make the most of their surroundings without continually adding items to them. Then there’s the benefit of less maintenance than it takes to keep up a large lowrise home. A lot of seniors opt for small one-storey bungalows with just enough yard to have a garden. Sometimes, these homes include a condominium component for exterior maintenance and snowplowing. It’s nice to hand over those duties to someone else. Of course, the epitome of convenience is the condominium

suite. Purchasers coming from large lowrise homes understand the value they get for the maintenance fees they pay – namely, outsourced tasks such as mowing the lawn and plowing snow. Others are anxious to enjoy life more without having to sweat those outdoor chores. Avid travellers also appreciate the luxury of being able to lock the door and leave, knowing their home will be looked after and protected by security features, including the eyes-on-thestreet of the concierge. These buyers are typically in two distinct groups. First, there are those moving from a more than 3,000-sq.-ft. home to something like a 1,000-sq.-ft. condo, and then using remaining equity from their large home sale to buy a timeshare in Florida or a cottage in Muskoka. The second group is more interested in moving up to more luxury. They tend to stay where they are and purchase a pied-à-terre as their retirement home someday. It may be smaller than what they
have now, but you can bet it will be gorgeous. Mass timber, also known as crosslaminate timber (CLT), is coming to a building site near you. This sustainable, eco-friendly construction material offers an astonishing number of benefits, and yet it’s still something of a mystery for many consumers. In this issue of New Home + Condo Guide, we chat with Norm Couttie, founder of Ecosse Development, about why so many industry experts believe CLT will be the way of the future. New Home + Condo Guide: Mass timber has been used in Europe for many years now. What are some of its benefits? Norm Couttie: Because it can be made from renewable wood, and, like plywood can use inner layers of lower quality wood, it’s an extremely green structural material. The acoustic qualities mean it provides excellent soundproofing, and it looks beautiful if you stain it and leave it exposed. NH+CG: But what about the fire hazard? NC: People think that because it’s a wood product, it can catch fire. In fact, the opposite is true. One of mass timber’s biggest benefits is that it’s fire resistant. When it is exposed to flames, it only chars. Think of it like trying to light a campfire using just a match and a large log. It can’t be done. NH+CG: Is it true that CLT is faster to install than dimensional lumber? NC: Yes, and that’s another significant benefit. Because CLT panels are prefabricated using computerized 3-D modelling, possible problems are worked out ahead of time. You know everything will be straight, plumb and true when it arrives onsite, so construction is a fraction of the time. For example, when I was with Adera and we were building Virtuoso at UBC, if we’d used conventional lumber, it would have taken around 22 people three to four months to complete. Using CLT, we were done

in about a month, with only a fivemember construction crew, including the crane operator. You have almost zero waste, and the noisiest part of construction is probably the chains rattling as the panels are hoisted into position, unlike the constant banging of nail guns and other equipment you usually hear on a jobsite. NH+CG: Mass timber construction seems to be appearing in more applications all the time. Do you think this trend will continue? NC: Absolutely. I believe this is a fundamental change in the way
we build. I’m currently part of a consultant team at SFU’s Renewable Cities/Wosk Centre that’s studying how we can best meet more stringent energy codes, and mass timber is definitely part of achieving that goal. It’s also interesting to note that Walmart has chosen to build their new campus-style headquarters in Arkansas using this material from Penticton-based Structurlam. Many Canadians set the goal of buying a home. However, the process isn’t always easy to do on your own, especially the first time around. From making a down payment and getting approved for a mortgage to keeping up with rising prices, it’s common for first-time buyers to get discouraged. Fortunately, there are a number of tools available to help you reach the goal of homeownership. DETERMINE AFFORDABILITY WITH PRE-APPROVAL
I can’t tell you how many potential homebuyers come to us at Homewise and discover they can afford a lot more than they expected. Getting pre-approved helps you gain a broader view of your current financial situation and affordability, as well as the potential monthly fees that come with a mortgage.
Sometimes, first-time buyers are unable to make a home purchase because their credit score needs improving or their monthly income isn’t sufficient. Applying with a cosigner is a great solution to these common roadblocks. A co-signer is someone who applies for a mortgage with you, legally agrees to take liability on the loan and is responsible to pay off the debt if you’re unable to make payments. If you currently have too much debt or not enough income to afford a particular home, having a co-signer could increase your home affordability and chances of mortgage approval. GIFTED DOWN PAYMENT
Roughly 30 per cent of Canadian homebuyers get help from a parent or family member when making a down payment – most commonly in the form of a gift. This is considered to be a portion of money that is given to the buyer by a parent or family member to use toward their down payment. You are then required to provide your lender a gift letter that explains who your family member is, the amount they are giving you and an explanation that the money is being used for your home purchase and doesn’t need to be repaid. GOVERNMENT INCENTIVES
Over the years, the Canadian government has introduced many great programs and incentives for firsttime buyers. These include: 1. The Home Buyers’ Plan (HBP) The HBP allows first-time homebuyers to withdraw up to $35,000 tax-free from their Registered Retirement Savings Plans (RRSPs) to buy or build a qualifying home. It gives you the chance to 34

tap into additional funds to pay your required down payment and re-contribute this money back into your RRSP within a 15-year period. If you’re buying a home with someone who also qualifies for the HBP, the two of you will be eligible to double the maximum amount to $70,000 when you apply together. 2. Land Transfer Tax Rebate As a homebuyer, you’ll need to pay for land transfer taxes when you buy a home along with other essential closing costs. Fortunately, for first-time buyers, there’s a Land-Transfer Tax Rebate to offset this additional cost. 3. First-Time Home Buyer Incentive This incentive serves as a great tool for first-time buyers to reach their homeownership goals. It is a shared equity program that offers first-time buyers five per cent on the purchase price of resale properties and 10 per cent on the purchase price of new builds to put toward a down payment. Essentially, the government makes a shared investment in your home and participates in the transaction with you, which is why the amount is registered as a second mortgage on the property. Buyers are then required to pay the money back interest-free to Canada Mortgage and Housing Corp. within 25 years of purchase or once the property is sold.

HAVAN AWARDS FOR HOUSING EXCELLENCE A CROWD, A GALA, AND A CELEBRATION by SUSAN M BOYCE On April 30, 2022, for the first time in more than two years, some 500 members of Metro Vancouver’s construction industry gathered for the HAVAN Awards for Housing Excellence at an inperson celebration of the innovation, creativity and sheer resilience shown by local builders, renovators, and designers. It was the 13th anniversary of this prestigious competition, 36

and the mood at the JW Marriott Parq Hotel in downtown Vancouver was exuberant as finalists vied for 61 awards.

Its dazzling Fantom property was also named Best Multi-Family Midrise Development and took top honours in multiple categories — including kitchen, primary suite, and individual condo suite — for The Wraith at Fantom. Vesta Properties was the only company to garner two grand HAVAN Awards, one as Single-Family Home Builder of the Year and a second for Best Single-Family Residential Community for Brookswood Mills in Langley. “It’s so gratifying to see the return of live galas honouring the quality and innovation of our industry,” said Christine Turner, Vesta’s director of marketing. Brookswood also received four additional awards, bringing the total to six. Among its five finalist awards, longtime participant Sara Gallop Design won this year’s inaugural grand award for Interior Designer of the Year, a new
category that’s been highly anticipated since it was announced last fall. Hot on their heels was Infinity Properties with four awards, including a grand for Best Residential Community. A life-long Langley resident, Tim Bontkes, president, credits Brookswood Mills’ low density and design for capturing the judges’ attention. “This is one of the only developments to offer rancher-style design, so it was extremely well received. It’s also rare to see only 10 homes per acre.”
