This is definitely the time of year when you look out the window, and really appreciate being able to live in Metro Vancouver. The flowers, the trees, the forests, ocean and mountains are all at their bright, welcoming best under the springtime sun. What we love about this place also is a draw for people immigrating into Canada, bringing a wonderful variety of cultures, food and perspectives to our region. Since the pandemic, we have learned that the market at the moment is straining to meet the demand for new housing, even without new immigrants. When immigration picks back up to pre-COVID levels, it will lead to a continued strong real estate market for the foreseeable future, according to MLA Canada’s Cameron MacNeill, in an insightful column in this issue about what we can expect for the supply and demand of new homes in the next couple of years. Also, in this issue we have a feature about some of the new public art installations that can be seen around Metro Vancouver. We talk with a developer as well as an artist about what it takes to create public art that beautifies, energizes and improves a public space. Last week, Surrey City Council approved Tien Sher Group’s application to redevelop 10761 King George Boulevard into a mixed-use tower. The redevelopment’s planned tower height of 597 ft with 54 storeys would make it one of Metro Vancouver’s tallest buildings, and the new tallest for Surrey.

The Suzuki Foundation’s Butterflyway Project

The Suzuki Foundation’s Butterflyway Project has won the 2020 Nature Inspiration Award presented by the Canadian Museum of Nature. The award recognized the Butterflyway Rangers’ dedication, passion and commitment to wild pollinators

and nature. By planting native plants in urban habitats, Rangers helped provide food and shelter for butterflies, bees and birds in an increasingly challenging environment. In the process of helping nature, Butterflyway Rangers also discovered their own strength and built relationships with fellow Rangers. Although COVID-19 altered some of the program last year, Vancouver Rangers showed up to host and join guided neighbourhood planting tours and community garden visits while following provincial guidelines, including smaller numbers, wearing face masks and social distancing. 140 Contracts Signed at Once for Q5 in Surrey City Centre

There was a rush of excitement for Tien Sher and KEY Marketing when all 141 homes at Q5 in the Whalley District were allocated within five days. All 141 deals were accepted on April 24th in 2 hours and 34 minutes by Tien Sher’s Charan Sethi, in a sociallydistances media event. To create a sales environment where buyers could safely experience the new project, Tien Sher and KEY Marketing doubled the size of the Quattro sales centre to increase distancing for COVID safety, and they ruled out creating long line ups to demonstrate demand. There was no crowded sales floor, the norm in condo marketing, instead KEY conducted virtual showings whenever an agent or interested buyer was willing. For in-person showings, safe distancing, directional arrows, floor markers, hand sanitizer, mandatory face masks were employed. IMMIGRATION AND THE

HOUSING SUPPLY

There have been a number of discussions and media spotlights on the Lower Mainland’s real estate boom recently. A continued strain in supply has led to buyers seeking real estate outside of the city – and that’s without any major influx of immigration since last year. As borders prepare for the return of normality, and vaccinations take centre stage, this rise in market demand will continue to be seen across the Lower Mainland. The government already has projected immigration numbers for the next few years ahead. 1.2 million new Canadians can be anticipated to arrive over the next two to three years across the country. This number surpasses the average annual population growth within Canada. So, what will this mean for the housing supply? Taking increased immigration out of the equation, the demand for housing already exceeds what is available in the marketplace. This is due to several external pressures, including recent legislative changes, project development 22  New Home + Condo Guide  |  May 15–29, 2021

timelines, and, unexpectedly, the global pandemic. We were in quite a slump from 2017 to 2018. Much of that came from initiatives the provincial government took to slow foreign investment, which created some fear and uncertainty, so developers held back. The consumer was also cautious at the time, but about a year ago it started with the single-family market coming back strong. Now the multi-family condominium market has returned very strong as well. Larger project development timelines can take a long time from conception to completion. It could take up to two years before a project receives approval for a certain community location. Sales then happen, as well as a construction schedule of anywhere from two to three years. This has resulted in the volatile conditions we see today. The pandemic has allowed Canadians to save and, with the help of record low mortgage rates, invest in real estate. We are now seeing an increase in millennial homebuyers jumping into the marketplace to try and secure a mortgage before the new stress test, proposed by the OSFI, arrives on June 1st.

The future for immigration and the housing supply remains unclear, given the current global situation we remain seated in. However, activity taking place in secondary markets should provide a fairly accurate indicator of what’s in store. The Fraser Valley has seen its strongest year ever in history. Some of the secondary markets, such as Squamish, are benefiting from people having greater flexibility to be working from home. When the immigration numbers really start to flow back — which they’re expected to as soon as the airports start opening up — we’re going to see this real strong surge of immigration returning and filling up our traditional areas in the Lower Mainland. Charan Sethi is no stranger to change. President and “chief visionary officer” of Tien Sher Group of Companies, he’s been part of Metro Vancouver’s construction industry for 35 years. And despite previously unimaginable challenges of selling homes during lockdowns and physical distancing, he still loves every minute. Clearly, it takes more than a global pandemic to dampen his enthusiasm and ability to think outside-the-box. This issue, Charan shares some thoughts on how Covid is changing the way consumers buy real estate, and why he sees some good news amidst the doom and gloom. 28  New Home + Condo Guide  |  May 15–29, 2021

Q: You recently sold 138 of the 142 suites at Q5 in Whalley in a single day, and not one person entered the discovery centre. Everything was done electronically. What were the logistics to make it work? A: Because we were well into the

third wave of Covid on opening day, we obviously couldn’t let people line up outside the way we used to. But we felt a social responsibility to make sure every buyer still had the opportunity to purchase the home of their choice. We started off by doubling the size of our discovery centre to better accommodate physical distancing requirements. Then,

for the month before we opened on April 24, people could book private viewing appointments either virtually or at the DC where we provided masks, hand sanitizers, and plenty of directional arrows. We also hired a full-time hygienist whose sole responsibility was to make sure every surface was wiped down within seconds of being touched. Once someone made the decision to buy, all the documentation they needed was sent out digitally. On April 23, buyers were able to email their offer so that in the morning, all I needed to do was review the paperwork, sign it electronically

actually seen a resale offer presented in person in at least a couple of years. So why should pre-sales be any different? I’ll admit I didn’t initially like doing meetings via Zoom or Microsoft Teams, but it makes sense. You minimize travel, which is more important than ever now in light of the new, even tighter travel restrictions. Plus, not only is it better for the environment, it’s far more time efficient and convenient both for buyers and sellers. The attention we’re all paying to cleanliness and hygiene in general is a good thing too: and not just as it relates to Covid. I was chatting with my doctor the other day, and he said he hasn’t seen anyone with the flu for over a year. Q: Do you see any downside to this new trend? A: The biggest downside I see

is that you can’t touch and feel materials on Zoom. People in the industry, like you and I, can look at a floorplan and imagine the space: many, probably most consumers can’t. So even though there’s more and more information available online, buyers are still going to

“21st Century Rock Garden” by Douglas Coupland at Telford on the Walk

THE ART OF LIVING NEW DEVELOPER-FUNDED PUBLIC ART IN OUR REGION by STEPHANIE MACDONALD

Public art, like beauty, is in the eye of the beholder. Whether intended to soothe, inspire, spark dialogue or make a political point, art in the public realm adds to our common spaces, both aesthetically, as well as making a statement about what our society is thinking about at a certain point in time. Many leaders in Metro Vancouver’s residential development community are devoted to supporting the artistic community and bringing art to the public. The three main artistic patrons in this category are Polygon founder Michael Audain, rennie founder Bob Rennie, and Westbank’s Ian Gillespie. Audain and Rennie have founded eponymous public art museums and foundations, Audain in Whistler and North Vancouver, and Rennie at the historic Wing Sang building in Chinatown where he has his headquarters. Ian Gillespie has made audacious choices when it comes to the public art component of Westbank’s flagship buildings, including Vancouver House’s “Spinning Chandelier,” by Vancouver artist Rodney Graham, which provoked a heated dialogue 42  New Home + Condo Guide  |  May 15–29, 2021

between people who felt that the chandelier’s elitist connotations made a joke of the poverty and homelessness in the city; and those who enjoy the theatricality of the dynamic piece, and believe it illuminates and brings vitality to a previously gloomy and forgotten space in the city. To look at the process of making public art, we looked to a brand-new installation happening in Maple Ridge right now. Brickwater at the Village is a master-planned development, built by Falcon Homes, which has been transforming and revitalizing the downtown of Maple Ridge. Falcon Homes’ owner Fred Formosa wanted to elevate the public spaces of the project with art that spoke to the history of the neighbourhood as well as being a tribute to the surrounding natural environment. Colin MacRae is an accomplished metal artist who lives in Powell River and who grew up on Vancouver Island. “I met Colin in Powell River where we were working together on the Powell River library,” explains Fred. “Colin had done some artwork for the library, I was


impressed with his talent and passion.” The two met many times over coffee, sketching out ideas for Brickwater at The Village. “We were trying to develop some ideas for a maple tree theme, and after many meetings we came up with mixing wood, metal and plants to create four unique art trees to be installed in Brickwater’s courtyard.” Once the theme was established, Colin went to work putting the concept into reality. “Colin really put a lot of heart and soul into these art trees and it really shows,” says Fred. “Artwork is his love and passion and his creativity really came out on this project.” The metal and wood trees, which Colin calls “Bio-mechanical trees of the future, with growth pods and rain features” will eventually be planted with real plants, which will be grown into the many plant pockets welded into the metal branches. “When completed, Fred says, “the four trees will each be different, and will be some real pieces of art.” In West Vancouver, Grosvenor has just unveiled a collection of public art by Vancouver author and artist Douglas Coupland. Surrounding The two-building, 98-unit Grosvenor Ambleside project, The four pieces are inspired by “a perfect day of beachcombing on Haida Gwaii, with the late artist Gordon Smith”, “Tree Snag” has been recently installed within the public plaza of the Grosvenor Ambleside building on Bellevue Avenue.
