Things are definitely looking up! BC seems to be flattening the curve of the second wave of COVID-19, and people are getting vaccinated, creating the very real possibility that the worst of this pandemic is behind us. We can slowly start making plans for the future, booking long-awaited trips and reunions and, maybe, think about buying a perfect new home for all the wonderful gatherings and celebrations and houseguests we will soon be allowed to have again. The new home market is also still going up, and with it are the number of new developments that are coming to market. Commercial real estate is also booming, with many new company headquarters being built in downtown Vancouver, which is sure to boost demand for housing downtown. Living in a downtown high-rise offers many benefits, from the view, to the down-to-earth joys of being more environmentally friendly than a house in the suburbs. In this issue we have a feature about some of the exciting new high-rises going up, and you may be surprised to learn that most of them aren’t in downtown Vancouver. HAVAN Awards of Excellence 2021 Winners Announced The Homebuilders Association Vancouver (HAVAN) Awards for Housing Excellence winners were announced Friday, April 30, online. Century Group and Four Winds Brewing Company Pursue Plans at Southlands
Century Group and Four Winds Brewing Company are pleased to announce that they are pursuing plans for Four Winds to establish a craft brewery and restaurant at Southlands Tsawwassen. Century Group has today filed an application to the City of Delta seeking approval of a Development Permit for a mixeduse building to be constructed in Southlands’ Market District that will be anchored on Market
Avenue with an 8,600 squarefoot Four Winds restaurant and craft brewery and will contain 35 residences in the form of garden flats and stacked townhomes. The Polygon Gallery wins prestigious Architecture Award The Polygon Gallery, North Vancouver, B.C., designed by Patkau Architects, has won the American Institute of Architects’ (AIA’s) 2021 Architecture Award. The nine-member jury selects submissions demonstrating design achievement, including a sense of place, purpose, history, and environmental sustainability. The new gallery’s central mass floats above the ground plane, providing access to a new public space and views of Vancouver’s
skyline across the inlet. The façade functions as the gallery’s uniform voice and defines its place on the waterfront without contributing to any visual noise.
Legacy Dunbar Breaks Ground Qualex-Landmark recently broke ground on Legacy on Dunbar, a beautiful collection of residential homes that will add to a classic neighbourhood on Vancouver’s westside. Legacy will be the company’s 17th project in British Columbia, and is designed to blend into Dunbar’s leafy closeknit residential neighbourhood. The five-storey mixed-use development will take up an entire city block at Dunbar and 28th, and will feature 48 spacious two- and three-bedroom homes, a few ground floor townhomes, and a number of fresh retail storefronts to the community. On April 8, 2021, the Office of the Superintendent of Financial Institutions (OFSI), which governs all federally regulated financial institutions, made an announcement that it proposed to increase uninsured mortgages’ qualifying rate to the higher of the mortgage contract rate plus 200 basis point or 5.25 per cent as a minimum floor. This proposed change comes after several of the Big Five Banks called for regulatory action to slow the red-hot housing market. The current qualifying rate, which is 4.79 per cent, is based on the posted rates of the country’s six largest lenders. Uninsured mortgages are any mortgages where borrowers are putting more than 20 per cent down payment and are qualifying at 30-year amortization. This would be for purchases and refinances of owneroccupied properties or rentals. 20 New Home + Condo Guide | May 29–June 12, 2021
The release from OSFI mentioned, “The minimum qualifying rate adds a margin of safety that ensures borrowers will have the ability to make mortgage payments in the event of a change in circumstances, such as the reduction of income or a rise in mortgage interest rates. As mortgages are one of the largest exposures that most banks carry, ensuring that borrowers can repay their loans strongly contributes to the continued safety and soundness of Canada’s financial system.” The comment period for this announcement ends on May 7th. OSFI reported that they would communicate the revised B-20 Guidelines by May 24th with an implementation date of June 1st, 2021. This pending change will not impact insured mortgages, which means borrowers that are putting less than 20 per cent down payment and are buying a property under $1 million, or insurable mortgages where borrowers are putting more than 20 per cent down payment and
are buying a property less than $1 million and are qualifying at a 25-year amortization, are exempt. The federal government oversees mortgage qualification for insured mortgages. Time will tell if Canada Mortgage and Housing Corporation (CMHC) and the Finance Department decide to follow OSFI’s changes by tightening qualifying rules for insured loans, which will impact first time buyers. With a total of almost 400 entries, competition was stiff in all categories, but two companies, Infinity Properties and Vesta Properties, propelled Langley into the spotlight by each taking top honours in four categories and dominating the prestigious Grand Awards with two awards each for best residential community and homebuilder of the year categories. Infinity struck gold in the multi-family categories for Wilder Crossing, while judges gave Vesta the nod in singlefamily production homes to Latimer Heights. Tim Bontkes, Infinity’s owner and proud to be someone who’s lived his entire life in Langley, believes Wilder Crossing’s focus on preserving and enhancing the natural setting plus floorplans designed for contemporary families were significant factors to the judges. “It was a difficult site because it’s bisected by a ravine with a creek,” Bontkes says. “We connected the two halves with a pedestrian path
with a lovely, curved bridge — which is a hassle for the developer but fantastic for the homeowners. And we were able to retain a third of the property as greenspace.” Christine Turner, marketing manager, says the single-family neighbourhood that’s part of Vesta’s 75-acre Latimer Heights community features eye-catching exteriors that pay homage to the location in what was once an important agricultural hub. Inside, though, they are a showcase of contemporary, family-oriented design. And it was this combination that won the judges hearts. As anticipated, A Narrow Perspective by Nick Bray Architecture (with Project Mint Developments) converted their four finalist spots to gold for excellence in energy efficiency and functionality. In large cosmopolitan cities all over the world, a home in a skyscraper is normal, and the higher, the better! The charms of a home in the sky are many: obviously, great views, and being above the noise of the city are among the main draws. When you are 100 metres off the ground, you can see over 35 kilometres away, and the bustle and sound of the city are far beneath you. pools, rooftop decks, a concierge, large gyms, and many other recreational possibilities. Another important benefit of high-density living, such as in a downtown apartment building, is it’s much more environmentally friendly than living in a single-family home in the suburbs. This is why New York City has the lowest per capita energy use in North America by far. Vancouver aspires to be one of the most energy-efficient cities in the world, but it’s

also one of the most expensive to live in due mainly to a very strict urban boundary policy, meaning the land mass is limited and there are strict guidelines of what can be built, and where. Though downtown Vancouver is densely populated, the city is a bit stubby when compared to other metropolises. Vancouver’s current tallest skyscraper, Living Shangri-La, with a height of 201.2 metres (660 feet), would be the 62nd tallest building in Hong Kong and the 74th tallest in New York City. Living Shangri-La would also be 24th tallest in Toronto and the sixth tallest in both Calgary and Seattle.

In fact, most of downtown Vancouver’s buildings come nowhere near the “skyscraper” standard defined by Emporis (an organization dedicated to compiling international skyscraper and high-rise building data). To qualify as a skyscraper, a building must have a height of at least 100 metres (328) ft; buildings with heights of between 35 metres (115 ft) and 100 metres are highrises, and anything below 35 metres is a low-rise. Preserving the mountain view been a priority for City Hall when creating zoning laws, but there are a few new towers being built if you want to live in a new downtown Vancouver skyscraper.
New condos in high-rises include The Butterfly by Westbank, a Bing Thomdesigned 57-storey tower that is currently under construction. Onni’s 1335 Howe is 40 Storeys, and Pinnacle International’s 601 Beach Crescent recently removed two floors from its plan, but it will still be taller than its neighbour, Vancouver House, though the tower height has been reduced to 159 metres, from 163 metres and 53 storeys. component. Block, by Amacon, is a collection of one-, two- three-bedroom condos located in the heart of Downtown Vancouver. The 30-storey tower features a collection of community-rich amenities, including a fitness centre, amenity lounge with kitchen, patio & balcony, and a picturesque lobby with concierge and mailroom. But, if you want to live in the tallest buildings in our region, you are going to have to look a bit farther outside the city. Outside downtown, the world of skyscrapers is very dynamic, with new exciting announcements being made every month. Burnaby is soon to catch up with Calgary in terms of the tallest buildings in Western Canada, including Onni’s upcoming skyscraper over 213 metres (700 feet), adjacent to SkyTrain’s Gilmore Station in Burnaby, that will topple Living Shangri-La’s title as the tallest building in the entire region. Gilmore Station
is a 12-acre master-planned community around the SkyTrain station, with the first phase entailing a 64-storey landmark tower with 643 homes, a 51-storey tower with 510 homes, and a 43-storey tower with 410 homes. Gilmore Place will have a short-lived title though, over in Metrotown, Concord Pacific’s upcoming Concord Metrotown development will take over the title of B.C.’s tallest tower when it’s built a year later.Tower one will measure 723 ft. Towers two and three at Concord Metrotown will be 530 ft. and 385 ft., respectively. The project will be on the site of the former Sears department store in Metropolis at Metrotown. In Coquitlam, Pine & Glen will be home to Coquitlam City Centre’s tallest towers at 45 and 50 storeys high, and residents will have access to half an acre of private park, a rooftop lounge, indoor and Block

Burquitlam is soon to be home to quite a few new high-rises, including Boffo’s Smith & Farrow, Anthem’s SOCO and Jinju, and Ledingham McAllister’s Sydney, all providing great amenities, and beautiful views of the River, mountains and valley. As Surrey remains on track to become the largest city in BC, its city centre continues to rise, with new towers championing state-of-the-art architecture, amenities, and design. Ascent, in Surrey City Centre, is anticipated to be a landmark example of this. Developed by Maple Leaf Homes, the concrete, 31-storey high-rise puts prospective residents at the top of a rising downtown — just one block off King George Boulevard and steps from Surrey Central SkyTrain Station, SFU, and City Central Shopping Centre. Following the success of their low-rise community, Q5, which sold out in two days, the next chapter of the revitalization of Surrey’s historic Whalley district is Flamingo Towers, three 36-, 37- and 46-storey buildings. Flamingo Towers is destined to become a thriving hub with diverse retail, handy services, great restaurants and acres of public space – and ultimately
home to over 3,500 people. King George Hub, by PCI Developments, is also building two towers in Surrey City Centre, Plaza One, selling now, and Plaza Two, which will be on sale soon, which will be 29 and 40 storeys high. There’s an even taller building on the horizon, that will actually put Metro Vancouver in the running for tallest building, at least in Western Canada. Back in Burnaby, though details are still scarce, Pinnacle International is in the early stages of a rezoning application for their six-acre property at Austin Road and Gatineau Place, next to the Lougheed Town Centre SkyTrain station. The upcoming project will consist of three towers, interconnected with sky bridges between the towers and to the Lougheed Mall precinct. The east tower will be 82 storeys tall (approximately 900 feet) and include retail, hotel and residential. The west tower will be 67 storeys, with retail, office and residential, and the south tower will be 62 storeys tall with retail and residential. It would not only be the region’s tallest, eclipsing downtown Vancouver’s towers and other suburban tall tower proposals, but also one of the tallest buildings in Western Canada. nexthome.ca 31

With many of us working from home for the foreseeable future and lockdown measures keeping us inside, there’s a renewed appreciation for homeownership and having a larger space. Combined with lower interest rates, this has led to an upswing of activity in the Canadian housing market, especially among first-time buyers. For first-time buyers in particular, getting pre-approved for a mortgage is highly recommended. While it isn’t mandatory, a preapproval pulls in your personal and financial information to help you establish what you can afford right from the start and what you’re eligible to borrow. Based on this, you can determine what you need for a down payment and how much to budget for other household expenses. Taking the time to review your credit score will help you decide whether you’re able to make a purchase in the near future. Your credit score is a “rating” given to you based on your repayment history to credit cards, lines of credit, student loans and auto loans, and this is a key factor that lenders use to determine your eligibility for a mortgage. Typically, lenders are looking for a credit score of 650 or higher for a Prime A mortgage (although there are unique situations where it can be as low as 600). However, if you find yourself in a situation where your credit score is on the lower end, there are other options such as B and private lenders. There are also ways to increase your credit score, such as paying bills off on time and ensuring you have multiple credit facilities to show that you are able to keep control of your expenses. 3. shop around and choose the riGht lender
When it comes to a mortgage, products and terms vary from one lender to the next, which is why you’ll want to do your research and get a full picture of what’s available in the market. As a first-time buyer, it’s important to know that there are lenders beyond the big banks, such as monoline lenders and credit unions, that often offer better features and rates. Most importantly, they also have potentially lower penalties if you ever have to break
your mortgage. You may not realize it, but most first-time buyers break their mortgage before the end of their term. Shopping around gives you the opportunity to compare various options and find the fullfeature mortgage that’s right for you. Taking the time to understand the details of your mortgage can save you tens of thousands of dollars in the long run. 4. find a Great realtor

Record low mortgage rates and working from home throughout this past year may have resulted in the flight to space trend we are seeing. But, for anyone who is nostalgic about the Vancouver of 10 years ago, you haven’t seen anything yet! This region will continue to dramatically change. The city will always be an attractive place to live and work, and urban living could soon see further desirability in the eyes of the condo buyers, as we start to see new commercial developments on the rise downtown. While real estate prices continue to rise across Vancouver, the influx of commercial developments is making the city an even more attractive place to live and work. With new headquarters being developed downtown, more jobs will become available, meaning more people will need somewhere close to live. Vancouver will require a greater supply of residential developments to meet the forecasted increase in demand. As new commercial spaces open and job opportunities downtown begin to soar, immense pressure
will be felt on residential real estate. And let’s not forget, with the 1.2 million Canadians anticipated to land over the next 2-3 years, the downtown condo market will continue to feel the squeeze. Amazon’s new headquarters, where Canada Post was located in downtown Vancouver, is expected to bring an estimated 3,000 to 6,000 new jobs to the city. Alongside Amazon, there are many other companies planning to open new headquarters downtown, including Microsoft’s expansion, Lululemon’s False Creek location, and Deloitte’s new office on Homer Street and West Georgia Street. These are just a few of the leading examples of what will provide a massive employment surge downtown. Fortunately, new pre-sale residential development plans are taking shape this year. Block, by Amacon, is going to be a central development on Robson and Cambie, with 30 storeys consisting of one-, two-, and three-bedroom homes. Reliance properties has plans for a 48-storey residential tower, situated next to Burrard SkyTrain Station. But is that enough? With the average residential highrise taking three-six years from conception to completion, there will continue to be a shortage of housing supply in the downtown
Vancouver core, whether it’s in the realm of market housing or rental stock. Presently, rent is roughly 20-25 per cent higher downtown compared to other urban markets where residential values are the same. This existing price point for residential housing paired with a continued expansion of commercial developments is only going to increase the pressure felt in the downtown marketplace. But let’s not forget, Vancouver has a diverse and strong urban planning environment. However, Vancouver will need a diversity of housing and infrastructure that will open our city for growth, with sensible density and logical locations. Our overall region has significant land supply constraints. As Vancouver grows, we will continue to see a tugof-war between residential and commercial demands. Urban garden 6 EASY WAYS TO CREATE YOUR OWN
by LISA ROGERS The idea of an urban garden is gaining popularity, and it’s easy to start your own garden with the right space and materials. Here are some starter tips! WHERE TO SET UP YOUR URBAN GARDEN
This may come as a surprise, but building an urban garden can be done anywhere. If you’re fortunate enough to have a backyard, you can designate a section solely for your garden. planters. What matters most is sunlight and living in a climate that can support plant growth. You can search online for lists of plants based on how many hours of sunlight you have. For example, leafier plants (such as spinach, lettuce and kale) don’t need much sunlight to grow and produce, and they can be placed in shadier spots. When it comes to peppers, tomatoes, squashes or eggplants, they typically need at least five hours of direct sun daily. BUILD YOUR TOOL ‘SHED’
Once you’ve set up the location for your urban garden, you
then need to acquire all the gardening tools you will need to maintain it. Any local gardening store in your neighbourhood will have all that you need: • Gardening soil • Pots, large containers, or materials to build a garden bed • Plant food • Watering can • Pruning shears, a trowel, and some good quality gardening gloves • Plant markers so you can label your fruits and vegetables • If you have the room, a composting bin. BUILD A RAISED GARDEN BED IF YOU DON’T HAVE A BACKYARD
HOW TO PLANT YOUR VEGETABLES
TURN YOUR BALCONY INTO A GARDEN
Raised beds work well for condos and rooftop gardens, and you can easily assemble one yourself with the right materials and a green thumb. Raised garden beds can be any size you like, and they require less tilling (and, frankly, less work) than in-ground beds. Instead of digging up a compacted bed every year, many gardeners just add compost to the top of their elevated beds in the fall and then let nature do the rest over the dormant season. Also, because all plants like different soil, you can create custom garden beds for each, which will ensure successful growth and volume.
You want your plants to be healthy and productive, so there are a few tricks to make sure you plant your vegetables correctly. First, keep seeds and small plants separated by variety so you can prevent the spread of disease and overcrowding. Next, ensure you plant your seeds at the appropriate time based on the specific species. Always use a good quality garden soil and fill your garden bed (or container) about halfway full, then cover the seed or roots with soil until it reaches the top. Water your plants regularly, but don’t drown them. You don’t want the roots to rot. Lastly, make sure you cut away the dead parts of your veggies to encourage new growth. If you’re just starting out, you want to be able to pick the right variety of vegetables for your skill level. You can always expand your garden with more experience. I love growing vegetables that are easy and don’t require a lot of fuss. Herbs, lettuce and cucumbers are super-easy to maintain.
Thanks to container pots, hanging and vertical planters, and pallet walls, making an urban garden on your balcony is super-easy. Because of access to sunshine and protection from the wind, your vegetables are in a great environment for growth. Annuals and perennials also do really well, if you’re looking for some beautiful flowers to add. Just make sure to place some kind of saucer below your containers to prevent water from draining off your balcony onto someone else’s. BUILD A PALLET WALL
With a pallet wall, you can hang plants to free up space on the ground. They’re inexpensive to build, and you can also paint them in any colour you choose to match your decor. Pallets are everywhere, so take the time to find one in good condition that is not made from pressure-treated wood. They come in different shapes and sizes, and make sure it’s cleaned off and you have inspected it for any stray nails or splinters in the wood. This is a great step-by-step guide.

Mainstream furniture design has taken an exciting turn lately. Maybe you have noticed it, too. From sculptural lighting and Brutalist-inspired tables to Rothkoinspired designs, decor is getting artsy. More specifically, Museum of Modern Art worthy! And I must admit I am a huge fan. I think we can all agree that it’s not just about furniture’s function; we want the form to be equally appealing. With art galleries and museums closed, for now, our need to physically connect with art has really changed. Along with adorning our space with literal paintings and pictures, it’s interesting to see that furniture can play a pivotal role, too – the rooms in our homes can become mini art exhibits. We can be the curator of our own spaces, choosing unique furniture and decor pieces that reflect our style and needs, and bring us unending inspiration every time we enter the room.
