According to a Royal LePage House Pricing Survey released Oct. 10, the buyers’ market in Vancouver is holding strong. “As the housing market stabilizes, we’ve seen an increasing number of homebuyers become willing to enter the market. We expect activity to continue to pick up as we head into the end of 2019,” says Randy Ryalls, general manager, Royal LePage Sterling Realty in a press release. “Higher inventory levels in some areas are offering buyers multiple options to choose from. ConDo EXPo METRo VAnCouVER 2019 Vancouver’s first Condo Expo was a huge success on Sept. 28, at the JW Marriott Parc Hotel. Developers, real estate marketing agencies and realtors put up exhibits featuring everything from high-end luxury homes to new virtual reality marketing options. Breakout sessions by industry experts in design, finance and real estate complemented the many booths featuring developments like Akimbo, Aristotle, Cambie Gardens, Era, Gilmore Place and Horizon 21.

Tsawwassen Landing unveils two new show homes A new part of Tsawwassen’s exciting masterplanned seaside community opened up for viewing on Sept. 21 with Onni’s Tsawwassen Landing unveiling two new single-family show homes and the new presentation centre. Visitors enjoyed a barbecue lunch before checking out the unusually spacious new homes, averaging over 2,000 sq. ft., with many including an approximately 650-sq.ft., one-bedroom coach house apartment located above the two-car garage. Realco launches phase two in Scott & Nicholson More than 200 people flocked to see what all the fuss was about with Realco’s Scott & Nicholson second phase, after the first phase sold out in a mere three weeks earlier this year. There were food trucks and live music to celebrate this launch in the heart of diverse North Delta, and over 60 homes were sold in the opening weekend, according to Nicole Magnusson of Fifth Avenue Real Estate Marketing. MOVING POOL TABLES SAFELY CHUCK RESNICK

When it comes to moving large, bulky items, it’s best to leave it to the pros. Here’s a bit of insight into moving pool tables safely. A pool table must be taken apart before moving it. Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed. Depending on the size of the

table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the truck and should not come into contact with anything else during transport. When it’s time to reassemble the table at the other end, it’s

important to know just how heavy it is and place the sections of it carefully, realizing that its weight can have an effect on floorbearing capacity. Ideally, pool tables should go into a basement on a concrete floor. When it comes to a pool table, consider hiring a professional moving company. Neither you nor an inexperienced mover should learn the process while handling large, bulky possessions. CONDO DESIGNS ADAPT TO POPULARITY OF ON-LINE SHOPPING AND FOOD DELIVERY by MICHELLE HOPKINS

Online shopping is exploding, driven mostly by Millennials who love the ease and convenience of home delivery. According to Opstart, in 2011, Canadians spent $6.6 billion on online purchases. By 2016, that amount tripled to $19.2 billion and is expected to rise to $39 billion this year. It’s not only parcel distributions that are increasing. Canadians are embracing grocery and food deliveries, too. It hasn’t taken long for companies like Whole Foods, Skip the Dishes and Loblaw to jump on the E-Commerce bandwagon. But as online shopping continues to grow, so do the issues with delivery. That’s because many residents aren’t home during the day to accept their parcels. Much of the delivery and security responsibilities falls onto a concierge, if there even is one, or packages are simply left in the lobby for residents to find and pick-up. Concerns over theft and misplaced deliveries have become factors driving multi-family developers in B.C. to rethink the configuration of their condominium buildings. Five years ago, Vancouver’s Bosa Properties was one of the first developers to introduced its BosaFresh program, special temperature-controlled delivery rooms in its new condo buildings.

“These cold storage rooms have now morphed into refrigerated lockers,” says Mark Kopinya, Bosa vicepresident of development. “We are always thinking about how to create better living experiences in our condo towers.” Bosa recently completed RiverSky, two towers in New Westminster with 519 condominiums, boasting both refrigerated and parcel lockers. “As online shopping keeps increasing, we have had to adapt some of our new towers’ lobbies at the last minute,” says Kopinya. “As technology continues to evolve, we continuously watch trends to see what is required in our new projects. It’s all about Bosa wanting to make life easier and more seamless for our condo owners.” Another local developer, Boffo Properties, is implementing an electronic locker system in the lobbies of its upcoming Coquitlam project, Smith & Farrow towers. “In-building package delivery acceptance is no doubt a growing demand and something that homeowners are beginning to expect,” says Laura Anzulovich, Boffo Developments Ltd. marketing manager. “The design of a building’s first-floor common area needs to be reconsidered to account for the space required for this influx of parcel delivery and storage. Today’s homeowners need somewhere to store their endless Amazon orders and keep their grocery delivery cold until they get home from work. The only way to respond to this demand is to incorporate new technology and systems, while eliminating manual sorting by a concierge and

unpleasant mounds of boxes stacked in lobbies.” Basically, lockers contain compartments of various sizes and some that are refrigerated, including a tower with a built-in touchscreen application that a courier would use to check-in packages. “A resident of the building will get a text message notification that a package has arrived for them with a code to enter on the touchscreen when they retrieve the package,” notes Anzulovich. “This system eliminates the middle-man, keeps deliveries organized and allows for a seamless package pickup for residents.” Patrick Armstrong, CEO of Snaile Inc., an Ontario-based company that produces automated parcel lockers, says the “demand for refrigerated and parcel lockers in multi-residential buildings in B.C. has spiked greatly. “Vancouver is on par with Toronto for installing parcel rooms or lockers in their new builds,” says Armstrong, adding lockers are typically located in the vestibule, lobby or courtyard. “We are also seeing demand for lockers in existing buildings because concierges just can’t handle the sheer volume of online parcel deliveries.” Automated parcel lockers are not only convenient but secure. “These lockers are very thick. They are bolted to both the floor and wall and are equipped with bank-like cameras,” says Armstrong. “With E-Commerce anticipated to be the largest retail channel by 2020, the need for these lockers will only continue to grow.” nexthome.ca  39

Designer Jo Alcorn creates a charming girl’s bedroom in a small space.

I

love designing bedrooms. They come in all shapes and sizes, so a cookie-cutter approach doesn’t work, especially when the space is small or awkward. For this bedroom, I was met with a host of challenges. I had to come up with a unique sleeping arrangement and lots of storage for three little girls in one small room. Fitting three girls into a small space certainly made sleeping a challenge. My only option was bunk beds. With tight space restrictions, I had to take it a step further and have custom beds created. To have them fit into this

small, square room, I had to get creative! First, I turned the hinges on the bedroom door so that it would open in the other direction. Then I built in a wall, creating a pseudo hallway inside the room. That wall was able to serve as a headboard, and I mounted the bed ladder right on the wall, making use of every square inch of space. Because little girls have a lot of stuff, I embedded drawers on wheels under the bed and added an open shelving area for additional storage. We also tucked a window seat into the wall and surrounded it with storage, too.

I wanted to add texture and a modern twist by changing the closet doors to Masonite’s Melrose Safe ‘n Sound door, from Metrie (metrie.com). I went with their Safe ‘n Sound core option for the weight and feel of the door, and most importantly, to keep the noise down. For room accessories, I looked to Wayfair.ca for some great finds. I added their geo-shaped wallpaper to create a feature wall. I also used their stylish blackout blinds in all white; its soft, cascading design made the space seem larger and airy. I accented the room with light colours through a patterned rug and the polka-dot sheets – which keeps the room looking clean and fun at the same time.

I added hypoallergenic, dust mite control, fully washable pillows and bedding from my line called Alcorn Home (alcornhome.com). I cannot stress enough the importance of “washable” with little ones! Finally,

I added some pink velvet pillows (also washable), and a black and white throw blanket to balance off the wallpaper at the end of the bed. The artwork is another source of colour and pattern. By enlarging and hanging cute family photos, it added personality and a sense of belonging for the kids. A full-length mirror at the end of the hall is functional and created a runway for playtime. There was enough floor space for the girls to get out their dollhouses and other toys, and still have room for everyone to enjoy whatever they were doing at any time. The biggest lesson to learn from this makeover is that sometimes you have to think outside of the box – literally! If I had stayed with the square room as it began, it wouldn’t have the wonderful personality and function it has now.

particular person or family in mind when you were designing this space? Maria Zoubos: We definitely try to envision a certain person when we are designing the interior of a space. In this case, we were thinking about a sophisticated couple, maybe retired, but with an active travel schedule, frequent visits from grown kids or out-of-town guests, and an active social life. The space is set up for entertaining, but also possibly working from home, with the third bedroom set up as an office/TV lounge. 64  New Home + Condo Guide  |   Oct. 19–Nov. 2, 2019

NHCG: It would be a shame to keep this incredible view all to yourself. What are some of the details that signal this is the perfect home to throw dinner parties? M.Z.: Well, the table can possibly fit eight people. Also,

there’s ample seating for gatherings, both in the living area and around the kitchen island. The kitchen has wonderful touches like the Kohler sink with all the accessories to make rinsing and hiding used dishes and glasses a breeze, for a much easier next-day cleanup. The dining furniture is by Camerich; it’s so elegant but also so comfortable that you can sit around the table chatting for hours. NHCG: The master bedroom has a striking marble wall detail that we haven’t seen before. M.Z.: That is actually a very naturalistic marble print

on the wall. It brings the natural element back into


the space without overpowering or making it seem too busy, next to the bed linens and pillows. We definitely wanted to create a relaxing spa feeling that connects with the ensuite design. NHCG: The outdoor planting rounds out the very angular lines of the room and of the wrap-around deck. How did you decide what kind of plants to use? M.Z.: We wanted to visually echo the horizontal

skyline and treeline presented by the view, but we wanted something more tidy and low maintenance in case our residents were away a lot. There’s not a lot to care for. The larger plants in the large pots can be moved inside for a warmer, more tropical feeling in the winter, then moved outside to create a more light and airy feeling inside for the summer. NHCG: How do you choose artwork that won’t compete with the incredible view outside? M.Z.: We were looking for something restful and contemporary, so we chose simple, almost graphic pieces with very muted colours. New Home + Condo Guide: In this buyers’ market, developers and marketers have to be more creative to stand out. What are some of the most inspired new amenities and/or promotions that you have seen lately? Cameron McNeill: Avocado toast! Besides creative

incentives like these, the best way to be attractive to buyers is to be priced right, have excellent quality of construction and have homes designed to fit the needs of the buyers. Also, flexible deposit structures are very well received. Developers are adopting Passive House Standards as it represents one of the best opportunities to be sensitive to the environment without significant additional construction costs or costs to the homebuyer. Passive Housing standards can potentially reduce a homeowner’s heating expenses by up to 90 per cent. MLA Canada’s project, Skagen by Eighth Avenue Development Group, will be constructed under Passive House standards; all townhomes offer long-term cost savings, exceptional indoor air quality and durability. It would be great to see some new initiatives introduced this fall that will actually impact buyers. NHCG: MLA is funding something called “Innovation through 3D Printed Home Communities” in conjunction with World Housing. Can you explain a little about what this is? CM: As a company, our mission is to innovate the

way the world imagines, creates, consumes and enjoys real estate. We want to help in building better homes, improving livability in our cities, creating better buying experiences and being on the forefront of innovation. We also have a deeply rooted desire to give back. We chose to partner with World Housing because obviously we are in the housing game, so naturally it feels like a fit for the work that we do, but also because 100 per cent of every dollar raised goes directly to building communities. Our goal is to raise $75,000 to build 10 of the world’s first 3D printed homes in Mexico. This pioneering technology is spearheaded as a way to further scale our impact and brings the cost of building costs down while increasing the quality of the homes for families

CM: The market has shown in the past few months

that demand remains strong for housing in our region. After prices adjusted following new provincial taxes, buyers are seeing value in homes currently being offered. Sales for September 2019 were up 46 per cent compared to 2018, and this demand will influence the number of homes coming to market.
