WHEN IT COMES TO MOVING, IT’S

ALL ABOUT TIMING CHUCK RESNICK

When it comes to ensuring a successful move, timing is everything! So the first question to ask is, are you moving yourself, or will you hire movers? Be sure to book the moving company or truck at least a month ahead, if not more. Next, are you going to do the packing or let the professionals do the job for you? If you are thinking DIY, start collecting/buying boxes and packing material. Professional movers usually sell standard-sized boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Finally, which of your belongings do you want/need to move? Why not purge all of those unnecessary items you don’t need? The following is a handy reference for what to do when. A MONTH BEFORE THE MOVE …

• De-clutter, pitch, give away, donate — whatever — but pare down your goods. • Obtain change-of-address cards from the post office. • Notify magazines, insurance companies, banks, credit card companies, schools, employers, etc. of your change of address. • If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time. 20  Renters Guide  | Aug. 13–27, 2021

ONE TO TWO WEEKS IN ADVANCE…

• Make a closet of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers, etc.). • Either start packing or make sure your mover begins. Label boxes as you pack with the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. • Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. Arrange for hook-ups at the other end. • Cancel newspapers and any companies you use for services. • Send change-of-address cards. THE DAY BEFORE THE MOVE…

• Clean out and dry the fridge and freezer. • Get to a bank or bank machine

and take out enough cash to tide you over. • Pack a last-minute essentials bag/box. • Arrange for children and pets to be looked after elsewhere on moving day. ON MOVING DAY…

If you’re a young single, a fresh-at-work professional, or a recently married couple and you’re wondering what to do about housing, there are many good reasons why you should choose to rent instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite people who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: Renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner, you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). Many apartments include utilities or hydro in the rent, and when owning, you would also have to pay an additional amount for these 28  Renters Guide  | Aug. 13–27, 2021

services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. Some people will also try to convince you that with renting, you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc., the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three

years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment! FINd the RIGHT BOX For YOUR NEEdS hellen buttigieg Need help clearing clutter and creating a cleaner look? Use boxes. But be aware – not all boxes are created equal. Some are for storing, some for sorting, and some for showcasing. For storage, boxes should be strong and sturdy, and don’t forget to label them effectively. For sorting, make sure they’re big enough, but not too cumbersome to carry from room to room. For showcasing, make sure they’re stylish. Create both impact and a sense of calm by choosing baskets or boxes in a similar style to use

throughout your home. Whether you like wicker or leather, brightly coloured or neutral, consider buying extras as you may not be able to find the same ones again later. Anytime you have a vast open storage area (i.e. toy chest), think of creative ways to subdivide it to keep it organized. Break big areas into smaller ones by using containers of various sizes. You can reuse the packages that regular household items come in: tissue boxes, cheque boxes and baby-wipe containers. In addition, you can subdivide using drawer dividers, shelves and stacking trays. If your collections are hidden away in a musty basement or forgotten in the corner of your closet, they’re clutter. Collections

have their place, but they need to be displayed in a way that reflects their meaning to you. Small items can be mounted and framed in shadow boxes, which can hang on the wall or sit on a table. Larger items stay dust-free when they’re displayed in a shelving unit with glass doors. This will improve your chances of finding a suitable place for you and your pet. 3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if you can bring your pet to the

landlord’s home. You want to show that your dog is calm and well-behaved. 4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out. 5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord. As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to get another, talk to your

Here are some strategies to help you keep your home safe and sound. • Make sure your electrical outlets are covered. There are many kinds of outlet covers – choose the one that is right for you. • Confirm that you have reliable smoke and carbon monoxide detectors. Make sure that the batteries are working. • Use doorknob covers on doors to non-childproofed areas (like the bathrooms and laundry room). Baby gates are also an effective solution for keeping kids in or out of a room.

• Don’t use toys or pillows in the crib, especially with young babies — your baby could suffocate. Never use an electric blanket for a child (could cause a fire). • Never leave a child unattended in the bathtub. Drowning can occur in seconds, and mere inches of water pose a risk. • Make sure your bathtub has a non-skid mat or pads to avoid slips. You can use a baby tub inside the bathtub — one with baby slings are especially helpful with infants. • Lock up all medications, alcoholic beverages, chemicals and cleaning products. Make sure matches and lighters are out

of reach. Use cabinet locks to secure these items. • Make sure cords for blinds are not tied together at the bottom (this is a strangulation hazard). • Make sure knives and sharp items are in an area where kids can’t access them. • Check toys for broken parts/ bits that are a choking hazard or sharp. Keep small toys for older children (like figurines, game board pieces and small building blocks) away from your baby.

A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Ask

why they left their last place and how long they lived there. The application should ask for references from a current employer, a previous landlord and at least one previous roommate. By providing contact info, the prospective roommate is giving you permission to contact them. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left. Past roommates can be revealing. Ask how long they have known the person and how long they lived together. Ask what they liked and disliked about living with them and

why they went separate ways. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them.
