Tropical plants in a Canadian winter by MARK & BEN CULLEN

H

ere in Canada, we endure a long, cold winter that encourages us to reach for tropical plants for good reason. There is literally no better way to introduce humidity and oxygen into our indoor environment. To garden indoors successfully, especially this time of year, it’s important to provide the best possible growing conditions. With the right care and location, your indoor plants will live a good long life and you will reap many benefits from them.

Light requirements Observing the growth and changes in your tropical plants allows you to determine if they are receiving enough light. Plants that don’t get enough light will usually look pale, have longer than normal stems, and smaller than normal leaves. Sometimes, a plant will look as if it’s reaching for light, stretching its leaves and lengthening the distance between growth nodes toward the nearest window – a sure sign that it needs either to be placed in a sunnier window or the natural light augmented with artificial light. Plants with colourful foliage will often lose colour when they don’t get enough light, and revert to green leaves. It is natural for most flowering plants to stop flowering through the winter months.

Fertilizer Fertilizing indoor plants in winter is necessary only when you see new growth developing or the plant is in bloom. Otherwise, your tropical plants are “resting” this time of year and will not benefit from a fertilizer application. It’s best to err on the side of caution and give plants a little less than the amount the instructions call for. There are several forms of fertilizer available: Granular, slow-release granules, spikes and water soluble. These can be organic or inorganic chemical combinations. In our opinion, the best choice for houseplants is an inorganic, water soluble formula.

The elements in it are readily available for the plant’s use and you will be able to see the effect right away. The final step in choosing your houseplant fertilizer is determined by the plants you have. Some, such as African violets and geraniums, have fertilizers formulated specifically for them. African violet fertilizer, for instance, often is a 10-30-30 ratio with traces of boron, copper, iron, manganese, molybdenum and zinc. If there is no specific formula for your houseplant, a 20-20-20 ratio with trace elements is best.

Rules of fertilizing We follow three rules for successful fertilizing: Do not fertilize plants when: They are wilted, dry or dormant. Plants need nutrients only when they are actively growing or flowering. Fertilizing at other times could cause a build-up of insoluble salts in the soil, which can damage the roots. If white salts build up on the pot rim or soil surface, stop fertilizing and drench the soil a couple of times with generous doses of water (putting them in the shower works!) then, if growth continues, resume feeding in a month or so, using less fertilizer. If the plant stops growing or wilts, despite the proper watering schedule, stop fertilizing, and drench again. Then wait until growth resumes before starting up the fertilizing and use a weaker solution than before.

Maintenance In the winter months, the air in most Canadian homes is dry and conditions are perfect for insects to thrive. To raise the humidity around your plants, place a tray filled with pebbles and water under them. The water should not touch the bottom of the pots. This will create a cooler, humid atmosphere due to evaporation. Routinely inspecting houseplants enables you to observe and correct most problems before they get out of control.

NEIGHBOURHOOD PROFILE

ST. BONIFACE A BIT OF FRENCH CULTURE AND HISTORY

DAWN PETER

Saint Boniface runs north as far as Mission Street following the Red River west along Tache Avenue and later Lyndale Drive. A large area with francophone residents, Saint Boniface extends east past Archibald Street to Plessis Road, reaching the Perimeter Highway. The vibe in St. Boniface is clearly French-Canadian. From the Forks, it careens like canoe-carrying voyageurs to the next creek. Whether you’re in surgery at St. Boniface hospital or serving Sleeman’s at the Marion Hotel, you’re part of the living canvas here in the Montreal of the Metis. Former residents counted French as their first language, but now most are more diverse and Englishspeaking. They may not look as rugged as the prairie pioneers of old but they celebrate this French catholic heritage just the same.

Style versus comfort Style is certainly top-of-mind when decorating your home, but ignoring function and comfort is a big mistake. Think about how you intend to use the space, and go from there. For example, having a coffee table and side tables within reach of the seating highlights the space’s functionality and convenience, and it makes the room look complete. Slightly off-centre By no fault of homeowners, I often see the dining area light fixture off-centre to where the table should be. Rather than trying to centre the table to the fixture, place the table where it makes sense. Then, simply swag the chain of the fixture, so it’s centred to the table. Wrong starting point When arranging your bedroom furniture, start with the bed placement first. A bed that comfortably sits in the room with side tables and a headboard is all you need. Of course, accent chairs and a dresser are excellent additions, space permitting! Now, back up... Nothing is worse than walking into a room and being met by the back of a big, bulky sofa. When arranging your furniture, view your pieces from every angle. Reconsider your arrangement and alternate angles to create a more pleasing and inviting furniture layout.

5 6 7 8

Following sockets and outlets Just because your cable outlet is located on a certain wall does not mean your Tv should be there. Think about what makes sense to how you plan to use the room, and its natural focal point. Remember, unsightly cables can be re-routed or covered. Maintain good balance Ensure your furnishings are equally distributed to maintain balance. This doesn’t mean you have to go completely symmetrical; it’s more about the visual weight of your furnishings and how it’s distributed. Focus! A focal point is the initial point of interest when you enter a room. your main seating area should always have a focal point, whether it’s a window, a fireplace or an archway/opening into another room. If you don’t have one, you can create one using a piece of art or furniture, such as a beautiful console table. Forgetting flow and function When arranging furniture, consider how you will enter, exit and navigate the room. For living rooms, make sure that you can easily get in and out of seating areas without having to awkwardly dodge furnishings.

here is no doubt that entertaining at home has changed. While dreams of wining and dining with a large group of family and friends maybe be put on pause for the time being, a thoughtfully planned, small group dining experience is a great way to socialize. You’ll want to keep everything on an intimate scale, staying within your bubble, with lots of room for everyone to feel comfortably apart. Here are some easy tips for creating a dining space that is entertaining ready!

Table talk Whether you choose round, square or rectangular, your dining table should comfortably fit in your space, match your home’s aesthetic and stay on budget. It’s important to measure the table-

to-wall distance so that diners can get out of their seats easily. The general rule of thumb is to leave 42 to 48 in. between the table and the walls. We don’t often think of a tabletop as loud or quiet, but metal and glass tend to amplify noise, whereas wood tends to absorb noise for a more comfortable dining experience. And, the best way to keep guests at the table is with comfortable chairs, so it’s a good idea to test out seating options before you buy.

Layering isn’t just for fashion To design an entertaining dining experience, think about layers when you’re choosing textiles for the table, the dishware, decor and

tip One of the most versatile and stylish items in home decor is the bar cart. A rolling bar cart can be your busboy! It can help you serve courses and load up dishes when clearing the table. lighting. The tabletop is the base of your canvas. If it’s beautiful, show it off and consider using chargers rather than placemats. Chargers tend to add a sense of formality, and they’re easier to clean up after use. Use your best dishware and serving ware. I’m a big fan of using the “good” dishes year-round. If you enjoy them on special occasions, why not treat yourself and bring them out more often. Add multiple lighting styles and brightness to your dining space to help set the mood. Lighting on dimmers is a great way to control lighting. If you have a centre chandelier over the table, keep the light low and add candles on

the table. An easy decor trick is to put battery-powered LED candles into a large glass vase or add in seasonal items or greenery for an extra special touch.

Enjoy entertaining Especially during these unprecedented times, you want your guests to feel extra special and pampered. But, don’t get caught up in the formalities of being a host. Prepare as much as you can beforehand. Set your table the night before and premake any apps and desserts. That way, you ensure you truly enjoy what entertaining is all about – being together.

I know what you are thinking. Brown? Really? I am here to tell you that it’s now time to banish those boring brown thoughts and focus on how this colour of yesterday can modernize your space today. Yes, it’s a classic decorating colour and one with a rich spectrum. From light almond and copper to a dark espresso bean colour, brown is versatile, striking and a fresh alternative to black, grey or navy. It’s a neutral hue that pairs well with a variety of bolder colours such as cobalt blue, olive green and pink (a la our front cover). Or if you prefer to keep your interiors simple, accents of cream and gold will do the trick. Have I won you over yet? Here are my top lifestyle finds in the bountiful variant of brown.

Just starting out? RENtiNg is youR best choice

JANE HERMAN

If you’re a young single, a fresh-at-work professional, or a recently married couple and you’re wondering what to do about housing, there are many good reasons why you should choose to rent instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite people who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: Renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner, you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). Many apartments include utilities or hydro in the rent, and when owning, you would also have to pay an additional amount for these 36  Renters Guide  | Dec. 17–31, 2021

services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. Some people will also try to convince you that with renting, you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc., the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three

years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment! Jane Herman is a communications consultant who has worked in the rental property industry.

work in style THE RENTERS GUIDE CATCHES UP WITH LIFESTYLE BLOGGER CANDACE ALONGI OF THE MINTED MAMA TO CHAT ABOUT HOW SHE WAS ABLE TO CREATE A SWOON-WORTHY HOME OFFICE by SARA DUCK photos DARBY MITCHELL PHOTOGRAPHY

What was the inspiration for your office? Colour, colour and more colour! I wanted this room to be the central creative hub of our home, and nothing sparks creativity like colour. I started with the art and used those tones and shades for all the other decorative elements.

Your favourite element in the space? The oversized drum pendant from Dainolite is hands-down my favourite element. The office is situated on a split level between the first and second floors, has no windows and the ceilings are more than 15 ft. tall. While we did install pot lights to keep the space bright, we needed something beautiful to fill up the vast space above the upper cabinets, and this white and gold fixture couldn’t be more perfect.

How were you able to keep things looking great but also organized? While the office includes lots of pretty objects and decorative elements, I made sure that trays, baskets, and files were worked into the design to keep all the office essentials in their proper place. Just because a working home office needs to be functional, doesn’t mean it can’t be cute at the same time.

What was the biggest challenge of the room? Since I share our home office with my husband, I needed to hold back the reigns a bit to avoid it becoming overly pretty. While I did manage to work plenty of pink into the design – we kept the cabinets grey, installed a navy DIY bookshelf and worked in neutral elements to calm down the girly vibes.

DESERT

9

by SARA DUCK

Are you desperate to travel? I hear you. More than a year into this pandemic life, most of us have a serious case of wanderlust. One thing you can do to keep your favourite travel spot top of mind is to incorporate some of the destination’s quintessential looks into your home. Maybe it’s a set of black and white striped pillows a la Parisian chic or a vibrant Pendleton blanket reminiscent of the American Southwest – decor has the ability to transport you to a place you love. This season, I’m enjoying the vacay vibes of modern desert style. The modern desert look is inspired by an earthy palette – which feels so fresh, I can almost feel the desert sun. The look encompasses muted colours, paired with light wood accents, organic cacti shapes and a bold mix of patterns. While many of us will continue to be staycationing, keep those travel dreams alive; soon, they will be a reality once again.

ADVICE | SAFETY TIPS

APARTMENT SAFETY AND SECURITY TIPS BONNIE HOY

If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious. We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just

walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing. Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door. Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite.

ASK ABOUT OUR MOVE IN BONUS!

They are not responsible for your personal effects. Many landlords make having tenants’ insurance a requirement for signing a lease, but some residents choose to ignore it. Keep in mind if you cause a flood or a fire, then you could be held responsible for all resulting damage including any to the walls and floors. What’s $250 when you’re talking about peace of mind? Happy renting! Bonnie Hoy & Associates is one of Canada’s premiere leaders in providing marketing and public relations services to major landlords.

ADVICE | REntAl tIps

Six tipS for rEntIng wIth pEts by marlene eiSner 1. Don’t wait until the last minute. Begin looking for a pet-friendly rental property at least six to eight weeks before you need to move. 2. Be flexible. Look at a lot of different locations/ neighbourhoods and property types (apartment blocks, condo units, homes). This will improve your chances of finding a suitable place for you and your pet. 3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if you can bring your pet to the

landlord’s home. You want to show that your dog is calm and well-behaved. 4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out. 5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord. As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to get another, talk to your

ASK ABOUT OUR MOVE IN BONUS!

landlord to make sure it’s okay. 6. Be prepared to pay a pet damage deposit. Your landlord can ask you to pay a pet damage deposit that can be up to one month’s rent. This is in addition to your security deposit and tenant services deposit (if applicable).

ADVICE | ApArtmEntAlIty

LIfEtImE renter it’s a LIfEstyLE

Kathryn Kusyszyn

To buy or to rent? You may not think it’s anybody’s plan, but being a lifetime renter is actually a great choice. It’s one that’s already a common experience in cities like New York, Miami, Boston and LA, where owning property is beyond most people’s income level and location is more important that homeownership. It’s also catching on with a generation that doesn’t want to be tied down with financial responsibility instead of the financial freedom to move and pursue different opportunities. It’s hard to fathom for some people. The media is constantly making ownership the most desirable goal, but the reality is, home ownership isn’t for everyone. Conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity. And if you’re young, you need a place to live and to house your children. When you sell, you’ll be able to afford a nicer home or make a profit and downsize. It all sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. Nor does it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on. In some cases, being a lifetime renter is the preferred option. Here are some scenarios where those who could afford to buy still opt to rent, and why. 54  Renters Guide  | Dec. 17–31, 2021

Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. They’re off on adventures! Entrepreneurs running a business. They frequently work long hours and struggle to find time for family and friends, never mind house repairs or tenants. Any extra funds they have are being put into building the business, therefore owning a home is not a priority. People in careers that are planning to transition in the next three to five years. If they own a home they may be stuck selling during a down market but have little choice in the matter since it their time to move on. Being a renter makes it easier to pick up and leave when they need to, and practically speaking, their time and energy are focused on their careers. Families with small children or

caring for elderly family members may simply not have the time that home-owning requires. They are choosing the priority of family, and that is certainly a full-time job in and of itself. Giving a rent check and then forgetting about it for 30 days is infinitely easier to manage than the responsibility of home-owning. One of the added benefits of being a lifetime renter in provinces with rent control – your cost of living doesn’t rise at the same rate as inflation. If you keep the same apartment, your rent can only go up by small increments, after 10, 15, 20 years, you’ll find your rent will be greatly under the market rent values in a high-demand area. If you match any of these scenarios, you will likely enjoy being a lifetime renter.
