Some people believe that renting is inferior to homeownership, but I prefer the carefree lifestyle of being a renter. It’s comforting to know that the rent is fixed for at least 12 months, so it’s easy to budget. It increases incrementally and there are no extra fees such as property and school taxes, or a mortgage renewal at a higher rate. As a former homeowner, I am well aware that a house will always need work – the roof, furnace, windows, pipes, an appliance, landscaping – all of which may need fixing, replacing and the hiring of a professional, meaning out-of-pocket expenses. With renting, it’s just a call to the landlord to fix what went wrong. As for that cash-out you would get when you sell your home? That is an advantage for sure, but conversely, money not spent on repairs, upkeep and taxes can be used for vacations, home decor, clothes, a car or socked away into a bank account and invested. We all have to live somewhere. For some, that means owning a home. But for many others, renting is a lifestyle choice – and a happy one at that. Want to End your lEasE? Here’s How Tenants may give landlords notice to end a tenancy (end the lease). The length of notice required depends on the reason for giving notice: TenanTs in a periodic Tenancy (for example, monTh-To-monTh)
Tenants in a periodic tenancy must give landlords one full rental payment period’s notice. This means that if rent is due on the first of the month and tenants want to move out July 31, they must give notice on or before June 30. TenanTs in a fixed-Term Tenancy agreemenT (for example, one year)
Tenants in fixed-term tenancies are responsible for the rent
until the end of the term. Three months before the end of a tenancy agreement, landlords are required to give tenants a tenancy agreement renewal. For example, if the tenancy agreement is from Jan. 1 to Dec. 31, landlords must give tenants a renewal form by Sept. 30. Tenants who choose to move out at the end of a tenancy agreement are encouraged to tell their landlords or show that on the renewal form. The Residential Tenancies Branch (RTB) has forms for tenants to use if they are giving notice to end a tenancy agreement. They are available in any branch office or on the website in fill and print format at: gov.mb.ca/cca/rtb/ download.html

Six tipS for rEntIng wIth pEts by marlene eiSner 1. Don’t wait until the last minute. Begin looking for a pet-friendly rental property at least six to eight weeks before you need to move. 2. Be flexible. Look at a lot of different locations/ neighbourhoods and property types (apartment blocks, condo units, homes). This will improve your chances of finding a suitable place for you and your pet. 3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if you can bring your pet to the
landlord’s home. You want to show that your dog is calm and well-behaved. 4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out. 5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord. As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to get another, talk to your
landlord to make sure it’s okay. 6. Be prepared to pay a pet damage deposit. Your landlord can ask you to pay a pet damage deposit that can be up to one month’s rent. This is in addition to your security deposit and tenant services deposit (if applicable).
