AIM FOR A SAFE, SECURE MOVE CHUCK RESNICK When you move, you want your belongings to arrive at their destination safely. But there are other forms of safety and security to consider. For example, as items are being transferred to and from the truck, how can you be sure nothing goes missing? Make sure those involved don’t leave vehicles unattended for too long. This is particularly important when moving in or out of an apartment building, when trips to the elevator may mean those

carrying the items are gone from the moving vehicle for extended periods of time. Untrained people who help you move may inadvertently cause damage because they lack the know-how to move certain items. Movers have special packing materials, labels and loading/ unloading techniques in place to protect these cherished pieces. Moving electronic storage equipment and servers can be tricky. Does your mover have a strategy in place with information security as a goal? It’s also a good idea to have specific items appraised and insured personally to protect them. Create an inventory, take photos and provide a copy to the mover. Another aspect of a move

is the ability of the drivers. Are they skilled, experienced or even trained to drive the vehicle safely? If you are not used to driving with a heavy load, it can be risky. A professional moving company provides trained drivers. A mover who offers full insurance with professional and bonded employees relieves you of safety and security issues. ST. VITAL BETWEEN TWO RIVERS

St. Vital is a sprawling suburban area in Winnipeg wading far and wide between two rivers. The Red River marks the west boundary and the Seine River marks the east. Carriere Avenue is the northern boundary and the rural municipality of Ritchot is the southern boundary. Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south, but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river. As the middle child in a French family of three sisters, St. Vital starts out as gregariously urban with long rows of strip malls braided alongside a huge shopping mall and cosy middle-class lots near the river. Furthest south, the landscape suddenly becomes rural, running past shops into pastures of prairie grass and corn mazes. Professional residents know how to maneouvre around roadblocks from busy Bishop Grandin Boulevard to the farmers’ markets. Starting out traditionally Francophone, St. Vital has grown and significantly changed over the years. Decades ago, she became 8  Renters Guide  |  Jan. 1–15, 2021

overwhelmingly Anglophone, but now there is a lot of variation between neighbourhoods and more ethnic diversity among new residents. More seniors typically reside along the northwest and residents with higher incomes and education are located further south. St. Vital offers a lot for middleincome families. A smaller budget might find North St. Vital more central and affordable. Big budgets build in the south. The growing trend toward diversity and demand for new housing has made St. Vital homeownership-competitive. With Baby Boomers retiring, there is also a growing need for multi-family homes and services. Apartments, condos and townhouses situated close to the malls and main bus

routes have much to offer with balconies, granite counters, large suites with lofts and some with a highrise view. Traffic is constant east to west and on main cross streets, covering large expanses of land by high-speed roads. Buses are frequent, especially at the northern intersections. Pedestrians and cyclists congregate closer to the south by the mall or on residential streets. A trip to the airport could be half an hour. Major parks and centres include St. Vital Park near the Red River, Maple Grove at the southern tip, plus Jonathan Toews Community Centre and St. Vital Centennial Arena. St. Vital is loved by residents and visitors. The shopping is stupendous, but a car is a must.

If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious. We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just

walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing. Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door. Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite.

If you’re a young single, a fresh-at-work professional, or a recently married couple and you’re wondering what to do about housing, there are many good reasons why you should choose to rent instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite people who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: Renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner, you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). Many apartments include utilities or hydro in the rent, and when owning, you would also have to pay an additional amount for these 22  Renters Guide  |  Jan. 1–15, 2021

services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. Some people will also try to convince you that with renting, you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc., the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three

years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment!
