NEW YEAR’S RESOLUTIONS FOR YOUR HOME by LISA ROGERS
Every January, we set new intentions or resolutions we wish to make for ourselves in the new year. But what about setting goals for our home? Here are some simple suggestions on making our most crucial sanctuary more efficient, eco-friendly and beautiful for 2022. GET RID OF THE CLUTTER
This is my fail-safe when I’m feeling unsettled in my home: I streamline and clear my spaces of clutter. By the end of the year, 16 Renters Guide | Jan. 14–28, 2022
and with the holidays behind us, we acquire an inordinate amount of “stuff,” and much of it will get shoved into storage closets, under beds, and in so many boxes we don’t know what to do with it. All of that clutter can make your home feel claustrophobic and disorganized (not the way we want to kick off 2022). So, this year, commit to going room by room and get rid of anything you don’t use, wear or want. If clothing is still in excellent condition, consider donating to a local charity of your
choice. Facebook Marketplace is also a worthwhile platform to sell (or give away) any furniture, decor and home items you no longer have use for. You would be surprised how many people would love the things you don’t want. REDUCE YOUR CARBON FOOTPRINT
Is there anything we need to commit to more fully in the new year? It’s helping save our planet. Reducing your carbon footprint in your home doesn’t require
you to invest in solar panels or triple-paned windows – you can make small changes that yield a big impact without such extreme measures. Cut your energy usage by always making sure to turn off lights when you leave a room, opt to air dry your clothes instead of using the dryer, install LED light bulbs, use your food waste to create your own compost, and wash your dishes in the dishwasher, as opposed to hand-washing. You may think you’re more virtuous washing your dishes by hand, but it’s much more wasteful. You use up to 27 gallons of water per load by hand, versus three gallons with an Energy Star-rated dishwasher. Speaking of appliances, there are some terrific energy-efficient ones on the market now, so if you’re looking for something new, they’re worth checking out. All of these tactics will significantly improve your energy usage in your home, and the planet will thank you for it.

A big trend coming out of bathroom decor last year was hanging fresh eucalyptus branches in your shower, and it is still going strong into the new year. Find a bunch from your local flower shop and gather them with twine to hang off your shower head. Once your bathroom fills with steam, it will activate the oils in the eucalyptus, which give off a wonderfully fresh fragrance. I also love lighting candles and buying new, fluffy towels – it feels so luxurious, as if you were indulging in an authentic spa experience at home.

MAXIMIZE NATURAL LIGHT
‘Tis the season for staying in and keeping cosy, and our bedrooms are the place to unwind and recharge during the cold and dark winter months. To truly make your bedroom a calming retreat, consider bringing in more winter-friendly (such as low-light)
We crave natural light this time of year, and we don’t get much of it, so with those sacred hours of sunlight, make sure your rooms are positioned to soak it all in. Position your living room seating near the window and choose window treatments that still allow light to pour into your space quickly.
SPEND FIVE MINUTES EVERY NIGHT TIDYING UP YOUR SPACE
How many times do you throw your clothes on your chair before you go to bed only to realize, days later, they’re still there? Keeping our homes tidy can be done as quickly as five minutes. Hang up your clothes before bed, do the last of the dishes, fold your towels or wipe down messy surfaces. When you wake up the following day, your home will be clean, and it will feel restful.

Such a simple thing, but it is an instant mood-booster. Fresh flowers in your home remind us of the warmer days ahead, but they also bring colour, brightening our space and spirits. Five tips to create a
perfect at home office or study environment
Manage the clutter Working or studying from home means that your workspace may be open to other rooms or spaces, so it’s critical to ensure there is room for all the items you bring to the table. Add a filing cabinet to organize yourself properly, include shelves with baskets and bins that allow you to sort and manage all your office supplies. If you’re designing a custom built-in unit, my favourite recommendation is incorporating a hidden compartment for your printer and any other oversized electronics.
Lighting
Nobody wants to be left in the dark. Ensuring that your workspace is illuminated will guarantee that you feel alert and focused. If you’re designing a room from scratch, be sure to include ample ceiling lights, such as recessed pot lights or track lights. Add LED strip lights to the underside of shelves or upper cabinets, so your tabletop is perfectly illuminated. Lastly, a good old-fashioned table lamp not only looks stylish, but helps shine a ton of extra light.
Comfort A workspace, first and foremost, must be a comfortable setting. If you’re spending hours at your
desk with the wrong chair, make sure you toss it out and invest in a chair that has ergonomic qualities. Your health and well-being should come above all. Comfort at the table also means having all of your tools and supplies at arm’s reach, making sure you’ve got your pencils in a pretty cup or a handy drawer. Ensure there is ample space for your monitor and keyboard. And last but not least, comfort also means a setting that feels lush and warm; add lavender blooms to help relieve some of your work tensions, and invest in a plush rug to help make your office setting that much more comfortable.
Make use of horizontal and vertical surfaces A home office is often more than just a desk and chair. It means housing a lot of books, office equipment and stationery. Making
use of your walls is key. Use the height to add shelves, storage cabinets, an inspiration board and even a variety of wall-mounted racks and organizers. When it comes to choosing or designing a custom desk, make full use of all your horizontal surfaces. Go end to end for that custom look, or find a ready to buy a table that works with the scale of your room to maximize your office functions.
Add a splash of something Organizing an office doesn’t mean it has to feel sterile and minimal. Have fun with it, find baskets and bins that are colourful, add a splash of drama with artwork, books or decorative object. If you’re opting for a custom built-in unit, find a colour that inspires you, and go for it. It will be a room that you’ll look forward retreating to, and work won’t really feel like work anymore!

While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.
Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. INTEREST RATE INVULNERABILITY. Unlike

your mortgage every couple of years as interest rates and property values change. 5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. SAFETY. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up. 8. CHEAPER INSURANCE.
Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters’ insurance, expect to be paying

Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of homeownership. Rental units have more compact floorplans, and in the winter, you may even benefit from ambient heat from the building or apartments around you, depending on its layout. id you know that the one thing in every home that never gets misplaced is your toothbrush? Why is that? Well, it’s simple – your toothbrush has a home, so you always know where to put it back after use. Even if you walk around the house and brush your teeth, you won’t just leave your toothbrush randomly on the couch or on top of the fridge. No matter how busy you are, you will always make the time to go and put it back. So why don’t we do this with everything else in the house?
Why do we leave our shoes in the middle of the hallway, or our hairbrush on the couch? This is something I never understood about human nature. Don’t get me wrong, I’m guilty of this too, but I just don’t understand it. I will say this though, the more I implement systems and create a “home” for all of my items, the easier my life has become. Even during the most hectic times (we

De-clutter: Keep only the bare minimum of what you need. Less is more. This alone will solve half of your organizational issues.

So, for the next 66 days, I challenge you to use this time to create the habit of organization. Two months, and you’ll have a whole new space to call home! Using these tips will get you well on your way to keeping your small space organized. However, the biggest and best solution is starting with No. 1. The less you own, the less you’ll have to keep organized. It’s as simple as it sounds, and once you get the hang of living life consuming less, you’ll feel so much better!
Utilize vertical storage: What does this mean? It means to use your walls and doors to hang things on, instead of trying to shove everything into a cupboard or leaving things on counters.

Make sure to use up cupboard dead space. Sometimes we open a cupboard and put things on the main shelf, leaving four ft. of space above it. In these cases, there are actually two options. You can buy stackable bins/drawers, or install more shelves in the dead space in between. Oddly enough, I think buying more shelves is actually cheaper than buying bins (depending on the space, of course).

Label the spaces where things should go. This will make you accountable to put your items exactly where they belong, and better yet, will help you know where to find them later.

Buy multi-purpose furniture that can double as storage. So much of it exists these days, it’s a matter of simply tracking down what works best for you. There’s nothing like a couch that can store your comfy blankets inside of it, am I right?

A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Ask
why they left their last place and how long they lived there. The application should ask for references from a current employer, a previous landlord and at least one previous roommate. By providing contact info, the prospective roommate is giving you permission to contact them. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left. Past roommates can be revealing. Ask how long they have known the person and how long they lived together. Ask what they liked and disliked
about living with them and why they went separate ways. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them. Back-to-school and back-towork season is upon us, and even though this year is different for most of us and we may be at home, it likely means more time in the kitchen preparing lunches, snacks and dinners, and less time for you to put your feet up or get other errands done. 42 Renters Guide | Jan. 14–28, 2022
Here are some helpful tips to handle the stress of autumn.
Double the amount you make and freeze it for quick meals on the busiest nights.
What’s for dinner?
Avoid the stress and expense of last-minute dinner decisions with a little advanced planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever is available or comes home first can start preparing it.
Make school lunches easy.
Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate. Assign an area in the fridge for school lunches and drinks.

With smaller children, encourage independence by storing their foods low enough for the little ones to reach. inVolVe the kids.
You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a step-bystep checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills.

When you move, you want your belongings to arrive at their destination safely. But there are other forms of safety and security to consider. For example, as items are being transferred to and from the truck, how can you be sure nothing goes missing? Make sure those involved don’t leave vehicles unattended for too long. This is particularly important when moving in or out of an apartment building, when trips

Untrained people who help you move may inadvertently cause damage because they lack the know-how to move certain items. We all love looking at a beautifully designed room. The impact of flow, form and function in a space can be transcendent. As we face another New Year – particularly after two years of unique and acute challenges, globally, and often, as a result, individually-the comfort 56 Renters Guide | Jan. 14–28, 2022
we get from a well-designed space can be indescribable. You cannot put words to the comfort, warmth, serenity, or restorative quality of a beautiful room. It is just something that you feel. As designers, we learned the fundamental building
blocks of the art of design. From scale and proportion, to balance and harmony, to colour theory – these principles highlight that there is indeed a very technical side to the process, which can be acquired through theory and practice.
Finding ways to incorporate natural and organic elements into your home is always soothing to the soul.
Still, the heart and soul of design is not something that can be easily extracted from a book. Great designers not only design with precision, but also with an incredible amount of energy, creativity and spirit. You can feel the difference when you step into a space that was designed with a deeper intention in mind. As a designer, my mandate is to thoughtfully reveal the authentic aspirations of each client to create spaces that are rich in spirit and restorative to the soul. Although the process and end product may vary for each homeowner, here are my top 5 things to always keep in mind ahead:

When we start working with clients, this is one of the first and most important exercises we go through. We ask them to come to the design briefing with a variety of inspiration photos that elicit an immediate reaction or feeling. It should be visceral: it either moves you, or it doesn’t. It doesn’t matter if you love a specific sofa or armchair in a living room reference. What’s important is to try and nail down the overall intention and sentiment of the space, because without this key piece of information, it’s hard to actually design with much meaning and purpose.
Whether you’re working on your own or with a designer, get very personal. During the onboarding process, a good designer will ask questions in a variety of different ways, trying to get to the root behind your aspirations. If we aren’t getting anywhere with straightforward questions, we may pivot to exploring areas like art, music, travel. Ultimately, it’s not about trying to identify the exact shade of colour you want. Rather, why are you drawn to the colour in the first place? Because in understanding the underlying desire and reason behind a choice, it becomes much more impactful. nexthome.ca 57
3. FINd bAlANce
Balance and harmony can be brought into a room in so many different ways. It can be as simple as highlighting overall symmetry, or utilizing the principles of Feng Shui, or focusing on harmonizing the five elements (wood, fire, earth, metal, water). The point is, finding a way to create balance and harmony in a way that visually makes sense to you will add calmness and a restorative quality to your home 4. gO NATuRAl
Finding ways to incorporate natural and organic elements into your home is always soothing to the soul. You may want a very rustic looking space containing wood with a live edge. Bring in a soft alpaca throw or add subtle fluted wood detailing accents or piece of furniture. 5. FOllOw yOuR heART
We often intuitively know exactly what we want, so instead of trying to create an endless array of the “why it won’t work”, focus on ways to work with your overall vision and bring it to life. Usually having this sense of direction and conviction is the best way to enter into a partnership with a designer. Because it’s not a designer’s job to think for you. Rather, it’s our job to help edit and bring a certain level of focus to the project, to help bring your ideas to life in the most beautiful and meaningful way possible.
